Overall, we love the property. However, due to delayed timelines, it seems that construction process was rushed. The interior of the property did not go through a deep inspection before releasing it to us. We have several issues that should have been caught through internal inspection prior to releasing the home. The construction team particularly Danny has been extremely helpful. In addition, third-party company working with KB to resolve issue particularly Richard is very helpful. Sales experience needs to improve. Even though the homes at Solano were priced at $1.5M-$1.7M, which are pretty nice single family homes even for Irvine, we felt like the KB homebuying experience was more in line with what one would expect from condos/townhomes well below the $1M mark. It was NOT a luxury homebuying experience. DESIGN CENTER The design options at the Design Center were way too limited for homes at this price point and not high quality or at the level of luxury that is warranted by homes at this price point. Also, the Design Center was understaffed on the Leonard's front and the process not too manual. This led to numerous mistakes that carried over into the installation of our upgraded materials. How about using a bar code system for our upgrade selections rather than manually entering them into the computer / relaying it to another person? CONSTRUCTION There were numerous mistakes made by both KB installers, as well as the sub-contractors (Leonard's, Excel Cabinets). The builder grade materials are not much better than what a buyer could get a Home Depot. There's no pride in the workmanship. Many walls aren't straight. The painting was rushed and there are marks in the walls. The edges of doors are not smooth. Items like the toilets and toilet paper holders were not installed in the optimal spot in the bathrooms. There are gaps in the wood floors and on the kitchen backsplash. Grout and caulking are applied sloppily. My kitchen island countertop was initially installed at a diagonal. It looks like the installers came back and straightened it out, BUT in so doing, they simply removed cabinet panels and re-installed them leaving nail marks very visible. COMMUNICATIONS I believe that the Solano team (Sales, Design Center, Superintendent) met every Monday, but for some reason, the communications were not always aligned on timelines. This led to us paying for an appraisal too early in the process and that was wasted money. We were kept apprised of all timelines moving, and appreciated the KB team's flexibility in terms of fixing items in time for us to close, but we went all the way down to the wire with our lender and closed on the last possible day once final inspections were done. ... The sales Bill and builder supervisor Carlos have been responsive in helping settle the issue however the works man-ship and customer service need to step up the effort. I have a window with defect was installed and I asked customer service to fix the issue, however, two months later, I do not have any one come and service the work order. On the other hand, the customer service did respond to clogged toilet. It was found that worker did not remove the pipe caps of the toilet and shower drains after tile installation(Works man ship issue). On works man ship, I have seen floor anchors and nails not driven onto the supporting beam. There are other issues which will be dealt with customer service later. ... More

Is a good experience to buy a house from KB but the quality and the response is very bad overall.

I think KB would do much better on the craftsmanship and the material without the pandemic.

There were so many issues we found after we moved in. Major plumbing issue they have not fixed almost two months after we moved in. Two downstairs toilets overflowed first week we moved in, plumber found the underground pipe connection issue. I purchased brand news homes many times in the past, I never experienced so many issues in the past. We had total 8 families from our phase to move in around the same time, every single family experienced the same. KB hired the cheapest contractors or staff to build their homes. there were so many incomplete jobs we found after we moved in. I don’t know how did they perform their basic QC, damaged cabinets, missing closet’s cover, bath towel handing rack, non-operational Owen, missing French door and storage baseboards, window’s frames, gap on kitchen panel doors, gap on upgraded master bathroom’s counter top, uneven and unfinished wall paint, un-functioned garage door light, unfinished garage door floor…too many to list. We emailed the repair list to the builder, they couldn’t complete fixing the issues two months after we moved in. Very disappointed to spend so much money to purchase the home from KB in Irvine. You can come to my neighborhood and knock any family’s door, they will share the same experience and gave you a long repair list. ... More

Good sales process & hard working engineers, but unfortunately the finish quality did suffer! :( Just thankful they are fixing most of it...but certain issues should NOT have existed in the first place!

good builder but could have used a thicker carpet. I got the free option, carpet feels really thin. It looks good but some areas you can feel the staples or screws, especially on the corners.

Overall satisfied. Sales agent has been extremely helpful.
