Great Purchasing Experience, Terrible Delivery Experience

The Sales Team throughout the KB Network were amazing. When we landed on Mystic Vista as the community with our preferred home, we received exceptional service from the Sales Team (Heidi was amazing) and the lending team (Ioana & Roxanna were fantastic), but once we signed and took the keys, we had problem after problem. Starting with a laundry list of poor finish work and culminating with multiple vendor issues and communication difficulties with the post-sale team. Not to mention, KB pushed us to download their app, but 45 days after taking the keys, the app still says we haven't closed on ...

Too many documents. Problems not identified by Kbs and our inspector not. Are being addressed by Kbs but the timeframe will reveal how they are handled. It would be beneficial if trash and Hotwire prearranged with a fee included in closure.

For the most part it was a pleasant experience. The days leading up to closing were incredibly stressful, though. It seemed as though there was no communicaiton between KB homes, KB home loans, the lawyer's office, and my realtor/myself. No one was on the same page, the loan office was unhelpful and condesending, my house wasn't completed/cleaned before closing. And it was just overall an incredibly stressful experience.

Horrible drywall finishing as you can see where seams are everywhere. Robert is a horrible project manager and missed many steps and requests on my home after discussing with him personally several times.

Noticed crack in bedroom window. Informed salesperson, who stated the replacement window was on order. During homeowner orientation, noticed blinds were placed over broken window. The Superintendent of construction was not aware of the issue. So, who ordered the replacement window? Was not made aware of non-delivery of mail. Was informed by different salesperson, 2 weeks after closing of mail delivery issue only when I inquired about time of delivery. This information should have been disclosed at closing. I have no problems with the sales representative and the home buying experience but I do have a problems with the materials/equipment of the house. My family and I just moved in 1st week of February 2025 and we already encountered problems with the dishwasher on our 2nd week and now, our garage door.

Before construction, the supervisor said that he is going to give a weekly update but sometimes does not give info unless he is called.

Take note of all the mistakes and errors during the construction and supervise as much as possible for they are not going to correct this issues unless brought upon to the supervisor and take pictures as evidence.

Buying a new-build home was more frustrating than expected due to poor workmanship, in-perfection painting, and rushed finishes. While the warranty service has been great and responsive, it’s frustrating that so many repairs were needed in the first place. The unfinished landscaping and ongoing construction noise have also been disappointing. If you’re considering a new build, research the builder thoroughly and be prepared for potential quality issues.

Hire a third party inspector. AC unit behind master bedroom, is noisy (classic 1675).Toilet water level is very low. Openings in parts of the fence, pets can get out of the yard. Light switches throughout the home are at different levels.

Its not so bad experience with KB. The sales, mortgage teams could be better with communication and providing more options on home loans. The design center experience is good. Most of the options we choose are basic and which can be included with the home by default thereby adding more value to the purchase

Be careful when buying one of these houses. The KB reps will do everything in their power to let you know that issues discovered during a house inspection is typical and not something they can fix. There warranty phone number and email is also not reliable and they say they will respond in 24 hours but that has not happened on multiple occasions. In fact, it requires multiple time to call and follow-up with them. Buyers beware.

The process was pretty simple and the timeline that was provided for our new bill to be finished was accurate. The sales office was always accommodating and welcoming, and honest about different questions we had including upgrades. Once the final walk-through was complete and we moved in, that’s when he realize the quality of work and craftsmanship left much to be desired. Overall, we felt slightly disappointed after moving into our new home. However, these are usually single-family starter homes so somewhat to be expected.

1. Make sure you look at the model / plan before purchase. This detached home come with neighborhood's air-condition sit inside your back yard and the air blow into your living room sidedoor when the AC is on. 2. They do an unnecessary plant/tree on the sideway to backyard where a paveway is needed instead for trash can to pull into backyard. Because of the plant/tree, there is $200 cost to submit to HOA for review just to remove the plant/tree and add out of pocket to add paveway. 3. We have several ongoing issues in addition to the many, some resolved, experienced. In no particular order: 1) We purchased two ceiling fan presides that were suppose to work off of two wall switches. However, only one switch works and the other is dead (times two). KB electrician blamed us for getting a ceiling fan that he said was not compatible with two switches. That is nonsense as ALL ceiling fans come wired liked the ones we bought. Made me pay my upgrades before house closing at design studio after I was already locked into a contract with an earnest deposit. I think kb could’ve done a better job at making that clear ahead of signing contract. Typically including on my prior kb purchase if your purchase amount is higher than your prequal you come in with the difference at closing not before closing on your home. Also, Has a lot of issues with minor things that were not addressed promptly and still waiting on certain things to be addressed in the home.

KB needs to improve pre contracting briefs for perspective clients concerning the loan process (impacts because of fannie mae and freddie mac requirements). Sub contractors neee to take their time and build a quality product, clean up job sites and no alcohol should be permitted on job sites. Our home had many flaws that required correction prior to closing.

Hard to rank value. There are many things we love about the home but they all came at a price. Construction seems to be solid. Appliances were not installed well. Some big issues going on now with infrastructure in the neighborhood which is unnerving. We will see how it all works out.

Sales team were courteous, polite and responsive. Design Center was ok. Construction Superintendent was fair, at best. I was a cash buyer. No special interest rate, incentive or promotional allowance for me even though most buyers got something. I was promised an $8000 design center credit for paying cash but it was taken away less than 24 hours later because you guys had an overnight price increase and I switched from financing to cash the very next day after signing my purchase agreement.
