It is like jumping through hurdles to get someone to tell you what, when and how to repair something. There is so much red tape. You go through many people trying to find out if your issue is even in the pipeline. If your issue is a small fix, the repair is sloppy, causing other damage. Make sure every little thing is fixed and checked prior to closing to avoid these unnecessary headaches. I am still waiting for the new working keys to the front gate. It is a shame, as I like the property.

Not a great experience as a FTHB. Salesman just wanted to make a sale and at times was not prompt in answering my questions or concerns. The project manager was worse. Unprofessional and unwilling to work with me until it was nearing closing time. Pushed back closing more than five times and I was very patient about it but the project manager wanted to blame me. Thankfully my loan officer understood how this particular KB PM worked and helped me out so I did not have to pay for a rate lock extension. Would look elsewhere if you're a FTHB. Had to point out A LOT of issues during the build and really advocate for things to be fixed. This is not how a business should run. ... More

Heidi our customer service rep has been great. She lends an attentive ear to the issues and has been able to get things corrected. Some examples were the hammer valve under the kitchen sink started leaking when we used the dishwasher, then the cabinets needed re-skinned due to water damage from leaking water, had the missing clothes bar installed in the bedroom closet...... Contractors are a little slow to respond. Construction Managers Cleaning crew, if they showed up did a very poor job cleaning. I have spent several hours so far cleaning floors and carpets mostly paint spatters. during the initial walk through we tagged many areas for paint touch up, areas where molding, door casings and trim had been damaged or poorly repaired, doors with noticeable runs, shelving in closets that looked like they were painted with over spray rather than smoothly painted. Very few of these items were corrected and some of those paint touch ups were done with the wrong paint ( flat on semi gloss or semi gloss on flat paint ). Door bottoms on many of the interior doors are chipped or splintered, front door whistles when the wind blows, ( this is scheduled for repair ). I asked for plans regarding the drainage in the back yard more than once and this request was ignored. I wanted to know how it was designed and works. The half hot outlets in the two smaller bedrooms were not identified. This list could go on and on. The thought is that the managers are moving way to fast and are missing things that should be corrected and they have little control over their sub contractors. ... More

While many of the folks we’ve worked with throughout the buying process (from sales, to design, through building, to closing & post-move in) have been WONDERFUL.. our overall experience has left much to be desired. Disappointed with the quality of appliances - even though we purchased the gourmet option and upgraded appliances). And if you work from home, have kids, or simply enjoy spending time in your backyard… DO NOT buy a lot/home if there will be homes under construction within 7-10 lots in either direction. The trades do not respect homeowners and blare their music all day - and on Saturdays. We have lived here for 2 months and have yet to be able to keep our windows open most of the time. We spoke with the neighbor 3 doors down from us that closed about a week before us - and they said they’ve complained numerous times as well - to no avail. Construction noise is to be expected for sure - but blaring mariachi music is ridiculous. Lastly, not everyone takes much pride in ownership? Lawns are overgrown, weeds. Many folks buy into an HOA community for the pleasant aesthetic and some here just don’t care. I wish we had picked a different community; but fingers crossed that things improve. ... More

The experience was not what we expected from new homes builders.

Back office loan folks were rude and disrespectful. Many projects were rushed as the longer we are there the more we can see uneven title, cement not completely used underneath tile which led to cracking. Show doors/door way unevenly done. Dish washer was immediately broken day one of move in (heating element), appliances are cheap and not well made, will have to repaint as flat white paint used, list goes on. I did my closing on August (two months ago) and I’m starting to have issues with the home pertaining to roofing, walls tearing out and breaking, squeaking floors on the second floor, loose toilets. Definitely not satisfied with KB Home, they rushed at the end to closing and for this reason I will not recommend this home builder. Comparing with other home builder that I’ve seen, KB have lower construction standards by far.

