There were things in the process that were very good and other things that could be improved upon. 1. Mike is a good sales rep for KHov. He was always accessible. Got back quickly with answers to my questions. He was very helpful when I asked for his opinion on my areas of concerns. Plus he has a great personality to deal with all people he meets. 2. My design person was great. She helped me a great deal in choosing things that matched my wishes and budget. She even scheduled me for a pre-consultation meeting to answer some questions that I had already. I thought if I got my answers ahead of time the design meeting for options would go much more smoothly and they did. 3. Brent my builder was the best. Customer service, quality, responsiveness, great with people were better than I was expecting. Don't lose Brent. 4. Closing went well. Improvement in the Process should include the following: 1. A preliminary consultation at the design center should be promoted. Honestly, if I didn't have the preliminary meeting with Meghan I might have walked away. I needed to see the products and visualize the choices and 1 meeting would not make it for me. Since I'm across country I wouldn't want to make a lot of trips. 2. The overall experience working with KHov was positive. However, for a home costing over $500,000 there are so many finishing touches that are below standard.

We love living here and the community/property is beautiful.

Everyone that I encountered during the build was very helpful. The quality of the homes is beautiful.

Great neighborhood, friendly neighbors. Great facilities, too. Got one of the last new homes in the neighborhood at a great price. House did not come with gutters, strange for a community in Florida where it rains regularly. Only downside was the lawns were not being kept up well by the builder/HOA. Not sure if lawn was diseased or not getting enough water. Overall experience was good. Despite minor flaws listed, it was at a price that was too good to pass up!

For the most part, we were very satisfied with the home buying process and the responsiveness of the sales agent and construction staff. However, we were very disappointed in two issues that would make us reluctant to recommend KHOV to others-- 1) no one in sales or at settlement ever conveyed to us that the quarterly water and sewer charges were going to be equally shared by all residents of multiple building versus separately metered where we would pay for only our own water usage. That is a significant that should have been explained beforehand, especially since some of us have second homes and aren't living in the home all year; 2) In order to sell the last condo in our building before the end of the year (the exact same model as ours with the same options on the same floor and right next door to us), KHOV reduced the price by $50,000, in affect significantly cheapening the value of our own property and others. This action was very self-serving to KHOV, totally unnecessary and a great disservice to the dozens of buyers who had already purchased their new home. ... More

Four seasons is a great development. Homes are well designed and offer above average options. There are several improvements that are needed to improve the buying and acceptance process.

OK with punch list items

First the good; our Superintendent Tim Burns has been terrific through the process of the two homes we bought this year at Four Seasons. He has been responsive, informative and extremely helpful with any issues we have had. Please extend our appreciation to Mr. Burns. Now the not so good; while most of the workmanship is fine there have been a few things that were not acceptable even for a non-custom home. Trim work was fair at best, paint was simply not very good. (awe had our home completely repainted inside), stair railing has glue marks that did not take the stain and it is very noticeable. My home purchasing experience with K. Hovnanian has been a remarkable journey. My wife and I searched so many residential communities in Virginia and other states, before settling in Four Seasons at Kent Island in Chester Maryland. Our newly built spec home already included many of the features we desired. Marvelous flooring, up-to-date appliances, high ceilings, and a beautiful loft style kitchen. Throughout the entire home purchasing process and there after, we have received exemplary professional and courteous service from all the different components that makeup the Four Seasons at Kent Island. We are truly happy with K. Hovnanian residential building style, our spacious Kelly home, and the amenities that are available and associated with this wonderful community. Good experience so far. New and not full time yet.

The closing process is very clunky and unorganized. The Design center needs to be more detailed, especially with electrical. Otherwise, it was an overall good experience. Mike was the best on construction site.

We love our new home! However, we have a few complaints. They are as follows: - The appliances are of cheap quality considering we paid ¾’s of a million dollars for this home. The dishwasher especially is all plastic & noisy with a decibel level of 55. The noisiest & least expensive on the market. - The dryer door is not adjustable & each time you open it you pull the dryer across the room. - We have had 3 leaks since we moved in on April 12. Two were minor; we were able to catch it before any demand occurred. The third has been a problem. They needed to drill holes in the laundry & ½ bathroom to find out what the problem was. Remove sheet rock, repair the pipe. They have since replaced the sheetrock but have not sanded or painted as of yet. Also, the laundry floor & part of the ½ bathroom need to be replaced. That hasn’t happened yet. It has been at least 3 weeks. Can you assist with any of the above? The service folks (Rick from Homeowners Services, plumbers, lead contractor) have been quick to respond & have been great. Except for this last problem we are experiencing. ... More

Comfortable and satisfying experience of house buying with sale woman and construction manager (Rebecca and Kenny)

Quality of materials and workmanship very good, no issues about, all itens discussed during negotiations step, fine, except refrigerator, vendor said will not be included, but will try, and after that, even with my e-mail about, no reply about this subject. Still no issues , mainly because we still dont move in. Sure we recomend this builder.

Despite the 6 month delay due to Covid (which of course was very challenging) there were definitely some highlights. There were a number of people trying to do their best. Most of the delay was out of their control. At the end of the day the house is beautiful and we’re very happy. Most of the walk thru items have been done.

There were many difficulties with the process of getting to settlement. Many unfortunate mistakes and delays.

For the most part, living at Belle Terre KHov has been wonderful. I love living here and enjoying the beautiful club house and the nice neighbors. Being here a month I would say I still have some things to get done, but they are in the works of getting resolved and I have nothing major. I would have to comment on my design center experience. I felt extremely rushed on big decisions, and of course Covid limited a lot of the choices. I don't think 3 hours is sufficient to make all the choices that need to be made. I had a very stressful experience while spending a lot of money. I also think the house needs more sound proofing insulation. I have a loft and basement, and you can hear a lot from each floor. Other than that, the house is wonderful. I like the lay out and the closet space. I wanted to add that I think getting the option of putting a well in during the construction would be a nice plus instead of incurring the high water bills until you get one lined up after all the move and settling in. Up north we don't have this issue and are not aware of the high water bills incurred for watering the lawn. It would be nice to give another review after one year of living here. Our experience from start to finish went very smoothly. No major issues at all and just a few normal questions along the way. Settlement date was as they told us and we are very happy with our home.

Despite supply chain issues, the team got us an excellent home. The warranty department could use some help; slow to respond.

These homes are put together quickly. Pre-fab. Workman ship is okay but not great quality. Still missing the main garage door. Delayed due to shipping.

We enjoy our new home and are waiting for some final issues to be resolved. We couldn’t ask for a better construction manager they the building process. The various trades workers were efficient & professional. This is the 11th house that we have built and love it’s design and features!

Rebeeka was great. Up front and helped on many fronts

I love my home but this is the first time I had a home built and it is very different from buying a used home. Forget Covid as an excuse to take so long. There was a month in the middle of the build that nothing was done on the excuse a letter was needed from the architect. My sales rep assured me the house would be done the middle of June. A contractor said not until August. I was going to be homeless the end of July so miraculously I settled the last business day of July. I had signed the contract the middle of November and provided all the financial records for approval shortly after only to be told in June I needed to provide them all again.
