The buying experience is all about them, not you. You have to be your own advocate. Design choices were beyond slim. Trades who worked on the 55+ community home not highly skilled and very little pride in workmanship. KHOV was responsive to fix issues but only the ones they agree need fixing. Hire inspectors, and stay on them. It does eventually get done. If you go into it knowing you will have to re-do things (paint and lighting especially) and you will get only the basics in electrical and fixtures you can’t or don’t upgrade) you won’t be disappointed. Our upgraded kitchen is beyond fantastic. Soft close cabinets and drawers, pull out drawers in every lower cabinet, farm sink, very nice! And can’t beat the plot of land. Beautiful view. Lacking in quality of workmanship. Trades do not take pride in their workmanship.

Beautiful development with lovely residents. Most frustrating part was getting a response with a question during the buying process and after purchase if an issues was found.

Quality is definitely lacking in the build. I know it’s not a “custom” home, but that should not mean poor quality.

Overall it was fine! Seems like national builders all are about the same. There will always be issues regarding quality of construction. Luckily haven't had bad issues and for the most part they have been responsive. But beware if something breaks because they didn't install properly, you will be the scapegoat for why you don't get reimburse for the damaged item! Not sure quality materials are used always unlike a smaller builder we worked with - no comparison really. But I guess there are trade-offs with everything - it's a 55+ community that is active and lots of options to partake in! So... ... More

We moved from our of state and could not be here for all phases of construction, I would not do that again. I should not have closed when I did. I love our builder Brent though, he is still working with us to work through issues.

We just recently moved in (November) and we wanted to let everyone know about our experience. We worked with Mike D in sales with the purchase of our house. We've been touching base with him over the years with a couple of previous visits to the Four Seasons of Cane Bay and have enjoyed our interaction with him every time. Completing the sale with him in April was no different. We came to the table with a realtor from Berkshire Hathaway (Karen T) and were happy we did. All during the process she brought up questions we wouldn't have thought of and we would whole-heartily recommend everyone buying a new home here have a realtor working for them during the process. She also performed some onsite visits for us, providing us with pictures of the progress being made. We also employed an outside inspector (Cardinal Home Inspections (Harvey L)) for both the pre-drywall and closing phases of the build. We highly recommended that you do this as well. Our build manager was David P. David went over all the additional extras we added on at the beginning of this process and checked in once a week (via phone) with a report on how things were progressing. Between his call and the pictures our realtor Karen sent us, it was exciting to hear and see the progress being made on our house. There were some delays, but given the supply issues due to Covid, it was not unexpected. Our forecasted closing date was sometime in November and that's when we were set up to close. We were set up to do a "Gold Key Orientation (GKO)" on the 15th, with the closing set up for the 19th. Besides getting to see our completed house for the first time, the GKO allowed us to develop a "punch list" for the builder to take care of items that needed to be addressed, touched up, etc. before closing. Our inspector, Harvey, also went through the house on the 12th and provided the builder a list of items he noted as well. A week after closing, I had two issues crop up. My toilet would not flush completely. I was also running my dishwasher and washer at the time. Sewer water started to flow up and out of the furnace room drain into the laundry room. That sewage then went under the baseboard and affected the laminate in my second bedroom and the hallway leading into the second bedroom. All the laminate had to be removed from the bedroom and most of the hallway by a restoration company. The rooms also had to be sanitized and dehumidified before repairs could begin. The quarter round had to be removed, replaced and repainted. The tiles in the laundry room had to be steam cleaned. Why did this happen? The plumbers who worked on my house left a test plug in my sewer line. They couldn't get it out after using it and left it there-it was just a matter of time before disaster struck. The plumber who pulled it out says he's seeing this more and more. The second problem had to do with my furnace. Whoever installed the furnace used a rubber gasket to get a PVC joint to fit. The result was condensation leaking onto the top of the furnace. The repair people who both removed the sewer plug and fixed the furnace said that whoever worked on these items was just lazy and wanted to move on to the next home. There are other things too--using painted wood doors for the back porch and office. At the prices being charged for these homes, we had hoped they would have used vinyl doors from Pella or some other company. So along with numerous paint spots needing to be cleaned up on the floor, we have also had to scrape paint off the french door windows in the office. Plus, there was quite a bit of drywall dust left on the floors, even though the house was "professionally" cleaned. We do want to be clear here-we are not faulting David, our building manager. David was always very quick to address the issues that did crop up, taking phone calls from me on the weekends and during his holiday vacation and calling his contacts during the sewage backup to try and expedite the repairs as quickly as possible. But when you see how rapidly these homes are going up, it's no wonder there are problems like these cropping up. Although there were disappointing events that happened after closing, we do want to say that we are very happy with the amenities, clubs, and activities present here at The Four Seasons at Lakes of Cane Bay. ... Builder having issues with third-party trades not honoring commitments resulting in over promising and under delivering.

