The builders were rushed and did a poor job on details. They wouldn't allow me an additional day. I had to close on August 20th. If they had held off for another month, the issue I have wouldn't exist. The paint job is poor, the cracks in almost all corners in the Master bathroom weren't sealed. Cracked tile in the master bath and instead of replacing it the put grout on it. Wood around the island is not flush, it puckers in the corners. All these thing couldn't be seen unless looking very closely. I've had three different contractors from the time the building of my house to now. The last two have had to deal with all the issue that I've discovered. They're really good at helping with the repairs. I'm disappointed with the way my house was built. If I ever purchase another home I will be at the house everyday watching closely, unfortunately I wasn't in the same state. That was a downfall for me. The home is absolutely beautiful. The entire staff from the construction team to the sales team are professional and friendly. There are some issues with its corporate management. They are non-responsive. Happy with the home but not happy with how certain concerns are handled or should I say ignored.

Matt, Peter and Roger are great at what they do and very pleasant to work with. They are the team that build your house from ground up. Unfortunately for them, the sales team and K.B.H.S, fell significantly short in providing satisfactory customer service. My wife and I felt that K.B.H.S and the sales team were unprofessional and careless. They had their own agenda and did not work with our needs. K.B.H.S told us that we were asking too many questions and it was starting to upset their upper management team. Keep in mind, the questions we were asking were as follows: 1.What is the difference in rate between 15 year fix and 30 year fix? 2. Will they match interest rate with a competitor? 3. Please provide a breakdown of interest between the 2 options? 4. Would it be better if we do a jumbo loan or a conventional? Apparently, these four questions were enough to upset the upper management of K.B.H.S. One week prior to our closing date, K.B.H.S told us we do not qualify for the loan and there was nothing they could do about it. At this time, my wife and I were forced to look into other loan companies and got approved with Cherry Creek Mortgage. As soon as we got approved my Cherry Creek Mortgage company, K.B.H.S said, "We have great news for you, we can match what Cherry Creek Mortgage is offering you." However, K.B.H.S was forcing us to close with them because, they told us that if we can not close with them on May 24th, each additional day will cost my wife and I $600 in penalties. Anyways, I can go on and on. In short, do not use K.B.H.S and make sure you get your own real estate agent involved. Builder bless non/negotiable in price for faults they did during construction and didn’t want to take any accountability.

Craftsmanship, damaged cabinets, caulking, damaged drywall, damaged wall trim, unfinished garage was agreed on but the drywall was damaged. Planks on the brand new fence were popping off the rails. I spent time and money repairing items in the a brand new house I paid over 330 thousand for. I didnt expect this from a brand new home, maybe I expected more. We are going on 2 months in the house and I cant tell you how many work orders were put in for repairs on top of the work I put in. I also had the sprinkler system break and now I have a 2000 dollar water bill KB is trying to deal with. I just dont know what part of that bill I'm going to be stuck with. It's just stressful to deal, especially with such a busy personal life. There are other things, such as no mailbox setup,etc that just makes me shake my head. ... More

The staff of KB Homes are very courteous and humble

They were not super responsive after the contract was signed. Also, once the home closed, the responsiveness dropped to 0. There was no guidance on whom to contact in case of unforseen situations. However, it's been just a few months since the home was ready. Let's see how things go as the home ages.

Home seems well build.. we have an outlet that should be half hot that is not, so we have a wall switch that does nothing. We never got a 60 day walk thru we were told we would get..

Noticed crack in bedroom window. Informed salesperson, who stated the replacement window was on order. During homeowner orientation, noticed blinds were placed over broken window. The Superintendent of construction was not aware of the issue. So, who ordered the replacement window? Was not made aware of non-delivery of mail. Was informed by different salesperson, 2 weeks after closing of mail delivery issue only when I inquired about time of delivery. This information should have been disclosed at closing. Two months after closing, still have to go into post office to retrieve mail. Such an inconvenience. Overall, good price for value paid. ... More

The Loan process was a nightmare

The process was pretty simple and the timeline that was provided for our new bill to be finished was accurate. The sales office was always accommodating and welcoming, and honest about different questions we had including upgrades. Once the final walk-through was complete and we moved in, that’s when he realize the quality of work and craftsmanship left much to be desired. Overall, we felt slightly disappointed after moving into our new home. However, these are usually single-family starter homes so somewhat to be expected.

It sounds like you're experiencing issues with low-quality materials and inadequate plumbing in your new home. The small pipes leading to low water pressure can be a significant inconvenience. the sales team is being helpful and help in the buys process which I greatly appreciated.

I like my home and most of the process was good. However, when an issue arose, that KB had not disclosed to me in a timely manner, it was made clear that I was not as important as their bottom line and that "Business was Business" per Jerrod in Management. It was 3 weeks before I was due to close. I think Jerrod would have been happy if I just walked away. It left a really bad impression and undermined all of the good things and good people that work for KB. Kudos to Darin, Sarah, and Tom. They were great. Amanda in closing was slow to respond which made doing a cash deal really difficult. I've been in my home 2 months now. I am still waiting on some "blue tape" items identified at final walk through to be completed. ... More

We love our new home, but we do not like our yard. KB needs to put more effort into how they sod and seed the outside. They left rocks everywhere and the sod is awful

Please make sure you are in contact with the staff and have items prepared. Don't be afraid to ask questions of any sort.

Quality of workmanship is lacking specifically painting of the doors, accent windows, etc. Still see paint drips and paint of glass of glass doors and windows. Make sure to fully understand what specials are being offered. Some of the sales rep are not familiar with the specials and can provide conflicting information. Have these resolve as soon as possible or you will lose out on the special.

We bought from KBHomes due to the cheaper price compared to other builders but it was a definitely a "you get what you pay for" experience. The house just looked okay from afar but when you get closer and closer you see the poor work done, the inconsistencies, the broken stuff underneath the surface, etc.

Cons: HOA is kind of expensive (no amenities or whatever) and the grass are uneven in the tiny park and sometimes there’s litters. Builder still has not replied or given me the garage opener they promised (it has been 2 months since we close), which shows they’re gonna be like that if some warranty issue happens. Loan officer keeps getting our names wrong during the process and the closing was postponed 2 times and only notify us hours away from it. Pros: Community is quiet. The house is fairly build.

I would rate this whole process 3 star, during the process of gathering paperwork was difficult due to a lot of miscommunication and some area during the process can improve. But overall I’m satisfied with my home, I do want to say that sale person and responsive to issues team is awesome.

Requires thorough inspection for construction defects.

We were very excited to work with KB because the sales team is great at making the presentation and making a lot of promises. Unfortunately, many of those promises were not delivered or brushed off. After we moved in, there were too many issues, small and bigger ones that need to be addressed. Yes, the warranty team is responsive but it requires us to be at home each time we wait to someone to show up to fix something. We are in the house for 6 weeks now and I had to take 8 days off from work to be at home. That is incredibly inconvenient for a brand new house.

Overall, KB Homes did a good job of helping us to move into our new home. I do wish the material/workmanship was better, but most issues have been fixed. Consequently, we are glad to be in our new home.
