Beautiful home, and community. But I should have a private home inspection done. This home was a move in ready home - built for another buyer - that deal fell thru. Many workmanship details are being discovered now that I moved in. Many corrections need to be done and it has become very time consuming on my personal time waiting for appointments and the issues to be corrected. I work full time - yet have to be home for these appointments to get things done. It is costing me time and money - for issues that could have and should have, been done right to start with. Overall we are pleased with the purchase and delivery of our new house. We were kept informed of the build process and timeline. We were very pleased with the delivery timeline. It was important to us to have a close date that that was fairly firm. In our case the date communicated to us, months in advance was spot on. Warranty service was very responsive to issues. Any problems that were submitted on the portal were promptly addressed. We were contacted shortly after submitting a claim. An appropriate trade was scheduled and progress / resolution was tracked and communicated to us in a timely fashion. One area of the buying process that can be improved is the Low Voltage option. Having only one option was not a good experience. I do not believe it was competitive as it is a non-cancelable installation and monitoring service. There are other competitive and superior options that do not commit the purchaser to a 36 month agreement. The speaker installation did not come with any documentation despite repeated requests. We have had too many major issues with a new home build. Items that were pointed out during the construction and were not addressed until AFTER we settled. 2 weeks of ripping out walls and drywall. Yeah. Not. FUN.

We had looked at multiple sites in DEL, and over a 2 years - locked in on KHOV having floorplans we liked. Jeff our rep - was great, we visit 3 times over a year before deciding. After signing a contract - actively kept us updated each week on the build progress with Conner the Site Super. The house was delivered almost a month earlier than planned. After living in for 3 months, no regrets or complaints.

The hoa is problematic. Far too many restrictions and impossible to deal with

Garage Door Opener sounds horrible...very loud and creaky...makes me wonder if it will last long. We've had a lot of rain and while trying to sleep there are dripping noises which make it hard to sleep....Shower Pan potential slip hazard

The focus on customer service was first class. From the salesperson to the closing and everyone in between, the process was as easy as it could be. Connor is a superb site manager and his honesty and punctuality were a credit to him and the team as a whole.

Great floor plan to house my 3 dogs and myself. Builder is responsive to questions and problems.

I’ve had no interaction with the builder. So far my home is good.

Overall I’m very pleased. Our home is solid and any warranty issues have been quickly solved. Sales people have been very pleasant and helpful. The home buying process needs to be simplified and fine tuned, specifically the financing through K Hov and the pricing in general.

We love our new KHOV house! Our sales rep was amazing and made the purchase seamless. Our on site team spent a lot of time with us showing us all the high tech features and how to use them. I would highly recommend KHOV as a high end builder. Their follow up is top notch and their home warranty portal is easy to navigate. Overall five stars.

Our construction manager Mike was outstanding.

Build craftemanship is very poor. We paid for a “deluxe kitchen” yet appliances are mid-level at best, and cabinetry is low-end builders grade. Same can be said of vinyl windows. We love the neighbors and the location, but at $768k, the house is a big disappointment.

Overall, my experience has been very good. From the purchase - where Alyssa did an outstanding job, to the construction - where Todd kept the build on track and answered all my questions, to the warranty follow up - where Mike and Matt have taken great care of me and my couple of issues with prompt and efficient service.

The sales people hung in with us till we sold our home which we appreciate. We like the new house, but there are features I would change. For example each bathroom does not have its own GFCI, they are interlocked with one bathroom (which in SC is ok but not what we are used to and is a nuisance). Also we initially did not have a cover on our attic, which was corrected. Also the cabinet doors hit either walls or other cabinets so I had to apply bumpers. The light switches are not identified and we were told we just will need to get used to them with a suggestion to put labels on switches. We are not thrilled with the garage door which leaves some light coming through around the edges. Over all everything we pointed out was corrected (except for above which we just need to adjust to). Poor quality. Can not set A/C colder that 74 degrees in the summer for fear of mold issues. Styrofoam used outside and is soft. Poor pain job inside and out. Great employees and they work hard to help. Just my opinion

Everyone was wonderful from the sales agent to the Contractors and Builders. Very responsive to my needs.

