Our project manager has been tremendous and very responsive, which has been good, but we have had SO many issues that stem from poor workmanship and materials. Our "upgraded" kitchen cabinets are flimsy at best and the quartz is extremely poor quality, but we're stuck with them. We've had a foundation leak, a plumbing issue that led to a flood and mold in the basement, improperly finished ceiling tape/mud which led to our ceilings having to be completely redone, a broken garage door, dishwasher, and fireplace. In addition, the caulking throughout the house is inferior and we have a lot of squeaky floor joists. All this and we haven't lived here for 3 months yet. We have bought four new construction houses and this one, BY FAR, is the most poorly constructed. That said, the builder has built a wonderful neighborhood that we love and a good floorplan. If we would have known what we know now, we would have gotten standard everything and then hired contractors to put in a kitchen, floors, and bathrooms. ... More

There have been over a dozen work orders filed to repair faulty/hasty installation. Some issues take on a life of their own and go on and on waiting for final results.

Unfortunately we have been very disappointed with the workmanship on our new home. Many sloppy finishes that we are now paying out of pocket to fix as warranty work was just as sloppy as the original finishes. We love the area and neighborhood but the move in experience has been painful.

We went looking for a 55+ gated community in Solano County and found Khovnanian Four Seasons at Homestead. After placing our $5,000.00 deposit, our initial sales representative was "reassigned" to another new community. During the lending process, our primary loan services manager was "no longer" with the company. After we had closed on our home and moved in, our service manager and her assistant was also no longer with the company due to a mass layoff. In short, there was too much turnover and inconsistency, resulting in developing a poor working relationship and inadequate response to home repair issues. Since we purchased a new home in a new gated community, there are no amenities or community center available, yet we are being charged $192.00 a month for Homeowner Association dues.Other buyers had their HOA waived as part of their buying incentives. The worst part of the whole buying process is dealing with the Home owners Association. These people have too much power in this gated community and reserve the right to dictate what home improvements you can do to your home. Initially, I had contacted them by email and just asked questions about having a concrete patio and walkway installed. They opened up a file based on my email questions, and when I didn't provide any further information, they closed the file and sent me a denial letter. I didn't provide any further information because I didn't ask for any bids from any contractors. I again submitted an email to them asking about my denial letter, and again they sent me a denial letter. The third time, I submitted a Request for Architectural Review complete with diagrams, pictures and a proposed bid, and again I was turned down because the Committee felt that my simple design did not comply with City ordinances. I contacted the City of Dixon planners department, sent them an email that I had received from the HOA, along with my Request for Architecture Review. The planner did not see any issues except for building a storage shed within three feet away from the fence. I sent a copy of his findings back to the HOA and resubmitted my Request for Architecture Review, but was promptly denied by the administration person. She then sent me a response email and stated that my finding from the City were in her "SPAM" folder. She then sent my Request to the HOA board for their approval. The HOA finally accepted my Request for Architecture Review, but under certain restrictions that I follow the rules outlined by the City of Dixon, which I had intended to do all along. Needless to say, I am not impressed with the buying experience. There were minor repairs such as the noisy humidifiers in both the master and second guest bathroom constantly running 24-7, (finally the humidifier was replaced on April 6, 2023), the backyard patio is already cracked after only four months ( the service manager says that is normal ), the patio screen door didn't lock properly (fixed), the heating /air conditioning didn't work correctly (no heat in the second bedroom, supposedly fixed, but it is still cold in there, probably because there is no insulation in the ceiling /walls, and other issues such as a loose faucet spigot in the kitchen, damaged header board above the garage door, and improperly secured roof tiles have been addressed and fixed. What is still not addressed is the issue of the construction workers who were building the house next door to me on lot #198 had sprayed cement on my back door and the right side of my house. The cement is already dried and looks ugly, but the service manager says that this issue is closed and no further action will be taken because it is not a home warranty issue. We did not spend over $600,000.00 for a new house with sprayed on cement on it, only to be told that they are not going to fix it. At this point in time, I cannot recommend that anyone purchase a home in this community. There is too much turnover of personnel, lack of responsiveness, poor quality of workmanship and no accountability. Furthermore, the HOA really needs to be looked at - we are paying dues and $100.00 processing fees for services that are not even being provided. Most of my new neighbors in my community (and we have met everyone) agree that the HOA is not responding to phone calls or emails in a timely manner. We all want to know what does the $100.00 processing fee goes to, since we have to do all of the coordination of getting the vendors, contacting the city, etc. I certainly hope that Mr. KHOVNANIAN gets a chance to read my comments. I heard that he was not too happy when our community center didn't have an official ground breaking ceremony, so there is a lot of other things that he probably us not aware of such as speeding construction workers going up and down my street. ... Everything was great on the front end. Sales and design staff very responsive and helpful and continue to be even after we moved in. Wish I could say the same for construction staff. We still have many open items from closing punch list with no follow up. They are not very communicative with us or the trades who show up unscheduled without materials needed to fix any issues. While everyone has been very pleasant to work with, nothing is getting done.

