Expect delays. Expect miscommunication. Expect issues with the build.

The sales department pressured the construction team to meet an end of quarter deadline to boost their sales for the quarter. We closed on 8/31/21. THE HOUSE WAS NOT COMPLETED!!! There were major punch items like large holes (12'x9") cut into the wall to access the HVAC unit that was not repaired, cabinets were still being completed while we were waiting for utility companies days after closing. Home was "cleaned" before home was "complete" leaving grit and dust all over the floors and countertops and plenty of dirt on the carpets. The communication from the mortgage representative was non-existent. We dealt mainly with his assistant who repetitively asked for the same information over and over. I had to call the mortgage broker inside our 30 day window from closing about our 30 day rate lock, he never tried to reach us. ... More

DON'T BUY KB! YOU WILL NEED TO FIX AND REMODEL YOUR ENTIRE HOUSE AFTER CLOSING. CHEAP MATERIAL! WORKERS DON'T CARE HOW THEY INSTALL APPLIANCES. I CLOSE MY HOUSE ON AUGUST 31ST, 2021 AND TILL TODAY MY OVEN DOESN'T WORK, MY DISHWASHER, AND THE I CAN CONTINUE...

Field supervisor Kelly has made promises and did not and still have not replied to any of my concerning problems

This company is manned by inept people who does not car about quality of service they provide. They are very unwilling to follow up on issues after closing.

Shop around before committing.

My experience with KB Homes was terrible from the start and continued to be bad through owning the home. Even after I finally was able to move in, there are multiple construction issues that weren't addressed. I like the floor plan of my home, but would not recommend KB Homes to anyone.

The entire experience was/is horrible. From the start a salesperson giving wrong information about home options & solar programs, sales/customer service people not showing up to home walk through appointments, to multiple building delays. After a 11 month wait l moved in & it took five weeks to gain access to my mailbox. Not to mention, after two appraisals the house still came in almost $30k under the purchase price. Highly recommend using another builder.

To many issues with the house. From plumbing, bathrooms, kitchen ans the list keeps going on.

Not worth your energy, hard earn money and investment. Very unprofessional employees FROM THE TOP TO THE BOTTOM, LOTS OF ISSUES WITH THE QUALITY OF WORK AND CHEAP MATERIALS USED, they try to fix the botched jobs they initially created but then create more work and more issues, Extremely unhappy with my 3016 square foot home, they also lack of empathy towards the new home owners. I WILL NEVER RECOMMEND KB HOME BUILDER. unfortunately they ruined what was suppose to be the best experience for my family on building a New home. KBhome Lake Lucerne gets zero stars. RUN!!!!

Horrible Experience with this company

There were so many issues we found after we moved in. Major plumbing issue they have not fixed almost two months after we moved in. Two downstairs toilets overflowed first week we moved in, plumber found the underground pipe connection issue. I purchased brand news homes many times in the past, I never experienced so many issues in the past. We had total 8 families from our phase to move in around the same time, every single family experienced the same. KB hired the cheapest contractors or staff to build their homes. there were so many incomplete jobs we found after we moved in. I don’t know how did they perform their basic QC, damaged cabinets, missing closet’s cover, bath towel handing rack, non-operational Owen, missing French door and storage baseboards, window’s frames, gap on kitchen panel doors, gap on upgraded master bathroom’s counter top, uneven and unfinished wall paint, un-functioned garage door light, unfinished garage door floor…too many to list. We emailed the repair list to the builder, they couldn’t complete fixing the issues two months after we moved in. Very disappointed to spend so much money to purchase the home from KB in Irvine. You can come to my neighborhood and knock any family’s door, they will share the same experience and gave you a long repair list. ... More

dishonest and lack of knowledge

Absolutely the worst home building experience I have ever had. Overpromised and underdelivered, untrustworthy and unresponsive staff, poor workmanship. I closed in May and still haven’t gotten to finished product.

I am an Army Veteran and have been saving up for years to make a down payment on this house so I could move back to my hometown. Me and my girlfriend were very excited for our first home together. It didn’t take long for our excitement to turn into disgust. On the day of closing, many things throughout the house were unfinished or VERY poorly put together. The house was filthy and there was still construction waste/debris in the yard and garage. The sod that they put in was already half dead because it had been sitting on pallets for over a week, and after it was laid (around April 23rd) it remained unwatered for two weeks due to irrigation not functioning. It is now 7/9/21 and the sod still has yet to recover. It is embarrassing because their poor craftsmanship makes me look like I can’t care for a yard. The garage door did not function due to improper install, the front door and garage access door seals fit incorrectly, letting pests in. I have already had to deal with black widows. Before closing (April 27th) there were multiple light fixtures with no lightbulbs. I have been asking for the proper Edison light bulbs since closing and still don’t have them. The upgraded kitchen cabinets have a horrible finish, and I have been waiting since closing to receive new cabinet doors. The upgraded granite countertops had scratches and were covered in dried sealant. The luxury vinyl plank is damaged in multiple places and completely buckled in a 4’x4’ area, and buckled in many other spots. The “flooring company” Classic Floors” has been out 3 times now to attempt to repair the floors. All three times, they did not bring enough material, and damaged more planks AND my property in the process. I am still waiting for a finished floor (7/9/21) Many of the interior doors are damaged, and I am still waiting for replacements. There are lumps under the carpet throughout the carpeted rooms, and they left the tack strip to where you can step on it through the carpet. The driveway edges are already cracking and crumbling for no reason. The lot is improperly graded, causing standing water to pool up at the base of the foundation. I can’t even mow my side yard because it has had standing water for over a month. These are only a few examples. Customer service and construction are very slow to respond to issues. I closed on 4/27 and it is now 7/9 and not even half of the issues have been resolved. The overall lack of craftsmanship, communication, care, and false promises makes me 100% regret buying from KB. You would think that maybe a veteran finally returning home would get better treatment than this. As it stands now, I openly recommend everybody I talk to, as well as you reading this, to STAY AWAY FROM KB HOME!!!!! And if you don’t, be sure to have plenty of time to waste, because you will constantly have contractors coming out to your house to make “repairs”. If KB is reading this, I’m sure you know who I am. Completely horrible experience. No one reached out to you when you complain. No matter how respectful and understanding you have been.

