Fire Place not a functional fireplace-very low grade. Not worth the money. No warranty on plants that are dead in landscaping( every reputable landscaping company will give you at least a 1 year warranty) Hire a pre inspection company for pre-drywall and final inspection The contractors K Hov uses for finish work cut corners which you will see in the final product. ( they do not miter inside corners on trim molding) Do not believe furnace is sized to square footage of house (BTU's are minimal) Do your homework!

Our experience was overall very good however we did want a specific lot which they said we would have to pay a high premium along with a Lot premium. In the end a couple did purchase said lot for what we paid for ours. Just a little disappointed in that!

Problem is several gold key walk thru items were missed which is turning into a lot of warranty type items. Having to put in so many warranty requests does not bode well for the quality of workmanship. Inconsistencies include light switches not following standard placement plan (several had to be moved to keep them consistent from room to room. Having plumber back 2 times for things that should have been validated prior to closing (e.g. mud room faucet needed to be straightened & main floor tub was clogged with building material). Metal Entry door from garage painted with latex paint and it peeled off. Shower grout replaced with caulking (this is not a long term feasible process), My expectations of a quality home were not exceeded given the $$$$$$. on the positive side. Love the location, amenities, floor plans and most of all the community as the neighbors et al are outstanding sharing our retirement and oh yes the weather is splendid vs north east. ... More

From sales,to financing, to home warranty my experiences have been good. The buying process was easy and sales staff knowledgeable. Financing was a breeze and from application to funding it took only 10 days Finally the warranty work that I needed has been minor and done quickly and without any hassles. I love my new house with all the amenities, my new neighbors, and the planned activities at the clubhouse. I could not ask for much more.

We recently purchased our new home, and while we were initially excited, the experience dealing with the exterior issues has been extremely disappointing. Just before we moved in, the builder planted the trees and laid the grass in front of our home. Shortly after, one of the trees completely fell over and was literally lying on the ground. I contacted the builder, and they did come out to straighten it, but since July, that tree has died. I’ve submitted multiple requests to have it replaced, but nothing has been done. On top of that, the two trees in our front yard were planted less than four feet apart, which makes no sense. We were told they would be repositioned farther apart, yet that has never happened. The dead tree is still there months later, and no one has followed up to fix or replace it. To make matters worse, our sprinkler system has been leaking underground, causing constant flooding on one side of our home. My husband has reached out numerous times to get this repaired, and still, there’s been no resolution. Overall, the lack of response and follow-through has been extremely frustrating. Poor communication, inaccurate information and lack of communication. And it continues as I am now living here almost 60 days.

All personnel involved in the home buying process were courteous and professional

KHov sells a dream and delivers nothing, The quality of the homes being built do not match the price being paid. We knew we were in trouble when Tim, our builder, told us all of the quality issues we pointed out would be handled by Warranty. And now warranty, who is overloaded, is not addressing the issues. I would never recommend KHOV to anyone based in the experience we are currently going through. A suggestion for you is to put in some type of escalation process for the customer. No one knows who to talk to when things are not being delivered as promised.

Great start to a new community. HOA has been easy to work with. Very responsive to the common little things that come up at the start of a new community.

Steve, Alan, and Zane (Construction Managers) were and have been excellent to work with. Very responsive, detail oriented, and pleasant to work with. Smooth resolutions to all issues!

I purchased many homes in my lifetime, and I must say that here at K. Hovnanian, "Four Seasons" it was a breeze with the help of the personnel that was always readily available. From picking the model, the lot, the exterior and interior, everyone was there to assist in a courteous and professional manner. Now that I moved in, I learned that professional technicians are available for any issues that might come up with my new home free of charge for the whole first year. I like that.

First impressions, house was dirty a number of shuns were dead & others dying, had less than 20 minutes for the gold key inspection as there was a cleaning inside with a mop & bucket pushing the dirt around, the garage was swept and the dirt and debris pushed in the corners, no mail for 2 weeks Khov forgot to put addresses in the matrix it worse after that, HVAC compressor quit in the hottest spell repairs were expited only took 8 days roof leak, shower drain set too high have to sweege water out by hand siding fell off a month to repair after 3 months still waiting for repairs many more items

Our experience with K. Hovnanian has been amazing. From start to finish they delivered as promised. I would highly recommend their beautiful homes. Well built and delivered timely!!

This has been a very frustrating and disappointing new home buying experience. The easiest part was writing the contract. The closing date was more than 2 months from the date promised. I feel there was little to no builder inspections done prior to my walk-thru/closing and I have been left with completing the builder punch list. I've had to deal with siding, interior and exterior doors, paint finishes, trim work, damaged woodwork, HVAC and appliance issues. The warranty portal system is misleading and inefficient with the homeowner not knowing what the outcome will be. After more than 3 months in this home, I'm still dealing with warranty issues. ... Sales process was very smooth & everyone was great to work with but final walk thru process & home delivery process needs some work. Not quite the gold key delivery they advertise.