Everyone on the team was very helpful. Sales and Constuction manager had great communication. We have been here a couple of months looks like it will be a nice neighborhood.

When we bought our home, we asked to have a tub. Was told it was stand alone. Then sales person said, "No, I never said that; its a garden tub." Garden tubs went out in the 90's! Window over tub is oversized and looks out directly into my neighbor's living room window. Design flaw? I asked to have it changed; this is way before the build started. Was told I couldn't. Shower is a step down. Sweep on bottom of shower door doesn't allow for a floor mat so we come out of shower dripping wet and have to pivot over to floor mat. Elderly and unstable folks as they age stepping down into a shower doesn't seem safe. Another design flaw? I guess Hovnanian never heard of zero entry showers! Garage floor has a lip on it; tripping hazard as my neighbor can attest to that. She fell when she first moved in and had severe bruising. No idea why concrete is poured this way. We have put requests in regarding yard: weeds, drainage issues and uneven when walking to the point I've almost twisted my ankle and debris, rocks, construction materials all in the grass. They told me they already sprayed for weeds, never addressed drainage issues or uneven grading. Never completed several items we found during our walkthrough. We put requests in for warranty issues, one of which our back door is not hung properly and you can see daylight coming in. Still waiting. When we went to the Design Center for our finishes, our selections were very limited which was also very frustrating. We wound up taking their bottom of the line on everything and have been upgrading ourselves. ... More

Fire Place not a functional fireplace-very low grade. Not worth the money. No warranty on plants that are dead in landscaping( every reputable landscaping company will give you at least a 1 year warranty) Hire a pre inspection company for pre-drywall and final inspection The contractors K Hov uses for finish work cut corners which you will see in the final product. ( they do not miter inside corners on trim molding) Do not believe furnace is sized to square footage of house (BTU's are minimal) Do your homework!

Our experience was overall very good however we did want a specific lot which they said we would have to pay a high premium along with a Lot premium. In the end a couple did purchase said lot for what we paid for ours. Just a little disappointed in that!

Problem is several gold key walk thru items were missed which is turning into a lot of warranty type items. Having to put in so many warranty requests does not bode well for the quality of workmanship. Inconsistencies include light switches not following standard placement plan (several had to be moved to keep them consistent from room to room. Having plumber back 2 times for things that should have been validated prior to closing (e.g. mud room faucet needed to be straightened & main floor tub was clogged with building material). Metal Entry door from garage painted with latex paint and it peeled off. Shower grout replaced with caulking (this is not a long term feasible process), My expectations of a quality home were not exceeded given the $$$$$$. on the positive side. Love the location, amenities, floor plans and most of all the community as the neighbors et al are outstanding sharing our retirement and oh yes the weather is splendid vs north east. ... More

From sales,to financing, to home warranty my experiences have been good. The buying process was easy and sales staff knowledgeable. Financing was a breeze and from application to funding it took only 10 days Finally the warranty work that I needed has been minor and done quickly and without any hassles. I love my new house with all the amenities, my new neighbors, and the planned activities at the clubhouse. I could not ask for much more.

We recently purchased our new home, and while we were initially excited, the experience dealing with the exterior issues has been extremely disappointing. Just before we moved in, the builder planted the trees and laid the grass in front of our home. Shortly after, one of the trees completely fell over and was literally lying on the ground. I contacted the builder, and they did come out to straighten it, but since July, that tree has died. I’ve submitted multiple requests to have it replaced, but nothing has been done. On top of that, the two trees in our front yard were planted less than four feet apart, which makes no sense. We were told they would be repositioned farther apart, yet that has never happened. The dead tree is still there months later, and no one has followed up to fix or replace it. To make matters worse, our sprinkler system has been leaking underground, causing constant flooding on one side of our home. My husband has reached out numerous times to get this repaired, and still, there’s been no resolution. Overall, the lack of response and follow-through has been extremely frustrating.
