We expected much more from the quality of the KB Home. With the price and presentation, we thought that we were purchasing an excellent house. However once in, we realize that the quality is much lower than our expectations. Exapmples - a) the insulation is terrible - the wall between the office and master bath seems like there is NO insulation - when the shower door is closed - it reverberates loudly in the office - that should NEVER be the case. Ralph comes from a builder family and knows what quality is. He is also an Interior Designer/Architect and knows the business - thus we have been exceedingly disappointed in our purchase. b)Also the windows appear to have be deficient - they hold moisture and are wet at the base .c) The stair going into the garage does not appear to be the appropriate width - we have nearly fallen down the step several times. c) We also notice that several neighbors had "french drains" installed under their houses. We have been told that we also have free water pooling under our house. Do we need to have a french drain installed? When walking over the floors - things on the counters "rattle" due to the vibration. We have never lived in a house where this happens. Thank you for allowing input ... More

The builders seem to have pressure to mass produce homes which then results in a product that is rushed at the last minute to close. The pre closing walkthrough date will get moved without notification to you so your PTO you requested will feel wasted. Your “10-day” walkthrough after closing will actually be a month and a half later and there will be at least another month that passes before those issues get corrected as well. The house seems to be good expect lots of headaches caused by a lack of communication throughout the process.

The home was built too quickly IMHO due to numerous delays to get started. There was too many houses going up at the same time. I believe this resulted in the issues we noted during our walk through. The items we noted during walk thru honestly should have been noted prior and fixed prior to our walk thru. Here we are 5 months later and still have open issues. I haven't been able to get responses from warranty and superintendent.

1.)Upon walkthrough notice drain and crawl space, ask what's that for was told for emergencies. Now upon inspections and crawlspace, moisture and water underwater vapor. So waters coming in under the drainage system at this time causing issues with mold possibly growing. 2.) serious noise issue with air conditioning unit outside of master bedroom. The piping is run through the framing and not properly insulated that it makes a vibration noise and keeps us awake most of the night. It started to cause health issues. Bob's heating has come inspected and says the unit is running properly. The issue is not the unit running it's where the pipe is run through the framing up to the heater causing loud vibration noises all night and day. We have contacted customer service several times in reference this matter. The response is that's the only place I can put the unit and the way needs to adjust our temperature higher so the air conditioner doesn't run. Don’t close until the home is completed to your satisfaction. Great superintendent

The entire process was quite stressful as communication between the KB Home corporate office and the title company (First American Title) was terrible. They couldn’t coordinate the closing date and it kept changing. KB kept wanting to close on my new house without having me do a final walkthrough. Quite a poor experience.

As this is our second star rating survey that I am receiving. The list of issues that haven't been fixed and new issues continue to pop up. My family and I are trying to enjoy our new home, it turns out there's something new popping up that needs to be fixed and other issues have to wait because we were told there will be a 1 year walk through for items to be looked at or fixed. Giving just two examples. Example One would be: drywall, texture and paint. Second example would be: the AC unit out side is dented and broken in which something had fallen on it when the roof was being installed). A lot of our items were brought up before the NHO and on NHO appointment and still haven't been fixed or were told they can't be corrected. Lack of knowledge by sales personnel regarding valid issues.

The Sales Team throughout the KB Network were amazing. When we landed on Mystic Vista as the community with our preferred home, we received exceptional service from the Sales Team (Heidi was amazing) and the lending team (Ioana & Roxanna were fantastic), but once we signed and took the keys, we had problem after problem. Starting with a laundry list of poor finish work and culminating with multiple vendor issues and communication difficulties with the post-sale team. Not to mention, KB pushed us to download their app, but 45 days after taking the keys, the app still says we haven't closed on escrow or gotten the keys or moved in. The whole post-sale process has felt very much like we've moved from valued customer to just a homesite number. If you are willing to stay on top of their team and diligently tackle the multitude of repairs or problems that will come along with the purchase, then this could be the right neighborhood builder for you. ... Responsive promptly to minor problems. Excellent customer service

For the most part it was a pleasant experience. The days leading up to closing were incredibly stressful, though. It seemed as though there was no communicaiton between KB homes, KB home loans, the lawyer's office, and my realtor/myself. No one was on the same page, the loan office was unhelpful and condesending, my house wasn't completed/cleaned before closing. And it was just overall an incredibly stressful experience.

Horrible drywall finishing as you can see where seams are everywhere. Robert is a horrible project manager and missed many steps and requests on my home after discussing with him personally several times.

Not so good, uncomfortable experience , slow to response, I won’t buy from the builder any more

Noticed crack in bedroom window. Informed salesperson, who stated the replacement window was on order. During homeowner orientation, noticed blinds were placed over broken window. The Superintendent of construction was not aware of the issue. So, who ordered the replacement window? Was not made aware of non-delivery of mail. Was informed by different salesperson, 2 weeks after closing of mail delivery issue only when I inquired about time of delivery. This information should have been disclosed at closing. Two months after closing, still have to go into post office to retrieve mail. Such an inconvenience. Overall, good price for value paid. ... More

I have no problems with the sales representative and the home buying experience but I do have a problems with the materials/equipment of the house. My family and I just moved in 1st week of February 2025 and we already encountered problems with the dishwasher on our 2nd week and now, our garage door.

Take note of all the mistakes and errors during the construction and supervise as much as possible for they are not going to correct this issues unless brought upon to the supervisor and take pictures as evidence.

Buying a new-build home was more frustrating than expected due to poor workmanship, in-perfection painting, and rushed finishes. While the warranty service has been great and responsive, it’s frustrating that so many repairs were needed in the first place. The unfinished landscaping and ongoing construction noise have also been disappointing. If you’re considering a new build, research the builder thoroughly and be prepared for potential quality issues.

Hire a third party inspector. AC unit behind master bedroom, is noisy (classic 1675).Toilet water level is very low. Openings in parts of the fence, pets can get out of the yard. Light switches throughout the home are at different levels.

The Loan process was a nightmare

Its not so bad experience with KB. The sales, mortgage teams could be better with communication and providing more options on home loans. The design center experience is good. Most of the options we choose are basic and which can be included with the home by default thereby adding more value to the purchase

You need to just follow up with them to be able to know the status on where you at.

5 Different closing dates.Not a good experience.

Be careful when buying one of these houses. The KB reps will do everything in their power to let you know that issues discovered during a house inspection is typical and not something they can fix. There warranty phone number and email is also not reliable and they say they will respond in 24 hours but that has not happened on multiple occasions. In fact, it requires multiple time to call and follow-up with them. Buyers beware.

The process was pretty simple and the timeline that was provided for our new bill to be finished was accurate. The sales office was always accommodating and welcoming, and honest about different questions we had including upgrades. Once the final walk-through was complete and we moved in, that’s when he realize the quality of work and craftsmanship left much to be desired. Overall, we felt slightly disappointed after moving into our new home. However, these are usually single-family starter homes so somewhat to be expected.
