Poor experience through entire process.

Total and complete disappointment. I would never recommend KB homes to anyone I know. If I could give a zero as a score, I would.

With this being our 2nd purchase with KB and communicating the concerns and issues we encountered with our first purchase, we assumed this experience would be different. First, we had issues with the lot on which we put our good-faith deposit. We were told the lot reserved for us could not have the plan we selected built on it due to city regulations. We were then given the option to have a different corner lot, and the build would be faster (February) because the city permits were already complete. This meant we had to accept options we did not want but agreed to because a faster build date is what we needed. Foundation was poured without our knowledge, and regarding the weekly touch bases with our project manager, that never happened. We had to reach out to get updates on the build's status. We had an independent inspector check the house as it was being built to ensure it was done to standard (several items were noted on the report(s) and went not being addressed/fixed). Fast forward, we were set to close and confirmed the appointment the day before. We show up and were told we have not signed off on the "completed home" and that the home closing would not happen. We sat there for over an hour, waiting for someone to tell us what was happening and what would happen. We have been in our home for a little over a month and are still waiting for repairs/corrections to be completed. The lack of communication is still an issue. This process of building with KB was a bit of a cluster… there seemed to be lack of communication between Sales, Design and Construction throughout the entire process. I signed my contract in March 2022, and the build didn’t start until July. Michelle M. was my sales counselor, and she was great.. and did her best to keep things moving forward…. The first problems started with the design studio… Lydia was my design consultant, and there seemed to have been a disconnect with what was a design item versus a structural item … She really didn’t have any idea what was going on.. no to mention when you went to the design studio there was many things on the walls for options, but nothing was available making the process very frustrating. I was told I wasn’t able to get a drawer bank in the guest bath.. (but come to find out later I was able to .. and of course there was a charge.) Throughout the build process I found many issues that I brought to Grant M.’s attention and for the most part it was addressed. Grant M. seemed to have been overloaded with the number of houses he was overseeing, and it showed. There was no consistency within the same model houses across multiple builds, and the order of operations seemed to be off. Justin H one of the project managers came in to help with my project, and he is a bit useless.. and pushes back on everything I bring up… and his response is “We are a production Builder and Nothing is Perfect” .. While I agree with that to an extent… if I am paying for upgrades in the house I expect them to be in good condition . I was promised to close on a specific date, and wasn’t even contacted letting me know we were not going to meet that date of March 10, 2023. Then I was promised we would close on March 17, 2023 and that didn’t happen. I finally closed on 3/31/23. There are many outstanding issues… which either KB Home is ignoring or dragging their feet on… my outstanding items include: * Dented roof vent (This was pointed out prior to being installed, but it was still installed. As of right now this still has not been fixed. Justin H tries to change the subject when bringing this up. * Cement pad for AC Condenser was poured and placed in the wrong location… Grant M told me this would be fixed, but it was not, and now I am still waiting for it to be fixed after Justin H said a new pad would be ordered. * The tile in my mater bathroom was crooked, and I was told that it was within tolerance … REALLY?? I got a credit back for the tile, and had to hire someone to re-tile the shower the week after I moved in. * Scratches on my LVP floor.. throughout the house. Justin H will come in the house rub his finger on the scratched area and say “See they went away” but then the scratches come back. This was a $12K upgrade and I shouldn’t have scratches on my floor. * The door on the linen closet in the guest bath doesn’t open all the way and hits the toilet. This still hasn’t been fixed. Justin H needs to coordinate with the plumber and flooring company to get this fixed and he has not.. * Dented window on the front of the house … * Gouges in the trim work throughout the house.. Justin H said this is normal … THIS IS NOT NORMAL….. * Weather stripping missing on my sliding glass door… Bugs are getting in through the crack int he window and I am still waiting for this to be fixed. * Also the trim along their floor of the door is scratched and dinged from when they were grinding the floors how to level them out.. * My shutters on the front window my house were dented… they have been replaced, but still haven’t been painted. * I was promised full home gutters and a fence …. the gutters have finally been installed, but still waiting on the fence and we are 60 days past closing. * Staining on front door… * The grading of the property is also off… the sides of the yard are not draining properly and it is basically a swamp. * The outside of the house is till dirty.. masking tape from paints and handwritten notes are on the windows still.. It is very evident that KB Home hires subcontractors that give the lowest bid. The trades do not seem to take pride in their work, and it shows with the lack of quality. Major problems throughout the house … and still no support after I closed on my home. KB Home says they are built on relationships, but once you sign on the dotted line everyone disappears. Jim M who is the EVP of the region even came out to the house prior to closing and spoke with me.. it seems like he was telling me what I wanted to hear… and told me to reach out to him if I had any problems… I have reached out, and have received no response back. Throughout the process he never addressed my concerns . Always said yes that will be fixed and never followed through. After I closed I came to my home with NO A/C AND THERMOSTAT! . He disappeared and I had no key to my home , there were no knobs on all the doors and he glued a damaged door on my kitchen island and damaged the island!, no weather stripping in the entrance door, SMOKE ALARM WAS TURNED OFF AT THE BREAKER BOX TO PREVENT THE CHERPING IN THE FOYER, missing doors in room # 1 & 2 , No dry wall on the vent box and the vent not working properly, no coach lights, Garage door malfunctioning, Air vent on ceiling not installed properly in bedroom # 2 and switch not working properly, walkway not pressure washed. The mulch in front of house left with construction debris, doorbell not screwed on properly, No garage light on motor , incorrect exterior door style for garage door entry to laundry room, No shutters on front window, Pantry door damaged, crack on frame above fridge cabinet, and drywall repairs throughout the house. Grant refused to follow up with me and a NEW PROJECT MGR WAS ASSIGNED TO ADDRESS ALL THESE ISSUES. JUSTIN is great and helpful and CORRECTING THESE ISSUES. ... More

