I have no problems with the sales representative and the home buying experience but I do have a problems with the materials/equipment of the house. My family and I just moved in 1st week of February 2025 and we already encountered problems with the dishwasher on our 2nd week and now, our garage door.

Be careful when buying one of these houses. The KB reps will do everything in their power to let you know that issues discovered during a house inspection is typical and not something they can fix. There warranty phone number and email is also not reliable and they say they will respond in 24 hours but that has not happened on multiple occasions. In fact, it requires multiple time to call and follow-up with them. Buyers beware.

1. Make sure you look at the model / plan before purchase. This detached home come with neighborhood's air-condition sit inside your back yard and the air blow into your living room sidedoor when the AC is on. 2. They do an unnecessary plant/tree on the sideway to backyard where a paveway is needed instead for trash can to pull into backyard. Because of the plant/tree, there is $200 cost to submit to HOA for review just to remove the plant/tree and add out of pocket to add paveway. 3. Don't sign any closing document until they fix all the issues during walkthrough. Also, make sure it is all clean. I just realized how dusty the cabinet, closet, and floor is until I move it. Having asthma and allergies to pollen I had in my Sales Contract not to plant any trees or shrubs that produce pollen. Construction supervisor has continually promised o supply me with the plants he had landscaper plant in my front yard months ago. I have continually requested this info to no avail. He keeps saying he’ll request it and forward to me. I need the info to verify they don’t produce pollen, and also to care and maintain the plants. He never follows up on my numerous requests and I’m really frustrated with his non-responsiveness.

The new home was reviewed & things pointed out that needed fixed. Painting not completed, saw marks in siding, floors not clean & needed acid washed after moving in. Screws missing out of hinges. Furnace filter up side down. Over all not cleaned. Light dim & flickering in bathroom. So while I was gone getting more of our belongings the superintendent RJ bribed my wife with giving him 10’s across the board & he would give us a glass front door. When I did not give all 10’s he would not give her the door. He did nothing for us except to fix the things that was needed & their responsibility. The only thing RJ did was painted our porchs. The other guy (Superintendent) that was here during our guy gone had our fans place in & placed garage door openers in do to the mix up with not able to sign while we were there in Florida. Bribery is not the way to do business when you want a bouns from your company because of an Evaluation, that only had fact in it!! ... More

Everything was great initially, but the financial part could have been better. The people from KBHS (Loan) worked like they didn't know exactly what they were doing, and in the end, I lost money and time because of them. When I asked for help because I had problems because of them, the manager answered, "It is what it is, and I had to see how to solve my problems." when we finished closing, all the promises made by the project manager of a second walk after the 30 days, nothing, I am still waiting, there are some details in the house that I had reported, and I don't receive any answer. In conclusion, everything was excellent in the sales part, but in the financial, you better save some money and work with other lenders and don't believe in all the promises by the construction part because at the end, when you are done with the closing, they forget about you. ... I am happy to finally be in our home. KB Homes, you may have over promised and under delivered. The sales reps are great. The home studio was nice but did not give all details of available options. When we received the final product (our house), there were several construction issues that we were expected to identify. It's clear to see that KB Homes uses random contractors to complete their builds. This is an area that I would caution buyers to be aware of when dealing with KB Homes.

The sales person was very helpful. I was disappointed with the fencing. The ground was not level so the fencing between neighbors is not even. They made the fence gates between neighbors higher then the other. The heights of the fences between the houses is high and low. Like the ground is uneven. There are gaps below the fence. I can’t even let the dog out for fear he will slip under the gate and get out. And the space on one side of the house is average and the other side is very narrow. The smaller side has the adjacent fence higher so we HAVE to put a retaining wall otherwise when it rain the mud will roll down and wash the dirt from under the fence and it will leave a gap. Some of the walls in the bathroom are flat paint while others are glossy. The carpet was supposed to be an upgrade but it looks cheap. More money was spent on padding for carpet than the carpet itself. The washroom did not come with any cabinets at ALL. The plants they put in the front yard were sporadically placed. And just random plants put in. I was told The home owners association was supposed to keep up the bark and weeds. We are paying almost $200 and yet the bark has no weed blocker laid down prior to placing the bark. And no one has come around to pull weeds. I have had to pull them myself. The entire process from initial purchase to final move was average. one major item in our kitchen that we were never told about and was not in the model is the exhaust fan above the microwave oven that just doesn't look right and takes away the consistence I the model had above the kitchen cabinet it appears like an after thought. After moving in we had issues with the bathroom vents in one case water entered the bathroom after it rained and in the other bathroom the ceiling started to form bubbles in both cases the galvanized vents were not installed on the roof tops. The builders team were responsive to our calls depending on the issue we were calling them about. My recommendation to any potential buyer is that all the work is being performed by subcontractors and not directly KB workers thus builders commitment is not as I would imagine or have seen with KB homes in California. If you are planning on buying a home from KB I recommend frequently visit to your new home as it is being built, take picture, report and document everything to the builder that your dissatisfied with. One more recommendation I have for KB leave extra paint with every new house you sell so that the owner can perform touchups to the wall, front door and so-forth. One more request please remove the outhouse that sits across my home, it is disappointing to see every morning I leave my home to go to work. ... More

