Adam was very professional and helpful during the buying period. Rosa was excellent in helping us with our design selections. Dave was very responsive and helpful during the build. Justin has been responsive in addressing post closing warranty issues. Grading of ground to ensure proper drainage of water towards the common area should have been better and was not adequately addressed post closing.

The quality of yhr home is very good, but completion was rushed to get us moved in. Lots of minor issues, but most were taken care of in a somewhat timely fashion. It took an unnecessary 3 months to have our stone front out on, but finally done. Josh, our builder was great, as well as our warranty person Frank.

KHOV exceeded our expectations for the buying, building and closing experiences.

There were things in the process that were very good and other things that could be improved upon. 1. Mike is a good sales rep for KHov. He was always accessible. Got back quickly with answers to my questions. He was very helpful when I asked for his opinion on my areas of concerns. Plus he has a great personality to deal with all people he meets. 2. My design person was great. She helped me a great deal in choosing things that matched my wishes and budget. She even scheduled me for a pre-consultation meeting to answer some questions that I had already. I thought if I got my answers ahead of time the design meeting for options would go much more smoothly and they did. 3. Brent my builder was the best. Customer service, quality, responsiveness, great with people were better than I was expecting. Don't lose Brent. 4. Closing went well. Improvement in the Process should include the following: 1. A preliminary consultation at the design center should be promoted. Honestly, if I didn't have the preliminary meeting with Meghan I might have walked away. I needed to see the products and visualize the choices and 1 meeting would not make it for me. Since I'm across country I wouldn't want to make a lot of trips. 2. Everyone that I encountered during the build was very helpful. The quality of the homes is beautiful.

First the good; our Superintendent Tim Burns has been terrific through the process of the two homes we bought this year at Four Seasons. He has been responsive, informative and extremely helpful with any issues we have had. Please extend our appreciation to Mr. Burns. Now the not so good; while most of the workmanship is fine there have been a few things that were not acceptable even for a non-custom home. Trim work was fair at best, paint was simply not very good. (awe had our home completely repainted inside), stair railing has glue marks that did not take the stain and it is very noticeable. The closing date was rushed. Because on the of the final walk through prior to closing, the house had not been clean. Some of the Deficiencies that were indentified during the gold key walk through had not been addressed by final walk through. I returned after closing, the house was not cleaned and the garage had not been touched.

Overall, we had a great experience. We feel that the Sale rep gave exactly what we wanted although we had some minor logistics glitch like changing the date of closing.

Prior to moving in things went well. Once we moved in there were several issues that needed to be addressed and it took a while to get them done. We are still trying to get some things fixed almost three months after moving in. We call Frank regularly and he tells us he will get back to us by end of day, but he never does. When we contact him he does not have answers to our questions and does not seem to be trying to get them.

Overall we have been happy with our purchase. The Sales person Adam was great. the mortgage folks were good, but the process is tedious due to all of the government requirements and regulations. Our home was built and delivered on time. We had a punch list of items to have corrected post closing and are still working thru some of those issues. Neighborhood, neighbors and amenities are great!

We loved receive consistent updates from Tom and always knowing what was going on with the house. I feel the quality wasn't the greatest in the drywall and also the placement of the electric outlets was not well design. Thanks

Our home is a quality build. This is our 5th new home and this home ranks as one of the best built.

Check the options prices before you buy. Sometimes it is worthwhile to get the basic and upgrade the house or remodel yourself. Weight the options!

The area between our house and our neighbor's house was a swamp. We found out later this had been an issue long before we closed on the house. When we contacted the warranty people, we were told by Jeff O. that our warranty for flooded turf was not under warranty. We tracked down our builder Dave P. and he managed to help resolve the issue. We had issues with Jeff O, the entire time on other issues as well. Finally, we just flagged down Dave P. and despite how busy he was, he managed to resolve any other issues within a couple minutes. house not cleaned properly before delivery, several things still not fixed, ( second Bath room Glass around the shower) garage door cracks/ snaps and creeks needs grease. the outside front plants are poor quality. several tape points still not painted, hole in wall under the light fixture in second bath not fixed and repainted . the greenery does an overall poor job. The layout of the second bathroom could be much better. Overall we like the house a lot.

Firstly, one need to accept the fact they are purchasing a volume builder and not a custom home. For most of the residents in this development that has been the biggest challenge. Many items needing correction should have been found by the builder prior to our walk through. Missing shower doors, mirrors, and window screens and shelving installed in the wrong location should have been corrected prior to close. We love the community, amenity center, neighbors, sales agents, and location; however, more attention to detail could resolve many follow up call and corrective action after the fact would seem to benefits all concerned. ... The buying experience is all about them, not you. You have to be your own advocate. Design choices were beyond slim. Trades who worked on the 55+ community home not highly skilled and very little pride in workmanship. KHOV was responsive to fix issues but only the ones they agree need fixing. Hire inspectors, and stay on them. It does eventually get done. If you go into it knowing you will have to re-do things (paint and lighting especially) and you will get only the basics in electrical and fixtures you can’t or don’t upgrade) you won’t be disappointed. Our upgraded kitchen is beyond fantastic. Soft close cabinets and drawers, pull out drawers in every lower cabinet, farm sink, very nice! And can’t beat the plot of land. Beautiful view. Lacking in quality of workmanship. Trades do not take pride in their workmanship.

