Electrical issues that should never have existed. Master bedroom very hard to cool. Paint drops everywhere on floors.

Good builder and amazing service

I first want to say that our sales person Melissa is absolutely amazing and an asset to your company. When we had trouble reaching our construction managers, she was able to get them to respond. Up until the point that we got our keys, it was an amazing work relationship. Once we received the keys, things did not go so smooth. The communication was not very good. When we had problems, Melissa would be our go to, but it shouldn't be that way. Of the construction managers, Jeremy was the best with communication. All I need is a text, email, or phone call that says they are working on this or that. Don't get me wrong, we are very happy with the house. We have found ourselves doing a lot of work outside at the end we didn't expect. Yes, we have the keys, we own our home, but due to the poor communication we have more to do. It would be my suggestion that people not accept the house until all work is completed. Again, overall, we are happy with the construction of our house! It is well built. I went nearly every day to watch the progress. They appear to have followed the code and did a good job with construction. Melissa is an amazing person and we are happy we were able to work with her. I will never recommend K. Hov to anyone. The quality of products that were used to build this home, as well as the craftsmanship to put the home together, is something to be desired. Our first night in the house, we smelled smoke, like there was an electrical fire. Come to find out, the wires were crossed in the bedroom lights. This was just the start… tack strips not holding the carpet, shoddy cutting of the wood for the rails and baseboards, loose railings, poor grouting of bathroom tiles, nail pops EVERYWHERE after a month, lies about the swale in our backyard and how it “should” drain, not to mention that we were unaware that we were even going to have a swale, crack in the corners of the interior walls, and buckling of the vinyl siding. This house was way overpriced for the quality it lacks. Needless to say, we have already had to invest $7000 of our own money to fix the yard, with no help or concern from the builder. We are currently trying to use the county to help recoup some money due to the flooding we are experiencing in the yard. The house may look nice on the outside, but there were not options for the inside. This is our second build and we had more options with Lennar for our past house. We could chose wall color, fireplace color and slate color around it, bathroom design, etc. None of this was considered, or allowed, when we asked when picking our colors and design aspects of the home. Great place and great staff

We're very happy with our home however there are some issues that shouldn't exist in a brand new house... some of the painting was never finished. the garage it was rough patched and never finished it should be finish patched and atleast ready for paint. They told us 2 weeks ago the front porch would be finish and were still waiting on that. The final grade isn't done and we have standing water on the back and sides of our foundation. All of these issues should have been addressed immediately for the amount of money spent on a new construction home. We rated our overall buying experience at 3 out of 5 stars. The sales process and the communication from our sales representative Larissa was great. It is once we began the closing process that our experience began to sour. Our pre-closing walkthrough was 10 days before our closing. Initially, our builder James seemed very helpful and provided a lot of useful information. But as the walk-through progressed, it was evident that he got more annoyed with the more things that we pointed out that needed to be fixed. Then during our final walkthrough on the day of closing, there were a number of items that had not been fixed. Some of these things, like a window sill that has brown discoloration were simply painted over. Once the paint dried on the window sill, it started bubbling and you can still see the discoloration beneath the hastily applied paint. The window sill issue had been pointed out during our first pre-closing walkthrough. Immediately after closing, and before moving our stuff in, we had a professional inspection done. We submitted the items that the inspector found to KHOV warranty to be repaired, along with a copy of the inspection report, and that is where the frustration really kicked in. KHOV’s responsiveness to repairing issues is dreadful. Our garage door has not operated properly since the second day after closing, and we have been promised for a month and a half now that someone will contact us to repair it. Two service providers have been assigned, and neither have reached out to us. There is no follow up or follow through from Otto, our KHOV warranty contact. While some things that we have submitted for repair have been addressed, most have not. Additionally, there have been multiple occasion where we have taken off of work because someone is scheduled to come to fix something, and they have simply not shown up. When we contact Otto at KHOV warranty, his response is that he has no control over it, and all he can do is contact the servicer to find out what happened. Our issues with the pre-closing walkthroughs and the lack of response from KHOV to the issues that we have had since moving in are why we have rated their “Trustworthiness” and “Responsiveness” at 1 out of 5 stars. We rated the “Quality of Workmanship and Materials” at 3 out of 5 stars. As far as we can tell, the structure of our home is good and well-built. However, it seems that as it got closer to our home being finished, things were done cheaply and quickly. We are not the only ones in our neighborhood to note that the paint used on the walls is cheap and is not at all resistant to scratching or discoloration. Additionally, the drywall here is much easier to dent or damage than any place I have lived before. Our paver areas and our roofs were not cleaned before we moved in, and when it was pointed out during the closing walkthrough it was dismissed off by the builder. During the walk-through, James spoke of how responsive KHOV was and how he personally wanted to make sure we were happy once we moved in. This has absolutely not been our experience. We have not heard from James since we moved in, even though we know he has been notified of the issues we have had. Finally, we rated “Value for the Price Paid” at 3 out of 5 stars. We like our new home. We like the layout, the location, and the neighborhood. That is where the value comes from. But we would not recommend that anyone buy a KHOV home if they have other options for the home or location that they want. ... More

