I bought a house that was already purchased by another buyer and they backed out and we took over the house 3 months before we moved in. All of the extras were already picked and we could not make any changes. I wish we had bought the house first hand and picked out all of the extras we wanted. We like the house and love the community.

We feel very comfortable with the realtor experience with Pam she was great!!! So far the builder has responded to all issues except one. There is a water leak on the first floor in building 19 that comes close to the unit on the first floor. The builder stated it was a simple fix. Second hard rain it happened again with no response from the builder. This can be a serious problem if water continues the building. Trash pickup has been a issue no shows on pickup days.

HOMES PRESENT HIGH MONTHLY PAYMENTS FOR HOMEOWNERS AND SEEMS LIKE FUTURE HOA INCREASES IN THE FUTURE WILL ADD TO HOMEOWNERS CONCERNS. ALSO FRONT LANDSCAPE DOES NOT HAVE MUCH APPEAL AT ALL IN MY OPINION.

The buying process was generally good, the the designs and workmanship in the house was good, and we are very happy with our new home. A few issues don't get good follow up the builders are very busy and slow to respond. Overall it's a lovely community design that meets expectations.

Quality is definitely lacking in the build. I know it’s not a “custom” home, but that should not mean poor quality.

A bit sloppy on the cosmetic areas. Cheap landscaping.

Overall, we had a great experience. We feel that the Sale rep gave exactly what we wanted although we had some minor logistics glitch like changing the date of closing.

The salesperson were excellent as the service manager, However, the response to issues related to the house is not good. The landscaping company took almost sixty days to respond for a concern, regarding flooding of the front yard . The quality of the materials is not good. The electric circuit breaker keeps going off even thought the electrician came to replace it.

Space is laid out well.

house not cleaned properly before delivery, several things still not fixed, ( second Bath room Glass around the shower) garage door cracks/ snaps and creeks needs grease. the outside front plants are poor quality. several tape points still not painted, hole in wall under the light fixture in second bath not fixed and repainted . the greenery does an overall poor job. The layout of the second bathroom could be much better. Overall we like the house a lot.

Finish work was sloppy requiring several follow up visits by trades. . Concrete garage floor could not be cleaned Six time new home buyer including previous HOV. WORST FINISH WORK of all previous homes

Not a lot of inventory in south Florida so we bought here. The community is nice but the homes are ok. Construction isn’t great. The walls are very thin. Can literally hear EVERYTHING even when doors are shut. They told us our house would be ready within a year. It was almost 18 months before we closed. KHOV mortgage is terrible. Not flexible at all. Make you feel like you have to use them. We were made to use their title company. Even though we called and asked to use our own.

The 2 areas for comment are: 1) the quality of finish work was marginal. Sloppy painting and woodwork. 2) KHov has also been a less desirable partner for when they turnover operations to the HOA. Unkept promises to repair items like the HVAC, issues with the proper venting of the Cafe etc. Our project manager was responsive and did the best job he could but he had to rely on the sub contractors, which had to come back for multiple issues. They really need to focus on doing the job correctly the first time. It seems unskilled labor was used for finish work. Messy caulking on baseboards and floors which has been very difficult and at times impossible to clean up. ... More

The home buying experience was easy, George kept informed via weekly updates. Dillion and Kurt (construction managers)were prompt in resolving minor issues. KHov has fallen flat post sale in terms of maintaining the common areas of the property and community communications. I have reached out to First Residential, the management company to no avail either. Foe example - the pier is covered with bird poop, discarded fishing line, hooks and fish guts. Minor purchases would make a huge difference to its safety, cleanliness and appearance….fishing line disposal tube and a hose. The gazebo seats at the far end of the property are covered with green mold….the response from First Residential is there no budget or maintenance crew. There are residents that are willing to maintain the dock. These small issues will start to accumulate and will impact the value and marketing of our community. ... More

Firstly, one need to accept the fact they are purchasing a volume builder and not a custom home. For most of the residents in this development that has been the biggest challenge. Many items needing correction should have been found by the builder prior to our walk through. Missing shower doors, mirrors, and window screens and shelving installed in the wrong location should have been corrected prior to close. We love the community, amenity center, neighbors, sales agents, and location; however, more attention to detail could resolve many follow up call and corrective action after the fact would seem to benefits all concerned. ... Reported several issues having to do with the irrigation system and our yard. We were assured that it would be taken care of within two weeks. We are still waiting for this to be resolved. Our neighbor has the same issue as well.

The condos generally have views that surpass the homes. Living in a construction zone takes some adjustment, but watching the site preparation and the building construction is fascinating.

Overall it was fine! Seems like national builders all are about the same. There will always be issues regarding quality of construction. Luckily haven't had bad issues and for the most part they have been responsive. But beware if something breaks because they didn't install properly, you will be the scapegoat for why you don't get reimburse for the damaged item! Not sure quality materials are used always unlike a smaller builder we worked with - no comparison really. But I guess there are trade-offs with everything - it's a 55+ community that is active and lots of options to partake in! So... ... More

I informed about 4 issues but it was not fixed. 1)There are unpainted parts in lanai, nobody came and painted it 2)There are concrete on lanai windows, nobody came and cleaned it. 3)Master bathroom restroom sliding door has issue but nobody came and fixed it. 4)Oven does not have cover at the bottom but nobody came and replaced it.

There were Many items on the walk through punch list and continued list as we lived in the home. Carelessness of installers in not protecting surfaces while construction going on. A very messy worksite was viewed by us. The put in some of the correct cabinets and some not. That is just careless. Unfortunately the correct wood cabinet under the cooktop can not be installed due to size of appropriate wood cabinet would hit gas line. We live with the cabinet that is not upgraded due to cabinet company not customizing the size to fit in without hitting gas line. Individuals have been wonderful in addressing other issues. Everyone we speak to is helpful and kind. All workers except one company have been respectful and careful in our home. ... More

Prior to moving in things went well. Once we moved in there were several issues that needed to be addressed and it took a while to get them done. We are still trying to get some things fixed almost three months after moving in. We call Frank regularly and he tells us he will get back to us by end of day, but he never does. When we contact him he does not have answers to our questions and does not seem to be trying to get them.

The buying experience is all about them, not you. You have to be your own advocate. Design choices were beyond slim. Trades who worked on the 55+ community home not highly skilled and very little pride in workmanship. KHOV was responsive to fix issues but only the ones they agree need fixing. Hire inspectors, and stay on them. It does eventually get done. If you go into it knowing you will have to re-do things (paint and lighting especially) and you will get only the basics in electrical and fixtures you can’t or don’t upgrade) you won’t be disappointed. Our upgraded kitchen is beyond fantastic. Soft close cabinets and drawers, pull out drawers in every lower cabinet, farm sink, very nice! And can’t beat the plot of land. Beautiful view. Use your salesperson well beyond the sale to be your advocate. Ours was superb! ... More

Project manger James was excellent. Very responsive and helpful at every phase. Trades such as painter and cleaning crew are less than desirable. Painter never cleaned walls or fixed dry wall prior to painting. This caused a lot of touch up and repaints to happen. Which lead to lots of paint splatter on every floor which was left for home owners to clean up. Doors and trim were never cleaned. Trim work is very sloppy - mismatched corners nail holes not filled.

Overall had a good experience with the building process. Issues that needed to be address were taken care of quickly.
