Sales rep and project manager were great - communicated every step of the construction and kept us informed.

Still couple of things to address.

Once you move in the common response to an issue seems to be "you should have said something before you moved in". Not sure how you are supposed to know about poor landscaping resulting in standing water until you are in the home.

The term "production home" is thrown around and should be heeded as a warning. Every K HOV employee we encountered from sales through build and warranty were great people. Unfortunately they work for a company that leaves them to the task of having to make excuses for generally poor quality build workmanship. Look at the walls carefully. They try to tell you it's a "textured finish", but anyone who has ever done drywall will quickly recognize compound that was applied and never sanded. When the late-day sun hits it we want to cry. We paid a ridiculous amount to upgrade our kitchen cabinets and have them painted white. What we got are cabinet doors a different shade of white than drawer fronts. My wife and I are both retired CEOs and we're shocked by KHOV's response. They don't stand behind the product they sell, but rather put you in a direct dispute with their supplier trying to remove themselves from the situation. Any other company in business would ensure things were made whole with THEIR customer before dealing with quality issues directly between themselves and their supplier. They've drug the fight out for almost 4 months to the point that we're doing what they hoped we would, in our exhaustion paying thousands out of pocket to just get the cabinets repainted so we can ... Overall we like our house. Construction unfortunately over promised and under delivered!!!!

Home is beautiful. major issues are windows, insulation overall, and hot water pressures in showers.

Took way to long from Contract to settlement

The staff in our community have been wonderful working under a lot of pressure and with many trades. For a new home we were disappointed in the quality of the workmanship we spent the first month and 1/2 having people in an out of our home fixing things that should have been done upfront. We still have one item outstanding to be addressed we paid for high-end cabinets and the installation was less than impressive. Michelle and Tim worked very hard to assist us in working on getting the trades into address our issues, but here we are with the one outstanding issue. Overall very sloppy workmanship throughout

Nothing is perfect. So goes the home buying experience. Could it have been better? YES In the long run, all said and done, we are getting settled in and are happy with our purchase. They do follow up on any problems quickly and efficiently. Is the grass greener on the other side of the street? It never is.

Mortgage material required was not easy. They wanted everything yesterday but took a very long time to review. Once they reviewed the information they required an immediate response was needed. The house is fine but the trim work is not what it should be. They painted over dry wall dust on baseboards and doors.

Builder should pay some attention to details. Some finish work was on the sloppy side. Electrical outlets and switches could be better placed. Somewhat disappointed!

Too many defects, flaws, and construction issues for a new build home. Quality of products is very good, especially, GE smart appliances. A builder can install high-quality materials but if they hire the lowest bidding subcontractors to do the work or hire inadequate construction management to oversee the build, problems occur. Love the Sandpiper Villa but it would be a more enjoyable experience if I could actually enjoy living in it instead of coordinating repairs. The interior paint looks like a 5-year-old did it. Warped doors. A/C installation issues. Customer Service is responsive. Sales seem to tell buyers whatever they want to hear to push the sale. Buyers need accurate information and accurate answers to questions in order to make an informed decision. 5 days after move in all plumbing backed up. Emergency numbers provided didnt provide service. When plumber came out the next day he snakes the lines and all lines had construction concrete and debris in them. Obviously the builder did not snake the lines prior to selling the home.

Buyer Beware! Do not take their word they will correct something. Get it in writing. Do not trust the sales process.

Initial sales experience lacked communication - many errors in info provided, lack of follow through. After sales rep replaced, 2nd sales person( Jerry) made up for the first one and was excellent on communication, updates and assistance. Home model is very nice but quality of work (sloppy careless paint jobs; driveway/entrance paving a mess -had to be redone; issues with GE refrigerator -delivery, install and repair; GE response time for repair; stains on carpet; damage to carpet; damage to quartz countertop). Issues that had to be addressed could have been avoided with better quality of workmanship and careful workers. This was our first new build and was at times a great experience and other times very frustrating. Thanks to Mike and Jerry for following through, being responsive , keeping us updated and taking care of issues under their control in a timely manner - they made the process much better and are great to work with. Stephanie has also been responsive and great to work with in resolving issues. Our 4 star rating for Responsiveness totally due to this group of KHov staff. The home is beautiful and quality is good for the price. The biggest issue was the fact we got the run around on the closing date. We understand it’s a new construction and delays will happen, but 3 month delay was insane. I was suppose close on October no one told me we weren't going to close till the next day when I called. After that my closing date changed about 3 more times. I was left in hotels and living with friends for 3 months and apparently there was nothing Hovnanian can do to help us out. Be aware of delays!

We felt it was a rush job to get this home closed and it showed in workmanship. There were delays due to supply chain issues which is understandable but when it neared the end of the month, it seemed anything outstanding was rushed or not finished (cabinets). Alison in sales and the service manager were very professional and helpful.

Nice people, some craftsmanship could use improvement

Sales person should be more knowledgeable of product and details of options. Follow up was slow getting answers after we signed agreement. Overall very pleasant and open to help with our needs just seemed that she needed more knowledge about how options effect base build. Superintendent changes and transitions have made for a frustrating first month to get items addressed. I'm in the construction industry and recognize the challenge with the craft worker. You have a great community coming together but I believe the quality of product and communication is hurting your ability to fill community faster ... More

Very disappointed that many items in our home were not completed before our settlement date. Mold remediation in our basement was needed within four days of moving in. We, and many other new homeowners in our community, believe KHov should have a crew to fix and/or complete items in our homes before or as they keep building new homes in our community. Our KHov home purchase could have been a better experience.

Builder having issues with third-party trades not honoring commitments resulting in over promising and under delivering.

The buying experience was not very good. Home took so long to build it cost us 25 thousand dollars in added costs (storage and apparent). When we asked for some relief we were given a nominal amount. The craftsmanship is under par for the amount we paid. The final “cleaning “ was a joke! The house was filthy. When we said something about it we were told they only do “construction cleaning what ever that is. When we said something about several items that were not done correctly we were told “we don’t fix cosmetic items”. The works are good the company policies leave a lot to be desired. Excepting poor craftsmanship is not the way to do things. Would we buy a KHOV home again..I doubt it. ... More

Attention to detail is lacking. Issues go unresolved. Everyone is nice but it seems like no one is on the same page. Frustrating to say the least. We love our home but didn’t expect quite so many issues from new construction (dead lawn, water damage to wood floor, missing basic items, poor workmanship, grout and paint on tile, crap lightbulbs, poorly installed electrical sockets, drywall and frame issues… to name a few. Bring your own inspectors throughout the process. Good luck.
