There were many difficulties with the process of getting to settlement. Many unfortunate mistakes and delays.

Our experience from start to finish went very smoothly. No major issues at all and just a few normal questions along the way. Settlement date was as they told us and we are very happy with our home.

We enjoy our new home and are waiting for some final issues to be resolved. We couldn’t ask for a better construction manager they the building process. The various trades workers were efficient & professional. This is the 11th house that we have built and love it’s design and features!

With high demand for their product and supply chain issues, I think the team here, from sales through construction managed very well. There were a few hiccups along the way with supply chain issues, but the C.M. handled them as expeditiously as possible. Communication could be improved, but the final product was as we thought it would be. Finishes, especially the kitchen and baths were above par. You have to remember you are working with a tract developer and getting familiar with the various upgrades and what you can and cannot have done is important to a less stressful process. We feel very comfortable with the realtor experience with Pam she was great!!! So far the builder has responded to all issues except one. There is a water leak on the first floor in building 19 that comes close to the unit on the first floor. The builder stated it was a simple fix. Second hard rain it happened again with no response from the builder. This can be a serious problem if water continues the building. Trash pickup has been a issue no shows on pickup days.

The home buying experience was easy, George kept informed via weekly updates. Dillion and Kurt (construction managers)were prompt in resolving minor issues. KHov has fallen flat post sale in terms of maintaining the common areas of the property and community communications. I have reached out to First Residential, the management company to no avail either. Foe example - the pier is covered with bird poop, discarded fishing line, hooks and fish guts. Minor purchases would make a huge difference to its safety, cleanliness and appearance….fishing line disposal tube and a hose. The gazebo seats at the far end of the property are covered with green mold….the response from First Residential is there no budget or maintenance crew. There are residents that are willing to maintain the dock. These small issues will start to accumulate and will impact the value and marketing of our community. ... More

The condos generally have views that surpass the homes. Living in a construction zone takes some adjustment, but watching the site preparation and the building construction is fascinating.

Great and patient sales rep. Goos programs for home maintenance, etc. Moree transparency is needed regarding condo issues.

The quality of the kitchen cabinets is poor. Paid for upgraded kitchen cabinets. They are not real wood. Should have had the option to upgrade the padding for the carpet. The drywall and painting could have been done better.

MMy salesperson Dylan was professional and helpful with everything from initial contract to closing. However after moving in I discovered. how bad the workmanship was. The painters oversprayed every window, the caulking seemed like it had been done by a first grader. Paint and caulking on virtually every floor. The cleaning crew was awful. Dylan the assistant construction supervisor is a gem. Spent hours trying to get everything cleaned up but there is still a lot to do. Now will have to depend on service to fix stuff

My home is lovely and well-made. If I stayed within the 4 walls, I might feel more positive overall. However, there is a huge building campaign going on and the beauty of the property is being sliced up into an army of small homes. This was not apparent to me in the artist rendering of the property when I was looking at the property. Construction trash is blown around and there are discarded bottles and trash on the grounds. I loved the birds and natural beauty of the water and grasses, but there is no way to get out to the water unless one walks all the way to the clubhouse. The wildlife that used to live here are pushed back. The buildings are overlit and overheated and homeowners pick up that expense in HOA dues. I am planning my departure, ... More

Fair materials and construction decisions.

Sales rep and project manager were great - communicated every step of the construction and kept us informed.

