Mortgage team, salesman &. Warranty specialist are good but as a home buyer I am not satisfied with KBHome because builder did not provided BASIC facilities in the house like, GUTTERS, SOFTNER LOOP, SPRINKLERS atleast BLINDS.

The experience that I have had has been in the middle of decent and terrible. Being that I have a construction background I know what to look for. I have had to go back and forth with to fix issues that KB deemed as there standers. Apparently rocks under the carpet is normal. Then KB has tried to sell me on the fact that they can just fix everything damaged without a replacement. All KB is doing is getting themselves through the warranty process of a year and moving on and leaving people with the issues. They have also tried to sell me on things like my house fan that wasn’t even working saying it’s just so quiet you can’t hear it. I physically got in my attic and saw that it was missing the most key thing for it to work “the power source.” So over all it’s more toward the negative because I’m supposed to have a new house not a house that’s already having all these issue’s expected better. ... While the overall homebuying experience was not terrible, the delivery delays were incredibly frustrating. The most disappointing piece is some of the delays were avoidable but the builders poor communication and honesty was not transparent. The attention to detail in the home was lacking. Finishing details and QC before items were installed and permanently affixed is lacking. Care of craftsmanship missing. For the cost of the home, my expectations were much higher and it's obvious that things were done in a rush, which is frustrating because now I'm the one left to deal with the warranty repairs and fixes. ... Some items were wonderful and other items were average to below average for the price paid

I made the deal in November 2021 with a delivery date of 6 months, I signed in September 2022 a house that still had construction defects with the deal that we had a 2-year warranty on repairs. 3 days after signing the house it rained and the roof had a leak that wet my carpet in October hurricane Ian passed category 1 and in the area it did not feel as much but it broke the wall inside near the window because the corner of the window had a crack and the water leaked, adding that they just opened two holes in the ceiling because they did not connect the air conditioning ducts and the air was not reaching the first floor, that the bathtub has a crack too , and that the paint they use is cracked and had many paint defects, that the garage floor was cracked (they fixed it), the carpet was left with staples, and the bathroom door has to be lifted to open it because it doesn't roll and every day you can find some more details, that to be a new house it should not have so many problems and that as a buyer I would not want to have to go through it because it is not what I expected ... I have not receive any update on 30 day visit. I have a broken window that has not been fixed. The tree upfront does not have poles to hold it up, when everyone else has it. I have asked for information about HOA and nothing has come back.

About a 12 month process, supposed to be 10. Lots of items not complete upon close, some still not corrected. Supposed to have a 30 day follow up, but have not heard from anyone

Our experience with KB Homes has been bad. As new homeowner you come in with an expectation to later be disappointed. If you are looking for quality, this should not be your first option.

Overall KB has a great process of getting you to commit to buying a home. The sales team in our case Lizette was wonderful to work with, she routinely provided meaningful updates and progress reports for the home. Most importantly, you could tell that she enjoyed being the point of contact for the project. Design Center - Jennifer did a great job of listening and providing solutions for what could be done given the timing of the project. Customer Service - Justin has provided a positive experience and is cleaning up a lot of unfinished matters that he did not create and are not typical warranty repairs issues. Financing - was straight forward. We used our own lender, but no major complaints with the finance team. Construction Services- I like to assume positive intent, however the team is not customer friendly and lack the ability to successfully finish a job. In my opinion closing on a home is not finishing the job if you have missing lights, the wrong light fixtures, have workers in your house every other day to resolve items that could have been addressed several months ago. We had a home inspection, provided the report to construction and we still have incomplete items on the list over a month later. Every week we have lived in the home, we have had workers here as well - paint issues, wood stain issues, cabinet issues, dishwasher issues, lighting, garage door opener, flooring issues, drywall issues, plumbing issues, stucco issues, kitchen hood vent issues, fireplace screen issues, and missing sprinkler covers, We had to inform construction they installed the wrong window per plan design. We had to inform construction that a bathroom door was installed behind a toilet and it couldn’t close. If I report an issue with a dishwasher and I’m told the issue is resolved, but yet the appliance is never plugged in, water safety valve removed, and actually tested - please don’t tell me it’s resolved. They have attempted to get better - John has stepped in, but if I worked at KB I’d come out to my job sites and check on my operations. Some construction employees should never interface with a customer ever again. How many homeowners are having the same experiences. How much rework is necessary? You need a team of professional (women and men) to inspect your homes prior to asking a customer to close. Every week, I find new issues that have to reported to customer service. This is simply not fair to me and my daily to make ourselves available several days a week to get issues resolved. We hope to get to a place where we enjoy our new home, it just hasn’t been smooth sailing thus far. ... More

It was a great experience with buying my new home. Everyone was a pleasure to work with. The only minor issues I’ve noticed after moving in was sloppy caulking and painting in certain areas. They could really use some new construction workers, most of them are lazy!

