No follow through to fix issues

The loan processor and agent Corey were helpful and responded to all my questions timely. The sales agent Susan was great as well. The issue is dealing with warranty. I have paint that is cracked, baseboards that are damaged, missing caps on the rain caps on the roof, scratched sink…the list goes on. I submitted these concerns in October and none have been resolved. I was given an in person appointment October 11th so I guess we’ll see how that works out.

I have some many issues with this house that have not been taken care of yet. I have asked many times to get these issues addressed and some easy ones were taken care of, however, the dangerous one were not taken care of as of today. We just want to be safe and not be a burden. We feel that our concerns don’t matter. In the future, I don’t believe I will recommend KB to my friends.

We love our home but the workmanship is meh!!

We love our home in Gold Canyon, AZ. Structurally the house is sound but the trade work inside is not up to par for what you spend on these homes. Make sure you get an independent inspector to inspect the work along the way and it would be valuable to have a realtor to advocate for you! It’s a must if you want to stay on top of the whole process. The Forman and salesman were nice but communication was severely lacking. KB Homes can do better to make sure the homes they build are top of the line for the cost.

The house was absolutely beautiful. The only issue was the front landscaping they kept replacing dead plants with 1/2 dead plants that died a few days later. Also why would the final customer service rep close a work order for plants that i refused to sign because the job was not done to my satisfaction. Also workers and supers and even the customer service rep coming to house without masks during a pandemic.

These homes are built extremely fast and that comes with plenty of issues. Also comes with lack of quality of the home. These homes are pretty expensive and I have not been pleased with the quality of the construction work and the responsiveness from the construction team to get certain details of the time fixed.

Responsiveness to issues is zero. They were supposed to have a 10 day walk through with me after packing into the house. They never did. I have called, gone to the sales office and reported issues in the new house and up till this moment nobody has gotten back to me. One of the issues I have is the toilet. It doesn't flush properly, nothing is occluded the passage. Probably an engineering error, I would guess. It's so frustrating that I just packed into a newly built house with just one toilet in a four bedroom house. This is really a bad experience. I wish I could talk to a superior ...

Our down payment wire was lost by KB mortgage for 5 days, living room texturing very poor quality and roofing subcontractor performance was way below par extending our closing by a month. Other than that, they were great overall.

Have had multiple customer service requests to be fixed after closing, however KB seems to be very responsive to those requests to get them resolved. Windows replaced. Still waiting call from company for Microwave to be replaced, stove clips to be installed (Customer service turned it over to appliance company as of 2 days ago), cabinet door replacement and a few door/drawer fixes scheduled Dec 31.

Happy with house despite issues

There were issues not accurate represented before or during the final walkthrough. Primarily, there is a significant termite infestation throughout the entire neighborhood. Another issue is the water meter was completely broken and is still not fixed. KBHome never even informed me of this issue, I learned this when the water utility company told me they can't setup an account until it's fixed. With that said, I am still happy with the home. You generally get what you pay for. Important too is that KBHome is significantly better than other production home builders in the area.

KB homes are budget value homes. The homes are plain looking and built with for most part good quality materials. Their base prices offer minimal upgrades. If you are a first time home buyer or on a strict budget then KB homes will fit your needs. Unfortunately, the obvious poor workmanship stood out immediately when we were watching our home’s building progress from start to finish. The poor workmanship was mostly carelessness of the workers and the way they treated their job site. The building plans themselves were in question as well. House came out decent. A lot of things where rushed. Dry wall was rushed, painting was rushed and even the cabinet install was rushed. Now these are all Issues that are being addressed with warranty. I just don’t understand how things were so rushed yet the house took a full year to build. Before the pandemic houses would take 5-6months. That and a lot of the workers used were under the table paid and illegal. Specially The painters. And the kitchen island wall has waves in it and not straight because it was rushed as well. KB worked hard to deliver a quality house within reasonable timeframe but supply chain issues and labor has certainly impacted them. Upgrades were reasonable although I’m disappointed in cabinets. After sale response is good.

While some items weren't immediately noticeable, we have quite a few issues with floor levels, improper installation of fixtures, chunks missing from door frames, loud air conditioner that vibrates bedroom wall despite adding additional insulation, landscape died before move-in, etc. We were supposed to be contacted for a 10 day and 30 day after inspection and never were. We had issues that were basically going to be ignored if we didn't push and are still awaiting fixes.

My only complaints have to do with the quality of the build. I've had trouble and continue to have trouble with the white tile flooring that I had installed. There were red stains all over the house (and there still is some), but I just gave up after the 5th time they sent someone out to clean it. Also, our dishwasher and washer have already flooded the house causing damage to the floorboards. There's patches in the paint on the exterior and paint in some of the outlets inside. Other than that, it's just been minor fixes, but easily prevented issues.

The appliances and toilets are shoddy, the cheapest that they could put in. Toilets have to be flushed twice, Plumber came out and said it was the cheapest model of toilet. Bad water pressure. Back wall is 6 feet tall outside, but we can see into each others houses. Going to have to pay to have 2 more rows added (after HOA approval). Should of been added by KB Homes, since there is no privacy and considering we had to pay $5,000 more for our lot location. The garage was set up too high and there was a sharp incline, not able to get cars into the garage. That since has been fixed, but ...

Builder Supervisor Makes Promises But No Follow Up

Having asthma and allergies to pollen I had in my Sales Contract not to plant any trees or shrubs that produce pollen. Construction supervisor has continually promised o supply me with the plants he had landscaper plant in my front yard months ago. I have continually requested this info to no avail. He keeps saying he’ll request it and forward to me. I need the info to verify they don’t produce pollen, and also to care and maintain the plants. He never follows up on my numerous requests and I’m really frustrated with his non-responsiveness.

Upgrades: do I or don’t I?

One thing I learned is that when you purchase upgrades, what you think you are getting , is not what you expected. I am pretty good at questioning, but in this case I didn’t know what to ask, or that I had to ask. I feel like the design center should be fully upfront and offering to explain what exactly you are spending your hard earned money on. They are all friendly enough and pleasant, but in hindsight I wish they would have been more willing to offer info- some things I am disappointed in after paying so much extra.
