khov & hoa are not what they said they would be!!

The onsite sales associate made promises she could not fulfill. This happened with several issues, including locking in the price of my home and included home features, to list two. The construction management team -- Trey and Matt -- were superb. They were quality oriented and responsive to questions and concerns.

Poor buying experience - lack of clear communication from start to finish.

Weekly progress updates were invaluable.

Having researched KHovnanian we felt somewhat confident in our choice. We would give the financial aspect of our purchase an A. Everyone was helpful and responsive and made this an easy straightforward process. When we put in our offer to purchase we had an expectation that we would receive good communication and the layout provided in the model. Just after our framing was completed we discovered our garage was 7 feet shorter then the model. No one including our sales agent told us this would not be included in the elevation we chose. Later we learned our sales agent was not aware of this. The floor plan shown with the elevation did not indicate the shortage. We felt this was very dishonest. My husband has experience in building and as we watched our framing he was very satisfied with the work. That part of the process would receive a B+. We were patient as we saw the exterior and interior take shape. However as our closing day grew closer we were very disappointed at the very poor quality of work, the dirt, and the poor quality of painting and attention to detail eg. crooked light fixtures, crooked handles, crooked electrical outlets and damaged drywall in several places. On closing day the house was not cleaned. We had told our builder our movers would arrive at 11am and he said he would have a cleaning crew early to be done before 11. The crew arrived at 10:45. From the beginning the buying and building process was thoroughly explained and we were kept in the loop on every step. The pandemic slowed things down significantly but that could not be helped and in the end, the timing was perfect for us. I love the layout of the home and the rooms are very spacious. The design center experience was fun and the choices available for cabinets, countertops, floors etc were plentiful without being overwhelming. The community is beautiful. The club house is amazing and there are so many activities to choose from. The Lewes location is perfect. So easy to get around to supermarkets, stores, etc. We’re very happy here! ... More

This experience was a nightmare!!! With the exception of the Construction Manager, who was responsive to any and all of my questions during the building process, as well as the Finance Team in Florida who were a breath of fresh air; the rest of kHovnanian Staff from the Sales Person to the Design Center were a nightmare!! There were no return phone calls and/ or emails from the Sales Person, unless it had to do with monies; and he wouldn't respond to confirm and back up information, he had originally given me, of which I made my decisions from. I would never recommend anyone to KHov as there isn't anyone on the face of the earth, I despise that much. All this took place in December 2020, with COVID-19; and the Sales person from kHov was only interested in monies during desperate times when everyone is trying to make sure that their financial decisions are somewhat safe. He just about left me with a horrible impression, that I told all my friends and families to find any other builder besides kHov. ... More

They should have taken more time to do things correctly then rush just to complete the building. Couple more weeks or maybe even a month was probably needed. The workmanship is horrible on some items - they completed things so carelessly just to say it was done. Now as the homeowner I have to follow up, send emails, and follow up again to get everything corrected when it should have been done correctly from the beginning. Everything from painting not being completed, things not sanded prior to painting, cleaning paint from floors, crooked lights and walls, towel and toilet papers rods not hung properly, things not centered, doors that don't lock or lock and you can't open, two different sides on the balcony, and the list goes on. With all of these issues, how did it ever pass inspection? Surely someone should have noticed, isn't that their job? I can't be the only unit like this. I thought K. Hovnanian built quality homes, but I was mistaken. My house was very poorly constructed and low quality materials used. there was no quality control and house was presented to me with so many things that needed to be fixed and replaced. I never should have used K. HOV mortgage, even though the closing costs were much less than reputable lenders. RM and SJ lied to me many times during the loan process and threatened to not fund my mortgage on the last day unless I gave them a document that was impossible to get. I had to hire an attorney to protect my legal rights regarding the dishonest dealings with K.Hovnanian. ... More

