If you are not a first time buyer in a retirement community with a social club and a HOA you don’t need to read this review. I want to start out by saying we lived in a custom home so my husband and I were caught off guard at the poor quality of some of the finishing products and the quality of the some of the workmanship. I was disappointed in the “designer” and the time she spent with me. She was dismissive and the actual time allotted was too short. When I wanted to change a few thing, well before building even started, I was told no changes can be made but I do understand why there are no changes allowed when the builder is trying to build homes as fast as possible. When I started reading information about the community and builder I was excited at the price of homes. I now understand why the price seemed to be reasonable. I feel the information I read seems to be a bait and switch. We saw the beautiful model home and was amazed what our money would buy in this community. The pool area is beautiful the grounds are beautiful. After making our finishing choices the reality set in and we saw the true cost of the home. Now that we have moved in an example of our frustration with the quality is our master bath toilet needs to be fixed but the explanation that perhaps the sewer line went up hill and there is nothing that can be done, especially since our other toilet works fine, is unreasonable. I confess we were ignorant of the process of the community life. We didn’t understand the difference between the builders, the HOA and the golf and social club but we do now. Every time we ask a question we are told, “that is not our problem you need to talk to...”. As an example we have accept our front yard as is. The plants were half dead and under sized, the gravel was not 2” deep as required by the HOA and our both our mounds looked like an above ground grave. I was actually told that maybe we could get some extra gravel that we could spread on the yard. I didn’t move here to shovel gravel or repair a poorly constructed front yard. Talking to our back yard landscaper he has to use another gravel color to complete the back yard. When I asked him if we could over dress the front yard so it matched the back yard gravel he said that he couldn’t do that-per the HOA rules, and he couldn’t get the front yard gravel due to availability. We were told by a Khov associate that the contract landscaper won’t fix the problems in the yard either. We do loved the way the ranch community is set up with a lot of open areas, the dog park and the green spaces. While we have no intention to sell our house, it has been a frustrating process. KHov does not stand by its product, homes. Their service orientation is zero and is more aligned with avoiding work. They are incompetent, lazy and in some instances outright lacking in truthfulness. They cannot be trusted and have no interest in the customer let alone doing what is right. Brian is especially bad and passes you to others with no sincerity. Really lazy and incompetent.

While the homes are beautiful the workmanship is subpar. Make sure you get an independent pre drywall and pre settlement inspection. Money well spent to ensure issues are documented.

I have never been contacted after i placed a reminder ticket! I just want what i paid for and was promised multiple times.

House was not ready but we were rushed to close with false promises. After closing we had to wait two months for missing kitchen cabinets to be installed. The bathroom mirror over one sink was measured wrong and has not been corrected despite several requests. Over 12 windows have deep scratches. The exterior paint is peeling away because the stucco was not primed. The drywall in several areas was poorly installed. The list goes on but it is upsetting to write.

The experience that we have had so far has been unsatisfactory in my opinion. We closed on the new home over a month ago with outstanding issues that are to be taken care of by KHov. To this point in time they are still outstanding. Quality of products used are average at best.

We we're extremely disappointed the home (after pushing our settlement date back) was not completely finished, nor was it clean. It's not a situation we wanted to be in, and though very disappointed in the readiness and cleanliness of our new home for our final walk-through on the morning of settlement, we could not push our settlement date back again. The impact on us would have been worse than the first delay. We do love our new home, but my husband has made many repairs already, to include installing towel and toilet paper holders and repairing the a bathroom door. The door would not close, so the quality team clearly didn't check it. The bathroom was never 100% completely finished, as it was apparent it was a rush job to get the walls finished and painted (no accessories) once the plumbing and electric was finished a couple days before settlement. The appraisal came in much lower than the sale price, so that increased our settlement charges, which is obviously very disappointing for us. We spent almost $750K on the home, so we expected to get that value in our home, but the quality is nowhere near that and the low appraisal is evidence. ... More

We were very pleased with the quality of the framing and overall construction, but very disappointed with the finishes, attention to detail and poor execution of the appliances, cabinets and trim.

