The quality of the home overall is great! The finishing work (painting, trim work) and overall cleaning was very messy! We did a lot of work on our own to get the place in tip/top shape. As a new build we expected to move in with most everything ready to go. Our KB sales rep was very responsive and understanding.

I have a few issues that have been identified, but it's not fair to comment due to the covid-19 state that we are in. I've been advised that only emergency issues will be attended to. That being said, I can't honestly comment on what they can't do. Until I know what they would do with my outstanding concerns. These are only preliminary responses, but not final.

Sales great, home is build well good value for price. However, coordinating follow up to resolve issues needs attention. Coordinator for this project does not communicate of complete followup timely. This can be very frustrating.

I was given a couple of closing dates. May be a lack of communication

exterior home lights do not work. keep getting the run-around and have work order placed. cabinet has crack in it. tub has dent. no power or way to activate vent in 2nd bathroom on 3rd floor.

The experience was good but not great. The sales rep Petra was really responsive and was answering questions great until the sale was finalizing. Toward the closing of the property, only information given was delays after delays with no explanation. Had to get construction supervisor involved to get information that was supposedly passed on to the rep. On closing day, sales rep was no where to be found and we had to ask another rep for a sign and take our own picture. It’s been almost 2 months since closing and not a single follow up other than automated emails. Attention to detail isn’t there. Holes hidden behind light fixtures, drywall not texted and covered with a mirror, ect.

Price, options, and the builder Adrian was the best part of the process, we didn't have to chase him for answers, dates, etc. and he even helped reach out on our behalf for the closing date and time since the seller and the loan officer were not responding and assisted changing those times when the original times were not approved or even discussed with us. Hope y'all keep Adrian and give him a raise for sure. The loan officer, seller, and closing were all a pain. Loan officer and seller never reached out and we had to chase them for any answers we needed for months, it got so bad I rather just contact Adrian (the builder) and have him help me with any questions I had about anything than chase the other 2. At the closing they told us it would take an hour but due to our papers being incorrect (names and address on multiple papers) we had to stay for 3+ hours. ... More

Our home was completed ahead of schedule. Sales personnel were helpful during the process. The construction supervisors, were responsive to concerns during and after construction, and communication with them was very good. They have a challenging job, as the skill-of-the-craft is not what it used to be within the trades, so followup issues kept them quite busy.

Personally I am happy with the staff and the responsiveness. But overall the Community doesnt have a new house appeal. When you look from outside, there is a big difference between the New houses from other builders (for e.g HeadWaters) and K.B Homes. K.B Homes needs an upgrade with it looks. I bought it here because I had no other option for new Construction. There are limited option in Upgrades and most of them are outdated. Totally dissatisfied with Home Pro. They do not know anything about Customer Service. I would have given 4 Stars even with limited options for Upgrades. But I gave 3 stars because of Home Pro. ... More

My overall experience buying thisnhome started out amazing. In fact i didnt even think i was going to be buying a KB Home but the salesperson michael was amazing and when we saw the model home it was everything we wanted and the peefect price. The construction team was very communicative and during the build and kept me updated. My experience went south when my loan officer Victoria got involved. There was zero communication on locking in my interest rate so when it came time to close the interest rate had gone up! The only way we could get it back to the original rate is to do a adjustable rate mortgage and because of her bad communication i now had to roll the dice and hope i can refinance at some point in the next 5 years or take on future intrest rates which could cost us thousands of dollars in paying interest. I originally wanted 30 year fixed loan but the amaount of money it would have cost us to get the rate down was far outside what i budgeted. That was just the first experience. The next was no communication around the closing day! Yes the most important day of a homeowners journey she failed to give me accurate dates costing me even more money in extending my lease for a couple days and staying in a hotel for a couple days. The closing day wasnt just misquoted once not twice but three times. Keep in mind i have all my stuff packed up in a uhaul and am now having to pay extended uhaul rental days. I was basically homeless for a week with my fiance and a new born. When it came time for a manager to take care of the situation the response was slow and took forever. They told me multiple times “there is nothing we can do”. I finally got a hold of the regional manager and he was professional and able to offer me $1000 towards my closing. Though that didnt event slightly cover the cost of adjustments i had to make. I didnt really care about the money it was more that my feedback was heard to prevent anyone else from having this same experience. He also was able to help arrange a closing day on a saturday which i am appreciative even though it was still my loan officers fault for skipping over major details in the process that caused this. The icing on the cake was when we finally closed and got to our new home. The loan officer never told the construction manager about us closing on saturday so he could have the house cleaned and ready for us. So we came in to a home that didnt have its finishing touch. The construction manager brayden was able to get a crew out asap and have it cleaned but the breakdown in communication was unfortunate and again we just had to roll with the punches. As a homeowner i would now never want to buy a home again because of how tramatizing this experience was. As a loan officer you basically have the customers finacial future in the palm of your hands. The least you could do is slow down when it comes to MAJOR details and make sure the customer is caught up. KB homes are budget value homes. The homes are plain looking and built with for most part good quality materials. Their base prices offer minimal upgrades. If you are a first time home buyer or on a strict budget then KB homes will fit your needs. Unfortunately, the obvious poor workmanship stood out immediately when we were watching our home’s building progress from start to finish. The poor workmanship was mostly carelessness of the workers and the way they treated their job site. The building plans themselves were in question as well. Here is some examples: The bathtub in the second bathroom was treated as a trash can during construction. The back yard was treated as a trash can for workers water bottles, cigarette butts and other trash. The painting has massive air bubbles and the touch up that was never ending. Every door in the house has damaged bottoms from when the workers or worker slammed them down in the garage. The drywall was installed before the roof was completed which caused damage to the drywall after it rained and snowed on and in the house. All the damaged drywall was replaced. The garage floor and back patio was permanently damaged from flooring installation glue. The flooring quarter round was installed with the wrong color. The baseboards were installing wrong the first time. We waited a month for our ceiling fans to get installed and fixed. We are still waiting for our flooring to get corrected. Our cabinets were a disaster. Doors were warped, knobs installed crooked and one knob still missing and touch up needed in several areas. These are some examples not everything. I understand all new home builds will need touch up and fixes but a lot of these issues were caused by workers not caring about their workmanship and improper builder supervision. KB has shown their concern over these matters and has made every effort to correct these issues and are still being corrected. They should offer two tone paint and semigloss throughout the house. We felt we got a good price for our home, however it was a lot of effort and still is to get everything corrected. ... More

