The members of the sales staff were very good, however there is no option to make structural changes to the models offered. The model homes are well appointed, but some of the finishes used are not available. The process for choosing finishes and purchasing our home went smoothly. Supply chain issues delayed completing everything in our home until one month after closing, but the construction manager was responsive to our needs. We were still able to take occupancy of the house the same month originally promised

I am loving my new home! Through the building process, I had a stellar experience with the construction manager and the design center. All of the individuals (2 @ construction and 1@ design) took the time to listen to my questions, find the answers, and make sure I was satisfied with the quality and service I received. While each of those individuals earned 5 stars, I gave just 4 stars overall because of some issues with sales. Though everything was resolved, it was a bit stressful and didn't have to be that way. In addition, leadership should reconsider the current policy of supplying a black refrigerator to everyone--even to those purchasing the gourmet kitchen option. We love living here and the community/property is beautiful.

For the most part, we were very satisfied with the home buying process and the responsiveness of the sales agent and construction staff. However, we were very disappointed in two issues that would make us reluctant to recommend KHOV to others-- 1) no one in sales or at settlement ever conveyed to us that the quarterly water and sewer charges were going to be equally shared by all residents of multiple building versus separately metered where we would pay for only our own water usage. That is a significant that should have been explained beforehand, especially since some of us have second homes and aren't living in the home all year; 2) In order to sell the last condo in our building before the end of the year (the exact same model as ours with the same options on the same floor and right next door to us), KHOV reduced the price by $50,000, in affect significantly cheapening the value of our own property and others. This action was very self-serving to KHOV, totally unnecessary and a great disservice to the dozens of buyers who had already purchased their new home. ... More

Four seasons is a great development. Homes are well designed and offer above average options. There are several improvements that are needed to improve the buying and acceptance process.

My home purchasing experience with K. Hovnanian has been a remarkable journey. My wife and I searched so many residential communities in Virginia and other states, before settling in Four Seasons at Kent Island in Chester Maryland. Our newly built spec home already included many of the features we desired. Marvelous flooring, up-to-date appliances, high ceilings, and a beautiful loft style kitchen. Throughout the entire home purchasing process and there after, we have received exemplary professional and courteous service from all the different components that makeup the Four Seasons at Kent Island. We are truly happy with K. Hovnanian residential building style, our spacious Kelly home, and the amenities that are available and associated with this wonderful community. Comfortable and satisfying experience of house buying with sale woman and construction manager (Rebecca and Kenny)

There were many difficulties with the process of getting to settlement. Many unfortunate mistakes and delays.

Our experience from start to finish went very smoothly. No major issues at all and just a few normal questions along the way. Settlement date was as they told us and we are very happy with our home.

We enjoy our new home and are waiting for some final issues to be resolved. We couldn’t ask for a better construction manager they the building process. The various trades workers were efficient & professional. This is the 11th house that we have built and love it’s design and features!

With high demand for their product and supply chain issues, I think the team here, from sales through construction managed very well. There were a few hiccups along the way with supply chain issues, but the C.M. handled them as expeditiously as possible. Communication could be improved, but the final product was as we thought it would be. Finishes, especially the kitchen and baths were above par. You have to remember you are working with a tract developer and getting familiar with the various upgrades and what you can and cannot have done is important to a less stressful process. Our new home is beautiful but don't look too closely at the way it was built. The design had to have been done by a very tall man, with ceiling-high cabinetry and an oven that is almost impossible to reach. The paint is watered-down builder's quality. Thank goodness for the "fix it" department, because they do their best to make everything right. The buying process, if you overlook the lending process, went very smoothly.

We feel very comfortable with the realtor experience with Pam she was great!!! So far the builder has responded to all issues except one. There is a water leak on the first floor in building 19 that comes close to the unit on the first floor. The builder stated it was a simple fix. Second hard rain it happened again with no response from the builder. This can be a serious problem if water continues the building. Trash pickup has been a issue no shows on pickup days.

The home buying experience was easy, George kept informed via weekly updates. Dillion and Kurt (construction managers)were prompt in resolving minor issues. KHov has fallen flat post sale in terms of maintaining the common areas of the property and community communications. I have reached out to First Residential, the management company to no avail either. Foe example - the pier is covered with bird poop, discarded fishing line, hooks and fish guts. Minor purchases would make a huge difference to its safety, cleanliness and appearance….fishing line disposal tube and a hose. The gazebo seats at the far end of the property are covered with green mold….the response from First Residential is there no budget or maintenance crew. There are residents that are willing to maintain the dock. These small issues will start to accumulate and will impact the value and marketing of our community. ... More

The condos generally have views that surpass the homes. Living in a construction zone takes some adjustment, but watching the site preparation and the building construction is fascinating.

Great and patient sales rep. Goos programs for home maintenance, etc. Moree transparency is needed regarding condo issues.

The quality of the kitchen cabinets is poor. Paid for upgraded kitchen cabinets. They are not real wood. Should have had the option to upgrade the padding for the carpet. The drywall and painting could have been done better.

MMy salesperson Dylan was professional and helpful with everything from initial contract to closing. However after moving in I discovered. how bad the workmanship was. The painters oversprayed every window, the caulking seemed like it had been done by a first grader. Paint and caulking on virtually every floor. The cleaning crew was awful. Dylan the assistant construction supervisor is a gem. Spent hours trying to get everything cleaned up but there is still a lot to do. Now will have to depend on service to fix stuff

The weatherstripping on the front door began peeling off after we lived in the house for one month. Obviously this was caused by either poor workmanship or a defective product. We did not appreciate Michael’s refusal to issue a work order because he claimed we damaged it and repair was our responsibility. When workers are in the area, what kind of service is this?

My home is lovely and well-made. If I stayed within the 4 walls, I might feel more positive overall. However, there is a huge building campaign going on and the beauty of the property is being sliced up into an army of small homes. This was not apparent to me in the artist rendering of the property when I was looking at the property. Construction trash is blown around and there are discarded bottles and trash on the grounds. I loved the birds and natural beauty of the water and grasses, but there is no way to get out to the water unless one walks all the way to the clubhouse. Fair materials and construction decisions.

Sales rep and project manager were great - communicated every step of the construction and kept us informed.

Our new home at Four Seasons Kent Island is nice however, it took extra effort and many issues needed to be addressed. Overall quality of the house was average but below our expectations. The process described for building the house prior to buying, was a bit different then actually experienced. We were not allowed to do a pre-drywall inspection due to errors by the builders and will always wonder what might have been missed. Obviously issues with the building process. Materials used for the house were low quality. The “blue tape” operation required a whole roll of tape to point out flaws and issues with construction. Which were mostly all corrected prior to closing. Water pressure to the house is not great. Hope it doesn’t get worse as more houses are built. Selection of interior items and finishes was ok but would have liked more options and flexibility to choose between finishes. No paint options and the quality of the flat paint used iwas poor. The good was the weekly emails with photos of construction progress. Although closing was delayed 1 month because of material delays, we were satisfied with how we were kept informed of the delays. We were very very disappointed in the choices and prices of upgrades offered. Upgrades were far over-priced. For example, the KHOV cost to upgrade from a GE Profile to Monogram refrigerator was $1,630, when the Monogram refrigerator actually cost $330 less if purchased from GE or at Best Buy. Upgrade costs for all appliances were at least double what the actual upgrades would cost in a store. Other upgrade costs, such as floors, were also excessive. We found we would be better off doing some of the upgrades ourselves. ... More
