There were multiple open tickets that took months to complete AFTER CLOSING. I think Khov needed to do a better job of quality control before handing the keys to home owners. they are more interested in pumping out homes before the market changes rather than focus on quality homes.

We singed our contract June 1, 2021. We were told the houses got built in the order the are bought. Mind you the house next to us, started before us because they had to build that first as we were a corner unit. The project manager (TJ) always made smart comments, is important to know that with KHOV the customer is NOT always right. Due to all of the issues, and excuses in the world it took a full year to get our home (June 21, 2022). I say "excuses" because they can never get reliable contractors. Our home had so many small issues on the house, as simple as paint on the wood floors. The response we got from the Project Manager was: "don't look at it" or "this is a custom home" great response for such an expensive home. Overall experience was horrible, frustrating. Sales agent (Helen) always wanted to get everything on time, when they didn't delivered on time. -We didn't get our closing date until later, and we know that the June 21st date was long known between them, because of this lack of communication our interest rates went up 2%. -Walkthorugh of the house was the worse experience as well, we are buying, paying, but we had to literally argue back with the project manager because our issues were not as important. -Closing experience, after we signed and the bank released the funds, we had to call so many folks to get our key because the project manager did not get the email and he will not release the key, he had to go to church for charity work. Basically it was our home and we couldn't get in, but it was a "misunderstanding" even if the Project Manager told me over phone, "you can call the CEO of the company, if I don't get that email you're not getting this key". ... Be warned: While the purchasing and financing experience was excellent and we are thankful to our sales representative heather, the build process and the final product have been disappointing. Our new home construction was completed in June, and it is now October, yet there are ongoing issues that remain unresolved. Don’t get me wrong—overall, this is a beautiful home. However, given the reputation of the builder and the expectation of higher quality, this just doesn’t meet the mark. Since we’ve moved in, we have been dealing with an ongoing electrical issue that has not been addressed, and our concerns about the quality of the home’s finish have not been heard. There were numerous paint deficiencies and other problems that should have been caught during Quality Control before the home was ever released for sale. My advice to anyone considering a home from this builder is to ensure that you have several third-party inspectors thoroughly check the home and verify that everything is up to standard before you purchase. This builder has not lived up to the expectations set by their name or their guarantee of producing 100% customer satisfaction and the highest-quality product, as stated on their website. Our warranty specialist has addressed most concerns, which has been helpful, but not all issues have been resolved. Living in a home with problems affecting one of its major systems is unacceptable, especially given the price point of over half a million dollars. We made the mistake of not being thorough enough when checking the home prior to closing, even with issues that were identified during our third-party inspection. We are now finding out that despite being assured these issues would be resolved, they were not. This undermines the credibility and trust we had in this process and this company. I would advise always doing your own checks, no matter how professional or friendly the staff may seem. Their primary interest is in selling the home and absolving themselves of responsibility. Home is not worth the price paid. For a million dollar home i expected there to be some good finishes but as i live in the home i notice there are some things that could be improved on.

Would not recommend anyone to buy here honestly some things I see where you guys cut corners to save cost house was 358000 I feel robbed definitely worth a good 150,000 not satisfied me and my neighbors garbages are not the lengths they’re supposed to be counter tops in my bathrooms are very cheap the 3 front room are so SMALL I can barely fit a bed and dresser in them I’m counting down until I can sell and go with a better builder

Need better accountability from home builder

I am a first time home buyer and I was extremely excited and nervous to make the first major purchase of my life and to actually be able to do so. I didn’t have the best experience with Darren he is the person that we first encountered when we looked at the model home. He gave us what I thought was thorough information, but there were way to many discrepancies down the line and he didn’t own up to his mistakes which was annoying. The loan officer Burke was extremely rude. He made me feel as though me asking questions and or me clarifying information that he gave was annoying him to the point he was agreeing to things that I repeated back to him to clarify that was incorrect. And when later questioned he claimed I was the one that didn’t hear correctly. He was extremely rude nearly every time I spoke with him to the point I tried to limit it so that I didn’t talk myself out of purchasing my new home. Once in my home I noticed that things were missing screws and already falling off the wall there was no toilet tissue holder in the half bathroom and the kitchen sink has been loose since the day after moving in. The craftsmanship is very subpar at best however its an opportunity for me to put my spin on it but for the price you would think at least there would be a frame around the mirror in the bathroom at the least. I had too many issues with my home

