Jennifer and katlyn are the best. Everything else, buyer beware

Deceptive sales practices, poor build quality, both in materials and labor, items that are excluded from the upgraded packages purchased, but not disclosed, promised times committed to and missed by warranty department, no follow up from anyone at KHOV. This is our 4th home build, and the absolute worst.

We have nothing but problems since we moved in July, can't believe the poor workmanship and installation for the price paid for this house.

Terrible detail on cabinets in kitchen and granite

We have had several issues! Namely, electrical panel had to be replaced, including circuit breakers. That being said, I came home from NY, after burying my Mother to a dead refrigerator ( breaker was thrown.) that was July 31st! Still waiting for a new refrigerator!! The humidity in our home has been as high as 78% for many weeks, and still averages 67%. Unless, I turn the thermostat to 67 degrees. I can’t live like this much longer. And the standard answer is, ‘ wait till Fall! And the building will dry out!” The lack of response for the higher ups is appalling! And I will never recommend any buying here in FS. What we thought was going to be our dream home, turned into a nightmare of horrors. In my opinion, KHOV is a low grade production builder that utilizes general labor instead of skilled tradesmen. Their end state product is extremely low quality. I would NOT recommend this builder.

New house not clean. 4 months after closing still fighting builder to fix things on punch list from walkthrough.

Poor quality (cheap) materials, terrible workmanship, not responsive to warranty requests been waiting over 90 days to get replacements and repairs. Could have spent money elsewhere for more value and service when needed.

I would never recommend this builder. Little to no oversite. Terrible customer service.

We were presured to close with a house full of unfinished and poorly executed work like scratched windows/window frames, unacceptable kitchen cabinet doors (irregular, doors missing, some unpainted, etc), bad paint job throughout, damaged doors inside the house, and so much more, there are many items that were not even marked down on the punch list, because they said they were minor and would be taken care of immediately, and four month later they have not taken care of them or the punch list. Those items include spilled cement on the toilet, wrongly places towel holders, missing attic cover in the garage, scratched toilet door on master bathroom, bad paint job on front door (which they mentioned was dust, but it never came out when cleaning it), just to name a few. We feal really dissapointed and frustrated, and still find no response from the constructor ... More

When we purchased our home we were told it would be done in 12 months or possibility one month more. The dates keep changing and when we were supposed to close in July we ended up closing the last day of January. We closed although our house was not totally completed because of the situation that they put us in with the dates constantly changing. We were without a place to live so we needed to close with things not being done. It is now three months and our kitchen is still not finished, windows need to be replaced, tile floors have hollow spots, etc. I am sure they will eventually fix the issues but at their own pace. Mean while they are diligently working on a spec house next door to us and all the neighbors and ourselves have numerous issues that need to be fixed. What should have been a happy experience for us has turned into a very stressful situation having to wait around for people to show up to fix things. We wait and then they don’t show or they come without letting us know they are coming. We also experienced that they send people to look at the issues and then they send someone else to look at the same issue and then nothing gets done. They tell you one lie after another. ... More

THIS EXPERIENCE HAS BEEN LESS THAN BAD, STARTED WITH THE MORTGAGE THEN THE DESIGN CENTER AND THE OVERALL CONSTRUCTION PROCESS. AT CLOSING THERE WERE TOO MANY OPEN ITEMS TO CLOSE ,SOME OF WHICH REMAIN OPEN. 2 APPLIANCES ARE NON WORKING, NO ONE WANTS TO TAKE OWNERSHIP OF ANY ISSUES.

Salesperson would not help with problems. Poor workmanship. Throw a customer over the bridge. They could care less about workmanship and customer service!!K

This being my 3rd home purchase I can only describe this as one of the most horrible experience. There are no words to really describe the process and hopefully this home builder makes some changes to their workmanship, delivery and response to requests.

Our home was not complete on the day we closed. A couple of examples include the microwave was crushed and did not work. There was no glass installed for the shower, the toilet in the master bath was completely cracked and half the vanities in both bathrooms had rust stains on them that were not able to come out. The painting was atrocious every room everywhere needs to be repainted. the trim had huge gouges out of it. This house was not ready for closing since we moved in. It is constant repair and warranty work. This has not been a pleasant experience and has taken the joy out of purchasing our home. ... More

I've always looked at khovs history of quality building. The initial sales experience was good, but all went down hill after construction started. Yes, Covid contributed, but even when things got better, there's no excuses for some of the shoddiness I experienced. Contracts are in their favor. Buyers spend an exorbitant amount of wasted money. Repairs or promises of finish and repair are made right up to Closing, but don't happen, even after Closing. Phone calls, emails, etc., never answered. I read company could possibly be headed toward bankruptcy, it sure acts like it. I'm so sorry I believed in them. ... More

This house has so many issues I don’t know where to start. Shoddy construction, trash, glass and nails left in garage. Openings in house where frogs enter. Workers not showing up, some reek of pot — no wonder! Paint splatters all over, damaged cabinets, damaged faucets, two cars do not fit in garage, never told that when choosing house model. I have deep regrets and am profoundly disappointed.

