The overall experience (deposit through key delivery) had its ups and downs. The initial loan approval process was confusing and required multiple engagements to clear up what we wanted in terms of mortgage product options and terms. The build ran over planned time by several months. The initial walk through (approximately one week prior to closing) was unsatisfactory. We had multiple items that required repair, missing items, or general workmanship issues. After multiple re-inspections we did receive a quality product.

The KB staff for the most part were helpful.

Do not fall for the so-called move-in ready homes. It could take more than 7 months to complete. It simply means the options are preselected and you can't make changes. Former sales rep was very arrogant and not providing updates. It took about 30 days for KB homes to sign their own part of the contract and another month to lay the foundation and this was only done after I contacted the area manager. Meanwhile the sales rep with whom I made the lot selection a couple of times sent me ongoing work in another property just to give impression that work had started and also knowing I was living two and a half hours away from the property location. So to get accurate information, I had to drive frequently to the site or send my realtor or the husband who is a colleague of mine. Just to buy time for anticipated mortgage rate increase, they completed the foundation and claimed they were waiting for blocks for another one month. After block work, it took another one month for the decking in the name of waiting for lumber. Consquently, closing was moved from December to January and finally to last week of February 2022. Had I not been on the neck of the underwriter to do their work, February closing may not have been possible. Worst of it all, the loan agent was very hesitant to reduce the loan amount after several reminders as though he wanted me to borrow more than I wanted, and this action of his as I learnt later, would have been more devastating had he not changed the loan amount just a couple of days before the final underwriting, meanwhile closing date was barely 4 days away. And at this time, I had exhausted my rate lock options, meaning I had to close on the stipulated date in February or borrow at higher interest rate should the closing be shifted because the loan processing had to be returned back for underwriting. The baffling part of the loan officer's action is that I had forwarded him the information on the available fund for closing. ! However, at the end, the area construction manager Tony, the construction manager Mike, and the lending manager Robert as well as Customer service manager Mark were very hepful and nice. Other than the backyard door screen that readily falls off (yet to be corrected), nails poking from beneath the rugs (now mostly fixed by KB), poor interior paint quality, a bit noisy and reverbaratory decking (guessing from not being padded well enough and the wood quality) beside other issues I detected during walk-through and later by a private inspector I hired (fixed), the home is pretty fair but a bit pricey for the square footage. PROS: The home seems fine and we're happy to be moved in. Most everyone was nice that we worked with. CONS: The building process was exhausting and painful. We were originally told it would be 6mo from initial contract, which turned into 1 year and 2mo. A lot of headache and frustration could have been avoided if there was good communication and expectation management. Unfortunately, last minute communication and delays led to mistrust and frustration. We had to extend our lease twice due to continued building delays and misestimated completion dates. KB generally "made it right" in the end but it was not without a lot of "fighting for what's right." One might blame it on COVID or material delays, which is understandable but the communication and projected completion of each stage was very poorly executed. Towards the end, we were pressured to close before the home was fully complete and that felt like a low blow just for KB to meet numbers for the month. Easy to read between the lines and not a good look. There was also poor communication b/t KB and their preferred lender. No one was on the same page for closing dates which made it nearly impossible to make an informed decision on when to lock a rate. We also had to change our closing date 4 times due to construction delays - a very poor use of everyones time and energy. In other non-pandemic times, I’m sure the home buying process with KB would have been more pleasant so it’s hard to give a review when most of the problems/ delays occurring were out of KB’s hands. I can say that we were always heard and reassured that everything would turn out great once we got past all the hurdles, and there were many. And yes, everything was great in the end.

The initial selection process with the design studio and everything was great. We are happy with the price of the house when we purchased. We had many issues with workmanship and with getting those issues addressed. We went through several construction managers throughout the process, but they kept quitting KB. Our 3rd one has been very helpful and attentive to our needs, but there’s still a lot of work to be done. We are now moved in and still working on fixing a lot of little things.

KB worked hard to deliver a quality house within reasonable timeframe but supply chain issues and labor has certainly impacted them. Upgrades were reasonable although I’m disappointed in cabinets. After sale response is good.

We picked up the home after another buyer fell out and the original design/materials were very cheap. Even though the materials were on the cheaper side, the construction was done in a hurried manner so we have stone counters with stains, crooked cabinet handles, chipping doors and other issues.

