1. Make sure you look at the model / plan before purchase. This detached home come with neighborhood's air-condition sit inside your back yard and the air blow into your living room sidedoor when the AC is on. 2. They do an unnecessary plant/tree on the sideway to backyard where a paveway is needed instead for trash can to pull into backyard. Because of the plant/tree, there is $200 cost to submit to HOA for review just to remove the plant/tree and add out of pocket to add paveway. 3. Don't sign any closing document until they fix all the issues during walkthrough. Also, make sure it is all clean. I just realized how dusty the cabinet, closet, and floor is until I move it. The window is dirty from the paint as well. Overall, it is not a good experience especially for new home where you expect everything is good when you move it. ... More

We have several ongoing issues in addition to the many, some resolved, experienced. In no particular order: 1) We purchased two ceiling fan presides that were suppose to work off of two wall switches. However, only one switch works and the other is dead (times two). KB electrician blamed us for getting a ceiling fan that he said was not compatible with two switches. That is nonsense as ALL ceiling fans come wired liked the ones we bought. So we paid for something that doesn’t function. 2) We were told that the homes on either side of us and the three behind us would not have the same color scheme. The house directly behind us is identical in color to ours and the one next to that is very similar in color to ours. Not happy with the talk and no enforcement. And it looks stupid with two homes exactly the same color next to each other. Very upset. 3) The sod on the right side of the house as you look at it didn’t take and is dead and looks bad 1 1/2 months in. No effort was made to initially lay the sod on flat ground as the lumps in the sod are everywhere. You should roll over the sod to flatten it and the ground at the time of installation. 4) It has been 1 1/2 months and the coating is coming off the black cabinet handles and you can see silver. That coating is so thin and cheap. 5) The cement has cracked on the sidewalk already. 6) The interior primary bathroom door is difficult to close as it is not aligned properly. 7) The primary bathroom shower drip pan is not centered on the plumbing opening and you can feel the screws from the protective plate with your feet because they are screwed in to nothing. 8) The area to put the modem and router is so incredibly inconvenient. The devices do not fit in the opening and closing the door is difficult. 9) There are chips and holes in many places in the foundation thinset covering. Bugs, moisture, etc., can easily penetrate and get into the foundation. 10) The floor appears to be unlevel in spots as we are finding that we have to adjust chair and furniture legs that we did not have to do in our prior house. Quite frankly, I have another ten issues at least but am tired of typing. And I haven’t mentioned the bad attitude our first builder, Terry, had that really spoiled this whole experience. Made me pay my upgrades before house closing at design studio after I was already locked into a contract with an earnest deposit. I think kb could’ve done a better job at making that clear ahead of signing contract. Typically including on my prior kb purchase if your purchase amount is higher than your prequal you come in with the difference at closing not before closing on your home. Also, Has a lot of issues with minor things that were not addressed promptly and still waiting on certain things to be addressed in the home.

KB needs to improve pre contracting briefs for perspective clients concerning the loan process (impacts because of fannie mae and freddie mac requirements). Sub contractors neee to take their time and build a quality product, clean up job sites and no alcohol should be permitted on job sites. Our home had many flaws that required correction prior to closing.

It sounds like you're experiencing issues with low-quality materials and inadequate plumbing in your new home. The small pipes leading to low water pressure can be a significant inconvenience. the sales team is being helpful and help in the buys process which I greatly appreciated.

Hard to rank value. There are many things we love about the home but they all came at a price. Construction seems to be solid. Appliances were not installed well. Some big issues going on now with infrastructure in the neighborhood which is unnerving. We will see how it all works out.