Overall, my home buying experience was good (said with mixed feelings). I think having been in my house for a bit, I was able to think about things, the process, what I was happy and unhappy with, etc. As of this writing, interest rates are almost 6% and I was able to get a pre-spec'd home before rates got out of control. I think I left this experience feeling, only okay. Here is why: Sales was great. KBHS (in-house lender) was great. But buying such an expensive home, I was thinking I would be able to modify somethings to give it a more personalized touch. Nope - things were really set in stone. I was given some closing costs credits (so long as I went with KBHS) and there was a lot discount. I jokingly asked for more as rates were on the rise and I couldn't lock for 30 or 60 days out but I was made to feel ungrateful that I got what I got cause no one else got extra incentive (it was only $5k more). The crazy thing is anyone buying a home now as of late June - you hear people getting $15-40K or builders buying down rates for buyers since no one is buying homes now. I actually had to use my credits to buy down the rate. So while people are getting bought down rates ( by Lennar, TriPoint, Seeno, etc - I don't know what or IF KB is offering anything since they don't advertise it). Albeit, while I should in theory have a lower rate than what is offered now, I think its a minimal difference and buyers today can get a home spec'd to their liking. So I question if I should of waited? cause I don't LOVE my home as you should. I like it, I am appreciative to own a home. But I'm having to spend MORE money now to fix things I don't like about it doesn't feel right. Quality of workmanship, Value for price paid: having bought a pre-spec'd home, I was essentially paying for what someone at the design center chose, and I so wish I could redo what they did because the style is just not modern at all (Think Grandma's house). Quality? I've had a few contractors come by for bids to fix things and builders like KB contract a lot of these jobs so people come in, do a job, next home. Guest bath - was called out that they should of caulked the shower. A exterior house painter said my down drain pipe was twisted and took me to similar homes saying theirs was fine. My AC unit is crooked and missing brackets for the cable. The list goes on but it doesn't make me feel great knowing my house wasn't to par. Responsiveness to issues. So far, its been good. Whenever I catch something, the warranty guy will get something on the books for something to be fixed. So now I just feel bad to call them up to fix things the contractors have called out. But they have been great to deal with. Basically, value for price paid...I feel like my home should of been less. Also, random side discovery, I always assumed all homes had 8 feet ceilings on 2nd floors (my parents home of the 80's did)...BUT with colleagues buying now, Lennar, Senno, TriPoint-Point, etc offer 9' ceilings both up and downstairs (And lets be honest, some offer smart door bells, Wifi mesh systems, Better more modern looking cabinets in colors) for around the same price of what I paid. I wish I had taken more time to look to be honest. The Value isn't there as I reflect. I know its trivial to some but 9' ceilings feel more grand (I am also a tall individual). Overall, I feel very mixed about this home buying experience. Should I have waited? Builders are giving you more NOW with higher rates BUT are also offering lower rate incentives they must be paying for. Honestly, do your due diligence and really look for a home you love. Buying a home, it's an emotional experience. It's an expensive one. Make sure you LOVE your home. Emotions and rising rates got the best of me. Was service great with KB? Yea. no one has a crystal ball on how rates would be or what builders would be scrambling to do now to keep buyers from pulling out of contract. Read reviews, watch review videos. Great experience with sales team. A few outstanding warranty items that need to be addressed, but great communication with warranty team so far.

All was good before signing the house agreement but after that we were all lost no one reached out to see what is pending with house touch up works. We are really sad about it I hope they can improve the following with new home buyer at least till first month

Not a bad experience but still have multiple unresolved issues 2 months after move-in.

We have some issues on our home like the paints are wearing off,looks like cheap paints electric plugs not working and called about it but still now we havent got any response and havent fix it yet

Love my house, love my community, do not love the experience

The loan process was scary at the end not knowing what was needed to close until the last minute and it pushed me back on close dates because of not being told I would need bank transfer for closing! 4 days after moving in I had a jacuzzi jet break and caused water to run through my roof into downstairs causing roof repairs carpet, tile, trimming etc to be replaced already. Cole the project coordinator very helpful and fast at replacing everything but the workers have been leaving jobs about 90% finished causing me to keep asking for workers to come back and finish things they missed instead of doing it right the first time!! My first home and now almost two months later, I’m still getting things fixed from the horrible water damage the jet caused that broke off jacuzzi tub in master bathroom. Not getting what I paid for, I feel like at this point to be honest. I think things were looked over that shouldn’t have been. Also had to get some frame work done on floors upstairs because I was getting squeeks when walking and some uneven surfaces. That’s been fixed now but not some paint and trimming that was caused I’m still getting that done when they can. Doesn’t feel like I bought a brand new build home like I did, with all the repairs already! ... More

The construction workers are very responsive and helpful. My issue is with the administrative offices. Often times confusion, especially with the HOA. I've been here 2 months with no access to the pool area. Finally received the key entry fobs after about 6 weeks and come to find out the DO NOT WORK AT ALL. Contacted Prime HOA offices and haven't heard back with an answer to my question nor a solution to the problem. Just send me new fobs, please!

Still waiting on small repairs. Been 8n home almost two months and still don't have hoa welcome package. Put natural gas line to close to homes on our street now having to re-due digging up lines around homes for repair been three weeks with no end in sight. No information on when they plan to finish or start on landscaping in front on home.

The best part of this process was the mortgage lenders, Derek specifically and Andrea staying on top of things. I definitely think the workmanship and quality of products are poor for the price paid. I understand the market, but it all seems rushed and put together with little care from the builders and contractors chosen.

I appreciated the excessivly friendly and cordial demeaner of the people I interacted with. Which set me up to be extremely DISAPPOINTED when my repeated attempts to get Jossie to help me access my mailbox failed. I emailed her twice to ask which mailbox is mine. The first she said it was written in the envelope and, when I said I had thrown it away, basically said there was nothing she could do. I called her and she continued. I got angry that she would not tell me how to resolve the issue. I made several threats to give bad reviews, and she responded that it was my fault for throwing away the envelope. She claimed that she had told me that. I DO NOT remember that. Why would I throw the envelope away if it was the only way I could find out my mailbox number? I continued to threaten her. Then she finally gave me the phone number of the lovely lady that helped me get the number. So why did I have to threaten bad reviews just to get her job? That whole situation left a really bad taste in my mouth. ... More

Overall home quality is average!

Several finished not done properly, a lot of delays n rescheduling to get things complete, house not complete by closing, took month after closing n a lot of chasing n following up to get things done. Still have things not completed
