The #Warranty team is top-notch anytime I have a problem I fill out a request and they are back at me within 24 to 48 hours and the problem is fixed within 2 to 3 days the building manager Mike is also top-notch five stars for always helping me out and stopping by even when the project is done and asking if I need anything

We love the home overall. Not crazy about the interior paint. It's hard to clean. We wish some of the cosmetic issues with paint, stucco etc could be addressed prior to the 10 month mark. Diana was great as we purchased the home. Mike and Brett have been terrific in addressing issues and tying up loose ends especially 30-45 days after we moved in. I would rate their responsiveness and dependability as a 5 and Anthony's as a 1. That's how I get to an overall rating of "3" above. The house is well constructed and the neighborhood is beautiful.

Kelsey was wonderful to work with; also she introduced me to Rider Realty to sell my home which was a great experience. I have been disappointed in that fact I've been in my home five weeks and still have no appliances that are mine (loaners)! I also have a messed up weather stripping on the front door that is still not fixed! There has been no ten day follow up which we were told would happen and the AC vendor still has not contacted us like we were told. Overall I love the house but little items make the experience less than great!

Very nice home and staff was very good keeping us up to date as it was being built. Several examples of sloppiness including a terrible grout job and sloppy painting which made it seem like they were in a hurry. Hopefully the grout will be fixed and the sloppy paint will be corrected.

Short cuts and low quality materials. Flat paint used throughout the house. No insulation on interior walls. Fresh air return that makes a TERRIBLE noise even with the slightest of wind. Even though there is a higher quality unit to use, the will not replace it.

The term "production home" is thrown around and should be heeded as a warning. Every K HOV employee we encountered from sales through build and warranty were great people. Unfortunately they work for a company that leaves them to the task of having to make excuses for generally poor quality build workmanship. Look at the walls carefully. They try to tell you it's a "textured finish", but anyone who has ever done drywall will quickly recognize compound that was applied and never sanded. When the late-day sun hits it we want to cry. We paid a ridiculous amount to upgrade our kitchen cabinets and have them painted white. What we got are cabinet doors a different shade of white than drawer fronts. My wife and I are both retired CEOs and we're shocked by KHOV's response. They don't stand behind the product they sell, but rather put you in a direct dispute with their supplier trying to remove themselves from the situation. Any other company in business would ensure things were made whole with THEIR customer before dealing with quality issues directly between themselves and their supplier. They've drug the fight out for almost 4 months to the point that we're doing what they hoped we would, in our exhaustion paying thousands out of pocket to just get the cabinets repainted so we can ... I liked that Mike and Amy kept updating us with calls and pictures of the progress they were making during the construction of the home. But we felt that Khov wanted to close whether the home was ready or not. The tile backsplash in our kitchen was completed the day of the closing. There were too many loose ends that still needed to be completed when we closed. For instance, we closed and the evening of our closing a guy was washing down our tile floor and BTW he did a crappy job as we cleaned up after him the following day. Not sure why you are wasting money on that guy. The guy who installed our cupboards was really bad as he left with cupboard doors that were uneven and door handles that were obviously crooked. You should find a better craftsman for that job. I would not have him back to my home for anything. For a new home we just have had to deal with a lot of stressful stuff. Like we kept asking that the door weather stripping be corrected to get a tight seal. We even mentioned about the weather stripping before closing. We kept asking for touch up paint so we could do a lot of the touch up ourselves rather than wait. We still have a section in the back of our house that has never been painted, which we mentioned but no action yet. Our A/C just went out, needs a new compressor, hard to believe in a new unit. Don't get me wrong, we like every single person we have had to deal with. Mike, Amy, and Alyssa are all very nice and easy to talk to but we are frustrated on how all of this has gone done. Maybe the real issue has to do with the quality of the subs that are doing the work, I don't know, but I do know that many times Mike has gone above and beyond, even doing other people's work, I think, to help us out and solve some issues that we have had. Our overall experience with K Hovanian was positive, however there were many bumps in the road. The design of the home is terrific and the location / lot selection met our needs. The build process was painful – reasons explained below, but also due to the demand of materials and trades that delayed our completion date by a month. Our construction superintendent Robert did an amazing job of keeping us informed, dealing with issues as they came up and he took a personal interest in delivering a quality home. Robert was one of the best parts of this entire experience. Since we closed on our home, the post-production support process has been great. The warranty team is responsive and every issue we’ve reported – there have been a few but nothing major – has been dealt with in a timely manner. The issues we have with K Hov is with the company as a builder and their mortgage team. First, we experience a ‘’miscommunication’ with our sales rep related to the lot premium for our home, but when the same thing happens to a number of other home buyers, that is not a miscommunication – it is a strategy. K Hov is ridged and inflexible in terms of options and what can / cannot be done prior to and during the build process. Two examples – they use 25 year old technology in their in-wall internet cabling (CAT 5 versus anything better). They would not even discuss upgrading the cabling even when we offered to pay for it. They also install 50 gallon water heaters when tankless heaters are current, much more efficient technology wise and offered in less expensive homes in our area. The financial arm is another topic. We were flat out lied to during our financing process with K Hov Mortgage and our lending officer got into an argument with my wife, who has been a mortgage lender for 15 years. If it wasn’t for the meager incentives offered through their captive finance company, we would have gone with another financial firm. Finally, when we went to sign documents with their captive Title company, we met with a contract notary – no one from the Title company even said ‘hello’ – which should not have been a surprise due to their lack of responsiveness to questions before we closed. Overall we are happy with our new home - we have a beautiful house in a great location. It was much more stressful than it should have been to get to this point. Anyone who contracts with K Hov to build a new home should be prepared to deal with an inflexible builder and a terrible mortgage company. ... More

