Short cuts and low quality materials. Flat paint used throughout the house. No insulation on interior walls. Fresh air return that makes a TERRIBLE noise even with the slightest of wind. Even though there is a higher quality unit to use, the will not replace it.

The builder does not use the best quality material ie… wire shelves. They also dont use common sense in some of there choice on where to put things. Apparently they don’t know how to properly grade land for water runoff…

The weatherstripping on the front door began peeling off after we lived in the house for one month. Obviously this was caused by either poor workmanship or a defective product. We did not appreciate Michael’s refusal to issue a work order because he claimed we damaged it and repair was our responsibility. When workers are in the area, what kind of service is this?

My garage floor has terrible cracks all over. The cracks were there when I moved into my house. I am disappointed with the quality of the materials used in my home. When you pay over one half of a million for a new home I expected much more.

Need better follow up and more service employees.

I am a retired builder. Based on my years in the industry, the quality of some of the subs is poor. Construction housekeeping is poor at best so cleanup during construction and protection of existing finishes needs much improvement. Not enough time is allotted to punch list corrections before closing and, after closing, correcting punch list/warranty items has been very slow if non-existent

As closing got nearer and issues found after closing still not resolved and it’s been two months. Two major things I paid for were never installed and I am still fighting to get them. Hired my own inspector during build. He found a few major issues and KHov refused to fix. For price of home I feel quality is not there. Once you sign on dotted line they become very independent. Also despite what they say you have to use their lender or it’s a different contract with lots of restrictions. Happy with community but not with building experience

We moved from our of state and could not be here for all phases of construction, I would not do that again. I should not have closed when I did. I love our builder Brent though, he is still working with us to work through issues.

Future buyers should be aware and not believe everything they are told.

The home seems to be quality, ut the followup to problems is very poor

The overall sales process was positive but that’s where the positives ended. Workmanship is very poor and very rushed. Lots of residents are having major issues and we’ve had our share as well. If your thinking about building a home with khov make sure you get both a pre and post drywall inspection and get ready to shell out a lot of money post closing.

Sloppy finishes, poor materials, poor supervision, drainage not in accordance to approved drawings. Will not recommend to a friend.

The process of getting the mortgage was extremely trying. I felt as though I was being treated like a bad child. I was given tasks and then told that they weren't completed properly. There were at least 3 different people associated with this process on the K Hovnanian side. I was asked questions that I felt were stupid and none of their business. I was totally disgusted with the experience.

