For the most part, living at Belle Terre KHov has been wonderful. I love living here and enjoying the beautiful club house and the nice neighbors. Being here a month I would say I still have some things to get done, but they are in the works of getting resolved and I have nothing major. I would have to comment on my design center experience. I felt extremely rushed on big decisions, and of course Covid limited a lot of the choices. I don't think 3 hours is sufficient to make all the choices that need to be made. I had a very stressful experience while spending a lot of money. I also think the house needs more sound proofing insulation. I have a loft and basement, and you can hear a lot from each floor. Other than that, the house is wonderful. I like the lay out and the closet space. I wanted to add that I think getting the option of putting a well in during the construction would be a nice plus instead of incurring the high water bills until you get one lined up after all the move and settling in. Up north we don't have this issue and are not aware of the high water bills incurred for watering the lawn. It would be nice to give another review after one year of living here. Our experience from start to finish went very smoothly. No major issues at all and just a few normal questions along the way. Settlement date was as they told us and we are very happy with our home.

We moved from our of state and could not be here for all phases of construction, I would not do that again. I should not have closed when I did. I love our builder Brent though, he is still working with us to work through issues.

The Project Manager, Sales, and Finance Team ensured that we achieved our key milestones during the home buying and settlement process, and the experience was smooth. We highly recommend it to anyone looking to buy a house in the Middletown area!

My wife and I had an exceptionally good home buying experience with K. Hovnanian's Four Seasons at Terra Lago development. From the first visit with Allison, the sales person who became our main point of contact, to the actual move in day after the close of escrow, we found the communication to be excellent all the way through the process. Communication was the key for us, as we were also looking at resale homes in the desert area, literally for several months. We visited a number of 55 and older communities after we decided that was our goal--to live in a gate guarded, 55 and older community. We maintained communication with Allison throughout our search process, as we kept coming back to resale homes in the Four Seasons development. At some point, the development's model homes went up for auction, and we were successful in securing one of the homes after our bid went in. Allison was the person to inform us of our successful bid, and we entered escrow. When we were close to the closing date, Tom led us through the walk-through to insure that all systems in the house were either working properly or would be repaired if needed. We were not able to see our home being built, however we were kept informed along the entire process. Home was actually completed a month earlier than promised. The staff was always helpful, assisting with any minor issues that arose. Would certainly recommend Khov to people in the market.

My objective was to find a 55+ gated community near to Disney. From the start of purchasing of my Sandpiper Villa with an honest salesman (Curtis) who guided me through the pricing of the lot, upgrade options, and still stays in touch with me to this day. The build process with my Construction Manager Carlos, kept me updated via weekly FaceTime, pics, and walk thru's, helping to ensure the quality of construction was over the top. We like the floor plan of the house very much. We like the flooring very much. I requested an optional window in the bathroom that the salesperson failed to include and charge us for. Even though the sales person took full responsibility in stating their error we were told there was nothing they could do about it since the prints had already been approved by the county without the window. The Front door frame had a crack in it from where the door latches down to the floor. We were told the frame would be replaced but it was not. The crack kept getting Filled in with several coats of paint to disguise it. The door does not fit properly. Neither does the rear door fit properly. There are gouges in trim work in the foyer & throughout the house which look as if a critter chewed on the wood before it was installed. When an insulation crew came through the 2nd time they were not careful with their equipment and marred several corners of finished base moulding, even chipping wood. We have 3 interior doors, one was gouged through and 2 were scratched badly. We were told these would be replaced but the fix was globs of caulk and paint. We have white paint footprints all over our driveway up to our front porch, spattered paint on interior floors, drywall tape seams very evident on ceilings (which was supposed to be fixed prior to our move in) and an interior door casing to the office that is not set centered in the door opening. Our landscaping was set in with several diseased bushes. The sprinkler system gives good coverage but the sod is littered with small pieces of construction material (very unsightly) and rocks. I have been daily picking this stuff up fearing the lawn machines will pick it up and throw it into a house or vehicle. It was smooth sailing from beginning to end with Barbara, our sales agent who sent us photos and updates regularly during the different phases of the building process. She was professional, knowledgeable and informative as well as personable and genuine. What a pleasure to work with Barbara!

This is the 3rd new construction home my wife and I have purchased. It was undoubtedly the best experience of the three. From the sales team to the site foreman to customer service, we were always treated with respect and issues were addressed promptly. The only real criticism we have is that the quality of the cabinetry vendor does not match the quality of the rest of the house. Given how central the kitchen is to our floor plan, this was disappointing.