Took 1 year and 4 months to build a basic house. Floor plans and building materials are very good. Factory built walls and floor platforms are excellent. Local subcontractors are TERRIBLE. Not only did the subs trash our tile, vinyl flooring, cabinets, and granite countertops but even after you move in they will trespass on your property, leave garbage on your lawn, and the ones who come from outside the US will harass and intimidate female members of the household who complain. Expect to be parked into your driveway by workers after you move in. We are still cleaning yard soil out of cabinets because they left doors and windows open for weeks with topsoil blowing. Even the ceiling fans were full of dirt. We had to pay to redo our tile grout as we couldn’t clean the muddy grout because a worker tracked mud everywhere on pristine tile. They laid carpet first THEN painted so we are still cleaning paint out of the carpet. No apologies from KB yet for this incredibly disrespectful behavior. You will get a good house but they will abuse you in the process. ... More

Good experience buying the house. However, the responses to issues found in my have been too slow.

KB Homes has great homes with great upgrades for the price. My experience with the sales agent and construction manager were awesome!

When my husband and I became interested in buying a home with KB we had heard great reviews about them and we were excited to work with them as well. We did not like the fact that we were assigned to one lender before signing to buy and then she was changed without our consent or prior warning. It seems like KB has the professional lender that presented well to sell but then change to another person that doesn’t care or get to know you/family. Very unprofessional and don’t like playing these games just to make a sell.

Pete is an excellent construction manager

We are hoppy to move in to our new house, unfortunately there are still alot of thing need to be done. My tip is to hire a private inspector and a realtor when purchasing a home, brand new or not. Make sure you dont need to rush on your closing date so that the builder will finish everything before moving in.

Given the location of the property (Tivoli Reserve), the house is over priced

Was a long process. Home is good, but some of the workmanship can be better.

Warranty claim so slow and miscommunication

We feel that the workmanship is not too good, because we can feel many nails on the edges of the carpets. so we use hammer to make the nails flat . and also the sliding door of the bathroom was not installed properly , but after moving it was fixed.

My house wasn't done on time and was delayed several times, but for the most part all parties involved did the best they could during this situation and were very prompt and treated us well. Thank you

House came out decent. A lot of things where rushed. Dry wall was rushed, painting was rushed and even the cabinet install was rushed. Now these are all Issues that are being addressed with warranty. I just don’t understand how things were so rushed yet the house took a full year to build. Before the pandemic houses would take 5-6months. That and a lot of the workers used were under the table paid and illegal. Specially The painters. And the kitchen island wall has waves in it and not straight because it was rushed as well. Some of the vents for AC are crooked as well because it was rushed. I won’t get answers and I’m already in the house and things are getting fixed. But with all the delays and extra time they had to do the house these things should not have been rushed. That and I also had broken roofing tiles. ... More

overall experience was ok and workmanship was somewhat sloppy and looked rushed. Lots of small details were misses and in turn becomes a headache to have it fixed.
