A lot of issues with the construction, quality and operation of materials. The company seems very scatter brained and unorganized. The house seems like it was rushed without caring for the homeowner, hardly been in the house for six weeks and have had a plethora of issues. Had to submit two warranty claims before I was contacted. Failure to pay attention to details, simple things like leaving the gas line off, not installing strike plates on door frames. Sconces are missed bolt covers, looks tacky. Garage door off tracks, no light cover in bathroom for over a month. Still hasn’t touched up Sheetrock in laundry room after repairing the wall. A lot of contractors that are hired take 2-3 days to finish a job that takes a few hours. Often leave jobs unfinished, at least 10+ problems within the first month. No insulation on water hose spouts, which was on the list at walk through. Doors were installed incorrectly in media room and then a bad sheet rock job was done after repair. The quality of the material very cheap. sales person and builder manager are very nice and friendly.

Communication during the process from the construction manager could have been a lot better.

Started off rough but issues were addressed at the end.

They are more helpful earlier in the process. Get a realtor!

Sales experience with Ron was great. Closing experience with Robert was great. However service has been a little disappointing. 1. Still no paint kit, despite several requests. Was told flat paint, its actually dead flat paint, several trips to home depot and paint purchases and time wasted we had to buy the paint for small areas and the trial and error was not a good experience having to repaint whiskers. 2. Was told because paint kits were scarce they would paint small spots. Opened a ticket someone came out, nice guy. I was asked to sign a screen and told someone would be out to paint my door and deliver a kit. Thats was 2 weeks ago. Had to open another ticket. 3. Opened a ticket regarding debris in lawn causing dead spots of grass. Rebar, wood chunks, metal, makes walking barefoot in grass dangerous. Should not be like this. 4. Common areas. Careless construction drivers driving over curbs ruining grass, concrete.. area is not zoned for 18 wheelers.. construction folks needs to downsize delivery vehicles. 5. Amenities are pretty bad. New homes being built next to park with yellow tape (1 month now). Front sign is broken and the piece broken is sitting on floor since the freeze. Gym is dated, old and needs to remake to match new homes being built. Its like having an old car with rust with new interior. Pressure washed basketball court, no hoops? We ran into many issues with KHOV throughout the building process. To start, the sales rep that we had was very new and didn't really know what she was doing. Every question we asked was never able to be answered by her, she was always having to go to the senior sales rep which just prolonged the process and sometimes made things lost in translation. And when we asked to be changed to the senior rep so that we didn't have all this confusion, we were told we couldn't. Another big issue with a freshman sales rep was that she neglected to inform us that their "free incentives" were tied to using their lender. We didn't learn this information until after we had already signed paperwork to start building, and payed partial structural change cost and earnest money that we would have lost. The reason this was a big deal was because their lender wouldn't give us the going interest rate the day we locked in the financing. They quoted me a whole .5% higher. When we told them we would then use a different lender who could get me the true going rate, that's when they started informing me that I would lose the incentive cash, the money towards closing cost, and the title fee if I didn't go with them along with a $500 per day fee if we didn't close in time. When it came to the actual home building, they clearly use contractors that do not care one bit about this being someone's home. Every time we did a walkthrough, we would find issues that weren't there before, but some new craft came in and messed up already completed work. A lot of this stuff was fixed after the blue tape walkthrough, but added a lot more stress to the process than necessary. The tile work also was a big issue. We ended up finding 15 cracked tiles that got installed. All were clearly cracked in the same spot, but were installed anyway as if the people laying it never bothered to check over it. Then, on top of the grout lines being very thick and sloppy (outright missing in areas in the showers, uneven and dried on top on the floor tiles), they don't seal any of it. This may not seem like a big deal to everyone but when you have 2100sqft of tile throughout the house along with tiled showers and tub, mostly containing light colored tile, it really becomes one. All others I had talked to about their new homes by other builders said that all their tile came sealed already. It took 3 people, 8 hours, to do this before we could actually move stuff in. Other issues we had, some were fixed and some were missed but finding them along the way were, sloppy caulking inside and out, texturing issues, paint and texture on most of the electrical faceplates, uneven reveals on most of the door frames, hung our sliding barn doors very uneven, scratches on the garage doors, and others I'm sure I'm forgetting. We still are glad we bought this home because we love the location and the neighborhood, but like my review title states, I would not recommend KHOV to build your new home. ... More

My experience with KHOV Mont Belvieu has been for the most part an positive experience. The sales person was amazing, by far the best part of this, the sales person really went above and beyond to make me feel appreciated. The finance team is very efficient, although I did have an issue with my Wind/Storm certificate making it over to my insurance company before closing. But the builder and the condition of my home was unacceptable. The floors of my home arrived late, like days before closing. Therefore I was having my home inspection while there was a ton of work still being done in my home. And when closing came my home had paint all on the wood floors, windows and window frame and shower rods fallen off in the bathroom, dead grass, marked up cabinets, etc. The closing should have been pushed back and the home needed at least an extra week of thorough work. And as of this date I'm still waiting for puchlist items to be finished two months after closing. ... More

It’s hard to give a review when there are still pending issues that we’re going back on forth on, hence the reason why I held off on doing this survey.. so this is the best I can give at this time

bad response from managers, very unprofessional, I had a bad experience talking and complain for issues or mistakes that sales person made, giving a different floor plan to constructor, then I was trying to get what I choose and pay, but no luck with the manager that was very unprofessional to solve issues. also company use very cheap material, Im still having issues with door nobs falling off.