Save yourself the heartache and look elsewhere. Workmanship is poor and sloppy. Never knew we would have so many issues with our brand new home. The community is great which is the only redeeming quality. It’s just unfortunate the home quality does not reflect the price you pay.

At the pooring of the cement I realized they were building the wrong house. When I told the sales person. He took me to the Model the Kingsley to show me it was the right model only FLIPPED!!! WHAT PART OF I WANT MY HOUSE TO LOOK JUST LIKE THIS!!! His reply was "No two houses look the same and does it really Matter? YES IT DOES. 2) The kitchen was smaller. I asked for the gourment Kitchen the sales person didn't know KBHome offered it. If he had he should of told me the kitchen would be smoller. Then he asked me if I wanted a 10 or 12 foot ceiling I said 10 thniking the celing was going to look the same as the model. I said I wanted my house to look exactly like the model. THIS WAS MY DREAM HOME THE HOME I WAS GOING TO SPEND THE BETTER TIME OF MY LIFE IN AND KBHOME TOOK NO RESPONSIBILITY FOR ALL THE WRONG THINGS. THEY BLAMED ME FOR INITALING THE SHOWROOM PRINTOUT WITH THE FLOOR PLAN ON IT. HAD I KNOWN THE FLOOR PLAN WAS DIFFERENT I WOULD HAVE QUESTION IT. I WAS THERE TO PICK OUT UP GRADES NOT TO SEE IF THEY CHANGED THE FLOOR PLAN. KBHOME TOOK NO RESPONSILBILITY. THEY MADE ME BUY THE HOME SAYING I WOULD MAKE MORE MONEY SELLING IT. THAT WASN'T THE POINT. I DIDN'T HAVE MY HOME BUILD TO TURN AROUND A SELL IT. NOW I AM HOMELESS AND LIVING WITH MY DAUGHTER UNTIL I FIND A NEW HOME IN TN. I AM DISABLE ON SSD AND A SMAILL RETIREMENT. THE CDD CHARGES ARE OUTRAGOUS. I WAS TOLD NOT TO WORRY IT COMES OUT OF MY TAXES. IT WOULD HAVE BOUGHT MY TAXES OVER 5,000.00 A YEAR NOT INCLUDING HOA FEE'S. THEY SAY THEY WANT THE CUSTOMERS HAPPY. We had a relatively good experience selecting our lot and options for our home, but have been more and more disappointed as time has gone on. We had the pleasure of finding beer bottles left inside our home shortly before close. We were told that most likely workers drank them after completing their work despite the fact that KB has no cameras or verification to know when workers are drinking, and completely neglected the fact that there shouldn't be ANY alcohol on site. There have been a large number of quality issues ranging from unsightly to dangerous. We had nails sticking out from our stair railing that could easily cut someone, chunks of concrete left in our backyard, a broken garbage disposal that we had to request be fixed twice, paint stains on our cabinets, shoddy concrete and paint work on our front steps, and the list goes on. KB has said they'll fix the issues we document (and basically created a part-time job for us), but either don't read our emails, don't take good notes from our conversations, or flat out misinterpret what we discuss with them. It's like pulling teeth to get anything addressed and I can't recommend them to anyone unless you're prepared to micro-manage the construction and quality of your home to a painful degree. ... More

I can't say kb in general, but definitely the people running the show in the neighborhood where my home was built . The worst workmanship I have ever seen..... Like there are so many problems with this home I wish I could give it back. The people they contract with are not professional in anyway. So many corners cut, my slab was jack hammered open 3 times because they did the plumbing wrong ... I could go on and on . Stay away from KB homes.

Very bad experience with KB home, not a recommended builder.

As soon as you buy your home nobody replies to any of your questions or concerns.

Too bad too late

We closed 2 months ago. Much of our original punch list is still not repaired. The ceilings in 2 rooms began to sag. They've come in twice, ripped ceilings down leaving us without access to the master bedroom and living room/ kitchen. Ceiling is still not right, lights are removed, crown molding removed and damaged. And they have not shown up the last 2 days when they were scheduled, so I'm left without full access to my master bedroom. "I had an emergency at another location" and "I'm swamped, I couldn't get there today", after being told by the regional construction manager my home was a priority.
