Trustworthiness 1 star is for their finace company only! Without our abuse we received for financing the overall experience would be 5 stars. Huge mistake choosing Hovnanian American Mortgage to save 35,000 in building costs. Quoted 10 year mortgage at 5.6% and weeks before closing got call saying that’s expired and the best we can do is 20 years at 8,25 820+ credit score and 70% down. Then they delayed our closing to the day before Thanksgiving because we opened a Costco card and put down 1500 extra interest that we earned while waiting for closing. Had to cancel family plans for Thanksgiving, reschedule movers, deliveries and contractors. Buyer beware if you use their financing option. They sold the loan within 30 days. My home is lovely and well-made. If I stayed within the 4 walls, I might feel more positive overall. However, there is a huge building campaign going on and the beauty of the property is being sliced up into an army of small homes. This was not apparent to me in the artist rendering of the property when I was looking at the property. Construction trash is blown around and there are discarded bottles and trash on the grounds. I loved the birds and natural beauty of the water and grasses, but there is no way to get out to the water unless one walks all the way to the clubhouse. The wildlife that used to live here are pushed back. The buildings are overlit and overheated and homeowners pick up that expense in HOA dues. I am planning my departure, ... More

All the people at K Hovanian Homes are wonderful. Unfortunately the build quality is not. The Sales Person, Loan Manager and Project Manager have all been extremely helpful and friendly, and approached our interactions with a personal touch. The designers have created floor plans that are creative and livable, and maximize the use of space. However the contractors let this team down, with numerous examples of sloppy work, poor quality and unprofessional finishing, particularly with concrete, drywall, painting, tiling and finish work. I have to keep reminding myself that these are cookie-cutter homes that are built down to a price rather than up to a standard. I realize each contract is probably awarded to the lowest bid, and contractors want to be in and out of each home as quickly as possible, with minimum time, minimum cost and maximum profit. It appears that construction speed and volume are prioritized over quality. Other mass produced products such as consumer goods, cars, electronics and appliances focus on quality and customer satisfaction. These homes are priced at the premium end of the market where quality and attention to detail should be expected, but both are missing in the initial build. The Project Manager has been diligent in getting contractors back to correct and re-work areas of concern, but this is time consuming and frustrating. I would recommend KHov for their people and floor plan designs. But pay close attention to build quality as the home is being constructed and hopefully you can address issues before moving in. ... Walk-through with building staff was excellent. Sales team needs to be better. They wanted everything to be for their convenience, not mine. They misspelled my name and members were on travel so there were delays. I felt rushed.

The buying experience was very poor as our Salesperson was not knowledgeable or proactive She was just interested in the "SALE". The build was fine, but the quality check and home intro process was not handled very well A number of smaller issues which should have been identified by KHOV. Also the intro walkthrough was not as informative as expected It was rushed and mishandled

Nothing is perfect. So goes the home buying experience. Could it have been better? YES In the long run, all said and done, we are getting settled in and are happy with our purchase. They do follow up on any problems quickly and efficiently. Is the grass greener on the other side of the street? It never is.

Mortgage material required was not easy. They wanted everything yesterday but took a very long time to review. Once they reviewed the information they required an immediate response was needed. The house is fine but the trim work is not what it should be. They painted over dry wall dust on baseboards and doors.

The home is beautiful and quality is good for the price. The biggest issue was the fact we got the run around on the closing date. We understand it’s a new construction and delays will happen, but 3 month delay was insane. I was suppose close on October no one told me we weren't going to close till the next day when I called. After that my closing date changed about 3 more times. I was left in hotels and living with friends for 3 months and apparently there was nothing Hovnanian can do to help us out. Be aware of delays!

