We love our new home! However, we have a few complaints. They are as follows: - The appliances are of cheap quality considering we paid ¾’s of a million dollars for this home. The dishwasher especially is all plastic & noisy with a decibel level of 55. The noisiest & least expensive on the market. - The dryer door is not adjustable & each time you open it you pull the dryer across the room. - We have had 3 leaks since we moved in on April 12. Two were minor; we were able to catch it before any demand occurred. The third has been a problem. They needed to drill holes in the laundry & ½ bathroom to find out what the problem was. Remove sheet rock, repair the pipe. They have since replaced the sheetrock but have not sanded or painted as of yet. Also, the laundry floor & part of the ½ bathroom need to be replaced. That hasn’t happened yet. It has been at least 3 weeks. Can you assist with any of the above? The service folks (Rick from Homeowners Services, plumbers, lead contractor) have been quick to respond & have been great. Except for this last problem we are experiencing. ... More

Comfortable and satisfying experience of house buying with sale woman and construction manager (Rebecca and Kenny)

Quality of materials and workmanship very good, no issues about, all itens discussed during negotiations step, fine, except refrigerator, vendor said will not be included, but will try, and after that, even with my e-mail about, no reply about this subject. Still no issues , mainly because we still dont move in. Sure we recomend this builder.

Despite the 6 month delay due to Covid (which of course was very challenging) there were definitely some highlights. There were a number of people trying to do their best. Most of the delay was out of their control. At the end of the day the house is beautiful and we’re very happy. Most of the walk thru items have been done.

There were many difficulties with the process of getting to settlement. Many unfortunate mistakes and delays.

For the most part, living at Belle Terre KHov has been wonderful. I love living here and enjoying the beautiful club house and the nice neighbors. Being here a month I would say I still have some things to get done, but they are in the works of getting resolved and I have nothing major. I would have to comment on my design center experience. I felt extremely rushed on big decisions, and of course Covid limited a lot of the choices. I don't think 3 hours is sufficient to make all the choices that need to be made. I had a very stressful experience while spending a lot of money. I also think the house needs more sound proofing insulation. I have a loft and basement, and you can hear a lot from each floor. Other than that, the house is wonderful. I like the lay out and the closet space. I wanted to add that I think getting the option of putting a well in during the construction would be a nice plus instead of incurring the high water bills until you get one lined up after all the move and settling in. Up north we don't have this issue and are not aware of the high water bills incurred for watering the lawn. It would be nice to give another review after one year of living here. Our experience from start to finish went very smoothly. No major issues at all and just a few normal questions along the way. Settlement date was as they told us and we are very happy with our home.

Despite supply chain issues, the team got us an excellent home. The warranty department could use some help; slow to respond.

These homes are put together quickly. Pre-fab. Workman ship is okay but not great quality. Still missing the main garage door. Delayed due to shipping.

We enjoy our new home and are waiting for some final issues to be resolved. We couldn’t ask for a better construction manager they the building process. The various trades workers were efficient & professional. This is the 11th house that we have built and love it’s design and features!

Rebeeka was great. Up front and helped on many fronts

I love my home but this is the first time I had a home built and it is very different from buying a used home. Forget Covid as an excuse to take so long. There was a month in the middle of the build that nothing was done on the excuse a letter was needed from the architect. My sales rep assured me the house would be done the middle of June. A contractor said not until August. I was going to be homeless the end of July so miraculously I settled the last business day of July. I had signed the contract the middle of November and provided all the financial records for approval shortly after only to be told in June I needed to provide them all again. Hovnanian builds a good home and I would recommend them. All of the problems we have experienced can be traced back to speed and pressure to get homes completed. Your expectations should be set as such. Once the house is completed and they have your money, the speed to fix remaining issues seems to diminish considerably.