If we knew then what we know now...we would have used another builder. The many hands that were used to build our home appeared to lack the professional training needed to build a home. The materials used are of poor quality. For example, the paint used inside the home is of the lowest quality. After our final walk-through, right before our closing, potential customers were allowed to see the house. After closing, we discovered new scuff marks on the wall, dirty floors, and a huge gash in the wall because the door was swung open. It is obvious that KHOV is all about quantity, not quality.

The construction manager is too rude. Every question or issue that you have, a simple answer from him will be "it is within the spec, so we are not going to touch it again". The quality of the home and finish is too bad all the way from dry wall, driveways, brick and stone work, concrete work, caulking, hardwood, etc. They left some open sharp nails on the dry wall.

Start with buying experience till now experiencing warranty total dissatisfaction.

We moved in a month ago and have had numerous issues. Two electrical problems, one where the fire alarms weren't wired. Our AC has been out twice and then was also not wrapped so blowing into the attic. Our backyard doesn't drain properly. One of the drains on our sinks had been kicked and knocked off so water was draining onto the floor. Cabinets missing chunks, fence falling off, back door not catching. All was fixed but response times were terrible especially for AC and most of the companies that came out to fix things left a mess and/or showed up way outside of the scheduled time window causing me to miss work. Horrible home warranty, reminds me of notorious American Home Shield. Very poor craftsmanship. Their mortgage missed informed about interest locking time duration. Would conceal information about some important things such as this community has PUD which was never disclosed until we were about to close!

Not a good builder and they even restrain you from writing reviews on your experience

Let's start off by, any concerns we had were kicked down the road to close. The roof alone is not adequately vented. We had three separate roofers come out and state this with pictures and reports. Which we supplied. They did not use Starter Shingles on the edges as is code. There is not enough vents to release the heat from within, which will cause the shingles to fail. The vents that were installed were installed improperly. We were told it's within our thresholds or parameters. There is no threshold or parameters, It's either wrong or right. Carpentry on this build is a joke. Corners do not match, doors were installed not plum and trim pieces were used to hide the fact that the doors were / are not plum. The cabinet colors did not match. They tried to say it was the shadows. Then they put a meter on it. Guess what? Came back different colors. Baseboards are terribly installed. Corners are not sanded smooth. There are globs of caulk and paint drips throughout the house and on the floor. This was brought to attention at the first walk through to go to closing. Warranty lady stated , we should file the roof on our homeowners insurance. Really?! It's a brand new home. Lastly, the attention to detail is garbage. It's like, let's push everything down the road so they have to close and let the Warranty deal with it. As long as they meet thier qouta, it's all good. Needless to say, this is just a small insight into how this build is FAR from the worth of what we paid for our new house build. We are sure that this will be used as a teaching tool to help make K Hov a better company in the future. Harold told us that investors were ok with selling homes as investment, helped us secure loan thru Khov but we were surpised that their HOV did not allow renting for 2 years. Very bad experience.

When I started my home search I was sold on the brand, quality, and reputation I gathered from conducting some extensive research. As I discovered after going under contract with K Hovnanian Homes this was not the home buying experience I would have expected from such a reputable builder. Starting from the Area Sales Manager (Invisible) to the VP of Sales. When I had concerns about the construction start of my home the VP of Sales was very defensive /argumentative trying to force me to cancel my contract demonstrating poor craftsmanship after closing on my home. Definitely, no longer a builder of choice in the future as this was not the best home buying experience. ... More

Don’t trust the builder you have to hire some expert and inspector to check behind him because those people try to get over you in a small thing and the warranty is the worst warranty you could have in your life. People response. Doesn’t do the right job small bathroom take three months to finish it, and all the excuses, please guys hier expert inspector before you deal with this people tried to give you a hard time to give up and don’t ask for any thing more if even include the warranty

