Overall, I believe the home buying experience was good. I believe, thus far, that K. Hovnanian is a trustworthy company to do business with. The sales personnel were very good and very responsive to questions and the disbursement of information. We predominantly worked with one particular individual and she was very good and very helpful as we had a lot of questions both before we decided to build and after we had put down a deposit to build. The design center person was also very helpful and informative and was easy to work with. There were some issues that we were a bit disappointed with...we believe that the workmanship that was demonstrated in the models that we viewed, both on site and at another site, was much better than our finished house. There are a lot of finishing issues that we believe could have been much better. As far as the responsiveness to issues, the jury is still out on that one. There have been a few things that have needed to be addressed and they service line has not been all that responsive. In addition, we were supposed to receive a login to be able to report issues to the service center within 30 days of us settling on our home...we have not seen that yet and it has been past the 30 days. ... At the meeting to review your new home a folder giving information about how to care for your new home and warranties would have been appreciated.

We are extremely pleased with the finishing of our new home. Patience is certainly needed when dealing with a brand new community. Living with the noise, mess and inconvenience of heavy machinery operating continuously takes all our patience. It would be nice to receive some kind of weekly update notification. Communication is vital and keeps our impatience in check. We were unprepared not being able to access any of our yard while the grading continues but like seeing the progress.

Positive experience

Multiple items needed repair after move in. Master bedroom vent fan was not even hooked up to an electrical source. This was missed during the first walkthrough inspection. Repair contractors are not available to come in to conduct repair during weekend. My husband and I had to take a couple of days off work to meet their schedule. I was told by the repair facilitator that the contractors would call in first prior to showing up to my house but none of the 3 contractors ever called. Our new home is beautiful but don't look too closely at the way it was built. The design had to have been done by a very tall man, with ceiling-high cabinetry and an oven that is almost impossible to reach. The paint is watered-down builder's quality. Thank goodness for the "fix it" department, because they do their best to make everything right. The buying process, if you overlook the lending process, went very smoothly.

I have been in the business for 45 years and some of the finishes are among the worst I have seen. The caulking and painting were and are horrrendous. Hovnanian needs to screen its subcontractors better. They have both on every possible surface in the home. I have no issues with the construction team as well as the sales team. They both were very responsive to our needs and requests. Overall I like how the home was built and the majority of the materials used but not how they were treated by the painting contractor on site. We were expecting a much more professional job, considering the cost paid for the home. I will do the repairs and fixes myself when it comes time for the yearly punch list. ... More

The #Warranty team is top-notch anytime I have a problem I fill out a request and they are back at me within 24 to 48 hours and the problem is fixed within 2 to 3 days the building manager Mike is also top-notch five stars for always helping me out and stopping by even when the project is done and asking if I need anything

We love the home overall. Not crazy about the interior paint. It's hard to clean. We wish some of the cosmetic issues with paint, stucco etc could be addressed prior to the 10 month mark. Diana was great as we purchased the home. Mike and Brett have been terrific in addressing issues and tying up loose ends especially 30-45 days after we moved in. I would rate their responsiveness and dependability as a 5 and Anthony's as a 1. That's how I get to an overall rating of "3" above. The house is well constructed and the neighborhood is beautiful.

I bought a house that was already purchased by another buyer and they backed out and we took over the house 3 months before we moved in. All of the extras were already picked and we could not make any changes. I wish we had bought the house first hand and picked out all of the extras we wanted. We like the house and love the community.

We feel very comfortable with the realtor experience with Pam she was great!!! So far the builder has responded to all issues except one. There is a water leak on the first floor in building 19 that comes close to the unit on the first floor. The builder stated it was a simple fix. Second hard rain it happened again with no response from the builder. This can be a serious problem if water continues the building. Trash pickup has been a issue no shows on pickup days.

A bit sloppy on the cosmetic areas. Cheap landscaping.

Overall, we had a great experience. We feel that the Sale rep gave exactly what we wanted although we had some minor logistics glitch like changing the date of closing.

The home buying experience was easy, George kept informed via weekly updates. Dillion and Kurt (construction managers)were prompt in resolving minor issues. KHov has fallen flat post sale in terms of maintaining the common areas of the property and community communications. I have reached out to First Residential, the management company to no avail either. Foe example - the pier is covered with bird poop, discarded fishing line, hooks and fish guts. Minor purchases would make a huge difference to its safety, cleanliness and appearance….fishing line disposal tube and a hose. The gazebo seats at the far end of the property are covered with green mold….the response from First Residential is there no budget or maintenance crew. There are residents that are willing to maintain the dock. These small issues will start to accumulate and will impact the value and marketing of our community. ... More

The condos generally have views that surpass the homes. Living in a construction zone takes some adjustment, but watching the site preparation and the building construction is fascinating.

Prior to moving in things went well. Once we moved in there were several issues that needed to be addressed and it took a while to get them done. We are still trying to get some things fixed almost three months after moving in. We call Frank regularly and he tells us he will get back to us by end of day, but he never does. When we contact him he does not have answers to our questions and does not seem to be trying to get them.

Project manger James was excellent. Very responsive and helpful at every phase. Trades such as painter and cleaning crew are less than desirable. Painter never cleaned walls or fixed dry wall prior to painting. This caused a lot of touch up and repaints to happen. Which lead to lots of paint splatter on every floor which was left for home owners to clean up. Doors and trim were never cleaned. Trim work is very sloppy - mismatched corners nail holes not filled.

There is a lot to like about this house and unfortunately those things are overshadowed by some negative aspects of the buying and building process. Our closing was delayed 3 months and rather than delay any longer, we closed and moved in with multiple items unfinished and areas needing to be fixed. (Here's a sampling of problems: missing towel bars, crooked walls, damaged flooring, damaged kitchen cabinet door, backward closet door, damaged window screen, unrepaired holes in pantry & pantry shelf missing brackets.) Ours is not an isolated situation; others in the development report similar experiences. It's my understanding that these types of issues and delays are typical because builders (not just K. Hov) are unable to get reliable trades people and they run into problems with utility companies. However, the continuing delays and slow pace of repairs 6 weeks after moving in seems ridiculous and I have to wonder why they continue to start on new houses when previously built houses still need work. ... Overall we have been happy with our purchase. The Sales person Adam was great. the mortgage folks were good, but the process is tedious due to all of the government requirements and regulations. Our home was built and delivered on time. We had a punch list of items to have corrected post closing and are still working thru some of those issues. Neighborhood, neighbors and amenities are great!

We had a good amount of resistance with the construction manager. But once we involved Jenn, things improved. As an example we still have issues of water retention at our front driveway-not yet sorted out

We loved receive consistent updates from Tom and always knowing what was going on with the house. I feel the quality wasn't the greatest in the drywall and also the placement of the electric outlets was not well design. Thanks
