If you are optimizing for the price, KB is the builder to go for. You get what you pay for. Usually, there are no high ceilings. Even gutters are not included in the base price. The finish will not be as great as other builders in the market.

House is really good but don't trust their closing date promises

it was going so well since 4 days left before the closing date. They let me know about the delay 4 DAYS before closing and I had to pay extra money to Airbnb and the storage. Because I moved from California and had nowhere to stay you shouldn't trust them and take some action about what they promised about the closing date.

Time to correct warranty issues is excessive. Six weeks to have a missing medicine cabinet installed and front door adjusted so smart lock will work. Still waiting. Still waiting on replacement kitchen cabinet doors almost two months after closing. Repair of electrical outlet that was covered by sheetrock resulted in another two week wait to fix damaged sheetrock. Sheetrock and paint repairs have only met the minimum and do not really match original.

We moved into our new townhome in early Sept. Overall, the price we paid for the square footage/location was reasonable considering inflation and the housing market. The KB sales team is also a pleasure to work with. However, we have ran into multiple issues with our new home (including a major water leak from the bottom of our master shower which is resulting in our entire shower having to be re-done (tile ripped, new base pan, rotting wood in ceiling, etc). The Kb team responded quickly to our concerns. A water leak was discovered before closing that was addressed quickly. Another water leak was discovered upon inspection. Inspection showed the water pressure regulator, for our new home, is not working and the actual water pressure is double the normal one. We reported that to Kb. 2 Toilet tanks were cracked and leaking. One was replaced quickly. Plumbing contractor tried to address the other one in different ways resulting in more leaks and delays. Recently purchased home. The low voltage thermostat controls for the HVAC were mis-wired. As a result the upstairs zone controller worked the baffle for the downstairs and the downstairs zone controller worked the upstairs. Easy enough mistake for an installer to make, but 100% should have been caught immediately when the installer tested to make sure both units were working correctly, which clearly was not done. Unfortunately we purchased this house at the end of 2021 during an intense real estate market. Meaning, we paid an excessive amount for a house that would have been 100k or even 150k less a couple of years ago. You’d hope that with the insane cost of this house that work would be done well. I loved the beginning process, picking my home, the design center, even the finance process was a breeze. The construction side was not the best, closing was pushed back multiple times, I understand that part due to covid. Multiple things weren't complete when it was time to close. 2 months later I still have a few things Im waiting on. Its frustrating.

A lot of amenities weren't fully adjusted. Some doorknobs have become loose and needed to be screwed back in, there are a lot of minor things that still have not been completed yet, like missing paint, broken cabinets, and response time to fixing these issues has been slow.

When you have a customized track home built, it is expected that you will incur workmanship issues and areas of concern along the way and even after closing. How these issues of concern are handled is truly what makes or breaks the feeling you have for the builder/supervisor of the community. The home buying process in the beginning was straight forward. There were some delays during the build phase and communication could have been better. We have been in the house for 3 months and we’re finding signs of port craftsmanship. Trying to get things fixed can be frustrating.

The builders and construction workers did a good job considering the Covid 19 delays. They were response to text messages regarding issues with the house, paint, electrical, and general house building issues. The home loan team lacked attention to detail and sent privacy sensitive information to the wrong email address multiple times and never sought to ensure it was the correct person. For the most part the homebuying process was easy and timely however there were supply shortages that we’re not the builders fault but there are still issues with things working in the home that I haven’t gotten fixed yet. mainly because I’m waiting for the contractor to replace a fan.
