The construction manager Zach was incompetent, lied constantly, didn’t care one bit! He was condescending, racist, belittling trades, disrespectful, did not manage the trade base. Didn’t complete many items on punch walk, (gas line needed to be moved and didn’t move it until day of closing. Lied so many times. EVERYTHING is the cheapest. Baseboards,doors,paint,toilets, cabinets,light fixtures. KHOV use the cheapest trades,cheapest materials and hand over a VERY sub par house. Why can’t they get things done FIRST TIME,instead of having items repaired after closing. The worst experience we have ever experienced!! Considered walking away on day of closing (which was delayed on the day of original closing date) Steve the salesperson also did not care about his “acquired” buyers from previous salesperson. Very condescending!! Management do not care apart from counting their money. No empathy, no compassion, no care!!! Treat buyers like numbers on the sales wall. HORRIBLE HORRIBLE EXPERIENCE!!!!! ... Your communication is the worst your customer service is terrible your craftsmanship for a &500k home is unacceptable

This is the 3rd new construction home I have purchased (4th overall), but the first from KHovnanian, and the first in the south. This has been by far the worst experience I've ever had. The builder lied, strongly stretched the truth, or feigned ignorance about many different things; the house wasn't ready at closing; and I've spent three months going through the warranty department to get the house to the condition it should have been in when I bought it (not perfect by any means, but livable). Given what has already gone wrong, I'm certain more will go wrong, but the warranty department has at least assisted as much as possible in rectifying the issues I had at closing or since then. I am not happy with my experience or lack of quality work or any attention to detail on my home. If I wanted to put this much work into a home, I would have bought a resale. Whoever buys my home someday will get a great home, but that will be because of what I did to fix it and make it and not better and not because of how I purchased it. ... More

Nothing has been completed in the Community as promised, amenities, pool, pickleball, etc.

Nothing was done right. So many repairs needed from holes in walls. Doors splitting, whole house needed to be repainted. Cheap quality

From start to finish, the experience with this builder was horrible. I deeply regret building a home with this builder and will never recommend K. Hovnanian Homes to anyone.

The houses are beautiful and the place is very nice, the neighbors are beautiful people too.

And if from some strange and out of the blue reason you still want to go with KHOV, I’d suggest following: - bring lawyer to the purchase discussions and thru out the build - have everything video recorded - put all conversations thru a script and make them sign via Notary Public - don’t trust single word they say - all your future lawsuits will start with arbitration, make sure the contract doesn’t have that - you will be pressured, forced to take home as is or you lose your deposit - you will be threatened with default and losing your deposit I would not recommend buying.

The worst company and some company employees have no idea what they are doing and happening on site

I bought an almost 500k brand new “fixer upper.” Trim work, paint, tile, and cabinets are all atrocious. I closed in December and there is still a long list of corrections to be made. There’s literally no sense of urgency by KHOV to fix these issues. That being said, Trey and Steve have been very helpful. If you’re looking to overpay and get a mediocre home, then welcome to The Lakes.

Worst home buying experience I've ever had in my life.

We were told the house would be completed in eight months. It actually took a year. When we arrived to do the final walk through there was no lock on the front door. The construction manager wasn’t aware that we were supposed to be closing that day and showed up an hour late after we called the sales manager to find him. The house still needed to be inspected. They pushed back closing a few hours to fix all the issues the inspector found. We were able to close. We have been spending the last two months fixing issues that we told the construction manager about at least three months before closing. ... More

From the buying to moving in process, the "dream" that is sold is opposite of the reality. The realtors are fantastic, but their hands are tied because they are slave to construction. The construction managers are great, but they tell you what you want to hear, and are slave to the trades. The quality and workmanship that is sold, based on the model, is opposite of what the final product of the home actually is. For a $500,000+ home, the quality and workmanship is near half. And, the time frame given for move-in is grossly underestimated. Since moving in, less than 3 months ago, I have had a massive plumbing leak that will, when said and done, have taken close to two months to resolve, my heat has stopped working, my brand-new dishwasher broke, 4 doorhandles have fallen off, and the trim/paint in the house is still appallingly below acceptable level. This is not a dream home and the top end of my budget, but a money pit that has hogged up my mental, physical, and emotional health. Am I being overly dramatic? Ask anyone else in my neighborhood!!!! We were originally told our home would take 5-8 months. It took 15. That in itself was bad information but things happen. The most impactful and memorable experience was the lack of communication. We had no idea what was going on and always had to be the ones to reach out for information. When we finally did get some communication it was always initiated by our salesperson not the construction manager. There were too many delays. I would never recommend building a house using KHov.

Workmanship has been disappointing with the drywall and painting

The best way I describe my home to anyone that asks, is I paid half a million dollars for a home made of papier-mâché. Everything in it feels cheap, the longer I live in it, the more cut corners we see in the work that’s been done. The cheapest paint to ever exist was painted on these walls. The railing to our stairs looks like a 2 year old stained it. The person that stained it never covered our carpet or the molding so there’s stain on our carpet that will never come out as well as on the baseboards. The upgraded LVP flooring has so many chips in multiple boards, the list goes on and on. Every neighbor I talk to has the same horror stories. If I could do it all over again I would NEVER buy from khov, I wouldn’t recommend them to even build a dog house. To sum up our experience, the first night in our home, we flushed our upstairs bathroom and it flooded through our downstairs pantry light, and I would’ve expected nothing less. Disappointed in selections process, in project management and in responsiveness.

Quality of work was terrible. It felt like a giant prank being played on us. The amount of unnecessary emotional and mental stress this builder caused us was ridiculous. Poor craftsmanship, poor communication, poor response time to fix and address issues. The entire process felt like a fever dream.

Overall, I had a pretty good experience with the whole building process.. There were some issues along the way.. Primarily communication regarding status updates and repairs.. I’m assuming due to job turnover… However, I just wanted to take a moment to recognize my loan processor, Ben B. He has been the best part of the entire building experience.. I say this because he was always prompt in informing me of any changes, he was always honest with me with good news or bad news (that awful interest rate spike), and he was always available to answer questions or explain terms I didn’t fully understand. He kept in contact with me every step of the way, and again helped me understand the how or why behind the decisions I needed to make financially. It is also very obvious that he stays privy to all areas of the process as there were several times I heard about construction delays or problems from him first.. Days in advance before hearing from the construction/sales coordinators.. Ben understood that communication was the most important aspect to me throughout the home buying process- as I could absolutely understand delays and hiccups that were inevitably going to occur- so long as those delays were communicated to me. Ben did a phenomenal job from start to finish, and I want to wholeheartedly thank him for his hard work and efforts that made buying a home with K. Hov a happy experience. Through out process poor communication lack of updates. Repeated delays. Port quality workmanship. Cement problems, plumbing problems, siding problems, trim problems, paint and drywall problems floor problems, the list goes on. Everywhere I look something isn’t right. Disappointing. Frustrating. Now faced with being home for multiple appointments to correct what should have been identified prior to close! The only pleasant process was the mortgage process. Ben and Pete were communicative knowledgeable and available.

Disappointing. When you put down money for a new home you don't expect it to be messy when you move in and to constantly fight to have the repairs completed.

The house is nice but has many issues that still need to be addressed. Some issues are minor and cosmetic, while others need immediate attention. The most significant problem stems from the electrical switches. Many don't work. While we understand that the middle switches are designed for ceiling fans that are not yet installed, there are others that just don't work at all.

I was impressed and pleased with the quick responses to my concerns. I am looking forward to continued quick responses

Overall disappointed in the workmanship for the price that we paid.
