Explain clearly the pros and cons of using or not using a realtor, and that once the decision to or not use a realtor is made there is no option to change.

- Quality - The quality of the materials used is great, the execution of installation at least in my case, was rushed and therefore substandard. They are still contacting me to finish duct blaster testing (I've been living in my home for 45 days) which should have been completed prior to my move in. They demanded that we close no later than a specific date but they didn't finish construction until just a few days before closing. Only allowing a few days for the walk through to be completed. On top of that they keep hassling you about giving them 5 stars on this rating. Stop asking and earn it. - Value- That being said I believe the value was there, definitely a good purchase. Not 5 stars because of the rushed work and the subsequent work requests I've had to put in and make time for them to fix. - Trustworthiness - 'At least they tell you they're cheap in some areas' Lighting for example, I was told by them that pretty much all of my lights would have to be replaced soon. I expected them to last at least a year. Nope, nearly all of my exterior lights and about 1/3 of my interior lights have either burnt out, dimmed significantly or are flickering. Since they were very upfront about that among other things, they get nearly full points for trustworthiness. Two reasons for 4 stars instead of 5. 1. They demanded earnest money to close by a specific date. No problem. Only that they did not finish building until three days prior to the last day we could close without incurring fees. The walk though and final walk though were just 1 day apart! 2. We were lied to during the selling about gaps on the underside of the fence. Probably just a misunderstanding (I don't think it was malicious) between what sales thinks construction can/will do. - Responsiveness - It's slow. I expect it to be slow. I don't expect a business to prioritize warranty issues. I put in a request to fix a door and it took a week to get a reply. Therefore, a 4 star 'okay' rating. They respond and resolve issues without much fuss but it's not a 5 star response. All that being said, I want to shout out an all-star that they have working for them. Robert. The construction manager has been super honest and very helpful, he was given a nearly impossible timeline and has been working tirelessly to assist us. He alone is why my rating is not significantly lower. If I was just rating him, then I would give him 5 stars all around! ... More

Some of the workmanship was less than par ( Paint & Tile). Some of the promises such as adding more flooring and step up to 2nd level in the attic was never performed. Sloppy concrete on brick, cracked concrete in the garage step. Other than those items were fairly happy with everything.

The purchasing experience with our sales rep. Jessica was great, she went over and above to get answers to questions, etc... Getting our closing documents ahead of time was a disaster, not very prepared. The punch list for the home is still not complete after 3 months. The builders field rep from the Khov tells you what he thinks you want to hear with no follow up. Never writes anything down so I have to send numerous emails, text messages, photos reminding him of the outstanding items, in which very few items have been completed. I'm just very disappointed and frustrated that once the house was purchased it's a continual fight to get warranty items taken care of for the home we purchased. ... More

Neighborhood is not properly represented when buying the home. The lakes are dry and there is no fountains.. was told that our lot was capable of having a swimming pool. This is not true .. it clearly states on the septic survey in bright red no pool. Even the septic people state they have made you aware of this but the sales person assured us that our lot was cleared for a pool. How can you build homes on a half acre lot .. that can’t have a pool!! No a very good marketing plan.houses look nice but are lacking in quality in craftsmanship and materials used.. Homes are built poor quality and im still having issues getting things fixed after 4 months of living in our brand new home other problems are also coming up but im choosing to fix them myself since its easier then waiting weeks for them to fix things

Disappointed in the quality of the materials used.

The initial home buying experience was good. Our salesperson (Lisa) was great. She sent us updates constantly, answered questions (many times on her days off). The financing phase was great too. Jodi was a pleasure to work with and made the process easy. Our issue was the building, multiple issues needing attention and the difficulty in getting them taken care of. We closed on the home (although we should have told them we weren't closing until all issues were resolved) and it took over a month to finally get everything done we were told would be addressed before we closed or (worst case) on the day we closed. It took MANY texts, phone calls and photos of problems to get everything FINALLY taken care of. Lesson learned: If you buy a KHOV home (or any home for that matter) don't close until ALL issues have been resolved. They will definitely be more motivated to take care of you if you are holding up the closing. ... More

I felt like I was neglected by your loan officer Ken then I get pressure to use the builders mortgage company at the last minute. The side of my home has been saturated with mud and standing water before I closed. It has been very disappointing; there is no grass and you have to wear mud boots to walk on side of the home. Peyton has responded very quickly to the number of oversights with the home but has yet to remedy the problem

The salesman was great and attentive as needed, the builder not so much. The work is so sloppy to say the least. Even with the walkthroughs pointing out as much as possible the repairs were also rushed and sloppy. Due to the winter storm my second walk through was the evening before my closing and you could tell the builder was not inclined to fixing all the flaws. We had been living with family for months and were ready to be back in our own space so we closed and I planned to tackle some of the flaws myself; however, DAILY I find more flaws. I love my home itself but the workmanship makes me soo upset every time I find something new. This is not my first home but my first new build and I believe for the price and the home being new the work SHOULD have been way better. Not to mention the materials are cheap the paint and caulking should not be cracking after a month! ... More

Overall a good home/well built but it’s the small details and warranty work that has been absolutely horrible. I’ve been in my house for almost 6 weeks and yet to enjoy it. The tile grout in majority of the house was installed wrong/has a haze to it and they’ve attempted to correct the issue 3 times. They are on there 4 time coming out and hopefully this works. Just be aware of the small details and make sure everything is done before moving in and closing.

we had a few quality issues, before the purchase our inspector found the roof was incorrectly installed on the back of the house, our living rooms windows all had to be corrected as they were cut unevenly, the interior paint used throughout the house is low quality and flaking off in many places and on the back door. our garage door was improperly installed, broke and came off the tracking damaging the door, we are still waiting for the damaged door panels to be replaced.

