We bought this home for being in a 55+ community. The sales rep didn't know much about "options" or his own company's policies, because we learned after signing the very "one-way" contract (benefiting the builder, of course) that they won't change or accommodate ANYTHING, not even the simple request of not putting up wire shelves in closets or that we had an option of flooring in the office, and we were never offered that. The house was delivered pretty dirty and I've found glue spots that don't come out, all over the floors. The cabinetry is really cheap in quality, although we chose the "top of the line" options they'd offered. A couple of weeks after settlement a tree died on us, and their response is that they don't cover landscape in their warranty. We were promised the club house and the rest of amenities would be ready this summer. Well, we are mid August and is not ready The only good thing I can say is that for other minor issues we've had, they have responded and solved it in a timely manner ... More

Loan process horrible

Overall it was a very smooth experience. This was our first new build home so we didn't no what to expect. The whole buying and construction experience was awesome.

During the actual build process the sales person coordinated with us first any questions very professionally. However the items discovered during the last walkthrough 4.27/26 , one item has taken 3.5 months to maybe resolved as it is scheduled for 8/10.

We purchased a home from K. Hovnanian with high expectations, but unfortunately our experience has been disappointing from start to finish. The home buying process itself was frustrating due to repeated paperwork errors, incorrect dates, poor communication and lack of attention to detail. What should have been an exciting milestone became unnecessarily stressful. The quality of workmanship and materials has also been well below what we expected from a new home. Many of the finishes and fixtures appear to be the lowest quality products available and we encounters numerous issues that should have been addressed prior to closing. Perhaps, the most concerning issue has been the lack of honesty and accountability.. we were explicitly told that our irrigation system had been started and was fully operational.. in the spring, when Davey came out to do the startup, we were informed they could not do so because of incorrectly sized water lines. This means the system had never been functioning as represented. Experiences like this have made it difficult to trust any information we receive. The warranty and customer service process has only added frustration. Warranty claims are frequently marked as complete even though the work has not been performed, and responses to outstanding issues are slow or nonexistent. We have had to repeatedly follow up on items that should have been resolved the first time. We understand that no new house is perfect and that issues arise. However, what has been most disappointing the consistent lack of communication, accountability, and follow through throughout the entire process. Based on our experience we cannot recommend K. Hov. Homes. We hope the company takes meaningful steps to improve its construction quality, customer service and commitment to standing behind the homes they build. ... More

Great sales staff and initial repair. But have a severe issues with the way the lot was graded and its like a swamp between the 2 houses. I brought this up even before i purchased the house and they said it was sump pump drainage. But sump pump was running because the lot was not draining properly between the lots. And that was in spring when it was bone dry. A work ordered was submitted and that was the answer. Probably wound not recommend signing until the problem was fixed. Buyer BEWARE. •The sump pit continues to go off every couple of minutes keeping my wife awake! Because the work isn't done I'm holding off getting the fence installed! •The repair people removed the bubble from the floor but now it creaks when you walk on it. Everyday we wait for more to buckle. • Hard to rate performance when repair items are open for more than a month and we have no idea what is next? •. The team gets a 4 star for responding but honestly who cares how quickly someone responds? Sure, call within 24 hours but again if the issue is open for months who remembers or cares about the response????? ... More

My new home is very poorly constructed. The trusses were not installed properly and, as a result, the walls are cracking. I have been told that a repair might be started in the next two months. The outside air conditioner unit was not properly installed and had to be repaired in order to operate. The floor is bubbling up in several places. Floor moulding is pulling away from the wall. The garage floor is cracked in several places. I paid a substantial premium for a ***** of the water, only to find that a large dirt pile with a black plastic cover has been placed just in front of my back yard. This list represents only the defects that have appeared in the five months that I have owned the home. ... More

The KHov staff was great, and the process was good. However, the sub-contractors lack attention to details. Paint overspray everywhere (siding, living room and kitchen floor, all the door hardware, outdoor lights) , poor quality concrete, leaving packing material on stove trim, improperly installed fresh air system, incorrectly installed coax and ethernet. There is an overall lack of attention to detail and quality.

Very responsive to the addressed issue. Overall I'm very satisfied with the house and their service.

We love our new home and we are lucky to have wonderful neighbors surrounding us!

Things like the molding around the flooor meds better finishing and the floor doesn't always meet the wall… so u have a small crack! I would of liked a little more finishing outside with landscaping ( other new homes seem to have more) It seems like being one of the first 20/25 homes… u would of really done a nice job!I have only been here since the end of April and everyone seems delightful and helpful! Sorry, the water takes way too long!!! To get hot! We have never been in an over 55 development and it does seem very nice! Thank u for asking g me for a review! *****

Over all experience was good but a few bumps along the way. The sales staff was quick to get them resolved and any problems with the house were resolved quickly by the field representative.

