The drywall finishing inside the house looks good…but on the garage it is the worst I have ever seen. It would be better to not do anything, like for me that I choose finish the garage would be way better.

My wife and I love our home. We’re very thankful for James, the site lead. He’s been very helpful and attentive to any of the questions or needs we might need regarding the home.

We only have good things to say about our experience with K. Hovnanian. The entire process went very smooth, from browsing the model units, checking the progress of the construction, to buying our townhouse. We are very happy in our new home. Workmanship and materials are of high quality. Kudos to Jack and James for their expertise and responsiveness. They were awesome and extremely helpful throughout the whole process.

I purchased this home at a reduced price on a county program. Maybe I received subpar service/products because of that. Either way, I would NEVER purchase at full price from K.Hovnanian based on my experiences with the salesperson, the construction managers, and the warranty manager.

Dave and Rafael were great and very accommodating!

The sale representative (Joey) was really nice and responsive to our questions and request. Most of the construction managers (Matthew and Ricardo) were nice, addressed our concerns quickly and in timely manner. The whole home buying experience with KHOV was acceptable. Many times, there are lack of communication between the construction and the rest of the team which left us frustrated at the settlement because of the delays.

David , James and Raphael were great team of people to work with.

Loan process was very good. First time I’ve seen flat paint in kitchen and bathrooms, usually semi-gloss. Just a few towel racks.

It was hard to buy a house sight unseen as the models were not available when we bought. But through the whole process Gene was outstanding in answering every question we had and if he didn’t know he would find out and get right back to us. Awesome ambassador for your company. After move in Mike, Dave and Jamie have been just as impressive and extremely helpful. Everyone we have dealt with has been so helpful and friendly.

Responsiveness and attention to detail.

The team and Khoh , especially Carmel went out of the way to help make our home buying experience stellar.

The team is very responsive to my requests to fix any defects. The defects &imperfections are understandable since we are experiencing unprecedented labor shortage and supply chain issues

Until you actually live in a home for a while, you don’t notice all of the issues that escape you on your initial visit. Walls were not properly prepped prior to painting. I use blue tape so as not to put marks on the wall itself. When tape is removed the paint comes with it. Painters were sloppy while around trim work (paint on floor). Front door casing not level which allows light and air in. Cheap vinyl flooring. Cracks in ceiling where tape is coming loose. Little things like this annoy me because it appears there is no pride in what is produced and supervised.

Love working with Erica from the moment I signed the contract till the very end she made sure I was aware of everything. She was by far the most caring person.

There were many challenges for home construction during the COVID-19 pandemic. K. Hovnanian Homes were able to overcome many difficulties to build a high-quality and beautiful home for us - despite the delayed closing date. The weekly email update with photos from the VP of construction near the end was very informative. The site manager was very thorough, friendly and helpful.

My husband and I will never recommend Khov to anyone based on our experience. We do not believe the KHov sales team was forthright with information leading up to closing. The KHov sales team were also completely unavailable on the day of closing with the exception of the onsite construction manager who processed our final walkthrough. We ran into construction issues during our final walkthrough and could not get through to anyone to discuss next steps or delaying closing until the issues were resolved. This put us in a position of having to decide whether to be in default or go to closing with a blemished home with zero input on next steps from KHov. As for build quality, there were numerous issues with the vinyl flooring on the first two levels including excessive bubbling, scratches and large gouges bad enough you could see the subfloor. We were told the problems were related to the material, that they were having issues with multiple properties and that KHov management was working on a solution. We were also assured the issues would be resolved before closing. When we inquired about exactly how they would be resolved and expressed our concerns over large scale patching we were not provided a clear response. On our final walkthrough we discovered the repairs were also done poorly with more bubbling, blemishes in multiple places and multiple new areas with debris under the vinyl resulting in visible sharp bulges in the flooring that were not there on the initial walkthrough. KHov worked with the flooring subcontractor to come in and fix the new flooring issues after closing but we were never told what the subcontractor did to fix the flooring issues even after multiple emails requesting more information. Overall, this was not a smooth or pleasurable process and it seemed like their only concern was making sure we got to closing before the end of the sales month. ... More

