The workmanship of the various trades is horrible. Talking with other new residents not a single one has had a good experience with the quality of the home. The only good thing is the neighborhood seems to be very friendly.

Did not have a satisfactory experience.

I felt that the customer/buyer/end audience was not given deserved regard as the one spending the money. Simple items (responsiveness, honesty, consideration, graciousness, and apologies for mishaps) cost nothing but go along way toward greater satisfaction.

The entire experience was disappointing. The process is extremely disorganized. They should be ashamed of the quality for the price paid. They have no ability to schedule with any confidence and use "Covid" as an excuse for everything.

On our pre-settlement walk thru, we commented on the dirt left on the floors. Nothing was done. We had a list of issues that were supposed to be resolved before we moved in 6 days later but not a single one was addressed. Our front door looks like it was painted by a 5 year old and the floor in the master bath is covered in caulk. I still do not havee a working dishwasher one full month after settlement. I could go on........

We like the floor plan of the house very much. We like the flooring very much. I requested an optional window in the bathroom that the salesperson failed to include and charge us for. Even though the sales person took full responsibility in stating their error we were told there was nothing they could do about it since the prints had already been approved by the county without the window. The Front door frame had a crack in it from where the door latches down to the floor. We were told the frame would be replaced but it was not. The crack kept getting Filled in with several coats of paint to disguise it. The door does not fit properly. Neither does the rear door fit properly. There are gouges in trim work in the foyer & throughout the house which look as if a critter chewed on the wood before it was installed. When an insulation crew came through the 2nd time they were not careful with their equipment and marred several corners of finished base moulding, even chipping wood. We have 3 interior doors, one was gouged through and 2 were scratched badly. We were told these would be replaced but the fix was globs of caulk and paint. We have white paint footprints all over our driveway up to our front porch, spattered paint on interior floors, drywall tape seams very evident on ceilings (which was supposed to be fixed prior to our move in) and an interior door casing to the office that is not set centered in the door opening. Our landscaping was set in with several diseased bushes. The sprinkler system gives good coverage but the sod is littered with small pieces of construction material (very unsightly) and rocks. I have been daily picking this stuff up fearing the lawn machines will pick it up and throw it into a house or vehicle. Shannon, our sales associate was awesome. That was the best part of the experience. She responded quickly to every question or concern. I have bought/built 7 houses. The attention to detail from the trades was absent. The house was not even cleaned for us to move in. The construction manager told me it was construction clean. They should be ashamed to deliver a house with so much construction dust and dirt in the house. The basic structure of the house is fine. We love the community and the people. It’s disappointing to spend this much money for the quality we got. We are now having to fix stuff ourselves. We had pendants in the kitchen replaced and they didn’t work because the wires were stripped inside the box by the builder’s electrician. There are plenty of those examples. We have just resigned ourselves to fixing things as we find them. They just hired a new construction manager from outside the company who seems to be very good. Maybe the people getting their homes built now will have a better outcome. ... More

After a 15 month struggle to get our KHov home built we finally moved in. It was hurry up and give us a deposit before the prices go up. We did that and watched as our land sat untouched for 6 mos. Everything thing was a struggle to getting materials to keeping construction managers(we had 5 during this process). Yet KHov kept selling homes. No transparency and a lot of we don’t know replies became frustrating in trying to manage any kind of schedule with a rental as we continued to get revised and pushed backed closing dates. We even met with the COO of KHov in hopes to get a clearer picture. That was a waste of time. No one communicated with us unless we initiated the call or email. The only bright spot was Carol our sales rep. who listened to us as we vented, never got upset with us and did what she could to help. Thank you Carol. ... More

Many discrepancies found during pre-close walk still undone on closing day. Overall detail workmanship shows lack of attention to detail.