First and foremost, we love the area and the development. The workmanship that went into the building of our home is subpar at best. We spent another $4,500 to have the home painted prior to moving in; due to the poor paint job done by the builder. We are still removing paint from the floor from overspray and drips. Uneven wall fixtures and lights in the bathrooms. I am not even getting into the siding that I discussed with the builder numerous times. Only to be told, that's just the way it is (paraphrase). Overall very disappointed in the house and what we have to do to bring it up to par. These are not inexpensive homes but they sure are built that way. The builders non responsiveness makes it worse. Again, love the community and area. Having to do it again, I would broaden my search in the area. There have to be better more thoughtful builders in the area who respond to the homeowners request. Things were done improperly!! So many mistakes on every item of our house. We can never get a straight answer as to who we call to fix an item. We are still waiting for floors to be fixed, dishwasher missing a piece, garage door opener missing, outside spigot missing, holes in wall board need to be fixed and repainted. Our GKD was a shock. The house was construction dirty, we received no booklets on our appliance, Nothing was included regarding clubhouse laws and rules. Sink and garbage disposal not hooked up. I could go on and on. It’s literally been a nightmare!! We are too old to have to go through everything that happened. K.Hovnanian needs to learn how to treat a customer from start to finish. They need to understand how to deliver a home to the buyer. Their GKD was anything BUT GOLD KEY!! Our experience was suppose to be a happy one. It’s only been one disaster after another!! ... More

My experience with KHOV has been disappointing on just about every level. They do have some amazing people working for them however they cant do anything to help resolve my numerous design and construction issues. The upgrades are not worth purchasing, I purchased them all, there cheap, antiquated and none functional. I've tried to meet with upper management about my long list of issues, nothing gets resolved. I would never recommend KHOV.

What is seen in the models and promised at the design center is not what will be received. Don't close until you are satisfied. We were promised all items on our issue list would be completed in a timely manner. From our list of 37 issues including but not limited to no shower door in master bath, paint dripped all over the floors, grout in bathrooms with 2 different colors, doors that will not lock, outlets that trip breakers when used, only one has been completed. They are trying to close homes before they are ready. Supply chains and labor issues have caused understandable delays, but changing finishes to lesser quality products and poor workmanship should not be tolerated from any builder. Where do I begin….. I was told when looking to buy that it would be soundproof and you wouldn’t hear anyone above or around you. Not true! Paint job is horrible with multiple coats on trim, paint not cleaned off the floor, and streaks on the walls. Mold mold mold! My unit has been humid from the day I moved in on July 30, 2021. Now over 30 days later and the situation hasn’t been resolved. Seems they can’t figure it out but they can do a lot of finger pointing. Was told I need a dehumidifier but I’ve spoken with others on the first floor in buildings 1 and 2 and they have no issues. I’ve recently learned they had a better GC than what buildings 3 and 4 have. The GC Kurt doesn’t return phone calls or requests for calls by the homeowner. It is physically unbearable to live here and I’m afraid of mold lying on other items of mine that I’ve not seen yet. I look forward to hearing from someone! ... More

We have built 2 new homes prior to this experience, this was the worst experience we've had. This builder is focused on their financials rather than the customer and building a quality home and a trusting relationship with the customer. Even with Covid-19 excuses, we had to close without the home being completed. Sales: There were items not disclosed that should have been. We ordered and paid for a 9 foot sliding glass door upgrade that was represented in a model with 2 moving door panels and 1 stationary panel. We received a 9 foot door with 1 moving panel that open 26 inches and 2 stationary panels. Structurally, we were informed the concrete slab cannot be broken up. However, during construction ours had to be broken up in 5 separate locations due to incorrect placements. Our salesman never followed up after structural design. Mortgage: continually requested the same information over and over even when it was already provided. Looking back we would never use this mortgage company again - most difficult we've experienced. Without our knowledge, KHOV Mortgage contacted their preferred real estate lawyers and insurance company as if we were not given a choice. Construction: We believe our builder was overwhelmed with 20 homes being built simultaneously in various stages of construction (this exceeds any accepted standard on span of control). This resulted in poor oversight by the builder and lower quality of construction. As of this writing we are 30+ days after closing with still incomplete construction (1 unusable shower, 2 unusable sinks). During our pre-drywall inspection, broken trusses were discovered, misplaced electrical outlets and misplaced drain pipes in the slab. Referring to the 9 foot 3 panel sliding glass door (above), we were informed by Bob Citrolo that a decision was made in 2019 to discontinue this option, yet the sales team as late as Oct 2020 were still selling this option as described above (2 moving panels, 1 stationary panel). Transparency and honesty do not seem to be qualities that KHOV instills in their culture. It is all about how many homes they can close each month to meet their financial projections. ... More
