We enjoy our new home and are waiting for some final issues to be resolved. We couldn’t ask for a better construction manager they the building process. The various trades workers were efficient & professional. This is the 11th house that we have built and love it’s design and features!

Overall my experience with this home purchase has been good. The only issue I may voice will be the builders response to correcting building flaws. If this occurs in a timely manner my experience will continue to be good, if not it will result in a very poor experience.

Workmanship could have been better. Sloppy final touches and preparation. Poor communication and follow up to issues by work team.

Worked closely with Project Manager Matt who kept me informed of supply issues during a very trying time to build a house. He followed up on all issues that were pointed out during the process and delivered a superior product! Very pleased with my home.

No attention to detail in the build. Splatter on brand new flooring. Marks on exterior. Damaged cabinetry. Missing appliance manuals. Missing garage door openers. Shower not as promised. The cheap labor they subcontracted shows quite clearly.

I love the home and the community, great home design. However, it was a painful process and we were not happy with the customer service we received throughout the organization. Went through 3 construction managers; finally got a very good one as our last one (Sal, great guy). Home has lots of imperfections/punch list items, which don't seem that important to the builder's homebuyer services staff. During walk through, they actually told us that we should not be concerned about things like missing paint, the quality of the garage finishes, and poor quality landscaping. Unfortunately, the builder seems to accept the poor quality work that is now standard among subcontractors throughout the industry. The professional of the entire staff at K. Hovnanian Four Seasons Terra Lago. Starting with the sales consultant who is extremely knowledgeable on all aspects of the new home buying process - including all the details related to closing costs. The construction manager provided me with periodic updates on the status of my home while it was being built. The attention to detail on the construction is superb which accounts for the QUALITY WORKMANSHIP of the final product. I would highly recommend K. Hovnanian Homes.

We just recently moved in (November) and we wanted to let everyone know about our experience. We worked with Mike D in sales with the purchase of our house. We've been touching base with him over the years with a couple of previous visits to the Four Seasons of Cane Bay and have enjoyed our interaction with him every time. Completing the sale with him in April was no different. We came to the table with a realtor from Berkshire Hathaway (Karen T) and were happy we did. All during the process she brought up questions we wouldn't have thought of and we would whole-heartily recommend everyone buying a new home here have a realtor working for them during the process. She also performed some onsite visits for us, providing us with pictures of the progress being made. We also employed an outside inspector (Cardinal Home Inspections (Harvey L)) for both the pre-drywall and closing phases of the build. We highly recommended that you do this as well. Our build manager was David P. David went over all the additional extras we added on at the beginning of this process and checked in once a week (via phone) with a report on how things were progressing. Between his call and the pictures our realtor Karen sent us, it was exciting to hear and see the progress being made on our house. There were some delays, but given the supply issues due to Covid, it was not unexpected. Our forecasted closing date was sometime in November and that's when we were set up to close. We were set up to do a "Gold Key Orientation (GKO)" on the 15th, with the closing set up for the 19th. Besides getting to see our completed house for the first time, the GKO allowed us to develop a "punch list" for the builder to take care of items that needed to be addressed, touched up, etc. before closing. Our inspector, Harvey, also went through the house on the 12th and provided the builder a list of items he noted as well. A week after closing, I had two issues crop up. My toilet would not flush completely. I was also running my dishwasher and washer at the time. Sewer water started to flow up and out of the furnace room drain into the laundry room. That sewage then went under the baseboard and affected the laminate in my second bedroom and the hallway leading into the second bedroom. All the laminate had to be removed from the bedroom and most of the hallway by a restoration company. The rooms also had to be sanitized and dehumidified before repairs could begin. The quarter round had to be removed, replaced and repainted. The tiles in the laundry room had to be steam cleaned. Why did this happen? The plumbers who worked on my house left a test plug in my sewer line. They couldn't get it out after using it and left it there-it was just a matter of time before disaster struck. The plumber who pulled it out says he's seeing this more and more. The second problem had to do with my furnace. Whoever installed the furnace used a rubber gasket to get a PVC joint to fit. The result was condensation leaking onto the top of the furnace. The repair people who both removed the sewer plug and fixed the furnace said that whoever worked on these items was just lazy and wanted to move on to the next home. There are other things too--using painted wood doors for the back porch and office. At the prices being charged for these homes, we had hoped they would have used vinyl doors from Pella or some other company. So along with numerous paint spots needing to be cleaned up on the floor, we have also had to scrape paint off the french door windows in the office. Plus, there was quite a bit of drywall dust left on the floors, even though the house was "professionally" cleaned. We do want to be clear here-we are not faulting David, our building manager. David was always very quick to address the issues that did crop up, taking phone calls from me on the weekends and during his holiday vacation and calling his contacts during the sewage backup to try and expedite the repairs as quickly as possible. But when you see how rapidly these homes are going up, it's no wonder there are problems like these cropping up. Although there were disappointing events that happened after closing, we do want to say that we are very happy with the amenities, clubs, and activities present here at The Four Seasons at Lakes of Cane Bay. ... Five weeks after closing there is still no garbage bin or pickup. Have had to run it down to the dumpster several times!

