For the most part, living at Belle Terre KHov has been wonderful. I love living here and enjoying the beautiful club house and the nice neighbors. Being here a month I would say I still have some things to get done, but they are in the works of getting resolved and I have nothing major. I would have to comment on my design center experience. I felt extremely rushed on big decisions, and of course Covid limited a lot of the choices. I don't think 3 hours is sufficient to make all the choices that need to be made. I had a very stressful experience while spending a lot of money. I also think the house needs more sound proofing insulation. I have a loft and basement, and you can hear a lot from each floor. Other than that, the house is wonderful. I like the lay out and the closet space. I wanted to add that I think getting the option of putting a well in during the construction would be a nice plus instead of incurring the high water bills until you get one lined up after all the move and settling in. Up north we don't have this issue and are not aware of the high water bills incurred for watering the lawn. It would be nice to give another review after one year of living here. We were not able to see our home being built, however we were kept informed along the entire process. Home was actually completed a month earlier than promised. The staff was always helpful, assisting with any minor issues that arose. Would certainly recommend Khov to people in the market.

The quality of the workmanship was very poor. There were structural issues, finish issues, grading issues, landscaping issues, and rainwater management issues that were unsatisfactory at the time of the closing date. In addition, the responsiveness of the construction management team was initially very slow and very poor. However, there has been a change in the construction management team and responsiveness has improved. However, K. Hovnanian often tries to hide behind warranty limitations when the issue is defective material and workmanship. The issues are be addressed but only after extended delays and excuses. I need to spend significant amounts of time administering all of the work tickets that are required to identify, schedule, & manage the required work. This has been very disappointing. The community is a beautiful one, however the experience with the original construction management team was very disappointing and time consuming. ... More

At this point would not recommend

Shannon, our sales associate was awesome. That was the best part of the experience. She responded quickly to every question or concern. I have bought/built 7 houses. The attention to detail from the trades was absent. The house was not even cleaned for us to move in. The construction manager told me it was construction clean. They should be ashamed to deliver a house with so much construction dust and dirt in the house. The basic structure of the house is fine. We love the community and the people. It’s disappointing to spend this much money for the quality we got. We are now having to fix stuff ourselves. We had pendants in the kitchen replaced and they didn’t work because the wires were stripped inside the box by the builder’s electrician. There are plenty of those examples. We have just resigned ourselves to fixing things as we find them. They just hired a new construction manager from outside the company who seems to be very good. Maybe the people getting their homes built now will have a better outcome. ... More

The materials used in the home are of quality. The workmanship is the same standard, I am well pleased with my move with KHOV.

Workmanship could have been better. Sloppy final touches and preparation. Poor communication and follow up to issues by work team.

Worked closely with Project Manager Matt who kept me informed of supply issues during a very trying time to build a house. He followed up on all issues that were pointed out during the process and delivered a superior product! Very pleased with my home.

Dealing with nice people who were warm in their communications really helped while buying a new house in the middle of the pandemic along with the associated late materials which made for late closing. Elizabeth's regular text communications associated with progress of build was really good for morale. The niceness of people extended to the underwriters. I specially think of Michell putting her own personal cell phone number in an email which I had to use once after-hours when I was panicking thinking that I had to know the result of a communication. This kind of hand-holding really helped. After the close, the service center has really been great addressing issues. Bryce has made it a point to keep me informed personally by phone on the progress of issues being addressed and soliciting my feedback. Yeah, there have been some bumps on the road, but nice, service oriented people have made a difference for the better. ... More

K Hov is a Great Choice for the Belle Terre Community. If you choose K Hov for Belle Terre - Be Cautious - For many reasons in this 2020 /2021 experience and not defending K Hov- Your Home experience may be less than you expect as K Hov is facing difficulties to deliver a Quality Product. My home purchase has become a disappointment with K Hov but one that I hope finishes well. TBD

Pushed me to close before the house was ready and still have not resolved issues.

From start to finish, we were well informed and guided through the process of selections, building, and settlement. Everyone was interested in our satisfaction and seemed happy to be a part of our exciting new experience of building our new home.

A quality home with a wonderful layout.

The onsite sales associate made promises she could not fulfill. This happened with several issues, including locking in the price of my home and included home features, to list two. The construction management team -- Trey and Matt -- were superb. They were quality oriented and responsive to questions and concerns.

From the beginning the buying and building process was thoroughly explained and we were kept in the loop on every step. The pandemic slowed things down significantly but that could not be helped and in the end, the timing was perfect for us. I love the layout of the home and the rooms are very spacious. The design center experience was fun and the choices available for cabinets, countertops, floors etc were plentiful without being overwhelming. The community is beautiful. The club house is amazing and there are so many activities to choose from. The Lewes location is perfect. So easy to get around to supermarkets, stores, etc. We’re very happy here! ... More

The sales person was very responsive and always answered my questions within a day. She kept me updated and frequently sent me pictures so I could keep updated on progress. Although the final home was delayed that was due to material shortages. The assistant construction manager was very thorough and took lots of time with me during the orientation and final walk thru. I am very happy with the final product.

In general the workmenship was not what I expected.

Quality of construction is poor.

The buying experience with Shannon was outstanding. She was professional, knowledgeable and responsive to issues. The follow up after the final walkthrough was nonexistent. Just poor. I was told a replacement cabinet door was due in and someone would be out to install it the next day. A month later, still not done. Hole in garage wall, I had my handyman fix. Cracked driveway pad near street still not fixed. Makes it hard to recommend KHov to friends looking to buy here.

The sales team was great. We are waiting for our cracked sink to be fixed.

Our Salesperson Shannon was amazing! Extremely helpful throughout the entire process, addressing my many questions and concerns in a timely manner.