We ordered a faucet that was to be turned on by motion and contain a turbo feature because the water pressure is not what it is like in the north. Well when we received the kitchen faucet that we paid close to over $700.00 for, we were told that was what we ordered. However it did NOT come with a turbo feature. We have been going back and fourth now for over 5 months with no resolve. This response has mad me very frustrated. We are now thinking of going to corporate unless this review helps our cause.

Once you move in the common response to an issue seems to be "you should have said something before you moved in". Not sure how you are supposed to know about poor landscaping resulting in standing water until you are in the home.

The builder was very pleasant to work with, but after being in the home for over a month now, there are some major items incomplete and many poor quality items (wood trim, painting, etc.) that you notice.

Unfortunately we have been very disappointed with the workmanship on our new home. Many sloppy finishes that we are now paying out of pocket to fix as warranty work was just as sloppy as the original finishes. We love the area and neighborhood but the move in experience has been painful.

Take your time and ask questions about the final price. The process is broke into multiple phases and each phases comes with additional cost.

Painting was poorly done. Many missed spots and all over every window frame. Cannot after 6 tries get any window in house remotely clean

Warranty service is sketchy so far. I have additional warranty issues but I am reluctant to report.

Found all employees were not very responsive to my request, questions and helpfulness in resolving problems

When I purchased my home I had an issue with the kitchen countertop and a couple of things that we paid for that they didn't install. A month after close they did replace the countertop, but on the install of the new one I pointed out some defects. They sent someone from the manufacturer out to look at the defects in the countertop and 3 months later we are still waiting to hear back. After moving in I noticed all my neighbors had garage door keypads on the outside of their house and I did not. I called the builder and he said I needed to get in touch with warranty. I called the 1-800 number and within a few days Jeff called me and told me my home didn't get that option. I said it was hard to believe when all my neighbors had one and I didn't. He replied that we didn't pay for that option when we built the house. I reached out to the salesmen and got a hold of the build sheet which showed I paid for the garage keypad and a couple more items we did not receive. I called Jeff back and told him the situation which he insisted I email him the build sheet. After a couple days of not hearing nothing from him I texted him wanted to know the status of the garage keypad and he replied back that he could have someone out there Monday afternoon at 1pm. I came home early from work to be their when they arrived and the keypad was installed, but not programed. I waited for the installer to show back up at the appointment time, but nothing. I reached out to Jeff asking him why I am waiting for the installer when we had an appointment and he told me they were in the neighborhood this morning and installed the keypad and it was my responsibility to program it. I took off work when they could of called and cancelled the appointment, but I was never notified by Jeff on the situation. Another item we paid for and did not receive are the shutters for the front window of the house. On the build sheet it shows me a color of the shutters that we are supposed to have and Jeff keeps telling me my home does not receive them. I explained to Jeff that on the build sheet it would show none next to the items that we do not get, but the shutters list a color so we should have shutters. I even went to two of my neighbors and they have a color next to the shutters on build sheet and their shutters are on order from warranty. Dealing with the warranty department is very stressful!! I still have a flood light that we paid for and it was never installed as well and nothing will ever get done unless you keep calling them. ... More

While the homes are beautiful the workmanship is subpar. Make sure you get an independent pre drywall and pre settlement inspection. Money well spent to ensure issues are documented.