Where do I begin….. I was told when looking to buy that it would be soundproof and you wouldn’t hear anyone above or around you. Not true! Paint job is horrible with multiple coats on trim, paint not cleaned off the floor, and streaks on the walls. Mold mold mold! My unit has been humid from the day I moved in on July 30, 2021. Now over 30 days later and the situation hasn’t been resolved. Seems they can’t figure it out but they can do a lot of finger pointing. Was told I need a dehumidifier but I’ve spoken with others on the first floor in buildings 1 and 2 and they have no issues. I’ve recently learned they had a better GC than what buildings 3 and 4 have. The GC Kurt doesn’t return phone calls or requests for calls by the homeowner. It is physically unbearable to live here and I’m afraid of mold lying on other items of mine that I’ve not seen yet. I look forward to hearing from someone! ... More

The home seems to be quality, ut the followup to problems is very poor

We really love our new home by K-hovnanian. The quality of the workmanship is outstanding and the construction management team provided us with excellent service during the entire process. The design center was also exceptional in providing final design services. Great home at an excellent value!

The best decision ever made was building a new home at four seasons. Great home, great neighborhood, amenities etc, Very much a community

I love my home but this is the first time I had a home built and it is very different from buying a used home. Forget Covid as an excuse to take so long. There was a month in the middle of the build that nothing was done on the excuse a letter was needed from the architect. My sales rep assured me the house would be done the middle of June. A contractor said not until August. I was going to be homeless the end of July so miraculously I settled the last business day of July. I had signed the contract the middle of November and provided all the financial records for approval shortly after only to be told in June I needed to provide them all again. This was quite a challenge as everything was in storage. As I said in the beginning having a home built can be quite an adventure. ... More

Love our house and issues are being addressed. Wish the contractor were more careful but That is the world we live in. Quality is generally good.

In general the overall experience was very good. Khov kept us informed of the progress all along the way. The designs they offered were really good. The final product met our expectations. I will say that the quality of items such as window sills(particularly the edges) and painting could have been better. Additionally, it takes a long time for punch list items to get addressed. Also, for some reason the garage is not painted. For the price of the home, painting the garage should be included. The only other issue is the actual option selection process. Several options we wanted we were told were no longer offered yet months later they still show up as available options on their list. ... More

In this time of uncertainty and pandemic, trust is extremely important. The K Hov folks kept us informed and up to date all along though we lived in Colorado. We are very happy with the way things turned out.

Buyer beware! Everything went fine with the sales experience (excellent in fact), but once you get to the actual house - problems arise. Not unusual, but getting them fixed is impossible. Every homeowner here will tell you that there is NO attention to detail, and repairs are NEVER done. Very poor quality.

They made the process easy. The homes are beautifully designed. Lots of space.

My favorite thing about the house is the kitchen. It is spacious with plenty of cabinets, drawers, and walk-in pantry. The granite island is beautiful and perfect for food prep or any other projects that require space. I love it!

Hovnanian builds a good home and I would recommend them. All of the problems we have experienced can be traced back to speed and pressure to get homes completed. Your expectations should be set as such. Once the house is completed and they have your money, the speed to fix remaining issues seems to diminish considerably.

The sales person was very responsive and always answered my questions within a day. She kept me updated and frequently sent me pictures so I could keep updated on progress. Although the final home was delayed that was due to material shortages. The assistant construction manager was very thorough and took lots of time with me during the orientation and final walk thru. I am very happy with the final product.

Observations needed prior to settling: Don't let your guard down! Have an independent inspector or someone who knows construction go through the house with you to identify those things that need to be fixed prior to settlement. Once you have settled and moved in, it is very hard to get the repairs taken care of. Watch out for scratched sink basins and mirrors , rough cut lumber painted over, uneven window sills, imperfections on drywall painted over, broken tiles in floor of bathroom, unpainted surfaces on interior and exterior trim, concrete foundation cracks and breaks, exterior walls are 2"x 4"s not 2"x 6"s, garage floor rough finished, screens in exterior vents falling out, low water pressure in master bathroom, spray paint over spray on almost everything, Fireplace that does not work, ceiling wiring needs to be extended to safely hang electrical fixtures. Furnaces that are put in crooked and not aligned properly in drainage pan, Smashed drainage pans under CAC unit, Keep in mind these homes are built on concrete slabs not crawl spaces. I am sure if you stay on top of things prior to settling, you will take delivery of a average quality of construction house. ... More
