Don’t recommend kb homes

Since the very beginning at every stage of the process, I’ve communicated any errors or complaints immediately. After any complaints and talking to different associates in different departments, there was always a sense that things would be addressed, however that was never the case. Either things get passed down to different departments or people in charge, but things were never done. The overall construction of the home was very sloppy, tons of mistakes in just about every step. Lots of very obvious mistakes that were just looked past. When finalizing the home purchase, many things were still pending and we had many complaints from the construction of the home itself, delays and even the whole loan process with KB. I spoke with the customer director Don and we advised of all the issues within the home and with the customer experience. We left with a positive hopeful conversation that things would be corrected and rectified, because he was very understanding that our complaints were validated. However, at this point it has been about 5 months since then and only one of the smaller issues has been addressed. Nothing has been rectified. At this point I am very disappointed and would think that a company such as KB would do so much more for their customers and would not want to leave this type of experience for their customers. It seems as though there is no responsibility within the company to make sure things are being done. Someone needs to hold each department accountable to make sure things that are promised to be done actually get done and the customer is not left hanging for over a year. My experience was miserable and they know it. They were not honest about closing dates and they put me through at least 10 closing dates. This caused me undo and uncalled for hardships on me and my dog. Moving from place to place counting on KB to make good on closing only to be denied again and again! I lost trust in them fairly early on. Funny, the only dates they held true to was the date I had to have my earnest money/check sent to them by which in good faith I did! And at that point my closing date was cancelled for one excuse after another. They are quick to blame weather, worker shortage, etc. I saw their issue as a lack of leadership from the front office to those on the ground I saw working. A clear lack of supervision from higher up. The sales guy, the lender and the onsite construction guy were the only ones I trusted. All others truly didn't care promising only in the end, only when they knew how hostile my review was going to be, told me "they'll make up for the inconvenience" I went through. When you cant convince a buyer with quality product and results, you bribe them. I didn't take the bait and have the moral courage to put out there what I'm writing here. Approach KB with extreme caution, I'm not the only one this has happened to. Do your due diligence. I'm day to day with my new place a certain upgrade from the townhome I had in IL, but I just pray that small things I've noticed in workmanship and so forth, while not earth shattering, aren't signs of what might come later. Sales team was great. All other aspects from loan, construction, quality, craftsmanship, closing, to repairs has been a nightmare. Very disappointed in the product. There are major issues in every part of the home. Moved in and the AC, Ovens, electrical and plumbing all had major issues. 2 months in and we still do not have proper working air and still no ovens. Countertops that we paid extra for is cracked. Most of the electrical was wired incorrectly or not at all. Overall, the lack of detail, care and professionalism was missing. Not sure if it is incompetence or laziness or both. Either way we feel as if we were sold a lemon. We will NEVER EVER BUY KB homes again. Do your research!!!! Also, incorrect materials were used. Drywall does not even reach the floors. We have had at least 20 repairs so far and are awaiting many more to correct the issues. The construction manager who was in charge of our home lied to us multiple times causing us extreme stress about closing. We had no where to go, our storage unit was up, had to cancel movers and KB undelivered as promised multiple times. Finally closed with an incomplete home. Will not recommend kb homes

A lot of talk of doing the right thing not not much really being done. Still not finish with stuff promised would be done before closing and more issue keep being found and things falling part.

This is my second home that I have purchased with KB. The first home that I purchased was in Sacramento, CA. We had some build issues but most of them were resolved in a timely matter. We moved into our new home on 10/7. We first started with a close date that was changed at the last minute. Our rate was already locked in for 10/7 so we had no choice but to close. Trusting the superintendent, we thought majority of the issues would be resolved. We got a 3rd party inspection prior to close which uncovered even more issues. The superintendent lead us to believe that the issues would be resolved and there was no need to worry. Two months later we still have a list of major issues that need to be fixed. To avoid unnecessary cost and time spent of their superintendent, KB needs to invest in a QC group. I think it's more important to build a quality product than to allow a family to move in and encounter unresolved issues that could be avoided. ... More

From closing date being missed to still waiting on items to get fixed 7 weeks in.

My experience with KB homes has not been the greatest or happiest one. I have been in the house for 6 weeks and living “garage living” due to the massive issues I am experiencing. I believe KB is dealing with quantity and not quality as they used, this is my 4th KB home and I am not satisfied nor happy with the quality of their product. From bow walls, due to framers did not repaired marked spots and rushing to cover with dry walls, delivering a house with a serial issues that are continue to be repaired and I continue to accommodate their 3rd party contractors, losing work and hurting financially cause they want to do repairs to their convenience. their super intendent did not took serious my comments, I feel the joy and excitement of getting a brand new home have been rob from me, A house that was promised to be almost perfect and deep clean, we’re promises not delivered, instead I received a house vacuumed and floor dusty, on which for the last 6 weeks I have been breathing plaster dust which is toxic. I experienced at the time of my second inspection the most humiliating and sickening experienced of founding feces in the second bathroom and the super intendent laughing cause somebody did a number 2. I never received an apology from the manager from this super intendent. My beautiful black hexagon tiles backsplash, which the grout has been damaged by the incompetency of the contractor working in the kitchen cabinets and countertops, now the grout is white, gray,reddish,black. My two tone of whites cabinets that at the studio and sales I was told they would be Maplewood, well not even close to!! And I can continue listing and awful long list of defective and poor workmanship!! I feel at times the house is a lemon, and since KB was super late they just rush to do such a poor job and nobody took pride. Today, the new super-intendent Collin and customer care Jayden are trying so hard to repair and move fast with all the issues I am still experiencing, they have been so apologetic, KB needs to hire more people like them!! Very bad business model. Quality control poor. Would not recommend!