The quality of the workmanship was very poor. There were structural issues, finish issues, grading issues, landscaping issues, and rainwater management issues that were unsatisfactory at the time of the closing date. In addition, the responsiveness of the construction management team was initially very slow and very poor. However, there has been a change in the construction management team and responsiveness has improved. However, K. Hovnanian often tries to hide behind warranty limitations when the issue is defective material and workmanship. The issues are be addressed but only after extended delays and excuses. I need to spend significant amounts of time administering all of the work tickets that are required to identify, schedule, & manage the required work. This has been very disappointing. The community is a beautiful one, however the experience with the original construction management team was very disappointing and time consuming. ... More

I liked that Mike and Amy kept updating us with calls and pictures of the progress they were making during the construction of the home. But we felt that Khov wanted to close whether the home was ready or not. The tile backsplash in our kitchen was completed the day of the closing. There were too many loose ends that still needed to be completed when we closed. For instance, we closed and the evening of our closing a guy was washing down our tile floor and BTW he did a crappy job as we cleaned up after him the following day. Not sure why you are wasting money on that guy. The guy who installed our cupboards was really bad as he left with cupboard doors that were uneven and door handles that were obviously crooked. You should find a better craftsman for that job. I would not have him back to my home for anything. For a new home we just have had to deal with a lot of stressful stuff. Like we kept asking that the door weather stripping be corrected to get a tight seal. We even mentioned about the weather stripping before closing. We kept asking for touch up paint so we could do a lot of the touch up ourselves rather than wait. We still have a section in the back of our house that has never been painted, which we mentioned but no action yet. Our A/C just went out, needs a new compressor, hard to believe in a new unit. Don't get me wrong, we like every single person we have had to deal with. Mike, Amy, and Alyssa are all very nice and easy to talk to but we are frustrated on how all of this has gone done. Maybe the real issue has to do with the quality of the subs that are doing the work, I don't know, but I do know that many times Mike has gone above and beyond, even doing other people's work, I think, to help us out and solve some issues that we have had. Michael, the Senior Community Construction Manager, was a joy. He has been so helpful and eager to assist.

We're very happy with our new home. Mike and Kelsey were great, they answered every question that I had. They called every Wednesday to give me an update throughout the whole duration of the build.

Sales Rep "Amy" from K. Hov was excellent & stayed in contact throughout the process. Rate: Excellent. Project Manager "Mike" attended to ALL our inquiries immediately & continued to be available after we moved in to rectify any minor touch-up needs. "Mike" kept us informed from start to finish & beyond. Mike was very good on our Walk-through's & on our delivery date and addressed any & all of our requests for service. Very thorough & would highly recommend both Mike & Amy to friends or family. We are very Happy with our new K. Hov. home & the community at Four Seasons/ Sun City West Az.

We loved receive consistent updates from Tom and always knowing what was going on with the house. I feel the quality wasn't the greatest in the drywall and also the placement of the electric outlets was not well design. Thanks

Our builder Dave was awesome. His constant communication and forward thinking was a tremendous asset for us especially since we did not live in the area.

the sales lady Liz was very nice on top of everything ,informative . also the manager Robert was informative , direct to the point .

Amy was a Pro at sales. Well trained and experienced.

Would I do it again? Yes probably. My sales girl Lisa was wonderful. Jocelyn at the design center has the patience of a saint and extreme helpful. Lastly my construction manager Nick simply outstanding. With that being said I believe the design center should know the models a little better with lighting details. What would work in different spots. It is also very hard to pick out carpet, flooring, lighting, paint, siding and fixtures . Well actually everything in one day. It is helpful to go the design center first before your appointment to look at things first. I was very impressed with some of the quality and workmanship however some of it leaves much to be desired. I'm not sure how you leave gaps in the drywall above a door frame. If the house is painted more than once I would think it would cover white areas of the drywall. The painting could be much better and they need to cover the counter tops when touching up the paint. Paint sprayings on new quartz counters. I know they are initially covered. Not thrilled with my concrete work. I spent 7 hours over two days scrubbing and scraping the concrete off my siding and sliding door. They need to cover these areas before pouring the cement. The windows both top and bottom should tilt for easy cleaning. Keeping in mind it's a 55plus community. I love my GE Profile appliances so much more than the Kitchen Aid ones I left. I love the layout of my house and the storage it has. My favorite is my ceiling to floor brick/stone fireplace and my kitchen cabinets. The pool area is so pretty , my neighbors are great. Cant't wait for the walking trail and dog park when it's completed. It's a give and take and nothing is perfect and we're all human. You are just paying so much for this lifestyle community you would like the best. Yes I would recommend Four Seasons and do it again. ... More

Kelsey was wonderful to work with; also she introduced me to Rider Realty to sell my home which was a great experience. I have been disappointed in that fact I've been in my home five weeks and still have no appliances that are mine (loaners)! I also have a messed up weather stripping on the front door that is still not fixed! There has been no ten day follow up which we were told would happen and the AC vendor still has not contacted us like we were told. Overall I love the house but little items make the experience less than great!

Shannon, our sales associate was awesome. That was the best part of the experience. She responded quickly to every question or concern. I have bought/built 7 houses. The attention to detail from the trades was absent. The house was not even cleaned for us to move in. The construction manager told me it was construction clean. They should be ashamed to deliver a house with so much construction dust and dirt in the house. The basic structure of the house is fine. We love the community and the people. It’s disappointing to spend this much money for the quality we got. We are now having to fix stuff ourselves. We had pendants in the kitchen replaced and they didn’t work because the wires were stripped inside the box by the builder’s electrician. There are plenty of those examples. We have just resigned ourselves to fixing things as we find them. They just hired a new construction manager from outside the company who seems to be very good. Maybe the people getting their homes built now will have a better outcome. ... More