K. Hov is based on production. There are things that should not be encountered in a new home. We noticed some contractors work on what is best for them and not the esthetics or the home. Investing in contractors and having enough contractors to work in a home would be beneficial so they can deliver on time and to your standards and reputation. We foresee having issues with water setting in one area of our backyard. Please note, Jamie was a pleasure to work with and he was ALWAYS responsive. Overall the experience buying a home was great with KHOV. We've been living here for about two months. The only real complaint I have is I wish more work was done to help condos with sound proofing. The only real issue is our upstairs neighbors when they go up and down the stairs. Wish there was slightly more insulation but overall great experience.

I have built many homes in the past and this by far has been the worst experience. Everything was blamed on COVID even though the real truth was that they have poor communication, no direction, lie a lot and their own employees keep quitting.

Not only did my husband and I buy a brand new house, but it's also our very 1st home. I've heard so many horror stories about new home construction, but we didn't have any problems at all. Everyone was very knowledgeable and the process was very smooth!

Overall an ok process. The initial paperwork for the condos was an alright process, but the price jumped up $5k at last second before we committed to buying. This was due to someone else buying a condo in the unit before we signed. During the home décor phase, the specialist was really nice and gave us a ton of useful suggestions on what to include in the new home. However, there were some selections I believe that should have come standard with the home rather than an upgrade since it was marketed as a "Luxury home". For example, you will get a garage door but a garage door opener + remotes will cost $800 on top of the lot price. For the kitchen, you'll need to upgrade to get a gas stove top. Any cabinetry will require you to upgrade to level 2 in order to get hardware (handles) installed. I believe small things like this should be the baseline - not an upgrade. The builders usually gave us a weekly update on the construction of the home. We did have a construction delay of about 2 months due to COVID & labor shortages which is understandable. Though they did have a last minute 2 week delay in closing which was frustrating as it extended past my rate lock period and costed me an extra $1k to hold it. Whenever we did the pre-dry wall inspection and golden key orientation the builders were always super nice and informative, can't say enough good things about them. The model home staff on the other hand wasn't always the friendliest or the most coordinated. One time we wanted to show our family the condo we were buying while it was being constructed. We called ahead to make it was ok with the staff and they reassured us we could stop by for a visit. Once we got there the staff didn't know we were coming and rudely said that we may not be able to visit. After verifying the builders were not busy in the home, we were eventually able to take a quick tour. The mortgage office ok, but often their rates were not competitive with others. The additional "builders bonus" you get if you choose their mortgage company comes at the expense of an increased interest rate which was not explained to me until near closing. The loan fees were also generally higher than other companies, which reduces the "builder bonus" actually going towards your mortgage. After moving in, the condo was overall fairly nice and is in a great location for us. There was one issue that was not fixed after the final walk though and after we had already closed on the house: the ceiling prewire bracket was much lower than the ceiling, which isn't a big deal. The warranty person was easy to work with and quickly sent workers out to fix it without a charge. We also had issues getting trashcans. For some reason our information didn't get passed on to the HOA which caused a 3 week delay in us getting the cans. After now living here for about 2 months we did experience a few other issues: a broken microwave, a missing hot water shutoff valve, and a toilet paper holder that was too close together. The warranty team again was easy to work with, dispatched the right people within a reasonable time, and at not cost. They've been great throughout the process. We've also noticed the paint chipping near corners of walls, but that's most likely due to the settling of the house. They do offer a free touch up kit, and I think they offer to retouch the house at the 7 month mark after the house is done settling. Overall, there were a lot of small things that ultimately culminated in a less than ideal experience. Some of them can be attributed to COVID and labor shortages like the delay, but then there are small quirks like the house upgrades that really should be the baseline. The end product has been great to live in, but in the future I'd be hesitant about going through this process again. ... More
