Everything was fine until we had to redo the Loan the day before closing. Other than that things were fine and as expected

As with any escrow there were some minor issues that came up. The big problem was the closing. Everyone at KB knew from day one what my drop dead move out date was for the home I sold and I was told no problem. Then I was told on the last weekday before closing that if I provided the closing statement and full down payment by Monday that I would be able to close late Monday and pick up the keys. I provided what thy asked for before 9am on Monday and was told everything was going smoothly. A couple of hours later I was told I may not be able to get the keys until Tuesday, which I could live with. We had taken Monday off in order to be available to sign paperwork and pick up the keys. Once they confirmed that we wouldn't get the keys on Monday we went into work. Shortly after I arrived I received a call saying that things worked out and we could sign and get the keys, so I headed home so we could drive up to Corona (an almost 2 hour drive for us), then the calls started coming in about every half an hour to 45 minutes changing from we can to we can't and back to we can again. This continued until about 2pm when I finally decided we had better start driving just in case we can complete everything. When we were about 15 minutes from the escrow company I received a call from them saying that they had been copied on all of the emails from earlier in the day and that they had no clue why they were telling me it would close as they still hadn't received the paperwork and nobody was communicating with them about it. I was told that the earliest they could do it was Tuesday and that we wouldn't be able to pick up keys until Thursday (Thursday is 2 days after I was to turn possession of my home over the the new owners). We turned around and started heading home while also calling KB who told us that we were definitely closing today and to ignore what escrow was telling me. So once again we turned around and started heading for escrow. Just as we parked in their parking lot I received a call from KB saying that we can sign the paperwork, but won't receive the keys until Thursday. Had we know this we would not have driven to Corona to sign as the original plan was for KB's notary to come to our home to sign everything. It was a little before 4pm when we arrived at escrow who closes at 5pm. I then had phone calls with the KB home loan rep, her direct supervisor and a couple of other people from KB who all refused to turn keys over as promised. I had been told the reason I couldn't get them on Tues was because it was too late and that I couldn't get them on Weds because it was a holiday. I found out later that the real reason was because the sales agent had already gone home for the day and that Weds was her day off and apparently nobody else at KB knows how to turn keys over) Finally the manager of the escrow company offered to call KB corporate office and get someone who could help as I was refusing to sign and was ready to back out of the deal altogether if I wasn't getting keys as promised. Went back and forth with that person for a while who was also refusing to guarantee I could get the keys. About 4:45pm I told him that I was walking out the door unless he sent me an email stating that if I signed the paperwork that I could pick up the keys and he said that I had to sign before he would. I then told him that if I signed that I lost any leverage I had of getting the keys and he said I already had lost my leverage as it was almost 5pm. I then reminded him that this particular home had already fallen out of escrow once before we made an offer and that while I realized I would loose my earnest money that I would still have plenty of money from the sale of my current home to purhase one from one of their competitors. Sales team was very attentive in answering all of my questions. Appreciate the knowledge and professionalism.

As a first time buyer, KB streamlined the process.

My experience with the builder and Sarah was awesome. They answered every question I had and was able to assist me when needed. My 3 star rating is due to the loan officer, Sylma. As a loan officer she was not knowledgeable and very incompetent. She would give closure dates and not make her deadlines. Instead of her being honest with the changes in the closure dates she would put blame on others. I was told my closure date was changed due to waiting on meters to be installed. Once the meters were installed my closure date was changed again because she was waiting on GSFA to approve me. When I contact GSFA I was told my application was not received. Immediately after I contacted Sylma and told her what was said and who my point of contact was and only at this time she admitted to me she was not familiar with the program and had to get educated on it. Her apologies were not accepted because I had asked her before I went with KB Loan if she was knowledgeable to the program and was told yes. I forgot to mention I had given my landlord my notice to move, so I was displaced for three weeks and had stressed this to Sylma and her supervisor Steve. Both of them promised to get the paperwork done ASAP, but that didn’t happen. It took GSFA a few hours to approve my application, but it took them over three weeks to process and submit a few pages. Its not so bad experience with KB. The sales, mortgage teams could be better with communication and providing more options on home loans. The design center experience is good. Most of the options we choose are basic and which can be included with the home by default thereby adding more value to the purchase

The experience that I have had has been in the middle of decent and terrible. Being that I have a construction background I know what to look for. I have had to go back and forth with to fix issues that KB deemed as there standers. Apparently rocks under the carpet is normal. Then KB has tried to sell me on the fact that they can just fix everything damaged without a replacement. All KB is doing is getting themselves through the warranty process of a year and moving on and leaving people with the issues. They have also tried to sell me on things like my house fan that wasn’t even working saying it’s just so quiet you can’t hear it. I physically got in my attic and saw that it was missing the most key thing for it to work “the power source.” So over all it’s more toward the negative because I’m supposed to have a new house not a house that’s already having all these issue’s expected better. ... Recently purchased home. The low voltage thermostat controls for the HVAC were mis-wired. As a result the upstairs zone controller worked the baffle for the downstairs and the downstairs zone controller worked the upstairs. Easy enough mistake for an installer to make, but 100% should have been caught immediately when the installer tested to make sure both units were working correctly, which clearly was not done. Took KB over a week to have repair addressed. Upon fixing this problem, I looked up in the attic where the technician was working and noticed a flexible duct that had been installed incorrectly. The duct was wedged between a framing 2x4 and the roof and as a result was collapsed which restricted air flow by at least 50%. This explained why the flow of air downstairs was so low compared with the upstairs. Both of these issues are resultant from shoddy workmanship and more importantly poor quality control. There is NO way an inspector approved of the final HVAC installation in the attic with the mis-installed duct work. The technician left black hand prints all over the attic panel opening, easily avoidable or at least greatly minimized by wiping hands on a rag before coming down. KB homes rep was nice and said all would be taken care of and repaired, including painting attic opening. But none of this was necessary if the job was done right and inspected properly. And every time KB has to come out and fix something, like painting an attic opening, I have to take off time from work to meet them there. So even if they fix these issues, and now I wonder how much more I should inspect… I am inconvenienced. ... More