The builder and all personnel who were involved with the construction and closing of our home did an excellent job, in spite of extra difficulties created by the ongoing Covid pandemic.

Anna and Wendy kept me informed during the whole process. Ross in the loan department also helped me a lot on the financing end of things. Overall outstanding team.

Prepare to wait months for any repair work to be done, and you will probably be disappointed in the quality of any repair wok

Houses are being put up overnight. There is a lack of oversight. Our sheetrock was a mess! Paint on finished hardwood floors. Finish work on stairs substandard. NOTHING was sanded prior to paint and urethane, had a huge nail/screw, sticking out of the side of my stair riser. Painted right over it!! House was filthy when we walked in after closing! We entered our house after closing to find no heat, 2 leaky sinks, no hot water master shower, high end dishwasher broken for a month, guts in 3 toilets have been replaced, paint all over hardwood floors, dirty, grout, chipped tile in upgraded master shower, glass in master shower had to be removed so sheetrock could be redone, sheetrock behind powder room sink looked like a patchwork quilt. These issues, along with others, noted at walk through. Enough time to rectify, as closing was delayed 2 days. No, once u sign on the dotted line, all these issues become warranty issues. So much more difficult to remedy when furniture has been moved in. Promises were made, promises not kept. It has taken a month, and we are getting things done. Can use dishwasher, master shower still not right! I guess i’m upset because many times, I’ve been made to feel i’m too picky! Not a custom house! But, when u pay this kind of money, u at least expect a house with passable workmanship. No attention to detail. Pine straw covering construction debris, SC building code states, that if you cannot see IT from 6 ft away, ITS not an issue….. buyer beware. KHOV lives by this code. We were very disappointed with our KHOV home. And, I thought I had done my homework. ... More

Interaction during all phases of purchase, construction, and delivery of home were very professional and first rate! Any questions or concerns that we raised were addressed immediately. We would definitely recommend K. Hovnanian’s homes to anyone interested in a quality built home.

The building process was not good. Poor, incompetent workers. Quality of work is very poor compared to the money spent The builder's team was GREAT. Response to all my concerns was answered.

Receiving weekly text updates from the sales specialist with pictures was very helpful especially for someone who was not local.

Dealing with nice people who were warm in their communications really helped while buying a new house in the middle of the pandemic along with the associated late materials which made for late closing. Elizabeth's regular text communications associated with progress of build was really good for morale. The niceness of people extended to the underwriters. I specially think of Michell putting her own personal cell phone number in an email which I had to use once after-hours when I was panicking thinking that I had to know the result of a communication. This kind of hand-holding really helped. After the close, the service center has really been great addressing issues. Bryce has made it a point to keep me informed personally by phone on the progress of issues being addressed and soliciting my feedback. Yeah, there have been some bumps on the road, but nice, service oriented people have made a difference for the better. ... More