Nice people, some craftsmanship could use improvement

We just recently moved in (November) and we wanted to let everyone know about our experience. We worked with Mike D in sales with the purchase of our house. We've been touching base with him over the years with a couple of previous visits to the Four Seasons of Cane Bay and have enjoyed our interaction with him every time. Completing the sale with him in April was no different. We came to the table with a realtor from Berkshire Hathaway (Karen T) and were happy we did. All during the process she brought up questions we wouldn't have thought of and we would whole-heartily recommend everyone buying a new home here have a realtor working for them during the process. She also performed some onsite visits for us, providing us with pictures of the progress being made. We also employed an outside inspector (Cardinal Home Inspections (Harvey L)) for both the pre-drywall and closing phases of the build. We highly recommended that you do this as well. Our build manager was David P. David went over all the additional extras we added on at the beginning of this process and checked in once a week (via phone) with a report on how things were progressing. Between his call and the pictures our realtor Karen sent us, it was exciting to hear and see the progress being made on our house. There were some delays, but given the supply issues due to Covid, it was not unexpected. Our forecasted closing date was sometime in November and that's when we were set up to close. We were set up to do a "Gold Key Orientation (GKO)" on the 15th, with the closing set up for the 19th. Besides getting to see our completed house for the first time, the GKO allowed us to develop a "punch list" for the builder to take care of items that needed to be addressed, touched up, etc. before closing. Our inspector, Harvey, also went through the house on the 12th and provided the builder a list of items he noted as well. A week after closing, I had two issues crop up. My toilet would not flush completely. I was also running my dishwasher and washer at the time. Sewer water started to flow up and out of the furnace room drain into the laundry room. That sewage then went under the baseboard and affected the laminate in my second bedroom and the hallway leading into the second bedroom. All the laminate had to be removed from the bedroom and most of the hallway by a restoration company. The rooms also had to be sanitized and dehumidified before repairs could begin. The quarter round had to be removed, replaced and repainted. The tiles in the laundry room had to be steam cleaned. Why did this happen? The plumbers who worked on my house left a test plug in my sewer line. They couldn't get it out after using it and left it there-it was just a matter of time before disaster struck. The plumber who pulled it out says he's seeing this more and more. The second problem had to do with my furnace. Whoever installed the furnace used a rubber gasket to get a PVC joint to fit. The result was condensation leaking onto the top of the furnace. The repair people who both removed the sewer plug and fixed the furnace said that whoever worked on these items was just lazy and wanted to move on to the next home. There are other things too--using painted wood doors for the back porch and office. At the prices being charged for these homes, we had hoped they would have used vinyl doors from Pella or some other company. So along with numerous paint spots needing to be cleaned up on the floor, we have also had to scrape paint off the french door windows in the office. Plus, there was quite a bit of drywall dust left on the floors, even though the house was "professionally" cleaned. We do want to be clear here-we are not faulting David, our building manager. David was always very quick to address the issues that did crop up, taking phone calls from me on the weekends and during his holiday vacation and calling his contacts during the sewage backup to try and expedite the repairs as quickly as possible. But when you see how rapidly these homes are going up, it's no wonder there are problems like these cropping up. Although there were disappointing events that happened after closing, we do want to say that we are very happy with the amenities, clubs, and activities present here at The Four Seasons at Lakes of Cane Bay. ... The sales team was great. We are waiting for our cracked sink to be fixed.

Our overall experience with K Hovanian was positive, however there were many bumps in the road. The design of the home is terrific and the location / lot selection met our needs. The build process was painful – reasons explained below, but also due to the demand of materials and trades that delayed our completion date by a month. Our construction superintendent Robert did an amazing job of keeping us informed, dealing with issues as they came up and he took a personal interest in delivering a quality home. Robert was one of the best parts of this entire experience. Since we closed on our home, the post-production support process has been great. The warranty team is responsive and every issue we’ve reported – there have been a few but nothing major – has been dealt with in a timely manner. The issues we have with K Hov is with the company as a builder and their mortgage team. First, we experience a ‘’miscommunication’ with our sales rep related to the lot premium for our home, but when the same thing happens to a number of other home buyers, that is not a miscommunication – it is a strategy. K Hov is ridged and inflexible in terms of options and what can / cannot be done prior to and during the build process. Two examples – they use 25 year old technology in their in-wall internet cabling (CAT 5 versus anything better). They would not even discuss upgrading the cabling even when we offered to pay for it. They also install 50 gallon water heaters when tankless heaters are current, much more efficient technology wise and offered in less expensive homes in our area. The financial arm is another topic. We were flat out lied to during our financing process with K Hov Mortgage and our lending officer got into an argument with my wife, who has been a mortgage lender for 15 years. If it wasn’t for the meager incentives offered through their captive finance company, we would have gone with another financial firm. Finally, when we went to sign documents with their captive Title company, we met with a contract notary – no one from the Title company even said ‘hello’ – which should not have been a surprise due to their lack of responsiveness to questions before we closed. Overall we are happy with our new home - we have a beautiful house in a great location. It was much more stressful than it should have been to get to this point. Anyone who contracts with K Hov to build a new home should be prepared to deal with an inflexible builder and a terrible mortgage company. ... More