No attention to detail in the build. Splatter on brand new flooring. Marks on exterior. Damaged cabinetry. Missing appliance manuals. Missing garage door openers. Shower not as promised. The cheap labor they subcontracted shows quite clearly.

We were new to new construction. There was no pricing or details about all the "extras" so we had no idea what the house would ultimately cost us. The selling agent was not well informed and did not communicate about many options that we later found were available (e.g. lighting!). A lot of pressure to make a decision immediately or the price would go up. We had to make large financial decisions without full information. Now that we are in the house we are finding issues with leaks and missing parts but the service department is unresponsive. We did not discover till we closed that we needed to take care of our outside trees and plants that we were not even allowed to select. The HOA is MIA. ... More

the blending of the different subs seemed awkward, in that one sub would undo or damage the work from a previous sub. I believe that is why there is such a large punch list, inluding general cleaning and paint drop removal

HOA is dis-organized. K. Hov does not have quality control personnel to inspect home construction before each home is delivered to its buyer. K. Hov expects homeowners to be thoroughly familiar with technology (appliances, internet, wifi, security and etc.) used in their home, K. Hov's use of third -party contractors and subcontractors could benefit from closer supervision.

The builder representatives doesn't honor their word. Made promises to return to address issues then stopped coming around. The quality of work done by certain contractors is very poor, i.e., the garage door installation. The company refused to admit that their work was not to standard, therefore, the issues were not corrected. The city inspectors seemed to overlook a lot of quality issues. I would not recommend this builder to anyone based on the people that represent them and the contractors that they hire.

Dawn the sales person and Pam, the selection specialist we’re great. The settlement experience was frustrating and disappointing.

Since these were not normal times, there were supply issues, which delayed getting into the house.

I’ve already shared my disappointments but nothing is correcting my concerns

They should have taken more time to do things correctly then rush just to complete the building. Couple more weeks or maybe even a month was probably needed. The workmanship is horrible on some items - they completed things so carelessly just to say it was done. Now as the homeowner I have to follow up, send emails, and follow up again to get everything corrected when it should have been done correctly from the beginning. Everything from painting not being completed, things not sanded prior to painting, cleaning paint from floors, crooked lights and walls, towel and toilet papers rods not hung properly, things not centered, doors that don't lock or lock and you can't open, two different sides on the balcony, and the list goes on. With all of these issues, how did it ever pass inspection? Surely someone should have noticed, isn't that their job? I can't be the only unit like this. Get a realistic closing date

The house we received was not equal to the houses we were shown and certainly not equal to the marketing materials and video. We are tremendously disappointed .

Amy was a Pro at sales. Well trained and experienced.

Beware....there is no interest in quality of the build and the interior....they just want to turn out as many homes as they can in a short time frame without regard to what the issues. Very disappointing

It really wouldn’t have taken much for K Hov to at least MATCH the hardware in these new homes in Four Seasons. We have brushed stainless cabinet hardware, shiny chrome bathroom faucets, shiny and brushed next to each other in the bathrooms. Ugh. When noted on our issues with the home we were told “ the builder will not even address it” by the builder rep Our walls are so thin and lack insulation that we can hear the master bath toilet flush in our entryway!!!! Every finish is cheap and poorly done. Will never buy a home from this builder again.

My 9th home and an expensive one. The smallest high premium lot and one of the smallest homes. The construction manager was non-existent. I met him at the initial meeting and never saw or heard from him again until my final walkthrough....5 months! The only reason I gave him a decent review was he begged for it and Alyssa Tarsa asked me to do it. He has no empathy, no consideration, and blames any design or electrical or construction issue on someone else. He never completed a very small punch list, I did the work myself. Khov is not interested in customer satisfaction. I had to fight to get things right and still lost even though they were safety issues.