Builders are responsive to home construction is*****s. Love the house layout especially the kitchen. ***** not buy here again as not a fully gated community as was advertised. Trouble everyday with high speed bike riders from next neighborhood over. Open access and frequent trespassing with no response from the builders to secure the community.

The homebuying experience itself was excellent, better than expected. However, with some notable exceptions, materials quality could be generally called "builder grade" or slightly above - OK but nothing special. For example, doors are real wood, which is a plus, but toilets and toilet seats seem to be the cheapest grade possible. Flooring, too, seems average grade at best. My biggest complaint is workmanship. Apparently in consideration of availability of resources (materials, personnel), not everything was done in a "common sense" order - for example, the flooring was installed too soon, the paper covers used to cover it were ruined almost immediately, and the floor shows signs of wear from workers' boots, abrasive dust from sheet rock installation and finishing. I infer that schedule overrode quality considerations. Responsiveness to most is*****s has been very good but I rated both trustworthiness and responsiveness less than excellent primarily due to the responses I initially received from the construction team about the flooring. ... K ***** mortgage service was extremely professional, helpful and attentive. Our experience with the building manager (*****) was similarly outstanding and exceeded our expectations.

Having come from a ***** beach house in which I had choices, it was hard to accept nothing could be changed before building started on this one. I understood the reason for it but still frustrating. Was not informed of many obstacles I encountered later. Because it was an over 55 neighborhood I expected certain criteria. There were no safety bars in bathrooms was a biggie. I have spent about 100,000 more to install bookcases, handrails, laundry cabinets, better showering upgrades, etc. after moving in. Would have been better to have been completed beforehand. No choice of floors and this color shows everything. No instructions given to me on how to operate appliances. One day of a quick walkthrough is not enough. Oven was not even in its proper alignment. I feel since I was the second house built that it was a rush job and many things done too quickly. My bathroom vanities are scarred and even if drawers are replaced that can’t fix the spaces between. Architectural features leave much to be desired. The smoke alarm is over the stove so it goes off frequently with just the toaster cooking. Kitchen cabinet doors open to hit the walls with no stoppers app*****d. Many features shown when buying but not included in end result. I do like the layout but feel I was deceived when buying. ... Sales team was awesome, building supervisor was absolutely perfect ,price was fair warranty after possession needs a lot of work.

There is such a rush to get things done that the sub's have not time to make sure they do the job right the first time. My personal experience was that the ***** installers, Painters ant Cleaners were the worst of all! None of them cared that what they did wasn't quality work nor did they try to help each other. Example, a few installed pieces of trim had chunks missing or splits. The painter just painted over it (not my job to tell anyone attitude). The trim install should try using CA Glue with an accelerator so that trim pieces like crown molding might not spread; thank God for ***** caulk. The painters were sloppy, runs and roller nibs on wall, paint splatter on floors. The cleaners didn't bother to sc***** up paint splatters (again, not my job attitude). The cleaners didn't bother to clean above the cabinets which was a dust mess. Having built a few custom homes in my time, I would say that your construction managers are doing the best they can given the speed and is*****s one or two people have to deal with. That causes your company to fix the is*****s after the fact through warranty, which in my experience can cost more and have a possible negative impact on your business image. Lastly, your design team needs to better consider aspects of a home when they are designing for a 55+ community. Examples, offer more ADA compliant bathroom options, appliance height that takes into consideration short people. ... More

We love our new home and the community! Those in charge have been very kind and responsive to all the needs we have had. We would highly recommend a home here.

I expected more attention to detail. That didn't happen. It appears that the priority for all the homes being built is speed. I must say that the follow-up from Mike Luciano has been terrific: He's responsive, reliable, and knowledgeable. You have a great employee in Mike.

They are all talk and full of excuses. You will spend numerous hours waiting for repairmen who do not show up or have the wrong information. I will never buy a brand-new home again! Can't wait to see how long the list of one-year repairs takes!

Overall, my experience building a new home was great. With new construction, I expected a few minor issues, but the roof leak threw me off, as it took a few months to get fully resolved. However, the builder’s communication and warranty team gave me total confidence that everything will be fixed properly. I appreciate the hard work from everyone involved and highly recommend this builder to family, friends, and anyone looking for a home. You have an awesome staff!