Sales team were courteous, polite and responsive. Design Center was ok. Construction Superintendent was fair, at best. I was a cash buyer. No special interest rate, incentive or promotional allowance for me even though most buyers got something. I was promised an $8000 design center credit for paying cash but it was taken away less than 24 hours later because you guys had an overnight price increase and I switched from financing to cash the very next day after signing my purchase agreement. It was handled wrong by your staff. Your sales agent suggested we write the purchase agreement for financing as I was undecided as I could always switch to cash if I decided to. The very next day I decided I’d pay cash and take the $8000 studio credit…. And all the sudden that credit was no longer available. That was wrong and I will not recommend KB to anyone because of it. Some design center choices were very limited and the option prices were excessive. But, it was convenient one-stop shopping. The inability to even have my closet shelves installed a little higher or lower was irritating. Not having input on what $5 plants got stuck in my front yard was disappointing. KB has a successful formula and cranks out thousands of homes with their system. But, homeowners would probably like to see a little more flexibility from the builder. The finished neighborhood is not that nice. Perhaps KB should charge an extra $500 but provide nicer front yard landscaping. Optional pavers, side yard and backyard landscaping packages would provide a more consistent look and a nicer neighborhood thus making for a better finished product. ... More

Not to happy with my purchase I been ask to give you a great review and not so happy about my purchase Still issues aren’t resolved

Having asthma and allergies to pollen I had in my Sales Contract not to plant any trees or shrubs that produce pollen. Construction supervisor has continually promised o supply me with the plants he had landscaper plant in my front yard months ago. I have continually requested this info to no avail. He keeps saying he’ll request it and forward to me. I need the info to verify they don’t produce pollen, and also to care and maintain the plants. He never follows up on my numerous requests and I’m really frustrated with his non-responsiveness.

The new home was reviewed & things pointed out that needed fixed. Painting not completed, saw marks in siding, floors not clean & needed acid washed after moving in. Screws missing out of hinges. Furnace filter up side down. Over all not cleaned. Light dim & flickering in bathroom. So while I was gone getting more of our belongings the superintendent RJ bribed my wife with giving him 10’s across the board & he would give us a glass front door. When I did not give all 10’s he would not give her the door. He did nothing for us except to fix the things that was needed & their responsibility. The only thing RJ did was painted our porchs. The other guy (Superintendent) that was here during our guy gone had our fans place in & placed garage door openers in do to the mix up with not able to sign while we were there in Florida. Bribery is not the way to do business when you want a bouns from your company because of an Evaluation, that only had fact in it!! ... More

Everything was great initially, but the financial part could have been better. The people from KBHS (Loan) worked like they didn't know exactly what they were doing, and in the end, I lost money and time because of them. When I asked for help because I had problems because of them, the manager answered, "It is what it is, and I had to see how to solve my problems." when we finished closing, all the promises made by the project manager of a second walk after the 30 days, nothing, I am still waiting, there are some details in the house that I had reported, and I don't receive any answer. In conclusion, everything was excellent in the sales part, but in the financial, you better save some money and work with other lenders and don't believe in all the promises by the construction part because at the end, when you are done with the closing, they forget about you. ... Shoddy construction and materials issues

I am happy to finally be in our home. KB Homes, you may have over promised and under delivered. The sales reps are great. The home studio was nice but did not give all details of available options. When we received the final product (our house), there were several construction issues that we were expected to identify. It's clear to see that KB Homes uses random contractors to complete their builds. This is an area that I would caution buyers to be aware of when dealing with KB Homes.

I like my home and most of the process was good. However, when an issue arose, that KB had not disclosed to me in a timely manner, it was made clear that I was not as important as their bottom line and that "Business was Business" per Jerrod in Management. It was 3 weeks before I was due to close. I think Jerrod would have been happy if I just walked away. It left a really bad impression and undermined all of the good things and good people that work for KB. Kudos to Darin, Sarah, and Tom. They were great. Amanda in closing was slow to respond which made doing a cash deal really difficult. I've been in my home 2 months now. I am still waiting on some "blue tape" items identified at final walk through to be completed. ... More

The overall home buying experience was okay! There is absolutely no problem with the home but, I wish they treated the customers good enough because we faced issues with the sales person, who was very rude and lacked customer service skills. Despite multiple requests, certain tasks were only completed after persistent follow-ups, leaving a less than satisfactory impression on the customer service front.

exterior home lights do not work. keep getting the run-around and have work order placed. cabinet has crack in it. tub has dent. no power or way to activate vent in 2nd bathroom on 3rd floor.

