Lack of communication, delays, poor quality control

I wouldn't recommend anyone to buy a KB Home

It was our dream to have a home and at the beginning our experience was pleasant. However, we can’t believe it’s just COVID that has made our experience decline so drastically. If we would have waited to have our home just right we would still be living out of motels and friends homes. We have reached out to warranty multiple times and have had no response. Great reviews are wanted but not warranted.

Sub standard material and selections were offered based on the price of the house. As an example the primary bathroom vanity cabinets have no drawers for storage, unlike earlier phases and model homes, closet door selection was sub standard as well, they had no real options for stair railing options. I could go on and on these are just a few items I had to start a list because it got that bad. When comparing the KB homes in this community to the KB homes in Irvine (which are priced comparable) the selections and quality are night and day. This is the first home I brought from kb, it will be the last one as well. The materials kb used were cheap and work was rough. The new house came out with a lot of problems. Feeing like builder was not professional at all and not knowing how to build a house. There were not a lot of options to choose from design studio. We were so glad that we didn’t choose refrigerator and dry and washer from kb. We were pretty disappointed at kb home.

We had great experiences with the sellers in this KB Home neighborhood. They explained things well and were attentive to what we were looking for in a home. They were patient with us as first-time home buyers and they celebrated with us when we were able to pick up our keys. When we did our walk-through, the contractor was very thorough in explaining how things worked, who to call when, and the best practices for the plumbing and electrical. Unfortunately, we do not feel like our home is complete because we have found some mistakes as we have been putting things away. There are a couple of crooked cabinets. The mirrors had to be replaced already. There are crooked light/electrical plug plates. Our garage door has no windows in it but it is supposed to have windows on the top. The shower in the guest bathroom is damaged and cracked. How did these things pass inspection? We still haven't heard when the garage door will be fixed. When should we expect that? It's these small details that have made us skeptical. Attempts to contact KB via telephone have also been difficult. I have tried to call Rich at Home Customer service a couple of times suing 951.445.7596 and he has not returned my call. I also tried to call the customer service number and there is a message that no one is working in the office due to COVID. This is understandable, but are you able to forward calls? We do not believe it should be this difficult to get in touch with someone to address the issues we are finding. Very lousy customer service. The window in the living room was not squared. They say they were going to come and fix it but never showed up. Does not respond to calls and e-mails. Very frustrating.

We closed at the end of August and the house still has many punch list items that have not been addressed.

We had a wonderful sales experience and were pleased to be able to visit the house through the construction progress. However, once we moved in we found that there was something wrong in every room --cracked toilet tank, carpet that needs to be removed throughout the house due to "lumps" in every room, bending shelves in the pantry, and many more. The warranty team has been exceptional, but we wish they would have done it right the first time.

Still waiting on drawer for guest bath. Move date 3/19/2021 2 months still waiting

Check the quality of materials.

Bad response on issues. Very late response even after multiple follow up.

Within three months of move-in, multiple observations have been made of poor quality of workmanship

From the sticker in our attic window, our warped stairs, cracked cabinets and leaking backdoor. We feel overwhelmed with the large and small issues. I'm disappointed with the quality in the carpet and bath/shower combo. Our grass in the back yard is muddy an uneven. The quality of our home did not meet the value of what I paid for the home. Carpet with no padding is coming up on the stairs, our cabinets still have a spit, what we were showed in demo to our $3000+ tub shower combo was extremely misrepresented. The communication between our builder to us and the rest of Kb was terrible. KBHome will build you a decent home quickly. Everything was completed to plan and order, albeit with slightly unacceptable workmanship and small issues. They are extremely slow to resolve issues after closing (if they resolve them at all) so I do recommend you set yourself up for success by not closing until all major things are fixed. I say major things because there will always be small issues with any home builder and thats acceptable. Price is expensive but they give you a lot of options. For the price, however, I would've expected at least a minimum amount of attention to detail. Sales staff is nice but won't communicate quickly and aren't the most knowledgable. I can recommend KBHomes but I must insist you at least get a quote from another lender and you higher an outside home inspector. KBHome likes to offer a lot of money off if you close through their lender (for me they offered $5000 off at closing) but as soon as I went to another lender I realized it wasn't any cheaper because they charged me almost $5000 more in other areas such as "paperwork processing" to make up for the discount. The have been several issues with the home that needed to be addressed. After multiple phone calls and an appointed date to get issues resolved, the are still repairs that need to be made and not looked into. We were assured all of our concerns would be addressed and corrected in one visit. That was not truthful.

Overall buying a KB Home house has been good, selecting the plot and model was easy. Then came the selections at the home studio, it was ok, there were some selections that they offered and some they did not offer but then when the building process began those items that were offered were taken away with the explanation of "Oh we don't offer that at that location/anymore ect." The items that the home studio said were not available I have seen on several of the other homes, it seems like no one know what was supposed to be offered. Then there were changes made some were beneficial others annoying. The build, you can tell that the builder(s) and contractors rushed through some areas more than others the quality shows and its little simple things. On a daily basis we continue to find things that were not finished or rigged to look finished. Some warranty things have been taken care of however the contractors show up do have the work leave then come out another day do a little work here and there, so you have to take time off work and rearrange your schedule for things that should have been taken care of from the start. Do not close till ALL issues are resolve. They will do bare minimum once you are in home.

If you decide to build with KB do not under any circumstances move in until EVERYTHING is complete, no matter how tiny. Give yourself some wiggle room before you have to be out of your current home and into your new home so issues can be taken care of before you close. Please compare the workmanship of other home builders with whomever you decide to build with.

Wish you could put in more quality products. Kind of cheap.

Home buying is not an easy process. There’s always issues. The main problem I had was that communication with the loan officer was absolutely terrible. It took days to get a response, but then I was called several times and rushed to submit items. I had two different loan officers, one was great (I believe his name was Josh) and the other is the one I had issues with. My main loan officer, Dais, would call me at the end of the business day and even if I called back 2 minutes after missing her call, I would get no response until end of business day the next day. My realtor would reach out to her and she got a response, but I wouldn’t. The processor was even worse. She made several mistakes caught by others, did not apologize for any of them, and made me jump through extra hoops that were not necessary. As far as the construction, several items were wrong. Some were fixed, others weren’t and it took forever to get them fixed. I do not believe the home was worth the price. I received little to no amenities. For example, other companies provide a garage door opener, window blinds, and even a basic refrigerator for the same price that I purchased this home for. I did not receive any of those items. Other homes are going for the same price, in the same location, are larger and come with those amenities. Unfortunately, I felt like I was too far along in the process to go with another company. The reason why I gave this review two stars is because Val, the sales rep, was/is awesome! He always got back to me in a timely response. Homebuying experience was fair, could have been better in my opinion. Quality of workmanship & materials are not the greatest. I've notice a lot of paint overspray around the house and especially on my floors! I don't have time to be scrubbing paint off my new floors! I've noticed cracks and nicks on my cabinets, and nicks on my shower doors as well. The list goes on... I don't believe the house is worth for what I paid for it.

All I can say is, have your builder fix everything before closing, after closing the trades are slow to respond. Holding up closing is the only way to hold the builder accountable for the repairs. After closing you are a low priority, they want the other houses to be built as fast as possible.

Overall we had to jump through hurdles to get the home. It has been almost two months and we still have not had all the things fixed in our house after living here for almost two months. According to the city, they have not paid their fees and finished the paperwork so we still do not have our certificate of occupancy meaning we can’t get trash cans, and I can’t put utilities in my name. Craftsmanship in the overall build is subpar. I regret not going with another builder and lender. I fell for the low interest rates which at 6.5% still isn’t that great.