We had to wait an additional 5 months due to PG&E transformer. Then when the transformer showed up, no one was on site to direct PG&E on which home to install the electric meter. So the first 10 home that were completed ended up being one of the last home getting moved in due to meters were installed to homes that recently got built. But “Upper” management didn’t think it was necessary to provide any additional compensation because they didn’t want to show any “favoritism”. But yet, home buyer that only waiting 3-4 months got to moved in first in reverse order. Fully inspect your home during your final walk before move in. Plenty of mistak/short cut that needed to be addressed. 1. Corner of the walls have crack due to “settlement”, (address this before the customer sees it then). 2. “Upgraded” kitchen sink had a manufacturing defect, they tried to cover it up with paint….now they have to rip the entire counter top to replace the sink and I how to wait 10 days without being able to use my kitchen sink for a family of 6… 3. Inspect all area that should receive caulk, they missed plenty of area. 4. Garage door belt was tighten so tight that the motor was thinking that something was hitting the door every other time we tried closing the garage door. I had to adjust myself. 5.restroom came equipped with “humidity exhaust fan” that doesn’t turn on when the restroom has 100% humidity. Smh ... More

Signing on with KB Homes came with a promise of “weekly” updates; as well as 5 site visits. We were disappointed with the fact we didn’t get weekly updates. The reason was usually that there was a monthly Monday meeting. If that is the schedule then call on Tuesday, don’t skip a week. The site visits were as expected for the first 3 but then they were compacted together. Lastly, the amount of trash left on site (both on top of and under the bark) is unacceptable. I have found the expected nails & staples; however chunks of twisted metal, sheets of plastic and particularly a 8ft rebar (under the bark) is a bit much and I would expect respect for the property, not a “hurry and move on”. Because that is how it represents itself. After the move in stay in contact with the customer service rep to take care of issues. Closing process was such a headache, documentation process is so messy that it delayed us from closing for about 3 months. Loan processor was changed mid process and we had to gather all documentation all over again. Overall not a very simple process for closing. Review in regards to the house: Everything is working well, happy to finally have settled into my new home.

Material information was left out. After I took the keys, a few weeks later I had a qualified plumber and a selected electrician look at the work. The electrician questioned why my circuit breakers tripped off every other day, as soon as I plug my electric car into the 110 the breaker trips. The plumber didn’t understand why the drainage pipe for the air conditioner is above the 3rd FL bathroom on the room, since no other house nearby has this pipe sticking out. Also because the AC unit is on the side year on 1st floor ground. When I asked the asst super if KB hime he told me “every home has this” which is incorrect. Because sure to check the specs ... More

There was a rush for me to take possession of the home. The builder could have spent a couple more months. There are many that are not working properly - the walls "flake" very easily, Do was off kilter, water doesn't come out to some of taps, the kitchen faucet is already loose, the cable plus are in strange places....I was promised a fan for the KB Home design studio experience .... never happened....I would not buy another KB Home.

One thing I learned is that when you purchase upgrades, what you think you are getting , is not what you expected. I am pretty good at questioning, but in this case I didn’t know what to ask, or that I had to ask. I feel like the design center should be fully upfront and offering to explain what exactly you are spending your hard earned money on. They are all friendly enough and pleasant, but in hindsight I wish they would have been more willing to offer info- some things I am disappointed in after paying so much extra.

Lengthy time in build, several issues. I.E. accessive trash left both inside and outside of residence.

Warranty followup has been good.

Kudos to: Ms. Whitaker, Mr. Jackson, Mr. Willis and Sandra (Alamo Title). It was a long build to completion and I felt like I really had to push the last month or so to get a confirmed completion date. Once moved in, there were multi issues with asthetics. Paying more than $300,000 for a home ($700,000 in 30-yrs) I felt like the craftsmanship should have been closer to perfect. We had painters out several times for doors/trim, had our counter tops buffed (scratches/devits), one mirror was scrattched, cracked base boards replaced, etc......

The overall experience was bumpy… we started the process oct 2021 and didn’t close until Dec 2022. Which, in that period of time had no contact with anyone to update on the status of the home process. And, the closing date was moved multiple time. It took me driving by the house everyday from the time the slab was started until it was basically close to completion. Then I started getting updates that weren’t updates, they were pictures from old work. I dove by and walked through the house everyday getting my own updates and seeing progress. The process of getting the loan finalized and necessary paper work done was a breeze, Kim was fantastic. Up to the days getting closer to closing, I feel like a lot of work on the house was getting rushed and quality was going down keeping us from closing in time. Our construction manager was awesome! He did a great job trying to keep everything under control. Closing went smooth, we were told that they would do a one month follow up and come through and touch up paint and fix stuff that needed addressed, that never happened. I provided the issues what I have seen before the closing and only couple of issuse were fixed until now. Provided all issues to the warranty guy as well and no repsonse until now. Construction is pretty below standards. It’s been littke over a month for me the new house and I see new issues which I am listing out currently.

KB has very attractive advertised features. The workmanship is the process to remedy issues is slow. Most dissapointing is a contractually mistake they've made without fixing the issue. However they also refuse to say they won't fix it so that I can move to arbitration. Delayed responses and promises to return calls are typical even with time sensitive departments like KB's mortgage team.

This is my experience with the KB home buying process and current warranty cycle. I'm sure others have had different experiences. As mentioned in my survey to KB homes, KB falls in line with most other home builders when it comes to displaying their product, the extras and what your home could look like once completed. They are knowledgably, accountable, and ready to go to the ends of the earth to get one the home of their dreams. This was my experience. However, that experience changed as soon as I closed on the home, the adjective - "accountable" flew out the door. Teams changed and no longer was communication or accountability even a concern. All homes have minor challenges and mine is no different. Understanding that the KB team has to deal with supply chain issues, resourcing challenges and changing priorities I have always tried to be fair with timelines asking for things to be remedied in weeks not days. Trust me I understand I’m not the only homeowner going through these first month pains. With everyone negotiation (or pleading) with the KB team to get things fixed they have promised and never delivered. I feel very dumb even asking for (and agreeing on timelines) because its now a custom that they won’t get completed per our agreed date. It’s been frustrating to say the least. I have been lucky that my issues are not big ones, but the list keeps growing.
