The construction time was smooth thanks to John our appointed go to guy. There were hiccups along the way but he responded to us promptly and fixed any issues. This would have been a much better experience if our sod was better and yard was attended to better. Sod was such low quality it is taking a long time to get it to grow etc. Also had a lot of dead grass when I moved in. Landscaper not good at all. Choices of plants and trees were awful and well as well he placed the trees in the backyard. I almost walk right into them when I walk out my porch.

The Covid virus outbreak precluded us from having a physical walk through inspection which would have probably taken care of a lot of things we had to discover ourselves. As such I do not blame K. Hovnanian for this. They did the best they can. Drew and Eban were very professional and responsive to questions. I was a little disappointed by the sloppy way the fire box in the fireplace was installed crooked. I'm still waiting for that to be corrected. My biggest concern is the sod lawn. It's the most lumpy, poorly laid sod I've ever seen to the point it is dangerous to walk across without fear of twisting your ankle. It's full of clover and large gaps. It will hopefully fill in eventually, but the sod in the models looks great. ... More

Overall, I believe the home buying experience was good. I believe, thus far, that K. Hovnanian is a trustworthy company to do business with. The sales personnel were very good and very responsive to questions and the disbursement of information. We predominantly worked with one particular individual and she was very good and very helpful as we had a lot of questions both before we decided to build and after we had put down a deposit to build. The design center person was also very helpful and informative and was easy to work with. There were some issues that we were a bit disappointed with...we believe that the workmanship that was demonstrated in the models that we viewed, both on site and at another site, was much better than our finished house. There are a lot of finishing issues that we believe could have been much better. As far as the responsiveness to issues, the jury is still out on that one. There have been a few things that have needed to be addressed and they service line has not been all that responsive. In addition, we were supposed to receive a login to be able to report issues to the service center within 30 days of us settling on our home...we have not seen that yet and it has been past the 30 days. ... There is a lot to like about this house and unfortunately those things are overshadowed by some negative aspects of the buying and building process. Our closing was delayed 3 months and rather than delay any longer, we closed and moved in with multiple items unfinished and areas needing to be fixed. (Here's a sampling of problems: missing towel bars, crooked walls, damaged flooring, damaged kitchen cabinet door, backward closet door, damaged window screen, unrepaired holes in pantry & pantry shelf missing brackets.) Ours is not an isolated situation; others in the development report similar experiences. It's my understanding that these types of issues and delays are typical because builders (not just K. Hov) are unable to get reliable trades people and they run into problems with utility companies. However, the continuing delays and slow pace of repairs 6 weeks after moving in seems ridiculous and I have to wonder why they continue to start on new houses when previously built houses still need work. ... The house is beautiful, however, there was some flaws that needs addressing. I've only been here two weeks so I'm trying to see how long it takes to address them.

Finishing touches were less than expected. Overall, satisfied with our dwelling.

Space is laid out well.

Reported several issues having to do with the irrigation system and our yard. We were assured that it would be taken care of within two weeks. We are still waiting for this to be resolved. Our neighbor has the same issue as well.

Trustworthiness 1 star is for their finace company only! Without our abuse we received for financing the overall experience would be 5 stars. Huge mistake choosing Hovnanian American Mortgage to save 35,000 in building costs. Quoted 10 year mortgage at 5.6% and weeks before closing got call saying that’s expired and the best we can do is 20 years at 8,25 820+ credit score and 70% down. Then they delayed our closing to the day before Thanksgiving because we opened a Costco card and put down 1500 extra interest that we earned while waiting for closing. Had to cancel family plans for Thanksgiving, reschedule movers, deliveries and contractors. Buyer beware if you use their financing option. They sold the loan within 30 days. Mortgage material required was not easy. They wanted everything yesterday but took a very long time to review. Once they reviewed the information they required an immediate response was needed. The house is fine but the trim work is not what it should be. They painted over dry wall dust on baseboards and doors.

Our salesperson Barbara was great! Always responded to our questions and if she did not know, she found out. Keep up on project manager, does not respond within a reasonable time. Closed on January 31st and still living with mud in the yard while houses built after ours have been completely graded and landscaped.

Buyer Beware! Do not take their word they will correct something. Get it in writing. Do not trust the sales process.

Attention to detail is lacking. Issues go unresolved. Everyone is nice but it seems like no one is on the same page. Frustrating to say the least. We love our home but didn’t expect quite so many issues from new construction (dead lawn, water damage to wood floor, missing basic items, poor workmanship, grout and paint on tile, crap lightbulbs, poorly installed electrical sockets, drywall and frame issues… to name a few. Bring your own inspectors throughout the process. Good luck.