For a brand new build it has a lot to be desired of wherever the builder could cut corners they did. It's the first time I had to put $30,000 our of mt own pocket to fix what the builder didn't do properly. One huge selling point was buyer owned solar by Sunnova unfortunately that company has announced it will not be able to go on as a going concern and will be filing bankruptcy. We were sold a 25 warranty on these solar panels we have no idea who will service them now. The HVAC system is cheap, the bathroom fixtures are cheap plastic there are too many things to go into here. Save yourself time money and aggravation buy preowned and stay away from KHOV. ... More

Our purchase experience with KHOV was great. Since then, we've struggled with getting warranty work completed and completed with quality. The subcontractor work was not high quality. Interior painting was terrible, many spots just primed and not painted from ceiling to walls, bathrooms, etc. Warranty work after the fact with painting and patch work has been poor. Our air conditioner has been worked on three times for faulty parts including putting in 4-1/2 lbs of refrigerant. The thermostats were wired to the wrong sensors causing the A/C to run constantly and only one room cooled down. The glass shower door was cut-in wrong, wrong hardware and then when they tried to fix it, the door shattered requiring them to order a new one and install. Seems like small stuff, but when you buy a new home you expect a quality of workmanship. We did not get that. ... More

The model we chose suits our lifestyle; it is beautiful. However, many issues were not dealt with prior to closing. Could be the victims of not enough help; however, the quality control was surely missing in this home buying process/experience. For nearly $700K home pricepoint, I would have expected better quality from the trades. Even the windows are subpar. Even now almost 4 months later, the customer service follow up on this side alone is not good. I am still waiting on cabinet fixes and between the customer service center and vendor they cannot get orders right. No timely follow up either. I may escalate this yet. My advice do not close until 100% right (small things at 11 month ok but not the MAJOR!). ... More

Building a home is a stressful situation. If I am to describe our experience I would have to say it was lacking in many areas. The sales group was wonderful. The building portion was the worst I have seen. The craftsmen ship that was allowed to occur was horrendous. The after the sale care has been good. It is hard to keep tabs when contractors don't show up for their appointment to fix shoddy work.

The experience that we have had so far has been unsatisfactory in my opinion. We closed on the new home over a month ago with outstanding issues that are to be taken care of by KHov. To this point in time they are still outstanding. Quality of products used are average at best.

During the buying and building process, we felt KHov lacked flexibility and did not seem to care about our individual concerns and desires. After closing, the customer service was excellent thanks to Alyssa in the Warranty Department and Mike, Project Manager. The trades also did a great job completing our punch list!

Khov is just okay. Nothing more, nothing less.

the blending of the different subs seemed awkward, in that one sub would undo or damage the work from a previous sub. I believe that is why there is such a large punch list, inluding general cleaning and paint drop removal

Amy was a Pro at sales. Well trained and experienced.

You have to make yourself a priority with the home warranty department and continually bother them to schedule appointments The contract was poorly written, and also contradicted itself when highlighted the conflicting terms nothing was done Quality of materials is quite disappointing for example, the flat walls, air conditioning unit vents and surprising how many problems at close where things were not working such as the garage door electrical lights, master bathroom, drain exterior drain and my names were highlighted in the punch list. Having talked to neighbors, everyone has had some issues with Khov. I have had so many reassurances that items would be fixed, and then one excuse after another. New superintendent is good, but is overwhelmed with the number of complaints and the lack of support from trades--particularly cabinets. Economic conditions may dictate the need to complete homes rapidly, but in doing so, homeowners are faced with following up to correct issues that shouldn't have occured had they been done correctly the first time

Shop around for better alternatives

Design and layout of the home is very nice. Workmanship looks good for now. At time of closing, home was not up to standard. Floors and carpet was not clean and lots of minor touch ups to be accomplish throughout the house. Trying to schedule work to be accomplished has not been good.

The sales person was pretty much useless, would not communicate with us, dropped the ball several times with other areas of khov. There was no supervision by the construction manager during our build process, except maybe to come in the morning and leave notes for the construction crew. We had to make sure we came in to clean up before counter tops were put on, so construction crew trash wasn't left behind. The house was not delivered in move in ready condition, still in need of much cleaning before we could move in.

Terrible detail on cabinets in kitchen and granite

KHovnanian does not know how to build a house correctly the 1st time. Everything from cheap, unprofessional subcontractors to on-site personnel who do not conduct proper supervision of the trades employed result in home owner problems that are handed off to a warranty team that take months to resolve the problems they inherit. Exterior stone masonry, cabinets damaged or MISSING, horrible painting / finishing (inside & out), appliances (& the installation of same), upgraded beam work installed not square to the structure, even uninspected rough electric work are examples I personally know of that were not done professionally. These problems are then handed off to a overloaded warranty team that don't have the time to show up when trades are scheduled to do their repairs and the homeowner is required to wait hours & hours multiple times for trades who show up without floor protection, without their proper equipment or tools to do their jobs, & who often don't even have the correct repair information with them when they do arrive & have to reschedule their visits. I would never recommend purchasing a house from your company - never. I've been a professional contractor for 30 + years & I've never seen a company display such disregard for the customer. ... More

We have bought several new homes with several builders. This is our worst. 3 months in the house and cabinets still have holes in them. Shower stilll leaks. Gate needs repairs. House needs painting. Nails are popped out and walls need sanding and painted. Etc. B
