2.5 stars, proceed with caution… This is the 5th home that we have built and second KHov home. The process was filled with mis-communication from start to finish. The sales staff were the center of all of the issues. The multiple miscommunications cost us $30,000 in mistakes. On the actual day of our settlement, the house was filled with mud from top to bottom, and the rooms were covered in dust and dirt. We hired a cleaning company to clean the house before we moved in. Houses are being put up overnight. There is a lack of oversight. Our sheetrock was a mess! Paint on finished hardwood floors. Finish work on stairs substandard. NOTHING was sanded prior to paint and urethane, had a huge nail/screw, sticking out of the side of my stair riser. Painted right over it!! House was filthy when we walked in after closing! We entered our house after closing to find no heat, 2 leaky sinks, no hot water master shower, high end dishwasher broken for a month, guts in 3 toilets have been replaced, paint all over hardwood floors, dirty, grout, chipped tile in upgraded master shower, glass in master shower had to be removed so sheetrock could be redone, sheetrock behind powder room sink looked like a patchwork quilt. These issues, along with others, noted at walk through. Enough time to rectify, as closing was delayed 2 days. No, once u sign on the dotted line, all these issues become warranty issues. So much more difficult to remedy when furniture has been moved in. Promises were made, promises not kept. It has taken a month, and we are getting things done. Can use dishwasher, master shower still not right! I guess i’m upset because many times, I’ve been made to feel i’m too picky! Not a custom house! But, when u pay this kind of money, u at least expect a house with passable workmanship. No attention to detail. Pine straw covering construction debris, SC building code states, that if you cannot see IT from 6 ft away, ITS not an issue….. buyer beware. KHOV lives by this code. Poor buying experience - lack of clear communication from start to finish.

nice home but with deficiencies that have not been corrected. as always they say they will get to it asap. that means you'll have a long wait till the corrections are made.

Disappointing experience. Our builder Tim was great. Kept us informed and was a pleasure to work with. The final product has a lot to be desired. Horrific sheetrock work, cheap paint job, overspray, tape lines everywhere. There should be major concerns at K Hov with the quality of their homes. Wouldnt do it again. Service responsiveness has been good but there shouldnt be this many items that need to be fixed on a new home, Quality rating is a 2 out of 10. Sad.

Follow through and execution of items promised, was disappointing. We would have hoped that K. Hovnanian would have done the right thing.

We found the purchasing process quite frustrating. We can not example how many emails and texts went unanswered. The sales team promised everything and then the operating group indicated that they had no knowledge of facts presented. An example. An application for the install of a pool was made apparently denied with no reasons given other that we dont grant approval before the completion of the house. All that was wanted on our part was the ability to start construction once the house was closed on so we could enjoy the summer. This just went on deaf ears Second the whole closing process was a mess. No leas than three closing documents were created all in correct just days from closing. Lastly no explain of the repair process was ever made when the house was finished. No list of number, no contacts no anything. This left us days trying to get thru to people. When we inquired about having the lawn mowed 6 weeks after closing we were told no one informed that department the the house was finished. If asked we would NOT recommend you to any new buyer. Or would tell new buyers to do hold backs on the final close. That you would now ask, months after close for our opinion examples the problem We do not expect to bear anything back from you on this. Where do I start? Outside of taking my deposit and signing the purchase contract there has not been one step that went as promised or without a fight. The workmanship and attention to finish detail is ZERO. We moved in on April 27th, roughly 90 days ago and it has been a nightmare. Yesterday I came home in time to stop them from painting the house next door as they did not properly protect my home before painting. Last month while building the home next door, the laborers shot nails through my screen enclosure by accident. Still another example of no regard or respect for property and my guess is that KHOV feels that they have are money, we are committed so deliver whatever we feel like and the buyer has to close. I will never recommend a KHOV home again. I do know Peter Hovnanian personally from Cherry Hill NJ and I fully intend to someday reach out to him to let him know about my experience. As for the maintenance of the grounds and sprinkler systems and the clubhouse; that is a whole other story. Gym has no AC, grass is rarely cut or maintained, sprinkler systems not working, Cafe at the clubhouse was a sales gimmick and nothing more than that. The whole thing is a horrible experience. I will give positive credit to Michael Rassi who has been extremely helpful in getting post closing warranty issues resolved. Other than him, the entire KHOV team from top to bottom does NOTHING ... Did not have a satisfactory experience.

The building process was not good. Poor, incompetent workers. Quality of work is very poor compared to the money spent The builder's team was GREAT. Response to all my concerns was answered.

There was misrepresentation by the selling rep on our property, Buyer pays for their mistakes, contract covers them legally from any recourse by the buyer. They can return your deposit and walk away. Closed on a home that is still not complete on many issues and no promises on when they will be completed. My painter commented on the poor finishing on drywall throughout the home. They are building homes too fast without regard for quality, they proclaim themselves a high end builder, not the case. Treat their customers very poorly.