Houses are being put up overnight. There is a lack of oversight. Our sheetrock was a mess! Paint on finished hardwood floors. Finish work on stairs substandard. NOTHING was sanded prior to paint and urethane, had a huge nail/screw, sticking out of the side of my stair riser. Painted right over it!! House was filthy when we walked in after closing! We entered our house after closing to find no heat, 2 leaky sinks, no hot water master shower, high end dishwasher broken for a month, guts in 3 toilets have been replaced, paint all over hardwood floors, dirty, grout, chipped tile in upgraded master shower, glass in master shower had to be removed so sheetrock could be redone, sheetrock behind powder room sink looked like a patchwork quilt. These issues, along with others, noted at walk through. Enough time to rectify, as closing was delayed 2 days. No, once u sign on the dotted line, all these issues become warranty issues. So much more difficult to remedy when furniture has been moved in. Promises were made, promises not kept. It has taken a month, and we are getting things done. Can use dishwasher, master shower still not right! I guess i’m upset because many times, I’ve been made to feel i’m too picky! Not a custom house! But, when u pay this kind of money, u at least expect a house with passable workmanship. No attention to detail. Pine straw covering construction debris, SC building code states, that if you cannot see IT from 6 ft away, ITS not an issue….. buyer beware. KHOV lives by this code. The building process was not good. Poor, incompetent workers. Quality of work is very poor compared to the money spent The builder's team was GREAT. Response to all my concerns was answered.

Poor buying experience - lack of clear communication from start to finish.

I thought K. Hovnanian built quality homes, but I was mistaken. My house was very poorly constructed and low quality materials used. there was no quality control and house was presented to me with so many things that needed to be fixed and replaced. I never should have used K. HOV mortgage, even though the closing costs were much less than reputable lenders. RM and SJ lied to me many times during the loan process and threatened to not fund my mortgage on the last day unless I gave them a document that was impossible to get. I had to hire an attorney to protect my legal rights regarding the dishonest dealings with K.Hovnanian. ... More

There was misrepresentation by the selling rep on our property, Buyer pays for their mistakes, contract covers them legally from any recourse by the buyer. They can return your deposit and walk away. Closed on a home that is still not complete on many issues and no promises on when they will be completed. My painter commented on the poor finishing on drywall throughout the home. They are building homes too fast without regard for quality, they proclaim themselves a high end builder, not the case. Treat their customers very poorly.

Quality of construction is poor.

We love the community and had a great sales experience. Ask for Ken Gennett in the sales office. Unfortunately, we had a horrible project manager who failed to manage his subcontractors. On multiple occasions, we found the home unlocked and open to the elements after contractors were off site, even after walls, cabinets and appliances were installed. Our project manager did not communicate consistently and was unresponsive when we identified issues during construction. As a result, we had a multiple page punch list when we closed, and over one month later, we are still trying to get K. Hov to resolve the open items. The good news is the K. Hov. warranty person is great, but it is all a huge waste of everyone’s time. ... More

Design and layout of the home is very nice. Workmanship looks good for now. At time of closing, home was not up to standard. Floors and carpet was not clean and lots of minor touch ups to be accomplish throughout the house. Trying to schedule work to be accomplished has not been good.

The sales person was pretty much useless, would not communicate with us, dropped the ball several times with other areas of khov. There was no supervision by the construction manager during our build process, except maybe to come in the morning and leave notes for the construction crew. We had to make sure we came in to clean up before counter tops were put on, so construction crew trash wasn't left behind. The house was not delivered in move in ready condition, still in need of much cleaning before we could move in.

Build craftemanship is very poor. We paid for a “deluxe kitchen” yet appliances are mid-level at best, and cabinetry is low-end builders grade. Same can be said of vinyl windows. We love the neighbors and the location, but at $768k, the house is a big disappointment.

We were dissatisfied. Workmanship not great. Paint over sand dust, terrrible caulking, siding reversed, trim work fair. Not willing to change any item if a spec home. They have this attitude - any issue must be seen beyond 6ft from every angle in order to be considered for repair. Problems are passed along.

I've had to use a contractor to correct the shoddy work that went into the building of this house. My question is: Who is paying off the inspectors to pass the "pop and slop" that goes into the construction of these homes.

VERY difficult to get repairs scheduled and issues are never resolved in 1 visit. Repairmen cause damage when they come.

Very disappointed in the overall process, I paid for an upgraded kitchen only to later find they would not supply a refrigerator. The concrete was not laid properly and is cracking like a spider web. The workmanship was poor, no oversight of sub-contractors, and responses from the builder were nonexistent or spotty at best. Never got the feeling they even cared about the client once they had your deposit. Do not close on your home if there are any issues outstanding...getting them resolved after you move in will be a miracle if they even respond. Their staff is overwhelmed and does not have the ability to manage issues or situations. So disappointed with the overall process and the workmanship of the contractors they hire. Sales should provide house blue print including Receptacles and possibility of adding wires for electric range and water heater. Homeowner should visit the site every week to check the progress and point out defects, since construction manager doe snot do his job! Too may homes are being built at once and not enough construction managers to cover quality control.