Sales rep and project manager were great - communicated every step of the construction and kept us informed.

Builder having issues with third-party trades not honoring commitments resulting in over promising and under delivering.

Our salesperson Barbara was great! Always responded to our questions and if she did not know, she found out. Keep up on project manager, does not respond within a reasonable time. Closed on January 31st and still living with mud in the yard while houses built after ours have been completely graded and landscaped.

We ordered a faucet that was to be turned on by motion and contain a turbo feature because the water pressure is not what it is like in the north. Well when we received the kitchen faucet that we paid close to over $700.00 for, we were told that was what we ordered. However it did NOT come with a turbo feature. We have been going back and fourth now for over 5 months with no resolve. This response has mad me very frustrated. We are now thinking of going to corporate unless this review helps our cause.

Our new home at Four Seasons Kent Island is nice however, it took extra effort and many issues needed to be addressed. Overall quality of the house was average but below our expectations. The process described for building the house prior to buying, was a bit different then actually experienced. We were not allowed to do a pre-drywall inspection due to errors by the builders and will always wonder what might have been missed. Obviously issues with the building process. Materials used for the house were low quality. The “blue tape” operation required a whole roll of tape to point out flaws and issues with construction. Which were mostly all corrected prior to closing. Water pressure to the house is not great. Hope it doesn’t get worse as more houses are built. Selection of interior items and finishes was ok but would have liked more options and flexibility to choose between finishes. No paint options and the quality of the flat paint used iwas poor. Once you move in the common response to an issue seems to be "you should have said something before you moved in". Not sure how you are supposed to know about poor landscaping resulting in standing water until you are in the home.

The term "production home" is thrown around and should be heeded as a warning. Every K HOV employee we encountered from sales through build and warranty were great people. Unfortunately they work for a company that leaves them to the task of having to make excuses for generally poor quality build workmanship. Look at the walls carefully. They try to tell you it's a "textured finish", but anyone who has ever done drywall will quickly recognize compound that was applied and never sanded. When the late-day sun hits it we want to cry. We paid a ridiculous amount to upgrade our kitchen cabinets and have them painted white. What we got are cabinet doors a different shade of white than drawer fronts. My wife and I are both retired CEOs and we're shocked by KHOV's response. They don't stand behind the product they sell, but rather put you in a direct dispute with their supplier trying to remove themselves from the situation. Any other company in business would ensure things were made whole with THEIR customer before dealing with quality issues directly between themselves and their supplier. They've drug the fight out for almost 4 months to the point that we're doing what they hoped we would, in our exhaustion paying thousands out of pocket to just get the cabinets repainted so we can ... Overall we like our house. Construction unfortunately over promised and under delivered!!!!

The staff in our community have been wonderful working under a lot of pressure and with many trades. For a new home we were disappointed in the quality of the workmanship we spent the first month and 1/2 having people in an out of our home fixing things that should have been done upfront. We still have one item outstanding to be addressed we paid for high-end cabinets and the installation was less than impressive. Michelle and Tim worked very hard to assist us in working on getting the trades into address our issues, but here we are with the one outstanding issue. The community will be lovely and the new home owners are great. ... More

Buyer Beware! Do not take their word they will correct something. Get it in writing. Do not trust the sales process.
