Sales rep and project manager were great - communicated every step of the construction and kept us informed.

Still couple of things to address.

Barbara was great. Who was the Genius decided to put the air conditioning right outside the master bedroom window brain dead

Builder having issues with third-party trades not honoring commitments resulting in over promising and under delivering.

Our salesperson Barbara was great! Always responded to our questions and if she did not know, she found out. Keep up on project manager, does not respond within a reasonable time. Closed on January 31st and still living with mud in the yard while houses built after ours have been completely graded and landscaped.

We ordered a faucet that was to be turned on by motion and contain a turbo feature because the water pressure is not what it is like in the north. Well when we received the kitchen faucet that we paid close to over $700.00 for, we were told that was what we ordered. However it did NOT come with a turbo feature. We have been going back and fourth now for over 5 months with no resolve. This response has mad me very frustrated. We are now thinking of going to corporate unless this review helps our cause.

Our new home at Four Seasons Kent Island is nice however, it took extra effort and many issues needed to be addressed. Overall quality of the house was average but below our expectations. The process described for building the house prior to buying, was a bit different then actually experienced. We were not allowed to do a pre-drywall inspection due to errors by the builders and will always wonder what might have been missed. Obviously issues with the building process. Materials used for the house were low quality. The “blue tape” operation required a whole roll of tape to point out flaws and issues with construction. Which were mostly all corrected prior to closing. Water pressure to the house is not great. Hope it doesn’t get worse as more houses are built. Selection of interior items and finishes was ok but would have liked more options and flexibility to choose between finishes. No paint options and the quality of the flat paint used iwas poor. Once you move in the common response to an issue seems to be "you should have said something before you moved in". Not sure how you are supposed to know about poor landscaping resulting in standing water until you are in the home.

The term "production home" is thrown around and should be heeded as a warning. Every K HOV employee we encountered from sales through build and warranty were great people. Unfortunately they work for a company that leaves them to the task of having to make excuses for generally poor quality build workmanship. Look at the walls carefully. They try to tell you it's a "textured finish", but anyone who has ever done drywall will quickly recognize compound that was applied and never sanded. When the late-day sun hits it we want to cry. We paid a ridiculous amount to upgrade our kitchen cabinets and have them painted white. What we got are cabinet doors a different shade of white than drawer fronts. My wife and I are both retired CEOs and we're shocked by KHOV's response. They don't stand behind the product they sell, but rather put you in a direct dispute with their supplier trying to remove themselves from the situation. Any other company in business would ensure things were made whole with THEIR customer before dealing with quality issues directly between themselves and their supplier. They've drug the fight out for almost 4 months to the point that we're doing what they hoped we would, in our exhaustion paying thousands out of pocket to just get the cabinets repainted so we can ... Overall we like our house. Construction unfortunately over promised and under delivered!!!!

The staff in our community have been wonderful working under a lot of pressure and with many trades. For a new home we were disappointed in the quality of the workmanship we spent the first month and 1/2 having people in an out of our home fixing things that should have been done upfront. We still have one item outstanding to be addressed we paid for high-end cabinets and the installation was less than impressive. Michelle and Tim worked very hard to assist us in working on getting the trades into address our issues, but here we are with the one outstanding issue. Buyer Beware! Do not take their word they will correct something. Get it in writing. Do not trust the sales process.