Trustworthiness 1 star is for their finace company only! Without our abuse we received for financing the overall experience would be 5 stars. Huge mistake choosing Hovnanian American Mortgage to save 35,000 in building costs. Quoted 10 year mortgage at 5.6% and weeks before closing got call saying that’s expired and the best we can do is 20 years at 8,25 820+ credit score and 70% down. Then they delayed our closing to the day before Thanksgiving because we opened a Costco card and put down 1500 extra interest that we earned while waiting for closing. Had to cancel family plans for Thanksgiving, reschedule movers, deliveries and contractors. Buyer beware if you use their financing option. They sold the loan within 30 days. My home is lovely and well-made. If I stayed within the 4 walls, I might feel more positive overall. However, there is a huge building campaign going on and the beauty of the property is being sliced up into an army of small homes. This was not apparent to me in the artist rendering of the property when I was looking at the property. Construction trash is blown around and there are discarded bottles and trash on the grounds. I loved the birds and natural beauty of the water and grasses, but there is no way to get out to the water unless one walks all the way to the clubhouse. All the people at K Hovanian Homes are wonderful. Unfortunately the build quality is not. The Sales Person, Loan Manager and Project Manager have all been extremely helpful and friendly, and approached our interactions with a personal touch. The designers have created floor plans that are creative and livable, and maximize the use of space. However the contractors let this team down, with numerous examples of sloppy work, poor quality and unprofessional finishing, particularly with concrete, drywall, painting, tiling and finish work. I have to keep reminding myself that these are cookie-cutter homes that are built down to a price rather than up to a standard. I realize each contract is probably awarded to the lowest bid, and contractors want to be in and out of each home as quickly as possible, with minimum time, minimum cost and maximum profit. It appears that construction speed and volume are prioritized over quality. Other mass produced products such as consumer goods, cars, electronics and appliances focus on quality and customer satisfaction. These homes are priced at the premium end of the market where quality and attention to detail should be expected, but both are missing in the initial build. The Project Manager has been diligent in getting contractors back to correct and re-work areas of concern, but this is time consuming and frustrating. I would recommend KHov for their people and floor plan designs. But pay close attention to build quality as the home is being constructed and hopefully you can address issues before moving in. ... When we bought our home, we asked to have a tub. Was told it was stand alone. Then sales person said, "No, I never said that; its a garden tub." Garden tubs went out in the 90's! Window over tub is oversized and looks out directly into my neighbor's living room window. Design flaw? I asked to have it changed; this is way before the build started. Was told I couldn't. Shower is a step down. Sweep on bottom of shower door doesn't allow for a floor mat so we come out of shower dripping wet and have to pivot over to floor mat. Elderly and unstable folks as they age stepping down into a shower doesn't seem safe. Another design flaw? I guess Hovnanian never heard of zero entry showers! Garage floor has a lip on it; tripping hazard as my neighbor can attest to that. She fell when she first moved in and had severe bruising. No idea why concrete is poured this way. We have put requests in regarding yard: weeds, drainage issues and uneven when walking to the point I've almost twisted my ankle and debris, rocks, construction materials all in the grass. They told me they already sprayed for weeds, never addressed drainage issues or uneven grading. Never completed several items we found during our walkthrough. We put requests in for warranty issues, one of which our back door is not hung properly and you can see daylight coming in. Still waiting. When we went to the Design Center for our finishes, our selections were very limited which was also very frustrating. We recently purchased our new home, and while we were initially excited, the experience dealing with the exterior issues has been extremely disappointing. Just before we moved in, the builder planted the trees and laid the grass in front of our home. Shortly after, one of the trees completely fell over and was literally lying on the ground. I contacted the builder, and they did come out to straighten it, but since July, that tree has died. I’ve submitted multiple requests to have it replaced, but nothing has been done. On top of that, the two trees in our front yard were planted less than four feet apart, which makes no sense. We were told they would be repositioned farther apart, yet that has never happened. The dead tree is still there months later, and no one has followed up to fix or replace it. To make matters worse, our sprinkler system has been leaking underground, causing constant flooding on one side of our home. My husband has reached out numerous times to get this repaired, and still, there’s been no resolution. Overall, the lack of response and follow-through has been extremely frustrating. Sales representative was courteous, knowledgeable and professional. The finance representative was courteous, knowledgeable and professional. Whomever is responsible to punch list the home ( in my opinion ) should look at the finished product as if they were the customer. There are numerous amateur and less than professional examples of the workmanship in this home 1) a) as soon as you enter the home you can easily see that the barn door at the den is not parallel to the wall and when you view it from the front view you can see that the barn door hardware is improperly installed. b) The millwork spacer used to hold the barn door guide is constructed from scrap material and appears amateur in workmanship at best c) the rollers hangers on the den barn door are improperly installed. Another example of amateur workmanship. 2)Checking the plank flooring it was littered with tiny paint specs on all plank style flooring throughout the house and most of it is still there. b. As you make your way into the living area the plank flooring appears to appear cupped at many of the but joints in the plank flooring. Moving into the kitchen,There is a tiny dent in the top left corner of the microwave . 3)Checking out the guest bath, a)the light fixture is not centered on the mirror .b)there is a crack in the finish of the tub. C)The tub drain is already broken and the tub or shower has not been used. d)the tub appeared not cleaned on move in day 4) regarding the windows ,In our purchase order there is a line Blinds whole house but there were blinds only installed in the living room and master bedroomwith only 5 of 9 window blinds installed. 5) Moving into the master bedroom, a)the barn door that we ordered at a cost of $2,900 is also improperly installed but functional. ( the hardware is not square on the $2900 barn door.b)In the master shower, the no curb design is a bad idea because shower water does not stay in the shower and there is a trip /slip hazard upon leaving the shower. c) there is a broken tile and missing grout the shower floor tile d) The drawers in the vanity do not fully close flush with face of the cabinet as designed. e) there is a crack in at least one tile in the master bath f) there is a permanent stain in at least one tile in the master bathroom. 6) the fence a) the stain on the fence poorly applied and there are runs in the finish.b) there are gaps in the fence and the top is not properly secured in places 7) a) the driveway is not wide enough to get in and out of vehicle on the passenger side without stumbling into the poorly designed and sloppily installed landscaping..b) the lack of a pre installed walkway from the front yard to the backyard leaving dirt for the homeowner to navigate through is also a trip hazard and a hazard for homeowners of whom a large percentage of homeowners are elderly or disabled. At some point point a need for a wider driveway to facilitate the use of a walker or wheelchair. Remember this is where seniors live. Why were the driveways not designed to accommodate wheelchairs and walkers ? 8) the system by which a homeowner has available to submit a plan for walkway improvements is not streamlined for quick approvals making living and waiting anxious and stressed. 9) landscape is poorly designed and poorly installed. Who gives seniors low thorny plants to keep maintained. Yes I would love to share my experience with potential buyers in this neighborhood. I personally don’t appreciate the way seniors are treated in this neighborhood. If no street parking is permitted then why are the streets littered with parked vehicles overnight and 24/7 I challenge you to publish this review. ... More

I was having a great experience with KHOV until I saw the depth of the pool. Its 3 feet all the way around. The pool is embarrassing, not only to the homeowners but also to KHOV. It hurts their brand and casts a black mark against them as a reputable builder. I hope it was a big mistake and that they will correct the pool depth. It is hard to understand, who at KHOV, thought it would be a good idea to do a bait and switch and build a kiddy pool for homeowners over 55 years of age. Someone should be held accountable. KHOV should tell the homeowners that they will correct the problem at some point. I believe their future sale are in jeopardy. I believe the home builders are too rushed to complete the house and over look items that are not finished correctly. Also, I feel that too may issues are told that it's home owners maintenance! A brand new house should not have home owners maintenance within less then a year of a purchase. The people you employ do the best of their capabilities.

This is the 3rd house my husband and I have built and unfortunately it was not the best experience. K.Hov skips way too many corners and doesn't pay attention to the details.

The buying experience was very poor as our Salesperson was not knowledgeable or proactive She was just interested in the "SALE". The build was fine, but the quality check and home intro process was not handled very well A number of smaller issues which should have been identified by KHOV. Also the intro walkthrough was not as informative as expected It was rushed and mishandled

Fair materials and construction decisions.

Our new home at Four Seasons Kent Island is nice however, it took extra effort and many issues needed to be addressed. Overall quality of the house was average but below our expectations. The process described for building the house prior to buying, was a bit different then actually experienced. We were not allowed to do a pre-drywall inspection due to errors by the builders and will always wonder what might have been missed. Obviously issues with the building process. Materials used for the house were low quality. The “blue tape” operation required a whole roll of tape to point out flaws and issues with construction. Which were mostly all corrected prior to closing. Water pressure to the house is not great. Hope it doesn’t get worse as more houses are built. Selection of interior items and finishes was ok but would have liked more options and flexibility to choose between finishes. No paint options and the quality of the flat paint used iwas poor.
