I have no problems with the sales representative and the home buying experience but I do have a problems with the materials/equipment of the house. My family and I just moved in 1st week of February 2025 and we already encountered problems with the dishwasher on our 2nd week and now, our garage door.

Be careful when buying one of these houses. The KB reps will do everything in their power to let you know that issues discovered during a house inspection is typical and not something they can fix. There warranty phone number and email is also not reliable and they say they will respond in 24 hours but that has not happened on multiple occasions. In fact, it requires multiple time to call and follow-up with them. Buyers beware.

1. Make sure you look at the model / plan before purchase. This detached home come with neighborhood's air-condition sit inside your back yard and the air blow into your living room sidedoor when the AC is on. 2. They do an unnecessary plant/tree on the sideway to backyard where a paveway is needed instead for trash can to pull into backyard. Because of the plant/tree, there is $200 cost to submit to HOA for review just to remove the plant/tree and add out of pocket to add paveway. 3. Builder Supervisor Makes Promises But No Follow Up

Having asthma and allergies to pollen I had in my Sales Contract not to plant any trees or shrubs that produce pollen. Construction supervisor has continually promised o supply me with the plants he had landscaper plant in my front yard months ago. I have continually requested this info to no avail. He keeps saying he’ll request it and forward to me. I need the info to verify they don’t produce pollen, and also to care and maintain the plants. He never follows up on my numerous requests and I’m really frustrated with his non-responsiveness.

The new home was reviewed & things pointed out that needed fixed. Painting not completed, saw marks in siding, floors not clean & needed acid washed after moving in. Screws missing out of hinges. Everything was great initially, but the financial part could have been better. The people from KBHS (Loan) worked like they didn't know exactly what they were doing, and in the end, I lost money and time because of them. I am happy to finally be in our home. KB Homes, you may have over promised and under delivered. The sales reps are great. The home studio was nice but did not give all details of available options. When we received the final product (our house), there were several construction issues that we were expected to identify. It's clear to see that KB Homes uses random contractors to complete their builds. This is an area that I would caution buyers to be aware of when dealing with KB Homes.

The sales person was very helpful. I was disappointed with the fencing. The ground was not level so the fencing between neighbors is not even. They made the fence gates between neighbors higher then the other. The heights of the fences between the houses is high and low. Like the ground is uneven. There are gaps below the fence. I can’t even let the dog out for fear he will slip under the gate and get out. And the space on one side of the house is average and the other side is very narrow. The entire process from initial purchase to final move was average. one major item in our kitchen that we were never told about and was not in the model is the exhaust fan above the microwave oven that just doesn't look right and takes away the consistence I the model had above the kitchen cabinet it appears like an after thought. We had to wait an additional 5 months due to PG&E transformer. Then when the transformer showed up, no one was on site to direct PG&E on which home to install the electric meter. So the first 10 home that were completed ended up being one of the last home getting moved in due to meters were installed to homes that recently got built. Signing on with KB Homes came with a promise of “weekly” updates; as well as 5 site visits. We were disappointed with the fact we didn’t get weekly updates. The reason was usually that there was a monthly Monday meeting. If that is the schedule then call on Tuesday, don’t skip a week. Closing process was such a headache, documentation process is so messy that it delayed us from closing for about 3 months. Loan processor was changed mid process and we had to gather all documentation all over again. Overall not a very simple process for closing. Material information was left out. After I took the keys, a few weeks later I had a qualified plumber and a selected electrician look at the work. The electrician questioned why my circuit breakers tripped off every other day, as soon as I plug my electric car into the 110 the breaker trips. There was a rush for me to take possession of the home. The builder could have spent a couple more months. There are many that are not working properly - the walls "flake" very easily, Do was off kilter, water doesn't come out to some of taps, the kitchen faucet is already loose, the cable plus are in strange places....I was promised a fan for the KB Home design studio experience .... never happened....I would not buy another KB Home.

One thing I learned is that when you purchase upgrades, what you think you are getting , is not what you expected. I am pretty good at questioning, but in this case I didn’t know what to ask, or that I had to ask. I feel like the design center should be fully upfront and offering to explain what exactly you are spending your hard earned money on. They are all friendly enough and pleasant, but in hindsight I wish they would have been more willing to offer info- some things I am disappointed in after paying so much extra.

Kudos to: Ms. Whitaker, Mr. Jackson, Mr. Willis and Sandra (Alamo Title). It was a long build to completion and I felt like I really had to push the last month or so to get a confirmed completion date. Once moved in, there were multi issues with asthetics. Paying more than $300,000 for a home ($700,000 in 30-yrs) I felt like the craftsmanship should have been closer to perfect. We had painters out several times for doors/trim, had our counter tops buffed (scratches/devits), one mirror was scrattched, cracked base boards replaced, etc......

The overall experience was bumpy… we started the process oct 2021 and didn’t close until Dec 2022. Which, in that period of time had no contact with anyone to update on the status of the home process. And, the closing date was moved multiple time. I provided the issues what I have seen before the closing and only couple of issuse were fixed until now. Provided all issues to the warranty guy as well and no repsonse until now. KB has very attractive advertised features. The workmanship is the process to remedy issues is slow. Most dissapointing is a contractually mistake they've made without fixing the issue. However they also refuse to say they won't fix it so that I can move to arbitration. Delayed responses and promises to return calls are typical even with time sensitive departments like KB's mortgage team.

This is my experience with the KB home buying process and current warranty cycle. I'm sure others have had different experiences. As mentioned in my survey to KB homes, KB falls in line with most other home builders when it comes to displaying their product, the extras and what your home could look like once completed.