Buying process was exhausting and if you are not computer savvy, it's a real turnoff. Once in the home, I started finding little things that they cut corners on, lights in closets, vanity drawers are too deep (unusable). Cabinets and microwave too high. Space could have been better used.

Builder did not have drip pan under AC unit causing ceiling saturated with water

The contractors use low quality products to save a buck. This has proven to cause several problems and continues to cause more. The quality of doors are subpar, electrical outlets, switches are being swapped out as well. The trim crew through things together and doesn't match up seems etc. The doors have flaws and are never installed evenly so they look twisted etc. Even the yard has issues and I've been trying for 2 months to get it corrected. If I could do it again I wouldn't buy from them but I'm I did so ill keep pushing to get things corrected best I can.

We purchased a home and process started fine but disappointed in craftsmanship and responsiveness. They took some shortcuts and it is evident in certain areas. As we submit the warranty items it takes a long time to get items addressed if they even do address them at all.

Too many issues with tile, doors, cabinets, sink, carpet for the home value, unfortunately not a good experience. Construction supervisor have been great taking care of too many issues

I did not get good service from the builder, quality of construction is not that great for the price I paid.

K. Hovnanian is a production builder, and you will get a house that is void of all common sense and practical spatial awareness. All. Walls have flat paint oh they paint the ceilings the same flat paint color as the walls. plumbing in the whole house stopped draining after the first four days, Half of the house lost electrical power due to a damaged line under the front yard and driveway. Quality control and contractor supervision doesn't exist.

Knowing it was going to be a new construction home I figured it was going to have its up and down. But this buying experience was unbelievable, from switch construction managers in the middle of construction to having to convince the construction manager that the front of my home was not leveled. Even showing them upgrades that I paid for that were overlooked and not installed. I felt like I had to fight my case on this built on every aspect, cause if I didn’t they were just going to bully me into saying okay with how it was already built. At one point I literally had to drive the construction manager to another home that was built correctly and tell them,” if this house is built leveled and squared, there’s no reason why mine shouldn’t be either.” There’s tones of disputes I had with this built but only good part I can say is that the builder jumped on the resolution quick. Even though I had to fight with them about it. We had a huge ordeal about our brick and how the quality of it was not up to standard. And there was another issue on were we had to argue our point. Overall key factors with this builder is that they’re MAJORLY in need of a quality control department. From start to finish, most of the damages or structural issues I found literally anyone off the street can see. But the people building these homes don’t care about quality, they’re just there for a check at the end of the day which I get but that’s where “a quality control department” would enter and fixed these issues. I understand how the builder wants to stick to 120 day mark but sometimes rushing through builds isn’t the best way of doing it. ... More

Overall a very nice home. But the contractors that were used were complete trash. There are several issues with the home still that I’ve asked to be fixed even before closing that still have yet to be fixed. Brick issues, drywall issues, paint. The urgency to get these issues fixed is close to none. Am I overall happy with the home? Yes. Would I buy from Khov again? I don’t think so.

I absolutely love the design of the house, however, the job was done sloppy.

I have some bad experience like; 1. Squeak sound in the master bedroom floor. I brought the builders attention to this, i was told they cannot fix it at this time. This was quite upsetting.

Very stressful process! Had to complain to get cosmetic issues fixed that clearly needed to be fixed. Construction manager did catch a few things before me and corrected them before I had to complain. KHOV waited until last minute to schedule walk through and should’ve been done at least a week prior to closing to have appropriate time to get everything fixed. Was told if I don’t close they could delay fixing the issues for months so felt forced to close so my interest rate wasn’t affected. Running across issues the longer I’m here. Can file warranty claims for some things that did get fixed correctly on walk through. Everything should have been done right the first time.... ... More

The experience started off great, but then took a turn. This was a roller coaster that has not ended.

I’ve rated overall as a 3, i so believe this could have been done better. i hear “sorry about that” over and over during this purchase process. Haley did a good job but again “sorry” was quick in her lips. i would have rather heard an explanation as to why rather then a simple “sorry”. overall she did a good job, it wasn’t her doing the work she was just the face of the purchase. since i’ve moved in, i’m still awaiting touch up paint, repair of broken cabinets, repair of a leaking ac coil. now i’ve just found where the tile guy washed grout down the shower drain. i’ll have to have a plumber come in to try and clean this out as the shower drain is very slow. on all of the things i’m waiting on your team gives me “sorry we are waiting on……”. just gets frustrating. we have moved in and are trying to make this home ours, will be happen when the last of the khov things are complete. again, haley our salesperson did a great job, all of the issues were beyond her control. ...