I recently had the unfortunate experience of working with a homebuilder that I would not recommend. The customer service was appalling, their craftsmanship was subpar, and their overall trustworthiness was severely lacking. To say that the customer service was poor would be an understatement. The communication was abysmal and a complete lack of transparency. I was left frustrated and wondering if my concerns even mattered to them. This level of disregard for their customers is simply unacceptable. Unfortunately, the quality and craftsmanship of the house they built were equally disappointing. The attention to detail was non-existent, and it was evident that corners were cut at every possible turn. The finishing work was sloppy, with visible cracks in the drywall, uneven flooring, and poorly installed fixtures. The materials used were of inferior quality. Furthermore, the lack of trustworthiness exhibited by this homebuilder was deeply concerning. At homeowners walk through, the home was not ready and without any valid explanations, leaving me questioning their integrity. Moreover, request for low cost for minor repairs were responded with a rejection based on personal financial ability to self purchase, causing significant financial strain and a breach of trust. It became clear that this company was more interested in maximizing their profits at the expense of their customers' satisfaction and peace of mind. Overall, my experience with this homebuilder was nothing short of a disaster. The poor customer service, coupled with the substandard quality and craftsmanship, made for an incredibly frustrating and disheartening journey. The only positive in this experience was being able to close at a good price relative to the area, but that credit goes to me and my agent. I closed Feb 28,2023, I did not move physically till April 17, and my water bill is $300. The house is not yet 100 % completed till today April 18,2023. Windows and door screens are not yet installed, laundry room is only 90% completed, garage entry door knob was installed backward , lights outside and front door are wrong in accordance with the upgrades, garage door is still dirty, numerous of over painted edges. Its over price. They forced us to close even its not ready, not even close to the promise of the term”RTM” ready to move. Floors are dirty.

KB homes was our 1st single family home purchase. We went threw 3 superintendents which was a nightmare many sleepless nights. If you’re looking for detail work you will not find it at KB homes. Superintendents so over booked and worked dealing with you as a homebuyer is like walking into a busy restaurant on a Friday night with poor costumer service. The main guy over all the construction sites that’s worked like 25 years for KB homes is true to his word and will make things right. He is a family man and is kind to help threw hurdles.

The construction of the home is of very low quality. Different shades of paint on the same walls. Carpet covered in paint spots, flooring creaks anywhere you walk, drywall nails visible on walls and ceilings, tile not leveled, etc. I can go on and on. It’s as if they hired a bunch of rookies to complete the home. Horrible build, would not recommend to anyone looking for a home.

Don’t buy from kB! It’s been a nightmare since we got here.workmanship is terrible and repairs are slow and sloppy! Don’t Buy from Kb!