The model we chose suits our lifestyle; it is beautiful. However, many issues were not dealt with prior to closing. Could be the victims of not enough help; however, the quality control was surely missing in this home buying process/experience. For nearly $700K home pricepoint, I would have expected better quality from the trades. Even the windows are subpar. Even now almost 4 months later, the customer service follow up on this side alone is not good. I am still waiting on cabinet fixes and between the customer service center and vendor they cannot get orders right. No timely follow up either. I may escalate this yet. My advice do not close until 100% right (small things at 11 month ok but not the MAJOR!). ... More

Disappointed with the details for price paid

Sales staff unresponsive after we contracted. Construction crew stretched way too thin with so many simultaneous builds. Still waiting for many punch list items to be addressed.

Workmanship could have been better. Sloppy final touches and preparation. Poor communication and follow up to issues by work team.

K Hov is a Great Choice for the Belle Terre Community. If you choose K Hov for Belle Terre - Be Cautious - For many reasons in this 2020 /2021 experience and not defending K Hov- Your Home experience may be less than you expect as K Hov is facing difficulties to deliver a Quality Product. My home purchase has become a disappointment with K Hov but one that I hope finishes well. TBD

Khov is just okay. Nothing more, nothing less.

Having researched KHovnanian we felt somewhat confident in our choice. We would give the financial aspect of our purchase an A. Everyone was helpful and responsive and made this an easy straightforward process. When we put in our offer to purchase we had an expectation that we would receive good communication and the layout provided in the model. Just after our framing was completed we discovered our garage was 7 feet shorter then the model. No one including our sales agent told us this would not be included in the elevation we chose. Later we learned our sales agent was not aware of this. The floor plan shown with the elevation did not indicate the shortage. We felt this was very dishonest. My husband has experience in building and as we watched our framing he was very satisfied with the work. That part of the process would receive a B+. We were patient as we saw the exterior and interior take shape. However as our closing day grew closer we were very disappointed at the very poor quality of work, the dirt, and the poor quality of painting and attention to detail eg. crooked light fixtures, crooked handles, crooked electrical outlets and damaged drywall in several places. On closing day the house was not cleaned. We had told our builder our movers would arrive at 11am and he said he would have a cleaning crew early to be done before 11. The crew arrived at 10:45. Observations needed prior to settling: Don't let your guard down! Have an independent inspector or someone who knows construction go through the house with you to identify those things that need to be fixed prior to settlement. Once you have settled and moved in, it is very hard to get the repairs taken care of. Watch out for scratched sink basins and mirrors , rough cut lumber painted over, uneven window sills, imperfections on drywall painted over, broken tiles in floor of bathroom, unpainted surfaces on interior and exterior trim, concrete foundation cracks and breaks, exterior walls are 2"x 4"s not 2"x 6"s, garage floor rough finished, screens in exterior vents falling out, low water pressure in master bathroom, spray paint over spray on almost everything, Fireplace that does not work, ceiling wiring needs to be extended to safely hang electrical fixtures. Furnaces that are put in crooked and not aligned properly in drainage pan, Smashed drainage pans under CAC unit, Keep in mind these homes are built on concrete slabs not crawl spaces. I am sure if you stay on top of things prior to settling, you will take delivery of a average quality of construction house. ... More

I have had many concerns on the workmanship of my new home especially when it comes to plumbing and framing issues as many of my walls appear to be crooked. I still don’t having water to my refrigerator after 30 days. Plumbers have not returned. Fixtures in bathroom shower and tub actually pulled away from the walls and had to be fixed. Quartz kitchen island was installed with marks. My driveway has a crack in it. My construction manager James tries to be responsive and is aware of my concerns working to correct. I truly wish I could have written a more glowing review. Perhaps when everything has been repaired and completed correctly. ... More

Take your time and ask questions about the final price. The process is broke into multiple phases and each phases comes with additional cost.