During construction- take care of the surrounding property for those who have moved in during construction.

We’ve had several issues most of which have been dealt with but the quality of the workmanship was poor lack of communication throughout the process was poor,and I feel we should have gotten some sort of compensation from kb for the inconvenience caused to have the repairs done to our new home…

Construction was horrible. Communication was horrible. Lender was perfect.

People are good. Quality of construction is ok.

KB is a good builder.Contractor will work with you.Make sure and know all that you want and install before you purchase and visit the home frequently during the build.

The builder helped us allot

Issue have still yet to be resolved even after did the last survey. You would think they would jump right it after my last survey. There is really no sense of urgency to resolve my concerns.

Overall we are happy with our home. Specifically we had a great experience with our sales person James who continues to go above and beyond with communication and service. Our first studio visit was rough. We found out on our second studio visit that the studio rep from the first visit had added extra features we didn’t ask for. Thankfully we caught it before everything progressed to construction. Construction has a few problems. They resolved most of them but a few problems remain. The first problem was they confused the flooring in two of the rooms. Thankfully they fixed that before move in. One problem is they never pressed the yard. They said it rained too much and they couldn’t do it. The backyard is very lumpy. They came back after we moved in and rolled it but it was too late no changes were made. Edgar has been helping us coordinate these efforts but we’ve lived here 6 weeks now and it’s still lumpy and probably not getting better. Every time I speak with Edgar he makes sure to remind me to give him a five star rating, but I don’t think this was five star service. Not bad for a budget mindset.

Stipulate your issues from the start and demand contact at least once a week for updates. Do not stand for getting bullied for using your own lender. I recommend Rocket mortgage. After your deposit with KB, you have 30 days to back out, threaten them that there are other builders waiting for your business.

Construction crew was awesome. Sales staff and loan group was less responsive. Once moved in, we have noticed a lot of small issues that seem to be from rushed work.

For the price I paid for my home. I am very surprised of a lot of the issues, that I am coming across. And, when advising of the issues, I am not getting them resolved. I asked, since I am not getting issues resolved, if my warranty be extended. I was advised no.

Sales staff was amazing with helping find a lot and floor plan that fits my needs. After that we took a wrong turn somewhere. Once the slab was poured, I identified an issue missing with a missing the rewire for the floor outlet (contract stated before slab). Brought it to the builders attention, his response was it should be there if it's on the contract. Fast forward a week or 2, they had to cut the slab for wiring, bit it was in. During the build had typical issues that were address prior to closing, normal finishing issues. Moving on to closing... So we had a closing date scheduled and there was an issue with the carpet padding that prevented my final walk through, I was not notified until the day before the walk through that it would have to be rescheduled. Keep in mind these walk throughs are during my normally scheduled work day, which the builder knew I had to take the day off to attend. Move forward to the second scheduled walk through, they tried to cancel the night before yet again because the builder had a scheduling conflict, not sure why because he chose the date for the second walk through. My agent talked them into letting us do the walk through with the selling agent and have our inspector do his inspection. Inspection was good only a few minor issue they had already identified to be fixed, horribly laid sod and cosmetic issues which is not surprising since it was a new build. Addressed concerns with the builder and he was happy to "take care" of all the issues. Due to these issues they tried to push my closing date over 30 days due to a total of 4, yes 4 scratches. Glass was scratched in the shower and 3 scratches on the cabinets. We worked through it and closed in a reasonable time, but the lawn doesn't appear to have been fixed, there are large gaps in the sod which I am afraid could injure my kids ankles or pets. Figured I will end up redoing the entire yard so not a big deal. Now that we are moved in I receive a notice that I have a very minor HOA fee that is past due and will begin to be a big problem if it is not paid in 30 day. The information at closing was incorrect and that the closing agent, title company, or finance company someone from the builder provided incorrect information and all fees were not paid at closing (not a big issue, and very small amount of money but it should not be an issue at all since the people who created the closing contract either work for or are contracted by the builder's company). That is what happened to me and may or may not be an isolated iincident,I cannot speak for other residents. It is a nice community, and very quit minus the construction during the day, which is to be expected since they are still building. ... More

I think that I need a min-course in how to use the Smart features in my home. Also the backyard seems sloppy because there are holes in the sand and it is uneven.

Quality at delivery time is slopy, could be more neatly delivery. Bricks could show better craftman ship.