We love the model options offered for this 55+ community. The variety of floor plans can suit anyone's taste. Opportunities in the workmanship were repaired prior to us moving in but since we have been in the response has been very slow when issues have been reported. Care and attention must be addressed on the overall grounds in the development.

Our project manager has been tremendous and very responsive, which has been good, but we have had SO many issues that stem from poor workmanship and materials. Our "upgraded" kitchen cabinets are flimsy at best and the quartz is extremely poor quality, but we're stuck with them. We've had a foundation leak, a plumbing issue that led to a flood and mold in the basement, improperly finished ceiling tape/mud which led to our ceilings having to be completely redone, a broken garage door, dishwasher, and fireplace. In addition, the caulking throughout the house is inferior and we have a lot of squeaky floor joists. All this and we haven't lived here for 3 months yet. We have bought four new construction houses and this one, BY FAR, is the most poorly constructed. That said, the builder has built a wonderful neighborhood that we love and a good floorplan. If we would have known what we know now, we would have gotten standard everything and then hired contractors to put in a kitchen, floors, and bathrooms. ... More

It was too much stress, KHOV is not a small company, I don't understand how they can keep changing closing dates not knowing that the buyer is coordinating their move with others. When I said I could close by end of month, after spending almost 700K on a house,, they threaten to charge me $500 only to cancel and move the closing date 2 more times! We are not totally dissatisfied, just not as thrilled with our purchase as we expected to be for the money spent.

Buyer's Remorse...The juice is not worth the squeeze. Product is not worth the cost and aggravation.

We we're extremely disappointed the home (after pushing our settlement date back) was not completely finished, nor was it clean. It's not a situation we wanted to be in, and though very disappointed in the readiness and cleanliness of our new home for our final walk-through on the morning of settlement, we could not push our settlement date back again. The impact on us would have been worse than the first delay. We do love our new home, but my husband has made many repairs already, to include installing towel and toilet paper holders and repairing the a bathroom door. The door would not close, so the quality team clearly didn't check it. The bathroom was never 100% completely finished, as it was apparent it was a rush job to get the walls finished and painted (no accessories) once the plumbing and electric was finished a couple days before settlement. The appraisal came in much lower than the sale price, so that increased our settlement charges, which is obviously very disappointing for us. We spent almost $750K on the home, so we expected to get that value in our home, but the quality is nowhere near that and the low appraisal is evidence. ... More

We were new to new construction. There was no pricing or details about all the "extras" so we had no idea what the house would ultimately cost us. The selling agent was not well informed and did not communicate about many options that we later found were available (e.g. lighting!). A lot of pressure to make a decision immediately or the price would go up. We had to make large financial decisions without full information. Now that we are in the house we are finding issues with leaks and missing parts but the service department is unresponsive. We did not discover till we closed that we needed to take care of our outside trees and plants that we were not even allowed to select. The HOA is MIA. ... More

Beware of the tactics to lure you in with incentives then they rip them away at the final stages and end up thinking your home was 1 price since all the early contracts have the incentive then they shave it away until you end up being $30,000 over. The incentive line is BS!!

2.5 stars, proceed with caution… This is the 5th home that we have built and second KHov home. The process was filled with mis-communication from start to finish. The sales staff were the center of all of the issues. The multiple miscommunications cost us $30,000 in mistakes. On the actual day of our settlement, the house was filled with mud from top to bottom, and the rooms were covered in dust and dirt. We hired a cleaning company to clean the house before we moved in. We have been trying to get someone out to address several issues with the house and property. Haven’t heard from anyone yet with regards or action plan. Everyone that we have contacted keeps running us around in circles. My next step will be to contact the news media and let them try to get an answer and a resolution.

You get what you pay for!

Buyer beware! Everything went fine with the sales experience (excellent in fact), but once you get to the actual house - problems arise. Not unusual, but getting them fixed is impossible. Every homeowner here will tell you that there is NO attention to detail, and repairs are NEVER done. Very poor quality.

This home buying experience was less than enjoyable to say the least. The sales agent I would say was excellent. He tried to stay on top of things and weekly sent us pictures of the building progress. This however is where it stops! The workmanship in my estimation is very poor for the the price we paid; especially the upgrades. Many aspects of the building process were done too quickly, w/ low quality and lack of supervision. I question if the subcontractors knew what they were doing. Now that we have moved in,we have found many issues that need to be resolved. In many cases the warranty department blames the construction team ect. We probably should of paid additional money for a custom home.