Our home buying experience with KHov has been terrible. We paid over $500k for a home that looks like it was built by amateurs. We expected far more quality for the price paid. Regardless of “spec level”, we paid over $500K for our home. The workmanship and quality is awful. I wish I could rewind time and get my money back. My only hope is that the warranty team will fix it and make it right. Our building managers were completely terrible. Non-responsive and full of lies and excuses. I will never refer anyone I know to KHov. I would not want them to experience what we did. Bottom line, we got screwed! ... More

Customer Service is really awesome

If we knew then what we know now...we would have used another builder. The many hands that were used to build our home appeared to lack the professional training needed to build a home. The materials used are of poor quality. For example, the paint used inside the home is of the lowest quality. After our final walk-through, right before our closing, potential customers were allowed to see the house. After closing, we discovered new scuff marks on the wall, dirty floors, and a huge gash in the wall because the door was swung open. It is obvious that KHOV is all about quantity, not quality.

The sales team was great and very adaptable

I wish that the final walk through of the house all of the issues and defects that was pointed out were fixed\addressed. Felt like I was rushed on signing off the paper works and I never received the final walk through copy because of spotty cellular signal at this location.

K. Hovnanian did not fulfill a requested upgrade in the master bed room. At the time of closing escrow, the bathroom in the second floor did not have the sink and cabinets. The backyard, according to the landscaping professionals has an elevation toward the fence, making very costly the upgrades. The optic fiber internet from AT&T is buried in front of my yard. According to them , the builders did not paid attention to it. The bathrooms in general have a very poor finishing. We are still waiting for some shelves for the kitchen cabinets.

The overall process of building a home with Khov in Delaware was a overall smooth process. Where they fall short is their lack of flexibility with structural changes and design options. For the prices charged design options were very minimal. They didn't allow change orders. They didn't offer things like a walk-in pantry, free standing tub, bedroom and closet sizes are small, framing and insulation materials are outdated, blocking between wall studs barely used and cost of structural options were extremely inflated. Their sales people are friendly and approachable.

These houses are second to no others. Lovely design houses

The people working for K. Hovnanian are professionals. The overall experience was awesome. I just moved in and am getting settled. When I need something addressed, they are quick to respond or let me know when someone will be out to help me. I worked with one other builder in the past, but your company is far superior in quality and customer service than what I experienced in the past. I would recommend them to anyone looking for a new home.

The builders have done a good job in building our house. Material used can be better for the price we have paid. Our salesperson June was really helpful throughout the process

It was an amazing experience. Many of my friends had thought about the deadline to close and behold, it was finished on time. I love the master bedroom and the beautiful lawn and quietness.

My significant other and I love our new home and really appreciated all the time and effort that went into it from Kristen Dave Jeff and especially Ms. Karen! Thank you!

Nice and great and beautiful house

Our experience was the absolute best. Russ, Joe and Karie did an amazing job for me and my family. From the introduction to the property to the receiving of our keys, it was truly remarkable and amazing. Russ kept us informed every step of the way. Joe helped resolve our concerns and Karie helped put everything together for us on the financial end and kept me and my family feeling positive of a great outcome. We got our home!!! And it was truly Inpart to these three and their team. Thank you again.