I liked that Mike and Amy kept updating us with calls and pictures of the progress they were making during the construction of the home. But we felt that Khov wanted to close whether the home was ready or not. The tile backsplash in our kitchen was completed the day of the closing. There were too many loose ends that still needed to be completed when we closed. For instance, we closed and the evening of our closing a guy was washing down our tile floor and BTW he did a crappy job as we cleaned up after him the following day. Not sure why you are wasting money on that guy. The guy who installed our cupboards was really bad as he left with cupboard doors that were uneven and door handles that were obviously crooked. You should find a better craftsman for that job. I would not have him back to my home for anything. For a new home we just have had to deal with a lot of stressful stuff. Like we kept asking that the door weather stripping be corrected to get a tight seal. We even mentioned about the weather stripping before closing. We kept asking for touch up paint so we could do a lot of the touch up ourselves rather than wait. We still have a section in the back of our house that has never been painted, which we mentioned but no action yet. Our A/C just went out, needs a new compressor, hard to believe in a new unit. Don't get me wrong, we like every single person we have had to deal with. Mike, Amy, and Alyssa are all very nice and easy to talk to but we are frustrated on how all of this has gone done. Maybe the real issue has to do with the quality of the subs that are doing the work, I don't know, but I do know that many times Mike has gone above and beyond, even doing other people's work, I think, to help us out and solve some issues that we have had. I'm happy to have made the commitment to build. However, and importantly, since I live out of state, communications were oftentimes slow; sometimes no response at all until I pressed for response. Made decision-making and timing of visits to the property problematic. So, some frustration throughout the process, even up to the time of closing. Also, importantly, was that several options in the Everett model (my chosen model) were not available to me, but there was no signage in the model nor was information offered to 'announce' that select options were no longer available. Another source of frustration. In the end, I am happy I built in Four Seasons. Just wish the process had been less bumpy. ... More

The good was the weekly emails with photos of construction progress. Although closing was delayed 1 month because of material delays, we were satisfied with how we were kept informed of the delays. We were very very disappointed in the choices and prices of upgrades offered. Upgrades were far over-priced. For example, the KHOV cost to upgrade from a GE Profile to Monogram refrigerator was $1,630, when the Monogram refrigerator actually cost $330 less if purchased from GE or at Best Buy. Upgrade costs for all appliances were at least double what the actual upgrades would cost in a store. Other upgrade costs, such as floors, were also excessive. They have the main relationship with the appliances company. When there is an issue they should leverage their buying power in order to get results in a timely fashion. Two months later, we still do not have a working oven.

This is the 3rd house my husband and I have built and unfortunately it was not the best experience. K.Hov skips way too many corners and doesn't pay attention to the details.

Home is beautiful. major issues are windows, insulation overall, and hot water pressures in showers.

Builder should pay some attention to details. Some finish work was on the sloppy side. Electrical outlets and switches could be better placed. Somewhat disappointed!

Too many defects, flaws, and construction issues for a new build home. Quality of products is very good, especially, GE smart appliances. A builder can install high-quality materials but if they hire the lowest bidding subcontractors to do the work or hire inadequate construction management to oversee the build, problems occur. Love the Sandpiper Villa but it would be a more enjoyable experience if I could actually enjoy living in it instead of coordinating repairs. The interior paint looks like a 5-year-old did it. Warped doors. A/C installation issues. Customer Service is responsive. Sales seem to tell buyers whatever they want to hear to push the sale. Buyers need accurate information and accurate answers to questions in order to make an informed decision. Giving buyers inaccurate information, intentionally or unintentionally, is a breach of fiduciary responsibility. ... More

Felt builder way overpriced options at design center. $2,300 to have paver drive instead of cement drive - other builder I visited charged $900 additional. $3,000 to have tile in small closet versus standard carpet. After closing, we have been forgotten about - some blue tape items have still not been done & we closed 3 months ago. No handles on any of our cabinets, touch up paint on back wall never done, missing cabinet piece not installed, cracked cabinet still not replaced

5 days after move in all plumbing backed up. Emergency numbers provided didnt provide service. When plumber came out the next day he snakes the lines and all lines had construction concrete and debris in them. Obviously the builder did not snake the lines prior to selling the home.

Initial sales experience lacked communication - many errors in info provided, lack of follow through. After sales rep replaced, 2nd sales person( Jerry) made up for the first one and was excellent on communication, updates and assistance. Home model is very nice but quality of work (sloppy careless paint jobs; driveway/entrance paving a mess -had to be redone; issues with GE refrigerator -delivery, install and repair; GE response time for repair; stains on carpet; damage to carpet; damage to quartz countertop). Issues that had to be addressed could have been avoided with better quality of workmanship and careful workers. This was our first new build and was at times a great experience and other times very frustrating. Thanks to Mike and Jerry for following through, being responsive , keeping us updated and taking care of issues under their control in a timely manner - they made the process much better and are great to work with. Stephanie has also been responsive and great to work with in resolving issues. Our 4 star rating for Responsiveness totally due to this group of KHov staff. In summary, we are happy to be here despite the unexpected building issue setbacks. ... More