Our new home at Four Seasons Kent Island is nice however, it took extra effort and many issues needed to be addressed. Overall quality of the house was average but below our expectations. The process described for building the house prior to buying, was a bit different then actually experienced. We were not allowed to do a pre-drywall inspection due to errors by the builders and will always wonder what might have been missed. Obviously issues with the building process. Materials used for the house were low quality. The “blue tape” operation required a whole roll of tape to point out flaws and issues with construction. Which were mostly all corrected prior to closing. Water pressure to the house is not great. Hope it doesn’t get worse as more houses are built. Selection of interior items and finishes was ok but would have liked more options and flexibility to choose between finishes. No paint options and the quality of the flat paint used iwas poor. The good was the weekly emails with photos of construction progress. Although closing was delayed 1 month because of material delays, we were satisfied with how we were kept informed of the delays. We were very very disappointed in the choices and prices of upgrades offered. Upgrades were far over-priced. For example, the KHOV cost to upgrade from a GE Profile to Monogram refrigerator was $1,630, when the Monogram refrigerator actually cost $330 less if purchased from GE or at Best Buy. Upgrade costs for all appliances were at least double what the actual upgrades would cost in a store. Other upgrade costs, such as floors, were also excessive. Builder should pay some attention to details. Some finish work was on the sloppy side. Electrical outlets and switches could be better placed. Somewhat disappointed!

Initial sales experience lacked communication - many errors in info provided, lack of follow through. After sales rep replaced, 2nd sales person( Jerry) made up for the first one and was excellent on communication, updates and assistance. Home model is very nice but quality of work (sloppy careless paint jobs; driveway/entrance paving a mess -had to be redone; issues with GE refrigerator -delivery, install and repair; GE response time for repair; stains on carpet; damage to carpet; damage to quartz countertop). Issues that had to be addressed could have been avoided with better quality of workmanship and careful workers. This was our first new build and was at times a great experience and other times very frustrating. Thanks to Mike and Jerry for following through, being responsive , keeping us updated and taking care of issues under their control in a timely manner - they made the process much better and are great to work with. Stephanie has also been responsive and great to work with in resolving issues. Our 4 star rating for Responsiveness totally due to this group of KHov staff. Sales person should be more knowledgeable of product and details of options. Follow up was slow getting answers after we signed agreement. Overall very pleasant and open to help with our needs just seemed that she needed more knowledge about how options effect base build. Superintendent changes and transitions have made for a frustrating first month to get items addressed. I'm in the construction industry and recognize the challenge with the craft worker. You have a great community coming together but I believe the quality of product and communication is hurting your ability to fill community faster ... More

Two and a half months after we signed our contract we were contacted with the news that the design we had chosen could not be built on the lot we selected. After trying negotiations with them we agreed to change our model so that we could keep our lot. (By the time we were notified almost all the lots in our section had been claimed, including the most desirable.) Also, we were not given a projected closing date until 2 - 3 weeks prior, which made planning the move hard for us. Frustrating experience to get to closing. Settled even though long punch list. 30 days post closing still trying to resolve punch list. Tiresome process and puts a damper on the experience with builder.

They are OK. The best thing about this development is that it is on the water. Also, the Chester House is beautiful and has pools, game room, indoor and outdoor sitting with views of the Bay.

Sales staff unresponsive after we contracted. Construction crew stretched way too thin with so many simultaneous builds. Still waiting for many punch list items to be addressed.

Observations needed prior to settling: Don't let your guard down! Have an independent inspector or someone who knows construction go through the house with you to identify those things that need to be fixed prior to settlement. Once you have settled and moved in, it is very hard to get the repairs taken care of. Watch out for scratched sink basins and mirrors , rough cut lumber painted over, uneven window sills, imperfections on drywall painted over, broken tiles in floor of bathroom, unpainted surfaces on interior and exterior trim, concrete foundation cracks and breaks, exterior walls are 2"x 4"s not 2"x 6"s, garage floor rough finished, screens in exterior vents falling out, low water pressure in master bathroom, spray paint over spray on almost everything, Fireplace that does not work, ceiling wiring needs to be extended to safely hang electrical fixtures. Furnaces that are put in crooked and not aligned properly in drainage pan, Smashed drainage pans under CAC unit, Keep in mind these homes are built on concrete slabs not crawl spaces. Our sales person Dylan was great to work with and helped solve some issues during construction. We had an unlevel fire place from concrete floor not being level, sheetrock separating, faulty fire alarm, and metal siding buckled. So far KHOV has been responsive to our issues. KHOV needs to do a better job of overseeing the construction and use better quality of materials. It's a great neighborhood but quality of house doesn't match the price paid.
