We would recommend you look around. We do not recommend these new homes. The builder has little respect for the homeowner, very different from what they would like you to think. However, their project manager on site and K.Hov warranty manger are the only reason we can give them any stars! The go beyond the call of duty when helping and fixing any issue we have. They have a very hard job, cleaning up mistakes made, and they both do it very well, with patience and kindness! There are better built homes for the price. We cannot recommend this builder anymore, especially after blasting that they did not warn owners about. They do not have any respect for the homeowner, and it shows through their sales staff and the upper management who make the decision! And last, these homes sit on train tracks that run nonstop, especially during sleeping hours. Our house has many issues, and it is so much work trying to keep up, we can't even unpack and enjoy our new home. ... More

I would recommend KHov to anyone looking for a great value home. This is not entry level, I would say more mid but priced well and good staff helping the homebuyers!

They were professional, responsive, and consistently followed through on what they promised. Whenever I had a question or needed clarification, they got back to me quickly and made sure I felt comfortable with the answers. The home buying process was and dealing with the KHovnanian staff was a pleasant experience. After being in the home for three months we have discovered multiple issue's with the build quality, such as cracks in walls and grout, broken and non aligned cabinet drawers, bowing floors and excessive movement in floors. There has been notice by contractors that incorrect materials have been used to support the floors and the load bearing structures. We are currently working with the warranty department to attempt getting these issue's corrected.

The quality of the cabinets are not the best product. When I moved in the heat would not go past 66. I reported it and it took two requests and two days to rectify this issue. It was one of the coldest days in December. No apology or anything was given, however the young gentleman knew what the problem was and it was resolved within 30 minutes.

First, I would like to highlight that Tara and the Construction Team (Tony and Nick) were AMAZING throughout this process. Tara has always made herself available even after we moved in to assist with any issues we had, and so has Tony and Nick. While we expected the normal hiccups that come with a new build, we did not expected the Homeowner Services team to have such little compassion for a pretty serious electrical issue. After reporting a recurring electrical issue, we were told the issue was fixed. We then left town for 4 days only to return and find our fridge and freezer completely without power and everything inside spoiled. Our two-month old baby lost 500 ounces of breastmilk. When we reached out to the Homeowner Services team, Derek and Mike, we were met with little compassion and no accountability. They later explained that there were issues with the breaker being overly sensitive, but this break was required by county code. An enhanced breaker was later installed. However, KHOV refused to offer any assistance for the items lost and the Director, Mike, didn't even offer an apology.. only explanations focused on policy and technicalities. KHOV told us the issue had been fixed knowing they were dealing with the overly sensitive break issue in multiple homes. They could have at least warned us that it could happen again and explain the breaker issue to begin with. Secondly, we aren't too satisfied with the HOA Company (National Realty Partners). The monthly expense for HOA is pretty expensive, yet we have no street lights or dog stations. We also were told the clubhouse will not be ready for another year. Overall, the home buying experience was great. The quality of the work is pretty decent as well. If only things worked as they should. Not sure if I would recommend anyone to KHOV, and we certainly would not use them as builders again, simply because of the lack of compassion from the Home Services team. ... More

Delivery was on time as predicted before groundwork had even been started. Quality was excellent and no problems found after 3 months of living there.

Great Experience at Heritage Ranch Villas – Sherman, TX My wife and I love our K. Hovnanian® home at Heritage Ranch Villas in Sherman, TX. From the sales force to our walk-through with Zack, everything was pretty much flawless. The warranty department has been extremely helpful with anything we’ve asked for. There are a few finishes that I think could have been done better, but overall we absolutely love our home and believe the warranty team will continue to address anything that may come up moving forward. We’re very easygoing people and we prefer to enjoy life rather than complain. However, we’ve experienced some significant issues since moving in. Our sewer pipe broke and backed up during our first week here. In addition, we’ve had multiple problems with the flooring, steps, and appliances. Also, pieces of wood left in the sump pump caused it to run no stop until we had to pull the plug and get it checked. Some of the workmanship and finishes also seem cheaply done. While the staff has been responsive and helpful with service requests, it feels like a new issue comes up every couple of weeks. We’ve only been here three months, so we’re going to wait and see how things go over the next nine months. ... More

Poor workmanship, unfinished at delivery, items promised during sales process were not honored.

The home was an excellent value for the price, especially given the quality of construction. They provided a standard warranty, and their follow-up service after move-in was outstanding. Any small issues i reported were addressed quickly and professionally.

Chris MacLaird was excellent throughout the process, responsive and achieved results to address concerns to satisfaction. The rest of the build team to include Max Palomeque were also attentive to our concerns and was thorough through the initial inspection and gold key. The team has also been responsive after closing and has checked in with us multiple occasions to ensure we're settling in without issues. Structure-wise, K.Hov uses quality build materials above standard and has floor plans designed with multiple considerations in mind to address comfort, ease and efficiency.

I felt that the tactics used by Robert were unprofessional. We were offered certain incentives, but then when the written contract was presented for signature, these incentives had been removed. Overall, it was a disappointing experience.

Quality, finish, and neighborhood environments are excellent. KHOV offers, luxurious finishes, spacious layouts and stainless experiences for new homebuyers.

Your K. Hovnanian representative, Tamara, was excellent during the whole process of purchasing our home!!! She was very personable, not pushy, but was very savvy as to what kind of home we desired, and the location of the home placement in the neighborhood. Once it was built, we did the walk through, and everything was just as we wanted it to be!!! We have been here 4 months now, have found just a few things that needed adjusting, and Trina has been so helpful in that area, making sure that it gets taken care of in a timely manner. Jim, our loan officer, was also very knowledgeable and helpful in the loan process! We are very happy with our new home and look forward to many years of beautiful memories!!! Excellent customer service and the house is built with high-quality materials.

Not satisfied with the quality of the work done at the new house

Warranty repairs are done in a timely manner; however, sub contractors need to be replaced especially in the framing, sheet rock and painting areas and if management would review work prior to payment poor workmanship could be corrected.

All staff are Avery professional and pleasant ,especially Matt Glakas.

getting things rectified after the closing is a challenge. many hours and follow ups of communication and very slow if any response

My experience was somewhat tainted by either an unexperienced or a lackadaisical sales person. Buying a home has enough details and frustrations without minor things coming up that the sales person agreed or said just to sound better and secure your business overall, I am happy with my home, but it was not a fluid experience.

As much as I am happy with the experience of buying and the quality of the house, I am disappointed with actions taken to resolve my issues. I have to live with squeaking floor, caulking that has gone bad, since the first month, in the kitchen, stairs and bathroom till the end of the year. That’s when I get a courtesy visit to fix these issues because I am only entitled to 1 visit!!!! I was told they can send someone to fix these things but this will be it, I loose the 1 time end of the year visit to fix popping nails and other issues. Meanwhile I just have to live with the cracks in my kitchen and squeaky floor for months. By the way these issues were addressed during the first month we moved in. These issues are not part of a courtesy visit, these issues must be fixed right away!!! ... More