After being told the home would be completed by March 2nd, we shortened our lease to end by May correspond. We received numerous delays, some at the last minute and then had to request various extensions from our landlord. After being assigned 3 different construction managers, we finally received a closing date of June 29th, thankfully as our landlord advised we could not have any additional extensions. There were a few items not completed, the main item being the specialty from door we selected and paid for. It was to be installed the day after closing and stained the day after that. We had not time to allow for the items to be completed prior to moving in because we had to be out of our rental. The door was installed on July 1st and the construction manager advised it was to be stained a few days later and the proper hardware installed. After unanswered emails, and only after the amazing sales person April stepped in to assist us, did we receive a response from the construction manager, Chris (a month later). He’s now advised someone will be out to stain the door tomorrow August 4th. I won’t hold my breath. Also, there is a section of one of our walls which they completely missed applying texture to. This was also noted prior to closing and never fixed. The constant delays and lack of responses from every construction manager we have been assigned has ensured I would never recommend this builder to any family or friends. Your company really needs to get construction managers who are responsive and sub contractors who pay more attention to the details of the build. Very bad experience, there were so many thing were wrong and not working properly.

To start our salesperson did not promptly return calls about questions we had. She also told us the house came with 2 outside compressors for air conditioning. She was more inclined to give an answer the customer would want to hear than what the truth was. Our project supervisor, Troy came across to me as cocky and lay the blame on somebody else or had an excuse. The last thing that made the whole process terrible was the home builder charged us a large sum of money because the closing date was not communicated properly to anyone especially us. There is a lot more detail that can be shared with whoever cares but our overall experience was a disaster but when the builder holds all the cards at the end you either follow their instructions or forfeit a lot of money. Very poor sales person and construction manager. They make changes that they want to and does not value the buyer at The Parks at Rosehill.

Had roof leaking issues and still not fixed. Khov don’t take good care of their buyers.

Super nice upon first meeting. Was told we had 24 hours to decide on lot w/o a deposit. Called 20 mins after visit to set up earnest and was told the lot we chose was “sold”. Sales person Heather G was always “out”, stopped doing the weekly follow up calls as promised, hardly responded to texts. Lied about various parts of building process instead of just saying she didn’t know the answer. We had 4 general contractors during the entire process. Eric T was amazing!. Did all he said he would do and then some. He was responsive and caring! If it weren’t for him we would have walked away from the house completely! The quality of the home for the money paid is crap! The trades don’t pay attention to detail. The “upgrades” aren’t really upgrades and I’m constantly filing warranty claims, been in the house for a month. I will never buy a K Hovanian home again! ... Lack of pride the staff at KHOV took in the brand I constantly had to remind them this is their brand and should have more pride. I mentioned that when viewing my home 1 week prior to the final walkthrough there was a bottle of urine in the master closet and the toilet looked so horrific I almost lost my lunch. I pointed out lack of quality in craftsmanship during the walkthrough obvious fixtures that were put in and not even straight and clearly visible to everyone who bothered to look at the work. In my master bathroom the shower seat was not straight had gaps between the wall. I feel KHOV does NO quality control. My home the stairs to the attic did not close I was told it would be corrected prior to close. It took 46 days to get this repaired after several calls filling out service orders and it became a comedy routine of let's try this or that and my personal favorite was bringing a tool over and asking me to see if I could get it to work. On the day I closed I got to my home so excited to put the key in the door and enter my home. Well that was another fail with a list of many. They changed the locks, but forgot to check to see if the keys they gave me worked on the door. Again basic quality control and common sense. I had always heard that KHOV was a brand you could trust I have not found that to be the case. Kitchen draws so misaligned they did not close correctly, half painted trim, missed paint on the walls and an overall lack of concern for the buyer. I originally thought it was a discrimination issue, but after hearing from other people in the neighborhood and reviewing each issue I came to the conclusion this is the way they conduct business.
