Process was quick and easy. Craftsmanship was a bit lacking, just messy in some respect. LOVE the area.

Casey, our sales person, seemed genuinely happy to see us whenever we popped in. She was always our greatest asset in our quest for a mortgage and in attention to detail during the building process. Gabriel, our project manager, was as attentive as one could ask for. He was in communication with us practically every day. He and Casey were always on top of all our requests in the completion of our home. I could not be happier or adamant when I tell others what a great experience we had from start to finish.

A very good house buying experience

Buying and build was a very easy and pleasant experience. Meredith and Jeremy were awesome. They were always available to answer questions and the response time was A+.

This is the fifth house I have built and second with KHov. The first time the builder was a little more accommodating on a few little things like landscape and tree choices and location of them. Here we had no choice and the plants are not great quality and we will be replacing half of them. I am also concerned that one tree might be dead but will wait until spring to see how it comes back after the winter. We also bought our own kitchen pendant lights and the first builder installed them. On this home they wouldn’t. Overall these are minor things but it does affect the overall experience. During the construction, the general contractor was changed 4 times. We had issues with the constitution and was very difficult to get a response. The sales person and contractor were not coordinated. We didn't have the opportunity to get a predrywall inspection. We tried getting a meeting with someone higher than them, but no one made themselves available to hear about the issues and concerns we were having.

Sales office at Canyon Falls is great. Tanya and her team are great, detailed oriented and answered all our questions. Even though there were some construction delays and our closing had to be pushed back twice, the construction manager was in constant contact with us and were able to work with us considering we were closing on Christmas eve. Even with a new construction manager Cody coming on board, he was able to answer all our questions and complete our asks. The main issue we had with this whole buying process was with the mortgage division of KHOV. There are way too many people contacting us. We counted at least 8 different KHOV mortgage team members calling and emailing us about different documents they needed, but never passing the baton to the next person or at least informing us that so many people will be contacting us. In today's world of fraud and scams, how are we supposed to know who is legit or not. There should only be one point of contact from the mortgage division. Then the closing and walk through meetings that the mortgage division set up was completely different than what I had agreed to with Cody, so we had to get involved again and sort out their communication issues. Now come time to pay first mortgage payment and there's no proper notification to all parties on the mortgage. Immediately after the first payment, KHOV is selling it off to Wells Fargo, so now we have to setup a whole other payment channel. All this because our old house hasn't sold yet. Overall a good build. Had some issues with the wiring lights in living room but KH was quick to repair. Also had my heater go out in the first month for unknown reasons.

Overall, the home has turned out to be about what we expected. There were several frustrations in the home building process; most notably, the kitchen we were promised turned out to be the result of an incorrect drawing, making it impossible to build as shown. This caused a 2-week setback and a major reworking of the kitchen that resulted in other issues. We now have a dysfunctional dishwasher that is drilled to the floor instead of on legs, which means that in order to repair it, we will inevitably need to have our kitchen floors torn up in the coming weeks. Our lawn has been described by our service manager as “in really bad shape” and stated that he is getting a bid to have the entire yard “reworked.” As with any new home, ours has its share of problems. The aforementioned, grouting issues, chipped sinks, painting eyesores, etc. Overall, it is a beautiful home that looks as we had hoped cosmetically. Hoping to get these larger issues resolved efficiently, and the service manager has been very helpful to that end so far. I understand that not all KHov customers can say the same about their service manager, so I count ourselves lucky for that. ... More

I was overwhelmed with everything at first, because this was my first home buying experience. Meredith, Nia, and Jeremy led me through the entire process and were always willing to answer questions and concerns. They made themselves available through the entire build and even continue to provide exceptional service after closing. I have heard nightmares about other home building experiences, but I am beyond impressed and thankful for the service I received and am so happy in my new home.

Its not a custom home, so one should keep that in mind. They are very restrictive as to changes they allow to the basic plans. Keith, their onsite builder, was excellent. Extremely responsive to everything we brought up during the building process. I do think they charge way too much for upgrades and their design center options were at times limited (eg light fixtures) and always overpriced. Its cheaper at times to take their included option and then go get what you want and replace it after you close. I do like that they do not skimp on some of the of the major issues. For example there are not areas on the outside that are not bricked. And they seem to keep a close eye on their subs and make sure things get done correctly. ... More

Home-buying couldn’t have been made more simple or enjoyable. Thanks to the team for an incredible new build!