Overall KB has a great process of getting you to commit to buying a home. The sales team in our case Lizette was wonderful to work with, she routinely provided meaningful updates and progress reports for the home. Most importantly, you could tell that she enjoyed being the point of contact for the project. Design Center - Jennifer did a great job of listening and providing solutions for what could be done given the timing of the project. Customer Service - Justin has provided a positive experience and is cleaning up a lot of unfinished matters that he did not create and are not typical warranty repairs issues. Financing - was straight forward. We used our own lender, but no major complaints with the finance team. Construction Services- I like to assume positive intent, however the team is not customer friendly and lack the ability to successfully finish a job. In my opinion closing on a home is not finishing the job if you have missing lights, the wrong light fixtures, have workers in your house every other day to resolve items that could have been addressed several months ago. We had a home inspection, provided the report to construction and we still have incomplete items on the list over a month later. Every week we have lived in the home, we have had workers here as well - paint issues, wood stain issues, cabinet issues, dishwasher issues, lighting, garage door opener, flooring issues, drywall issues, plumbing issues, stucco issues, kitchen hood vent issues, fireplace screen issues, and missing sprinkler covers, We had to inform construction they installed the wrong window per plan design. We had to inform construction that a bathroom door was installed behind a toilet and it couldn’t close. If I report an issue with a dishwasher and I’m told the issue is resolved, but yet the appliance is never plugged in, water safety valve removed, and actually tested - please don’t tell me it’s resolved. They have attempted to get better - John has stepped in, but if I worked at KB I’d come out to my job sites and check on my operations. Some construction employees should never interface with a customer ever again. How many homeowners are having the same experiences. How much rework is necessary? You need a team of professional (women and men) to inspect your homes prior to asking a customer to close. Every week, I find new issues that have to reported to customer service. This is simply not fair to me and my daily to make ourselves available several days a week to get issues resolved. We hope to get to a place where we enjoy our new home, it just hasn’t been smooth sailing thus far. ... More

We have some issues on our home like the paints are wearing off,looks like cheap paints electric plugs not working and called about it but still now we havent got any response and havent fix it yet

The KB staff for the most part were helpful.

The construction workers are very responsive and helpful. My issue is with the administrative offices. Often times confusion, especially with the HOA. I've been here 2 months with no access to the pool area. Finally received the key entry fobs after about 6 weeks and come to find out the DO NOT WORK AT ALL. Contacted Prime HOA offices and haven't heard back with an answer to my question nor a solution to the problem. Just send me new fobs, please!

The floor tiles were not even and straight. I should've gone with a separate contractor.

There were small details what needed to be improved, I’ve seen homes being built around my home and most seem to have the same issue, back yard it’s all uneven and hard to work on, quality in the materials could be improved too.

My sales rep, Sara S., was absolutely wonderful. She was very responsive and attentive to any issue or question i had, even on her off days.

KB failed in my view in handling customer service in view of the pandemic and builder problems that ensued and affected the buyers. Employees in the field were left to handle questions/problems without support from management.

Kept delaying the closing date with no remorse. Material is not as high quality.

Unfortunately, not a pleasant experience.

Construction team lead by the superintendent was awesome I would give them 10/10. Sales team I would not recommend. One of the workers were not knowledgeable on the models and seemed to just say what we wanted to hear. The Mortgage lending process could have been a lot more efficient. One of the staff would never answer her phone and seemed to be unorganized.

Overall value is good, but minor issues are being found the longer we live in the home.

Stipulate your issues from the start and demand contact at least once a week for updates. Do not stand for getting bullied for using your own lender. I recommend Rocket mortgage. After your deposit with KB, you have 30 days to back out, threaten them that there are other builders waiting for your business.

I was really excited with the completion of my home but upon moving in, I feel the house was cheaply built. You can hear water going through the pipes when the bathroom and toilet is used. Some of the phone and cable wiring wasn't completed they just left it out. I have only one phone and internet port which was in the bedroom kind of ridiculous. The design studio should do a better job explaining upgrades. I would have loved to have higher ceilings and a bigger entry way rather than the standard to make moving furniture and appliances easier. Also main office team do not want to engage you in negotiating how you would want certain aspects of the house done if you have concerns. They just delay and dodge your emails for days. I really wish I had a better experience. But I must say the building supervisors have really nice personality but they are restricted to how much help they can offer you. ... More