With high demand for their product and supply chain issues, I think the team here, from sales through construction managed very well. There were a few hiccups along the way with supply chain issues, but the C.M. handled them as expeditiously as possible. Communication could be improved, but the final product was as we thought it would be. Finishes, especially the kitchen and baths were above par. You have to remember you are working with a tract developer and getting familiar with the various upgrades and what you can and cannot have done is important to a less stressful process. Great experience in coordination of mortgage insurance and closing. Value is good. Slow to resolve maintainence items indentified just after closing.

Nick, our construction manager, and Stacey, our sales consultant, have been best parts of this build/move. They both were exceptionally receptive to emails and phone calls and made it possible for us to manage this build from 1100 miles away. It would have been a completely different experience if it wasn't for them, We were disappointed, however, in the materials and workmanship, specifically the painting, done in the house. There were many areas that had poorly painted walls, 'bubbled' texture, and overall sloppiness. Nick corrected all of the issues we had, but he had to even correct their corrections. Our Salesperson Shannon was amazing! Extremely helpful throughout the entire process, addressing my many questions and concerns in a timely manner.

The closing date was rushed. Because on the of the final walk through prior to closing, the house had not been clean. Some of the Deficiencies that were indentified during the gold key walk through had not been addressed by final walk through. I returned after closing, the house was not cleaned and the garage had not been touched.

Overall, I believe the home buying experience was good. I believe, thus far, that K. Hovnanian is a trustworthy company to do business with. The sales personnel were very good and very responsive to questions and the disbursement of information. We predominantly worked with one particular individual and she was very good and very helpful as we had a lot of questions both before we decided to build and after we had put down a deposit to build. The design center person was also very helpful and informative and was easy to work with. There were some issues that we were a bit disappointed with...we believe that the workmanship that was demonstrated in the models that we viewed, both on site and at another site, was much better than our finished house. There are a lot of finishing issues that we believe could have been much better. As far as the responsiveness to issues, the jury is still out on that one. There have been a few things that have needed to be addressed and they service line has not been all that responsive. In addition, we were supposed to receive a login to be able to report issues to the service center within 30 days of us settling on our home...we have not seen that yet and it has been past the 30 days. ... At the meeting to review your new home a folder giving information about how to care for your new home and warranties would have been appreciated.

We are extremely pleased with the finishing of our new home. Patience is certainly needed when dealing with a brand new community. Living with the noise, mess and inconvenience of heavy machinery operating continuously takes all our patience. It would be nice to receive some kind of weekly update notification. Communication is vital and keeps our impatience in check. We were unprepared not being able to access any of our yard while the grading continues but like seeing the progress.

Positive experience

Multiple items needed repair after move in. Master bedroom vent fan was not even hooked up to an electrical source. This was missed during the first walkthrough inspection. Repair contractors are not available to come in to conduct repair during weekend. My husband and I had to take a couple of days off work to meet their schedule. I was told by the repair facilitator that the contractors would call in first prior to showing up to my house but none of the 3 contractors ever called. Up to this time, there is still 1 open item that has not been addressed. However, customer service of warranty repairs is great. ... More

The buying experience was very good, with very helpful and friendly people. Now that we have been living here a few months, several issues have arisen which are quite disappointing. First, there is no HVAC vent in the bedroom portion of the primary bedroom, and also very little air coming from the vent in the sitting room. (The model we looked at had both of these vents, and in working order). Apparently, the bedroom vent only exists in the 4th floor units, which was never mentioned to us at all. Second, our entire building was never hardwired with Ethernet cable after being told during the buying process that it would be. Lastly, one of the things that intrigued us about the community is that there was a beach here. At least that is what a couple of the banners indicated when driving down Four Seasons Boulevard (which remain in place today). Come to find out there is no beach. All in all, we do truly enjoy living here, however there are a few items about which we felt misled and/or were conveniently forgotten. ... More

Our new home is beautiful but don't look too closely at the way it was built. The design had to have been done by a very tall man, with ceiling-high cabinetry and an oven that is almost impossible to reach. The paint is watered-down builder's quality. Thank goodness for the "fix it" department, because they do their best to make everything right. The buying process, if you overlook the lending process, went very smoothly.