Beware....there is no interest in quality of the build and the interior....they just want to turn out as many homes as they can in a short time frame without regard to what the issues. Very disappointing

At the start, it was very good. But once it came time for review of the construction sheet no follow thru was done. Issue was pointed out 3 times, before, during and before last 2 home previews. Told it was addressed after the first time it was pointed out, but not with us nor was it done right. The finance team was magnificent. Currently the warranty team is slow but getting issue addressed (Thank you). Over all experience, OK. We do love the location and the care done on the facilities and common areas.

Houses are being put up overnight. There is a lack of oversight. Our sheetrock was a mess! Paint on finished hardwood floors. Finish work on stairs substandard. NOTHING was sanded prior to paint and urethane, had a huge nail/screw, sticking out of the side of my stair riser. Painted right over it!! House was filthy when we walked in after closing! We entered our house after closing to find no heat, 2 leaky sinks, no hot water master shower, high end dishwasher broken for a month, guts in 3 toilets have been replaced, paint all over hardwood floors, dirty, grout, chipped tile in upgraded master shower, glass in master shower had to be removed so sheetrock could be redone, sheetrock behind powder room sink looked like a patchwork quilt. These issues, along with others, noted at walk through. Enough time to rectify, as closing was delayed 2 days. No, once u sign on the dotted line, all these issues become warranty issues. So much more difficult to remedy when furniture has been moved in. Promises were made, promises not kept. It has taken a month, and we are getting things done. Can use dishwasher, master shower still not right! I guess i’m upset because many times, I’ve been made to feel i’m too picky! Not a custom house! But, when u pay this kind of money, u at least expect a house with passable workmanship. No attention to detail. Pine straw covering construction debris, SC building code states, that if you cannot see IT from 6 ft away, ITS not an issue….. buyer beware. KHOV lives by this code. Disappointing experience. Our builder Tim was great. Kept us informed and was a pleasure to work with. The final product has a lot to be desired. Horrific sheetrock work, cheap paint job, overspray, tape lines everywhere. There should be major concerns at K Hov with the quality of their homes. Wouldnt do it again. Service responsiveness has been good but there shouldnt be this many items that need to be fixed on a new home, Quality rating is a 2 out of 10. Sad.

Everything was moving along nicely and any issues were dealt with quickly and to our satisfaction. THEN, we closed and paid KHov. After that we were pretty much on our own. Items that were told to us after closing; Khov will deliver a new air filter after 30 days in the house. Never happened Khov will do a 45 day walk through to address any issues. Never happened. Showed the ceiling joints were cracking in great room area, Khov will get someone to fix the joints. Never happened. Irrigation did not cover entire yard. Area was 24 feet wide, Khov installed 15 foot fan head. That left 9 feet of yard with out water. Sod died. Nobody would install the proper heads.Khov did not send an irrigation guy to correct. ( our neighbors on both sides have rotator heads covering the wider yards, our yard had a fan head. Khov would not fix it, an employee recognized it was wrong and worked hard to help. Washer and dryer are not side by side, there is a huge gap between them. Hookups in the wall were installed too far apart. Again. We were told that it would be checked out to see what can be done. Never happened. Seems to me that Khov did about anything to close our house and get paid. Once they received the money, we were not that important anymore, Always about the money, do whatever to get the money, once you get it, no urgency or concern. ... More

The workmanship of the various trades is horrible. Talking with other new residents not a single one has had a good experience with the quality of the home. The only good thing is the neighborhood seems to be very friendly.