the buying process was good minus issues related to the lender. After moving in, I have noticed a lot of poor building. Builders cut a lot of corners thus requiring things to be repaired after. The front door was not aligned properly thus the door will have to be reset, the shower drain in the master bathroom was installed improperly and thus the drain is off by about an inch. Inside the kitchen cabinets, their are screw protruding through about a quarter inch. The air conditioner had no freon possibly for reason that none was initially put in and thus the house was increasing in temperature every night into the mid to high 80s or their is a leak somewhere in the house. HVac worker who came to fix the issue checked for leaks however none were found at this time. If problem persists and the new freon added is quickly used then walls will need to be removed to locate the leak. In short, I initially felt the entire process went well for the most part until actually moving in. Too many issues coming up that shouldnt be present after spending 540,000 on a home. ... More

Finance through the entire process was a nightmare, zero communication. I’m a first time buyer and they just uploaded more and more documents with ZERO explanation of what I was supposed to be signing. Finally after a very serious email threatening to back out of the entire thing someone reached out to me and basically told me they just need me to sign, It’s not really important stuff right now, when it is they’ll explain it. Keep in mind these are all financial documents. I put my earnest money down Jan 29th, on a “move in ready” home, my closing was listed as end of march. After pushing it out a week at a time with no updates I finally closed may 5th. Final items on construction list were done hastily and some had to be redone multiple times. Very little work done all of feb or march. Bulk done in April and with most getting finished the final 2 weeks. The entire process had me wanting to back out but I felt like there wasn’t really a better option financially. It was the best price for the size I needed including preowned homes. My lease was ending and I had put all my faith into this endeavor. They had to call in Mario, a different construction supervisor the last two weeks because of how unhappy I was, it is because of him that I went through with it. He communicated and actually explained the delays and seemed like he knew what he was talking about. I closed with only 4 days to move myself from my 2300 sq ft rental and have it inspection ready. Things still need to be fixed that weren’t caught during the final walk. There was a hold up with the electric company that prevented me from switching services for an entire month. I don’t believe the caulk that the painters used during touch up was the right kind or maybe because they painted over it immediately all the paint cracked and it does not look like the what I expected from a BRAND NEW 300k+ home. Most touch ups look like the landlord special. They told me they would do a courtesy paint touch up after everything was moved in. I basically declined it because I had to unpack after work every day and after a month I’m still not done, and after seeing how the last touch up went I’ll just take care of it myself. Flat paint was used throughout the entire house and I was told if you get something on the wall don’t try to wipe it off just paint over it or you’ll rub off the texture. All in all the quality is not even close to what I expected for the price but I just told myself that’s the best you’re going to get in this economy, and I can fix things myself and make them better. ... We closed on the home April 20 and I let the builder know that they had 3 weeks to fix the already existing issues until my family moved in on May 12. When we showed up to the house 3 weeks later the house was unfinished. The same issues were still not completed. The house wasn't even cleaned and ready for us to live in it. There are items that we paid for that aren't installed on the house and vice a versa.

We have had MANY issues with the house and NONE have been resolved to date!

Had worst experience with KB. The build quality is poor. The things they promised were not done before closing. Now we will have to follow up and wait on things. We felt like as if we are buying an old house. Lots of textures and paints were not properly done. Lots of damages to cabinets. If we asked them to fix before closing they were not ready to do it and we were forced to close and get them fixed after closing. Really not worth the price we paid for.

Mary, Brady, Tim and Mark were a great team working WITH WHAT THEY HAD. We started this process in November 2021 and moved in October 2022. Process was painful, expensive and stressful. Beautiful home, but too many problems, still being resolved. Thank you Mary for all Your hard work throughout this process.

Tom was good at helping me with my walk through. He also was patient in answering all of my questions regarding caring for items in my home. As for the rest of it- I wish my buying experience only on my enemy or my ex. Everything is a RUSH! Politeness is out the door when questions are asked. I did not design my house, but I love it. However, there are things that I missed in the walk thru, even though I couldn't change at that point, that are weird in design and for homeowners to deal with daily. Maybe this will help the builder and the next buyer: the counter is far out in the primary shower that it doesn't allow you to have space to step out of the water's range while taking a shower. Oh, and a switch for overhead lighting under the kitchen sink is dysfunctional. ... More