My intent is to give an honest and candid feedback and hope this results in corrective actions to make Khov a better company. First, the good things. The KHov sales manage for Commodore at Preston is a star. It was her who convinced me to terminate my lease and purchase the house in October (year end for KHOV). Additionally, once the mortgage issues unfolded I had considered terminating the agreement. She not only preserved the sale, but did everything in her power to remedy the situation. Julie the QA manager is another great recourse. She worked tirelessly to resolve the issues with dishwasher, vent hood, garage door and windows. Now the bad, The low rating for overall experience is due to the mortgage experience. When I signed the contract I was not aware that the purchase discount would be recovered with predatory interest rate. I had excellent credit. Despite that the rate quoted by KHOV was 1.35% higher than the competitor. The inhouse lending company is a conflict of interest and in my opinion a fraud ( Per the loan officer the lending arm of KHOV serves the interests of investors and not the customer). I hope this practice of builder owned mortgage company becomes illegal in Texas. I would recommend that Khov considers using a few lenders and making it competitive mortgage process that is in interest of consumer and not the investors. Moreover, the servicing of the loan was also not a pleasant experience as compared to going to an outside 3rd party company. When business is taken for granted rather than earning it customer service always suffers. Khov mortgage is a classic example of this behavior taking root in company practices. The closing process is another example of poor customer service. There was zero communication between title company. The address on the document for closing was wrong and I arrived at the wrong office. It would be highly recommended that the Title company at least communicate with the customer a few days prior to closing. Perhaps a welcome email with all the details necessary including accounting. Gold Key orientation does not cover items by Texadia the media company for our community. I am still trying to get documentation to get the security alarm system changed to a unique code. Their response is less than adequate. The house inspection process needs careful review. I had a few major issues come up after move in. During the walkthrough I did not test the appliances assuming those were new. Dishwasher and Vent did not work. The warranty person took care of the issues but a new home with major issues just does not convey the message of quality that Khov markets it as their hallmark. ... More

Seamless process

I could author and publish an entire book on our experience building with K Hovnanian. When we initially put down a deposit for our premium lot, we were told by the sales girl that K Hov was considered "the Taj Mahal of custom homes." This was just the start of many lies we were told. The sales/community manager assigned to our neighborhood is supposed to be the one and only point of contact for customers throughout the entire process. This person was the most degrading, dishonest and unresponsive human I have ever dealt with in my entire life. It was so bad we had to go up the chain of command to the VP/Director levels to get a new sales rep. The materials used are literally the cheapest you could buy at any home supply store. We have already had to replace several items in the home after just 1 month. The workmanship is some of the worst you will ever see. Please know that almost every single worker building your home will be a day laborer with absolutely zero days of experience in construction. I don't believe they had any skilled labor working here with the exception of the plumber and electrician. None of the walls are plumb or straight. The flooring is uneven and installed very poorly. The masonry work is some of the worst you will see with mortar messily spread all over the brick and stone. Trim and baseboards inside twist and turn like a country road. During the building process we were over here every single day pointing out poor workmanship and "upgrades" that were poorly installed or forgotten about completely. We were constantly told that everything was fine and within the industry standard (which we have confirmed from an independent general contractor was a total lie). Any "upgrades" we chose were installed so poorly that they look horrible. Some examples of this would include stone on the outside of the home covered in concrete splatter, iron balusters for a staircase scratched all the way down to the metal/installed crooked/covered in stain, and a gas oven which does not seal correctly letting natural gas into the home. All of this was brought up to the builder before closing and was ignored and never fixed. As I initially mentioned, I could write an entire 300+ page book on our experience. The bottom line is, absolutely do not under any circumstances build your home with this company. This is easily the worst decision my wife and I have ever made. ... More

The whole purchasing process is smooth and easy to deal with. They listen to what we need and are able to meet our budget.

Very friendly people although it’s best to have everything in writing! Overall the house is great, minor quality issues in building and they will respond eventually, patience is key working with them. At the end of the day, we are happy but bumpy road to get there.

They made the buying and building process as seem less as possible. They were true to their word and provided the services and amenities sold.

The quality of the products and workmanship are just good. I think these can be improved a little to become excellent.
