The house is beautiful, however, there was some flaws that needs addressing. I've only been here two weeks so I'm trying to see how long it takes to address them.

House is very good

My sales consultant was very knowledgeable and helpful in helping me purchase my home and went above and beyond with the closing of the property.

When we met with sales team we felt good and a very positive process, while the house was being built we could see the work and that process was very open and consistent. Now that we are in the house we have had some issues but the team reacts quickly. My final comments are beautiful home but I would suggest to improve for future home buyers you should look at some other subcontractors, allow more quality upgrades, and have better cleaning crew when you turn house over to buyer.

The purchase process went very well, the sales team was great. My wife and I are enjoying the house and community. There is an issue with our front step concrete landing. Trying to get a solution to this problem has been a difficult process. The customer service team is telling me that the soil settling under the concrete landing that caused a major 1/4” diagonal crack was caused by erosion and that the repair is the owners responsibility. This problem started after being in the house for about three weeks. The battle with this continues and I hope that this review goes up the leadership chain where someone will make the decision to schedule the repair. Love our new home and community. One major negative. Hot water system is very poor. 2 and a half minutes to get hot water to the master bath. Froze up during recent freeze and had to get our own plumber because Warrenty couldn't get someone to help us immediately.

Laurie, our sales rep was very proficient and professional. She was the best part of the progress. Generally very pleased with our new home and K.Hov. The 30/60 day punch out process was not smooth until the new warranty portal was release, then things smooth out.

Biggest disappointment is they sell you on all these that they offer but turns out not to be true.

The builder had to correct/change a lot of poor workmanship areas. In my opinion our inspector and the builder had to hold below average craftsmen/construction workers to a higher standard. K Hov’s builder was an excellent communicator & checked on as well as corrected multiple flaws. This especially evident in the painting. Zach had to request a change in painters. Our sales person was also instrumental in this process as well (Rick). The follow up after closing, for utilities, HOA specifics, & general information about the community was poor. I thought they said they’d replace filter in 30 days and it hasn’t happened in my first 2 1/2 months. Also promised a replacement closure for the bent one on my screened in porch door. Missing a downspout piece to divert water from my house in the front. But overall , love my house!

Always give late / delay in responses

Great and patient sales rep. Goos programs for home maintenance, etc. Moree transparency is needed regarding condo issues.

Nothing nor to add for review

Check the options prices before you buy. Sometimes it is worthwhile to get the basic and upgrade the house or remodel yourself. Weight the options!

The area between our house and our neighbor's house was a swamp. We found out later this had been an issue long before we closed on the house. When we contacted the warranty people, we were told by Jeff O. that our warranty for flooded turf was not under warranty. We tracked down our builder Dave P. and he managed to help resolve the issue. We had issues with Jeff O, the entire time on other issues as well. Finally, we just flagged down Dave P. and despite how busy he was, he managed to resolve any other issues within a couple minutes. HOMES PRESENT HIGH MONTHLY PAYMENTS FOR HOMEOWNERS AND SEEMS LIKE FUTURE HOA INCREASES IN THE FUTURE WILL ADD TO HOMEOWNERS CONCERNS. ALSO FRONT LANDSCAPE DOES NOT HAVE MUCH APPEAL AT ALL IN MY OPINION.

The salesperson were excellent as the service manager, However, the response to issues related to the house is not good. The landscaping company took almost sixty days to respond for a concern, regarding flooding of the front yard . The quality of the materials is not good. The electric circuit breaker keeps going off even thought the electrician came to replace it.

house not cleaned properly before delivery, several things still not fixed, ( second Bath room Glass around the shower) garage door cracks/ snaps and creeks needs grease. the outside front plants are poor quality. several tape points still not painted, hole in wall under the light fixture in second bath not fixed and repainted . the greenery does an overall poor job. The layout of the second bathroom could be much better. Overall we like the house a lot.

Finish work was sloppy requiring several follow up visits by trades. . Concrete garage floor could not be cleaned Six time new home buyer including previous HOV. WORST FINISH WORK of all previous homes

Not a lot of inventory in south Florida so we bought here. The community is nice but the homes are ok. Construction isn’t great. The walls are very thin. Can literally hear EVERYTHING even when doors are shut. They told us our house would be ready within a year. It was almost 18 months before we closed. KHOV mortgage is terrible. Not flexible at all. Make you feel like you have to use them. We were made to use their title company. Even though we called and asked to use our own.

Firstly, one need to accept the fact they are purchasing a volume builder and not a custom home. For most of the residents in this development that has been the biggest challenge. Many items needing correction should have been found by the builder prior to our walk through. Missing shower doors, mirrors, and window screens and shelving installed in the wrong location should have been corrected prior to close. We love the community, amenity center, neighbors, sales agents, and location; however, more attention to detail could resolve many follow up call and corrective action after the fact would seem to benefits all concerned. ... I informed about 4 issues but it was not fixed. 1)There are unpainted parts in lanai, nobody came and painted it 2)There are concrete on lanai windows, nobody came and cleaned it. 3)Master bathroom restroom sliding door has issue but nobody came and fixed it. 4)Oven does not have cover at the bottom but nobody came and replaced it.

There were Many items on the walk through punch list and continued list as we lived in the home. Carelessness of installers in not protecting surfaces while construction going on. A very messy worksite was viewed by us. The put in some of the correct cabinets and some not. That is just careless. Unfortunately the correct wood cabinet under the cooktop can not be installed due to size of appropriate wood cabinet would hit gas line. We live with the cabinet that is not upgraded due to cabinet company not customizing the size to fit in without hitting gas line. Individuals have been wonderful in addressing other issues. The buying experience is all about them, not you. You have to be your own advocate. Design choices were beyond slim. Trades who worked on the 55+ community home not highly skilled and very little pride in workmanship. KHOV was responsive to fix issues but only the ones they agree need fixing. Hire inspectors, and stay on them. It does eventually get done. If you go into it knowing you will have to re-do things (paint and lighting especially) and you will get only the basics in electrical and fixtures you can’t or don’t upgrade) you won’t be disappointed. Our upgraded kitchen is beyond fantastic. Soft close cabinets and drawers, pull out drawers in every lower cabinet, farm sink, very nice! And can’t beat the plot of land. Beautiful view. While I am very excited to be in my new home, I am very disappointed with the fact that the laundry room water connections were clogged with dirt. This required multiple appointments with the plumber which resulted in the wall being opened. I am still waiting for the drywall to be repaired and the washing machine to be replaced. It has been 5 weeks since I moved in.