Brandi was excellent and very attentive to our needs.

I love the house, but the fact that it doesn’t come with grass in the backyard it’s a little of a downside, other than that and the closing time waiting period was good.

The house itself is great. The project manager Javier is amazing. He is responsive and helpful. The biggest issue is the HOA. They are non responsive. None of us who closed received the documents. I am still waiting to get the finance docs and have asked for almost 2 weeks. They have a $250 fee to put in a request which is ridiculous. Especially since I couldn’t even get the documents. No fence and no grass is part of the sale of the house and it is expensive to put one in and you have to pay the $250 to request it on top of the price of the fence. With no guidance mind you. No internet access. No clue when we will get it. I am happy with the build of the house for the most part. Minor issues that are being taken care of but that is normal. The real estate agent Greg was great. Although, we have experienced many calls to Matt to have the contractors fix our floor/countertop/master shower. Matt the construction manager is attentive to our questions and requests. KHOV Mortgage was not the same story.

My experience was somewhat tainted by either an unexperienced or a lackadaisical sales person. Buying a home has enough details and frustrations without minor things coming up that the sales person agreed or said just to sound better and secure your business overall, I am happy with my home, but it was not a fluid experience.

The quality of the material very cheap. sales person and builder manager are very nice and friendly.

The layout and features are decent for the money. You get a radiant barrier in the attic, nice solid doors, and all the drywall corners are nice and rounded. Workmanship and responsiveness to issues leaves a lot to be desired though. For example different brands and colors of switches were used throughout the house. The tile is uneven with paint peeling off the edges. There are doors that have too wide of a gap at the bottom and don't latch. Outdoor grass is lumpy. It's a hassle to get them out to fix these sorts of things too and expect it to take weeks if not months.

I wish we had built our own home with good contractor.

At the beginning of the buying process it was great, the sales person was very friendly and had great communication even after we signed the contract to purchase the home. The construction manager was also great throughout the building process and kept us up to date as he stated he would. We didnt hear from our sales person throughout the building process but just thought it was normal since there wasnt much to discuss since the house was being built. A couple of months before closing I come to find out that the sales rep was no longer employed and had been a month or so and no one had even reached out to me to notify me that I would be assigned a new rep until I tried to reach the sales rep and couldnt get a hold of them. I ended up walking into the sales office and come to find out that the rep was no longer there. After that the new rep Im pretty sure they were new at the company since most of my questions werent answered with confidence. I didnt hold that against them but just felt that I wasnt their customer. At closing we signed docs and headed back to the subdivision to pick up our keys which were given to us by the construction manager and that was pretty much it. I wasnt aware that an alarm system was included with our hoa fee and pretty much paid for another alarm company to come in and activate service until later on I found out I pretty much paid for a service in which was already included in the hoa fee due to no communication from a sales rep. I am pretty sure if my initial sales rep wouldnt have left the company the overall experience would have been way better however I understand things happen and that was out of my control but the way the handover happened was just something I was not happy with. ... Electrical issues that should never have existed. Master bedroom very hard to cool. Paint drops everywhere on floors.

Communication during the process from the construction manager could have been a lot better.

Quality - Most of the materials used are not that reliable and below are some of major one's we found there is room for improvement; Kitchen: The cabinets had irregular dull finishes and it was brought up several times prior to closing and post closing. The reasons given by builder was about natural wood grain finish. I suspect that they have used sub-standard product to get the house completed and did not care about buyers purchasing due to market demand. We have noticed cracks on the upper frame and needs to be addressed by builder. Pre-wiring: This is major mess. The marketing team stated the house is pre-wired. But this has a lot of underlying issues. The wires do not terminate to control panel/mother board for security companies to hookup the uplink. The builder or the contractor who installed pre-wiring have no idea. The whole house pre-wiring is useless and we were forced to go with wireless sensors. Its a total waste of money. Bathroom: The bath tub had many chips and scratches. It was addressed several times and company walked in to fix issues. The real problem is if the scratches are on the bottom surface of the tub the scratches or chips cannot be fixed. Therefore, leaving the tub in poor cosmetic condition. The scratches on top of the tub was fixed but the repairs performed are noticeable. Exterior, The bricks had several chips not sure if it was during installation. But, the contractor could have taken care or discarded the bricks which had chips rather than installing. Builder was not able to fix the issues either. Backyard: The sloping was messed up and yard has noticeable dips to collect water. It was noted in inspection report. The pooling of water is persistent for 48 hours. The builder has been notified. Not sure, if this will be addressed. Trustworthiness- Recommend to talk to there upper management to get issues raised. There are prompt in responding. Value- Its a fair price for what we received. Builder is not setup to transfer benefits to customer. They just want to sell. I have had better experience with other builders. There is a lot of improvement which needs to be worked. Anytime, I would recommend trying out other builders besides K Hovnanian if you are buying house in same community. I did that mistake and my personnel take away is to explore other builders. Responsiveness - They respond on-time but issues do not eventually get sorted out the way customer requires it. I do not expect 100% but at least 70% issue fixed will satisfy any customer. ... More