Design and layout of the home is very nice. Workmanship looks good for now. At time of closing, home was not up to standard. Floors and carpet was not clean and lots of minor touch ups to be accomplish throughout the house. Trying to schedule work to be accomplished has not been good.

My home buying experience was less than ideal. Both my salesperson and my construction manager were replaced halfway thru the process. Although the kitchen appliances are very nice, the AC unit is rated "least efficient." I have had someone out here twice in 3 months due to issues with the AC unit. I am pleased with my neighbors and with the community center, including activities available. I would recommend Four Seasons with several caveats - buyer beware.

Shop around for better alternatives

We have been trying to get someone out to address several issues with the house and property. Haven’t heard from anyone yet with regards or action plan. Everyone that we have contacted keeps running us around in circles. My next step will be to contact the news media and let them try to get an answer and a resolution.

Andrew was the most responsive in getting my issues fixed and completed. I think the workmanship was not up the the standard as touted by the KHov mission statement. I was overwhelmingly disappointed.

I felt that the customer/buyer/end audience was not given deserved regard as the one spending the money. Simple items (responsiveness, honesty, consideration, graciousness, and apologies for mishaps) cost nothing but go along way toward greater satisfaction.

After a 15 month struggle to get our KHov home built we finally moved in. It was hurry up and give us a deposit before the prices go up. We did that and watched as our land sat untouched for 6 mos. Everything thing was a struggle to getting materials to keeping construction managers(we had 5 during this process). Yet KHov kept selling homes. No transparency and a lot of we don’t know replies became frustrating in trying to manage any kind of schedule with a rental as we continued to get revised and pushed backed closing dates. We even met with the COO of KHov in hopes to get a clearer picture. That was a waste of time. No one communicated with us unless we initiated the call or email. The only bright spot was Carol our sales rep. who listened to us as we vented, never got upset with us and did what she could to help. Thank you Carol. ... More

I thought K. Hovnanian built quality homes, but I was mistaken. My house was very poorly constructed and low quality materials used. there was no quality control and house was presented to me with so many things that needed to be fixed and replaced. I never should have used K. HOV mortgage, even though the closing costs were much less than reputable lenders. RM and SJ lied to me many times during the loan process and threatened to not fund my mortgage on the last day unless I gave them a document that was impossible to get. I had to hire an attorney to protect my legal rights regarding the dishonest dealings with K.Hovnanian. ... More

The sales person was pretty much useless, would not communicate with us, dropped the ball several times with other areas of khov. There was no supervision by the construction manager during our build process, except maybe to come in the morning and leave notes for the construction crew. We had to make sure we came in to clean up before counter tops were put on, so construction crew trash wasn't left behind. The house was not delivered in move in ready condition, still in need of much cleaning before we could move in.

Spend more time checking workmanship of people doing the work just to get it done. Don't just do things and expect the homeowners to accept it as "that's the way it is and there's nothing that can be done about it".

You have to make yourself a priority with the home warranty department and continually bother them to schedule appointments The contract was poorly written, and also contradicted itself when highlighted the conflicting terms nothing was done Quality of materials is quite disappointing for example, the flat walls, air conditioning unit vents and surprising how many problems at close where things were not working such as the garage door electrical lights, master bathroom, drain exterior drain and my names were highlighted in the punch list. Everything was moving along nicely and any issues were dealt with quickly and to our satisfaction. THEN, we closed and paid KHov. After that we were pretty much on our own. Items that were told to us after closing; Khov will deliver a new air filter after 30 days in the house. Never happened Khov will do a 45 day walk through to address any issues. Never happened. Showed the ceiling joints were cracking in great room area, Khov will get someone to fix the joints. Never happened. Irrigation did not cover entire yard. Area was 24 feet wide, Khov installed 15 foot fan head. That left 9 feet of yard with out water. Sod died. Nobody would install the proper heads.Khov did not send an irrigation guy to correct. ( our neighbors on both sides have rotator heads covering the wider yards, our yard had a fan head. Khov would not fix it, an employee recognized it was wrong and worked hard to help. Washer and dryer are not side by side, there is a huge gap between them. Hookups in the wall were installed too far apart. Again. We were told that it would be checked out to see what can be done. Never happened. Seems to me that Khov did about anything to close our house and get paid. Once they received the money, we were not that important anymore, Always about the money, do whatever to get the money, once you get it, no urgency or concern. ... More

Buying a new home with KHOV was extremely stressful.

From the beginning, promises were not kept. We were out-of-towners and that really hurt us. They blamed the poor workmanship on sub par contractors. At the price point charged, they should not be hiring poor contractors. We heard way too many times, "we can't fix that, that is just how it is". Also, design choices were very limited. We would not choose them again.