The purchasing process was easy and without any issues. The problem was seeing the poor quality of workmanship and materials used. There is definitely room for improvement when it comes to responding to issues that you run into once you move in.

The sales person was very helpful. I was disappointed with the fencing. The ground was not level so the fencing between neighbors is not even. They made the fence gates between neighbors higher then the other. The heights of the fences between the houses is high and low. Like the ground is uneven. There are gaps below the fence. I can’t even let the dog out for fear he will slip under the gate and get out. And the space on one side of the house is average and the other side is very narrow. The smaller side has the adjacent fence higher so we HAVE to put a retaining wall otherwise when it rain the mud will roll down and wash the dirt from under the fence and it will leave a gap. Some of the walls in the bathroom are flat paint while others are glossy. The carpet was supposed to be an upgrade but it looks cheap. More money was spent on padding for carpet than the carpet itself. The washroom did not come with any cabinets at ALL. The plants they put in the front yard were sporadically placed. And just random plants put in. I was told The home owners association was supposed to keep up the bark and weeds. We are paying almost $200 and yet the bark has no weed blocker laid down prior to placing the bark. And no one has come around to pull weeds. I have had to pull them myself. I had major issues with KB since about half way through the home buying process. I was getting minimal updates and my initial time frame was pushed by months. Finally, at the end, my closing kept moving all around which made getting an appropriate private inspection difficult to do. KB stated it needed to be done a week before closing but when my inspector did come, so much still needed to be done and then closing got pushed. I mentioned from many months ahead that it could not be on a certain date as I would be out of the state, but still that's the time frame they had to do it to meet quarter numbers. Then as we get to that date, it needed to be pushed out once again. We get to walkthrough and while there is a vast improvement, so much still needed to get fixed. We'll, we decided to close anyways. Now, I'm finding things done so poorly that some bedroom doors can't even be closed properly, paint jobs are needed and even caulking near showers were incomplete. While I've had a great experience with the construction manager, he can only help so much while still working on getting other houses completed. Now, I'm trying to go through warranty for a water heater beeping that has been doing on for over a month and while I someone has gotten a hold of me, the person who would actually reach out (my community's representative) has not. So now we learned to live with the beep. Overall, these builders had so much potential to have a beautiful home without any issues if it wasn't so rushed and disorganized, but it's hard to be happy when I'm still dealing with so many issues. ... The entire process from initial purchase to final move was average. one major item in our kitchen that we were never told about and was not in the model is the exhaust fan above the microwave oven that just doesn't look right and takes away the consistence I the model had above the kitchen cabinet it appears like an after thought. After moving in we had issues with the bathroom vents in one case water entered the bathroom after it rained and in the other bathroom the ceiling started to form bubbles in both cases the galvanized vents were not installed on the roof tops. The builders team were responsive to our calls depending on the issue we were calling them about. My recommendation to any potential buyer is that all the work is being performed by subcontractors and not directly KB workers thus builders commitment is not as I would imagine or have seen with KB homes in California. If you are planning on buying a home from KB I recommend frequently visit to your new home as it is being built, take picture, report and document everything to the builder that your dissatisfied with. One more recommendation I have for KB leave extra paint with every new house you sell so that the owner can perform touchups to the wall, front door and so-forth. One more request please remove the outhouse that sits across my home, it is disappointing to see every morning I leave my home to go to work. ... More

We love our new home, but we do not like our yard. KB needs to put more effort into how they sod and seed the outside. They left rocks everywhere and the sod is awful

The experience was good but not great. The sales rep Petra was really responsive and was answering questions great until the sale was finalizing. Toward the closing of the property, only information given was delays after delays with no explanation. Had to get construction supervisor involved to get information that was supposedly passed on to the rep. On closing day, sales rep was no where to be found and we had to ask another rep for a sign and take our own picture. It’s been almost 2 months since closing and not a single follow up other than automated emails. For a huge multi million builder, please do better in the sales department and have people who actually care about people. ... More
