If KB home would invest in better loan officer/processors then the experience would be better. Sales and súper intendant we’re great to work with though!

Do not fall for the so-called move-in ready homes. It could take more than 7 months to complete. It simply means the options are preselected and you can't make changes. Former sales rep was very arrogant and not providing updates. It took about 30 days for KB homes to sign their own part of the contract and another month to lay the foundation and this was only done after I contacted the area manager. Meanwhile the sales rep with whom I made the lot selection a couple of times sent me ongoing work in another property just to give impression that work had started and also knowing I was living two and a half hours away from the property location. So to get accurate information, I had to drive frequently to the site or send my realtor or the husband who is a colleague of mine. Just to buy time for anticipated mortgage rate increase, they completed the foundation and claimed they were waiting for blocks for another one month. After block work, it took another one month for the decking in the name of waiting for lumber. Consquently, closing was moved from December to January and finally to last week of February 2022. Had I not been on the neck of the underwriter to do their work, February closing may not have been possible. Worst of it all, the loan agent was very hesitant to reduce the loan amount after several reminders as though he wanted me to borrow more than I wanted, and this action of his as I learnt later, would have been more devastating had he not changed the loan amount just a couple of days before the final underwriting, meanwhile closing date was barely 4 days away. And at this time, I had exhausted my rate lock options, meaning I had to close on the stipulated date in February or borrow at higher interest rate should the closing be shifted because the loan processing had to be returned back for underwriting. The baffling part of the loan officer's action is that I had forwarded him the information on the available fund for closing. ! However, at the end, the area construction manager Tony, the construction manager Mike, and the lending manager Robert as well as Customer service manager Mark were very hepful and nice. Other than the backyard door screen that readily falls off (yet to be corrected), nails poking from beneath the rugs (now mostly fixed by KB), poor interior paint quality, a bit noisy and reverbaratory decking (guessing from not being padded well enough and the wood quality) beside other issues I detected during walk-through and later by a private inspector I hired (fixed), the home is pretty fair but a bit pricey for the square footage. The finished product was sloppy, especially the paint job Roof was not complete at walkthrough

Still waiting on small repairs. Been 8n home almost two months and still don't have hoa welcome package. Put natural gas line to close to homes on our street now having to re-due digging up lines around homes for repair been three weeks with no end in sight. No information on when they plan to finish or start on landscaping in front on home.

The best part of this process was the mortgage lenders, Derek specifically and Andrea staying on top of things. I definitely think the workmanship and quality of products are poor for the price paid. I understand the market, but it all seems rushed and put together with little care from the builders and contractors chosen.

PROS: The home seems fine and we're happy to be moved in. Most everyone was nice that we worked with. CONS: The building process was exhausting and painful. We were originally told it would be 6mo from initial contract, which turned into 1 year and 2mo. A lot of headache and frustration could have been avoided if there was good communication and expectation management. Unfortunately, last minute communication and delays led to mistrust and frustration. We had to extend our lease twice due to continued building delays and misestimated completion dates. KB generally "made it right" in the end but it was not without a lot of "fighting for what's right." One might blame it on COVID or material delays, which is understandable but the communication and projected completion of each stage was very poorly executed. Towards the end, we were pressured to close before the home was fully complete and that felt like a low blow just for KB to meet numbers for the month. Easy to read between the lines and not a good look. There was also poor communication b/t KB and their preferred lender. No one was on the same page for closing dates which made it nearly impossible to make an informed decision on when to lock a rate. We also had to change our closing date 4 times due to construction delays - a very poor use of everyones time and energy. There are lot of exceptions and issues after our closing. Chris - our warranty manager was extremely helpful in trying to sort out the issues, but still the delay in exception lists are unacceptable. Also, the quality of the materials are not up to the mark.

I appreciated the excessivly friendly and cordial demeaner of the people I interacted with. Which set me up to be extremely DISAPPOINTED when my repeated attempts to get Jossie to help me access my mailbox failed. I emailed her twice to ask which mailbox is mine. The first she said it was written in the envelope and, when I said I had thrown it away, basically said there was nothing she could do. I called her and she continued. I got angry that she would not tell me how to resolve the issue. I made several threats to give bad reviews, and she responded that it was my fault for throwing away the envelope. She claimed that she had told me that. I DO NOT remember that. Why would I throw the envelope away if it was the only way I could find out my mailbox number? I continued to threaten her. Then she finally gave me the phone number of the lovely lady that helped me get the number. So why did I have to threaten bad reviews just to get her job? Overall home quality is average!

A lot of amenities weren't fully adjusted. Some doorknobs have become loose and needed to be screwed back in, there are a lot of minor things that still have not been completed yet, like missing paint, broken cabinets, and response time to fixing these issues has been slow.

Several finished not done properly, a lot of delays n rescheduling to get things complete, house not complete by closing, took month after closing n a lot of chasing n following up to get things done. Still have things not completed

I want buyers to be very careful when you buying houses with this company, what you see in the models is not what your actually gonna to get if your not paying close attention. So, please pay attention to what house your getting and ask questions!!

Debbie was a great part of the process but that is really all. Rest of the process really frustrating.

When you have a customized track home built, it is expected that you will incur workmanship issues and areas of concern along the way and even after closing. How these issues of concern are handled is truly what makes or breaks the feeling you have for the builder/supervisor of the community. KB Homes sales counselors set very high expectations for the quality of the workmanship, the community planning, and the communication with the staff that you will be receiving. The quality of workmanship was much lower than expected, the community itself is coming along nicely, but the communication and after-the-sale performance are where they fall very short of your lowest expectations. OVERALL, KB Homes is a good builder offering a quality home at a fair price. I would recommend them to a friend with some cautions and the need for a lot of patience. A few tweaks with the personnel who has direct contact with the buyer and standing by what you say from start to finish would definitely take KB Homes from being an average builder to becoming an outstanding builder again. ... The floor tiles were not even and straight. I should've gone with a separate contractor.

The sales was great but the construction came with hitches because of communication issues. However, after I entered my house, the response has been good.

The home buying process in the beginning was straight forward. There were some delays during the build phase and communication could have been better. We have been in the house for 3 months and we’re finding signs of port craftsmanship. Trying to get things fixed can be frustrating.

KB Homes in Madera is a nice community but I have been in my home almost 2 months and i still have several issues with my home. Workmanship is not the greatest and communication is also lacking. KB is determined to correct all the issues however it is liking pulling teeth trying to get the repairs scheduled.

There were small details what needed to be improved, I’ve seen homes being built around my home and most seem to have the same issue, back yard it’s all uneven and hard to work on, quality in the materials could be improved too.

The builders and construction workers did a good job considering the Covid 19 delays. They were response to text messages regarding issues with the house, paint, electrical, and general house building issues. The home loan team lacked attention to detail and sent privacy sensitive information to the wrong email address multiple times and never sought to ensure it was the correct person. The design center studio was a terrible experience as well. They made multiple mistakes and placed blame on the home owners in order to avoid discipline from their superiors and chain of command. Protect yourself and verify everything in a redundant way to ensure you investment is what you paid for. ... More

The overall process was not too great. The KB team was not always communicating with me about what the next steps were. Because of the back orders they were not able to tell me when I would be able to get my microwave vent.

In other non-pandemic times, I’m sure the home buying process with KB would have been more pleasant so it’s hard to give a review when most of the problems/ delays occurring were out of KB’s hands. I can say that we were always heard and reassured that everything would turn out great once we got past all the hurdles, and there were many. And yes, everything was great in the end.