Beautiful development with lovely residents. Most frustrating part was getting a response with a question during the buying process and after purchase if an issues was found.

Quality is definitely lacking in the build. I know it’s not a “custom” home, but that should not mean poor quality.

Overall it was fine! Seems like national builders all are about the same. There will always be issues regarding quality of construction. Luckily haven't had bad issues and for the most part they have been responsive. But beware if something breaks because they didn't install properly, you will be the scapegoat for why you don't get reimburse for the damaged item! Not sure quality materials are used always unlike a smaller builder we worked with - no comparison really. But I guess there are trade-offs with everything - it's a 55+ community that is active and lots of options to partake in! So... ... More

We moved from our of state and could not be here for all phases of construction, I would not do that again. I should not have closed when I did. I love our builder Brent though, he is still working with us to work through issues.

We just recently moved in (November) and we wanted to let everyone know about our experience. We worked with Mike D in sales with the purchase of our house. We've been touching base with him over the years with a couple of previous visits to the Four Seasons of Cane Bay and have enjoyed our interaction with him every time. Completing the sale with him in April was no different. We came to the table with a realtor from Berkshire Hathaway (Karen T) and were happy we did. All during the process she brought up questions we wouldn't have thought of and we would whole-heartily recommend everyone buying a new home here have a realtor working for them during the process. She also performed some onsite visits for us, providing us with pictures of the progress being made. We also employed an outside inspector (Cardinal Home Inspections (Harvey L)) for both the pre-drywall and closing phases of the build. We highly recommended that you do this as well. Our build manager was David P. David went over all the additional extras we added on at the beginning of this process and checked in once a week (via phone) with a report on how things were progressing. Between his call and the pictures our realtor Karen sent us, it was exciting to hear and see the progress being made on our house. There were some delays, but given the supply issues due to Covid, it was not unexpected. Our forecasted closing date was sometime in November and that's when we were set up to close. We were set up to do a "Gold Key Orientation (GKO)" on the 15th, with the closing set up for the 19th. Besides getting to see our completed house for the first time, the GKO allowed us to develop a "punch list" for the builder to take care of items that needed to be addressed, touched up, etc. before closing. Our inspector, Harvey, also went through the house on the 12th and provided the builder a list of items he noted as well. A week after closing, I had two issues crop up. My toilet would not flush completely. I was also running my dishwasher and washer at the time. Sewer water started to flow up and out of the furnace room drain into the laundry room. That sewage then went under the baseboard and affected the laminate in my second bedroom and the hallway leading into the second bedroom. All the laminate had to be removed from the bedroom and most of the hallway by a restoration company. The rooms also had to be sanitized and dehumidified before repairs could begin. The quarter round had to be removed, replaced and repainted. The tiles in the laundry room had to be steam cleaned. Why did this happen? The plumbers who worked on my house left a test plug in my sewer line. They couldn't get it out after using it and left it there-it was just a matter of time before disaster struck. The plumber who pulled it out says he's seeing this more and more. The second problem had to do with my furnace. Whoever installed the furnace used a rubber gasket to get a PVC joint to fit. The result was condensation leaking onto the top of the furnace. The repair people who both removed the sewer plug and fixed the furnace said that whoever worked on these items was just lazy and wanted to move on to the next home. There are other things too--using painted wood doors for the back porch and office. At the prices being charged for these homes, we had hoped they would have used vinyl doors from Pella or some other company. So along with numerous paint spots needing to be cleaned up on the floor, we have also had to scrape paint off the french door windows in the office. Plus, there was quite a bit of drywall dust left on the floors, even though the house was "professionally" cleaned. We do want to be clear here-we are not faulting David, our building manager. David was always very quick to address the issues that did crop up, taking phone calls from me on the weekends and during his holiday vacation and calling his contacts during the sewage backup to try and expedite the repairs as quickly as possible. But when you see how rapidly these homes are going up, it's no wonder there are problems like these cropping up. Although there were disappointing events that happened after closing, we do want to say that we are very happy with the amenities, clubs, and activities present here at The Four Seasons at Lakes of Cane Bay. ... Builder having issues with third-party trades not honoring commitments resulting in over promising and under delivering.

We ordered a faucet that was to be turned on by motion and contain a turbo feature because the water pressure is not what it is like in the north. Well when we received the kitchen faucet that we paid close to over $700.00 for, we were told that was what we ordered. However it did NOT come with a turbo feature. We have been going back and fourth now for over 5 months with no resolve. This response has mad me very frustrated. We are now thinking of going to corporate unless this review helps our cause.
