Signing on with KB Homes came with a promise of “weekly” updates; as well as 5 site visits. We were disappointed with the fact we didn’t get weekly updates. The reason was usually that there was a monthly Monday meeting. If that is the schedule then call on Tuesday, don’t skip a week. The site visits were as expected for the first 3 but then they were compacted together. Lastly, the amount of trash left on site (both on top of and under the bark) is unacceptable. I have found the expected nails & staples; however chunks of twisted metal, sheets of plastic and particularly a 8ft rebar (under the bark) is a bit much and I would expect respect for the property, not a “hurry and move on”. Closing process was such a headache, documentation process is so messy that it delayed us from closing for about 3 months. Loan processor was changed mid process and we had to gather all documentation all over again. Overall not a very simple process for closing. Review in regards to the house: Everything is working well, happy to finally have settled into my new home.

Material information was left out. After I took the keys, a few weeks later I had a qualified plumber and a selected electrician look at the work. The electrician questioned why my circuit breakers tripped off every other day, as soon as I plug my electric car into the 110 the breaker trips. The plumber didn’t understand why the drainage pipe for the air conditioner is above the 3rd FL bathroom on the room, since no other house nearby has this pipe sticking out. Also because the AC unit is on the side year on 1st floor ground. When I asked the asst super if KB hime he told me “every home has this” which is incorrect. Because sure to check the specs ... More

There was a rush for me to take possession of the home. The builder could have spent a couple more months. There are many that are not working properly - the walls "flake" very easily, Do was off kilter, water doesn't come out to some of taps, the kitchen faucet is already loose, the cable plus are in strange places....I was promised a fan for the KB Home design studio experience .... never happened....I would not buy another KB Home.

One thing I learned is that when you purchase upgrades, what you think you are getting , is not what you expected. I am pretty good at questioning, but in this case I didn’t know what to ask, or that I had to ask. I feel like the design center should be fully upfront and offering to explain what exactly you are spending your hard earned money on. They are all friendly enough and pleasant, but in hindsight I wish they would have been more willing to offer info- some things I am disappointed in after paying so much extra.

Lengthy time in build, several issues. I.E. accessive trash left both inside and outside of residence.

Warranty followup has been good.

Kudos to: Ms. Whitaker, Mr. Jackson, Mr. Willis and Sandra (Alamo Title). It was a long build to completion and I felt like I really had to push the last month or so to get a confirmed completion date. Once moved in, there were multi issues with asthetics. Paying more than $300,000 for a home ($700,000 in 30-yrs) I felt like the craftsmanship should have been closer to perfect. We had painters out several times for doors/trim, had our counter tops buffed (scratches/devits), one mirror was scrattched, cracked base boards replaced, etc......

The overall experience was bumpy… we started the process oct 2021 and didn’t close until Dec 2022. Which, in that period of time had no contact with anyone to update on the status of the home process. And, the closing date was moved multiple time. It took me driving by the house everyday from the time the slab was started until it was basically close to completion. Then I started getting updates that weren’t updates, they were pictures from old work. I dove by and walked through the house everyday getting my own updates and seeing progress. The process of getting the loan finalized and necessary paper work done was a breeze, Kim was fantastic. Up to the days getting closer to closing, I feel like a lot of work on the house was getting rushed and quality was going down keeping us from closing in time. Our construction manager was awesome! He did a great job trying to keep everything under control. Closing went smooth, we were told that they would do a one month follow up and come through and touch up paint and fix stuff that needed addressed, that never happened. I provided the issues what I have seen before the closing and only couple of issuse were fixed until now. Provided all issues to the warranty guy as well and no repsonse until now. Construction is pretty below standards. It’s been littke over a month for me the new house and I see new issues which I am listing out currently.

KB has very attractive advertised features. The workmanship is the process to remedy issues is slow. Most dissapointing is a contractually mistake they've made without fixing the issue. However they also refuse to say they won't fix it so that I can move to arbitration. Delayed responses and promises to return calls are typical even with time sensitive departments like KB's mortgage team.

This is my experience with the KB home buying process and current warranty cycle. I'm sure others have had different experiences. As mentioned in my survey to KB homes, KB falls in line with most other home builders when it comes to displaying their product, the extras and what your home could look like once completed. They are knowledgably, accountable, and ready to go to the ends of the earth to get one the home of their dreams. This was my experience. However, that experience changed as soon as I closed on the home, the adjective - "accountable" flew out the door. Teams changed and no longer was communication or accountability even a concern. All homes have minor challenges and mine is no different. Understanding that the KB team has to deal with supply chain issues, resourcing challenges and changing priorities I have always tried to be fair with timelines asking for things to be remedied in weeks not days. Trust me I understand I’m not the only homeowner going through these first month pains. With everyone negotiation (or pleading) with the KB team to get things fixed they have promised and never delivered. I feel very dumb even asking for (and agreeing on timelines) because its now a custom that they won’t get completed per our agreed date. It’s been frustrating to say the least. I have been lucky that my issues are not big ones, but the list keeps growing. Not what we expected from a brand new home.