My name is not important what I'm about to tell you is. I used this company to find my forever home and we are highly disappointed with our purchase. First of all they do not honor the soilder that fought for this country. They told me they do not deal with VA loans and that would mean I had to do a conventional loan. They will attempt to sell you a house with shotty craftsmanship. They have amassed great wealth at the cost of the buyer. There homes come with the bare minimum. I.E. laminated flooring and maybe some tile for bathroom or kitchen. Then when you inspect the work closely you will see the flaws that they want you to pay top dollar for. You pay close to 400.000 for a home with not one ceiling fan or a garage door opener. They even reduce the size of the driveway that is supposed to allow 2 cars to fit comfortably. When I took ownership of the property, then walk the home and found that paint was spilled on the floors throughout the entire house. I spoke with the salesman and informed him of this, he stated it would be taken care of, it never happened. So to sum things up this company is all about the money and forget about you once the deal is closed. Take it from a company that is living the life of capitalism at its best here in America. You are free to make your own decisions about where you spend your money , I will never ever tell one person to invest there money into a home with this company. Buyer beware ... More

Construction workmanship quality is lacking, lots of corners cut, follow up and fixes from construction supervisor is almost nonexistent. The promises for all hands on deck to fix a multitude of issues was not delivered.

contractors do a poor job, supervisors promise to get corrections done but do not follow through

There is no trust in KB. We started our journey with someone who is no longer at KB. He left us high and dry. Indicated he would handle things and did not. It took a year to take delivery of our home. And during that time our appliances were discontinued and no one told us. Things we selected for our home were left out and now KB is not completing. We paid for certain upgrades that were not fulfilled and they aren’t wanting to fix it. We did a final walk thru prior to closing and we’ve been in our home for a month with nothing is being addressed or fixed. There is one customer service person who cannot do it all. And the KB reps want to just say no to everything you ask. There is no feeling of trust, support or responsiveness. Had I known that this was the KB experience I would have run the other way. ... Zero quality and building price are not fair, customer service rate is 2 out of 5. sale and finance are 5 star and helpful.

Sorry to say but don't buy from this builder my first time ever buying and it started off wonderful and then turned into a nightmare wish I could say otherwise very bad experience I will never recomendó or ever buy from this builder ever or again .

DO NOT BUY a KB HOME!!!!!!

First time home buyer here and we were duped. Had multiple construction issues (wrong windows, plumbing issues, foundation not level, flooring issues, doorknobs falling off, cracked windows, windows off track) all in the first week of moving in. Customer service rep told us we were being unreasonable and then superintendent took over customer service and supervising construction. Horrible idea. You have to email and call and chase to get anyone to acknowledge your issues. Then you have to allow the same people who messed it up the first time to come back and mess it up again. Excited to buy a new home again with KB since first experience was unforgettable however it was the worse experience ever. Beginning was all good and sweet but the ending was a nightmare. From Walk through to after service was unprofessional and unacceptable.

Shop around before committing.

My experience with KB Homes was terrible from the start and continued to be bad through owning the home. Even after I finally was able to move in, there are multiple construction issues that weren't addressed. I like the floor plan of my home, but would not recommend KB Homes to anyone.

The entire experience was/is horrible. From the start a salesperson giving wrong information about home options & solar programs, sales/customer service people not showing up to home walk through appointments, to multiple building delays. After a 11 month wait l moved in & it took five weeks to gain access to my mailbox. Not to mention, after two appraisals the house still came in almost $30k under the purchase price. Highly recommend using another builder.

There were so many issues we found after we moved in. Major plumbing issue they have not fixed almost two months after we moved in. Two downstairs toilets overflowed first week we moved in, plumber found the underground pipe connection issue. I purchased brand news homes many times in the past, I never experienced so many issues in the past. We had total 8 families from our phase to move in around the same time, every single family experienced the same. KB hired the cheapest contractors or staff to build their homes. there were so many incomplete jobs we found after we moved in. I don’t know how did they perform their basic QC, damaged cabinets, missing closet’s cover, bath towel handing rack, non-operational Owen, missing French door and storage baseboards, window’s frames, gap on kitchen panel doors, gap on upgraded master bathroom’s counter top, uneven and unfinished wall paint, un-functioned garage door light, unfinished garage door floor…too many to list. We emailed the repair list to the builder, they couldn’t complete fixing the issues two months after we moved in. Very disappointed to spend so much money to purchase the home from KB in Irvine. You can come to my neighborhood and knock any family’s door, they will share the same experience and gave you a long repair list. ... More

Please don’t trust them They do not have integrity They say you can get another lender but if you do they will threaten you that you will not close on time to force your hand to come back to them. Very stressful closing process