Painting was poorly done. Many missed spots and all over every window frame. Cannot after 6 tries get any window in house remotely clean

KHov more focused on new phase when 30+ home are still not completed (no grading, no lawns, no irrigation, no landscaping, and still missing items that are part of the home after 30 days). After $$ is paid, KHOV interest is noticeably much reduced. Very impersonal after moving in.

House was built in a rush to closing with many issues somewhat resolved at the last minute. There has been a list of repairs submitted to builder with no resolution on all issues a month after I moved in. You wanted to close, the house should have been ready.

The quality in this home is shoddy at best. We have lived here for 3 months and have had three leaks! The flashing was never put on parts of the house and garage. The shower head was installed incorrectly and not caulked sufficiently which caused a leak. The guest bathroom has a leak into the basement. The plumber is coming next week. The paint is inconsistent, some areas look as if they were not painted at all! There are cracks and areas of the wall that are not typical “house settling”. There are wires under the kitchen cabinets literally hanging down and if you touch them the light goes out.The repose time is good yet this is of little condolence given the repeated times necessary for responses. There are areas that were not caulked. I would NOT recommend KHov to anyone! In fact, I would suggest they look elsewhere. Disappointing quality to say the least. For a brand new build it has a lot to be desired of wherever the builder could cut corners they did. It's the first time I had to put $30,000 our of mt own pocket to fix what the builder didn't do properly. One huge selling point was buyer owned solar by Sunnova unfortunately that company has announced it will not be able to go on as a going concern and will be filing bankruptcy. We were sold a 25 warranty on these solar panels we have no idea who will service them now. The HVAC system is cheap, the bathroom fixtures are cheap plastic there are too many things to go into here. Save yourself time money and aggravation buy preowned and stay away from KHOV. ... More

When purchasing a brand new home, do not assume everything will be perfect just because it’s new!! Do not assume everything works like it’s supposed to work. When you do your walk-through to see if their are any issues, take all the time you need to thoroughly, in great detail, to check out everything. Flush toilets, run the water in every sink to make sure you have hot water, try the air conditioner/heat system, open and close drawers, try the garbage disposal, check the overall workmanship of windows, flooring, etc. Talk to neighbors that moved in before you to get their input on their experiences when they moved in, their input is very valuable to you as you may experience some of the same issues or you may learn something you didn’t think of considering would be an issue. Example: Paint spatter all over the floor is something you may not see until you start cleaning your floors. We experienced this issue and it’s not an easy or quick fix! Also, ask about how the solar works, what kind of water is in the area, does our new home require a water softener system which is very costly. What type of internet/tv options are available in the area. Overall, just don’t assume everything will be perfect simply because it’s a new home! ... More

Lost opportunity on a property. We were a buyer and ready to go to contract. Sales person didn't profit from this by not advising of all possible properties - build, ready-to-move-in homes. Discussion of these options left us "un-informed". Sales people should access their client and act accordingly. Know what your client wants, needs and can be worked with.

While product design is nice, it falls short on practical usability. Example: Office door top lock requires a human who is at least 7 feet tall.

Homebuying process was OK. Quality of some material is ok, some not so great. Quality of workmanship is lacking in most all areas. Electrical work is suspect. We have had 2 calls to fix electric issue with dishwasher/disposal problem and still not fixed. The outlet for the dining table light is so far off center from the table it is completely unusable. Just thrown up with no worry about the correct location - just stick it up and call it good. Paint and trim work third rate. Low bid blinds not made for the window length. I realize this is not a custom built house, but more care should be taken to get it right. Quality is not a term to be used for the product being provided. ... More

Our purchase experience with KHOV was great. Since then, we've struggled with getting warranty work completed and completed with quality. The subcontractor work was not high quality. Interior painting was terrible, many spots just primed and not painted from ceiling to walls, bathrooms, etc. Warranty work after the fact with painting and patch work has been poor. Our air conditioner has been worked on three times for faulty parts including putting in 4-1/2 lbs of refrigerant. The thermostats were wired to the wrong sensors causing the A/C to run constantly and only one room cooled down. The glass shower door was cut-in wrong, wrong hardware and then when they tried to fix it, the door shattered requiring them to order a new one and install. Seems like small stuff, but when you buy a new home you expect a quality of workmanship. We did not get that. ... More