While we are happily moved into our new home, the process to get that was frustrating and did not represent KB Homes well We rarely were communicated with, or given proper information, even when emailing and calling almost every day at some points. We were told things were being handled and they weren’t, we were given inaccurate timelines, and we were frequently ignored. We are incredibly patient people, so even at the beginning we waited 6 weeks to hear anything from our sales rep. It took us emailing her and calling her multiple times to get a design appointment booked, and it wasn’t until we got a bit more assertive that we got one booked (way later than we were told). Issues weren’t being handled as they popped up. For example, we addressed that the bathroom tile was poorly done (overlapping/wobbly grout lines that made the tile looked warped) days after installation in October and were told vaguely it was being handled, but as we continued to visit we continued to see nothing change. We continued to bring up this issue for weeks after. When we did our pre-close walk through, it still sat exactly the same, and that was in December. That issue delayed our closing, almost causing us to move in 2023 and have to live with relatives until it was done. Another issue was that a lot of our pending items are still not completed and we are pretty much being ignored at this point. I can’t help but thinking that if we had had a better sales rep, construction manager, or anyone who was actually willing to help, we would’ve had a better experience. Poor communication, lack of information, no follow through, and feeling very in the dark during our first home buying/building process, is what is causing our low review. We worked with a lot of people in the process of building our home. The office people we first met were great but only get you so far with questions and concerns. It was so difficult to get into our home and get things done and fixed because we felt forgotten and taken advantage of. I can’t imagine what other people in our new neighborhood are dealing with at this point. I will not be recommending KB to anyone nor will I ever plan to build with KB homes again.

We liked the design of the house, but had many issues during build and completion of the home. The completion date was more than 2 months longer than the latest "finish" date....a problem when moving from out of state, selling a home, and arranging for movers. The house was not finished at the time of the closing, and the cleanliness of the home was unacceptable. The trades' workmanship was sub-standard and sloppy. We have been living in the house for about 2 months and we still have repair people coming in to properly finish the house. It was a very poor building experience for us.

Upgraded appliance not included,

The beginning process was very good. They answered all my questions and kept me Posted along the way. However, I decided to go with KB’s finance department and it was the worse experience ever. Just one month before closing, they decided to not approve me after all and the agent who was handling my loan lied about the reasons why all of a sudden didn’t qualify. I then had to go with a different lender. Serious integrity issues. It was a complete nightmare dealing with KB in general. It’s been three months since I’ve moved in and the house still hasn’t been completely finished because it wasn’t even ready until after the closing date given. ... More

The quality of the work and materials are subpar. Poor craftsmanship and attention to detail. Generally sloppy and unsafe at points. They rush the builds using the cheapest subcontractors and it shows. Thoroughly disappointed.

My biggest issue with the home is that there is not enough space in the garage--to the point that they had to saw off part of the brackets they used to attach the garage door frame to the building, causing the frame to be slightly warped and uneven. When I spoke with the garage door installer, he said that because there wasn't enough space in the garage, he had no choice but to do it this way for there to even be a garage door. The screws were also driven in at an awkward angle. Not only that, the piping job in the garage is also very horrendous as it takes up what little precious space there is to park. The fire sprinkler piping is done right next to the opening of the garage door on the left side, jutting out from the wall making it difficult to park. Further in, there are also numerous gas pipes jutting out from the left, forcing me to park by backing up into the garage as I can't open the driver's side door if I were to just drive in and park. I also have issue with the soundproofing in the home. I'm not a heavy stepper when I walk around, yet my wife tells me that she can hear me walking around upstairs. Even gentle walking causes loud noises downstairs. Similarly, I can hear my wife showering upstairs while I'm downstairs to the point that I can distinguish individual water droplets and feel like I'm listening to rain. ... More

My Experience with my builder was bad he did not keep us update on a home never pick up the phone and did not do what he told us he was going to do

The home loan closing with KB showed complete incompetence. No one knew if we were in a flood zone and I paid twice for flood insurance and I have not received a refund still. They did not answer any calls or emails at the end and delay after delay after delay. No transparancy at all. The closing process was terrible. Thank goodness this our last home. Even if it wasnt I am not sure I would choose KB again because of the terrible customer service with the loan department .