If you are optimizing for the price, KB is the builder to go for. You get what you pay for. Usually, there are no high ceilings. Even gutters are not included in the base price. The finish will not be as great as other builders in the market.

it was going so well since 4 days left before the closing date. They let me know about the delay 4 DAYS before closing and I had to pay extra money to Airbnb and the storage. Because I moved from California and had nowhere to stay you shouldn't trust them and take some action about what they promised about the closing date.

Time to correct warranty issues is excessive. Six weeks to have a missing medicine cabinet installed and front door adjusted so smart lock will work. Still waiting. Still waiting on replacement kitchen cabinet doors almost two months after closing. Repair of electrical outlet that was covered by sheetrock resulted in another two week wait to fix damaged sheetrock. Sheetrock and paint repairs have only met the minimum and do not really match original.

We moved into our new townhome in early Sept. Overall, the price we paid for the square footage/location was reasonable considering inflation and the housing market. The KB sales team is also a pleasure to work with. However, we have ran into multiple issues with our new home (including a major water leak from the bottom of our master shower which is resulting in our entire shower having to be re-done (tile ripped, new base pan, rotting wood in ceiling, etc). We have also experienced smaller issues such as pilling carpet on the stairway and a loose doorknob. The warranty team is attempting to resolve the issues however it is still very frustrating as a homeowner of a brand new home. I do want to give a shout-out to Jenny from the sales team at Liberty Station. She is always checking in on us to see how we are doing even months after closing on the home. Overall, recommend KB however we are not the only townhome in the neighborhood experiencing issues with our home. (Others experiencing appliance issues, etc.) ... More

The Kb team responded quickly to our concerns. A water leak was discovered before closing that was addressed quickly. Another water leak was discovered upon inspection. Inspection showed the water pressure regulator, for our new home, is not working and the actual water pressure is double the normal one. We reported that to Kb. 2 Toilet tanks were cracked and leaking. One was replaced quickly. Plumbing contractor tried to address the other one in different ways resulting in more leaks and delays. Almost 2 weeks later, we found that the water pressure regulator was not fixed and the pressure was around 120. The Kb team was responsive but their plumbing contractor was really bad and negligent. ... More

They were great during the first month but after we were having issues already. It seemed like they rushed with the building of the house.

Recently purchased home. The low voltage thermostat controls for the HVAC were mis-wired. As a result the upstairs zone controller worked the baffle for the downstairs and the downstairs zone controller worked the upstairs. Easy enough mistake for an installer to make, but 100% should have been caught immediately when the installer tested to make sure both units were working correctly, which clearly was not done. Took KB over a week to have repair addressed. Upon fixing this problem, I looked up in the attic where the technician was working and noticed a flexible duct that had been installed incorrectly. The duct was wedged between a framing 2x4 and the roof and as a result was collapsed which restricted air flow by at least 50%. This explained why the flow of air downstairs was so low compared with the upstairs. Both of these issues are resultant from shoddy workmanship and more importantly poor quality control. There is NO way an inspector approved of the final HVAC installation in the attic with the mis-installed duct work. The technician left black hand prints all over the attic panel opening, easily avoidable or at least greatly minimized by wiping hands on a rag before coming down. KB homes rep was nice and said all would be taken care of and repaired, including painting attic opening. But none of this was necessary if the job was done right and inspected properly. And every time KB has to come out and fix something, like painting an attic opening, I have to take off time from work to meet them there. So even if they fix these issues, and now I wonder how much more I should inspect… I am inconvenienced. ... More

Told 9 months to build it took 12 months. I spent more than expected going to the showroom top dollars on top of purchase of home not including land expense just be aware of separate charges

High cost - Finishing was not good

Unfortunately we purchased this house at the end of 2021 during an intense real estate market. Meaning, we paid an excessive amount for a house that would have been 100k or even 150k less a couple of years ago. You’d hope that with the insane cost of this house that work would be done well. We have so many workmanship issues. It’s hard to blame KB for all of it because we do understand it’s hard to find good trades. But geez it’s been one headache after another. The construction manager has been very responsive so it’s nothing against him. However our older home never had these issues of shoddy work. It’s been stressful! ... More

Quality of workmanship and responsiveness to issues were poor

I loved the beginning process, picking my home, the design center, even the finance process was a breeze. The construction side was not the best, closing was pushed back multiple times, I understand that part due to covid. Multiple things weren't complete when it was time to close. 2 months later I still have a few things Im waiting on. Its frustrating.