Do not use Khov mortgage. The incentive is not worth the awful rate and the worst financial decision of my life. They sell your mortgage right after close anyway. The FL office handling my mortgage was well aware of my planned time out of the country, but waited until 2 weeks before closing to demand new documents which were nearly impossible to produce from outside the USA. They ruined my trip and repeatedly threatened me that they would keep my deposit because I did not finish the process. I spent a fortune calling back to the states getting financial records. It was not technologically possible to access the khov portal while abroad but they threatened me and harassed me daily. I was literally finalizing submissions as soon as I reached US airspace trying not to lose the house and deposit. It was like a scam and they treated me horribly. It was such a bad experience that I have not enjoyed living here and will likely sell and move due to khov mortgage. I have never hated a company as much or feel so badly abused in my life. Jennifer, the sales consultant, is so kind and made my buying experience so special. I can tell she loves her job and is trying to get the right fit of home for the buyer. I am disappointed about the backyard, but I hope to make it my own. The cost will be expensive and I think that should have been adjusted in the total price somewhat. The maintenance crew is dependable and fixed my needs promptly and efficiently. I love my house so much. It’s beautiful.

This is a new community still growing and has exceptional quality and is a great value to invest in and to become a new home for any potential buyer. Get in early and watch it grow.

Sales representative was courteous, knowledgeable and professional. The finance representative was courteous, knowledgeable and professional. Whomever is responsible to punch list the home ( in my opinion ) should look at the finished product as if they were the customer. There are numerous amateur and less than professional examples of the workmanship in this home 1) a) as soon as you enter the home you can easily see that the barn door at the den is not parallel to the wall and when you view it from the front view you can see that the barn door hardware is improperly installed. b) The millwork spacer used to hold the barn door guide is constructed from scrap material and appears amateur in workmanship at best c) the rollers hangers on the den barn door are improperly installed. Another example of amateur workmanship. 2)Checking the plank flooring it was littered with tiny paint specs on all plank style flooring throughout the house and most of it is still there. b. As you make your way into the living area the plank flooring appears to appear cupped at many of the but joints in the plank flooring. Moving into the kitchen,There is a tiny dent in the top left corner of the microwave . 3)Checking out the guest bath, a)the light fixture is not centered on the mirror .b)there is a crack in the finish of the tub. C)The tub drain is already broken and the tub or shower has not been used. d)the tub appeared not cleaned on move in day 4) regarding the windows ,In our purchase order there is a line Blinds whole house but there were blinds only installed in the living room and master bedroomwith only 5 of 9 window blinds installed. 5) Moving into the master bedroom, a)the barn door that we ordered at a cost of $2,900 is also improperly installed but functional. ( the hardware is not square on the $2900 barn door.b)In the master shower, the no curb design is a bad idea because shower water does not stay in the shower and there is a trip /slip hazard upon leaving the shower. c) there is a broken tile and missing grout the shower floor tile d) The drawers in the vanity do not fully close flush with face of the cabinet as designed. e) there is a crack in at least one tile in the master bath f) there is a permanent stain in at least one tile in the master bathroom. 6) the fence a) the stain on the fence poorly applied and there are runs in the finish.b) there are gaps in the fence and the top is not properly secured in places 7) a) the driveway is not wide enough to get in and out of vehicle on the passenger side without stumbling into the poorly designed and sloppily installed landscaping..b) the lack of a pre installed walkway from the front yard to the backyard leaving dirt for the homeowner to navigate through is also a trip hazard and a hazard for homeowners of whom a large percentage of homeowners are elderly or disabled. At some point point a need for a wider driveway to facilitate the use of a walker or wheelchair. Remember this is where seniors live. Why were the driveways not designed to accommodate wheelchairs and walkers ? 8) the system by which a homeowner has available to submit a plan for walkway improvements is not streamlined for quick approvals making living and waiting anxious and stressed. 9) landscape is poorly designed and poorly installed. Who gives seniors low thorny plants to keep maintained. Yes I would love to share my experience with potential buyers in this neighborhood. I personally don’t appreciate the way seniors are treated in this neighborhood. If no street parking is permitted then why are the streets littered with parked vehicles overnight and 24/7 I challenge you to publish this review. ... More

Comments: 1) The carpets in the bedrooms are unnecessary. 2) The door of the toilet is too wide and makes it difficult to get in and out. 3) The air conditioner unit is too close to the bedroom window when it could be placed against a wall without a window. 4) One of the electric irrigation valves needs to reach the backyard. 5) Wooden fences need basic treatment to protect against moisture and pests. 6) A minimum distance of 10 feet from the fence should be maintained for planting trees in the backyard.

What a great guy and builder, very helpful and friendly, answered my questions and went above and beyond in his willingness to solve issues I had with my Beautiful new home, and Zach still, is willing to help me with issues that I'm sure is not part of his responsibility, this young man deserves every recognition he should get and deserves

Cheap builder grade paint and carpet. Shower heads need lowering. Buyer should have option of additional cabinets instead of 2 ovens. Need ladder to change battery in smoke detectors.

Buying my new home was a very easy process. Kaci was my sales associate and she was wonderful! Everyone on the team was also very accommodating and friendly! Eli, the project manager was there to answer all of my questions and fixed the little kinks I had having a new build. I would highly recommend K Hov. Craftsmanship of the actual house is quality work!