Given this horrendous disappointing experience with sales, construction and customer service, we do not plan to do business with KB Homes again nor recommend KB Homes as a viable option. We take pride in companies that display respect, dignity, integrity, accountability and sincere customer service. We have had experiences with The New Home Company and Tri Pointe Homes, which have all surpassed the level of customer service, integrity, and overall satisfaction we've recently experienced with KB Homes. The lack of professionalism, integrity and accountability speaks louder than words. ALSO, we’re noticing the home is built poorly. Paper thin walls. Pretty sure they used styrofoam and sheet rock for walls…only put wood behind sheet rock for load bearing walls, which is less than half the house- making it freezing during winter. Let's start from the beginning. I found myself in a position to purchase a home. I thought to myself wouldn't it be nice to own a house so close to downtown Raleigh? Well, yes it would have been nice. To be honest the location is in an area with lots of growth. But, the point is the house is a complete disaster. I have never in my life been struck with such intense buyers remorse than after the purchase of this home. This WILL be my first and last purchase with KB home. The list of issues I have with this house are numerous. To be honest I have never in my life seen such poor craftsmanship in a new construction home. Somehow when whatever you call "warranty" work is done mud gets tracked into my house. The workers never cleanup after themselves and they do work that honestly a high schooler in carpentry class could do a better job. It's an absolute joke that some of the people working on these houses call themselves tradesmen. I don't feel like I come home to a new house every day after work. No, I come home to my little house of nightmares. I paid for a new house but instead I got the used car lot equivalent of one. ... More

Not Happy with quality of the completion

I have horrible experience with KB, very slow haven't met any of the timelines they have provided, you will not get answer to your questions, bad quality in most parts and this happens primarily due to time constraints to close. Never ever getting a home through KB Homes

I got home with ceiling fan, the backdoor sliding door was dented. The response from KBhome was super slow. I had to escalate it to corporate office to find the supervisor information and even after that I had to make multiple calls to get a response. Finally they responded but getting the work done is super slow. Also KB home in their base mode (price they put on the website) is a bare bones house. E.g they don't even give handle to door, garage door opener, LED lights as default. These are we need to take as upgrade.

The home was delivered a full six months after it was promised—and the problem was not the pandemic! The problem was the company’s policy of hiring unskilled workers— and perhaps not paying well enough? Management changed on a regular basis—sometimes monthly—and thus there was no accountability. Shockingly bad workmanship throughout the home left us seriously disappointed. The sales team promised high value—and we estimate the house is actually In value about HALF what we paid for it. As a first time homebuyer I was initally very excited, but as time progressed, I became utterly disappointed with the whole process. The numerous delays, lack of communication and now that we are in the home, there are still a multitude of things wrong with the home, that we have been waiting almost 2 months for to be repaired. I will not buy another KB Home.

Terrible experience. First home buyer been my dream to own a home and my dream was shattered. Multiple unresolved issues months since closing still till today. Very poor responsiveness from builders who is clearly overworked with too many houses. Will do my best to avoid kb homes in the future

Unfortunately the entire experience was not what we were expecting. From the time we signed the contract to closing it felt at most times pulling teeth from construction to know about the status of our home. They would not commit to any estimate closing dates even though our sales coordinator and finance told us they can see on reports of one. When we got closer to closing, our superintendent of construction did not inform us until the day before closing that he was not going to have about 7 things ready in the home until after closing. (Shower enclosure, cabinet handles, window screens, closet shelfs, etc..) This was the same day that our kitchen counters were just being installed and he didnt have us walk through the kitchen for us to see that the switch for the sink garbage disposal was too high that the switch was hitting the sink that would not allow the switch to turn on the disposal. On the day of the closing, we were hoping to go our home as ready as it can be to only find out that the wntire home was not cleaned and found more issues with the home. We learned that the water heater was leaking, the entry garage door that connected the home to the garage was not installed correctly that doesnt properly closes the door (we later learned that the door frame was installed badly), and the electric wire in the master bedroom was crossed that would not allow a light fixture to go off when flipping the switches. When all of this was reported to the superintendent of construction, it felt like it went no where. We were exhausted after this entire process and sad to say we now have to do the work ourselves to ensure things are done right! Bad construction and repair time.

Quality of workmanship is not the greatest, we where expecting to buy a brand new house so that everything was perfect and new, which is far from what happen, we did a lot of upgrades and everything that was installed looks like it was installed by amateurs that didn’t really know what they where doing, also we recently installed a doggy door in the wall of our house and as we where cutting the stucco out it just crumbled into sand making the hole way bigger and more sloppy than it should have been not sure why the stucco just crumbled like sand we have cut multiple holes for doggy doors in other houses and have never had that outcome. ... Unfortunately, what was supposed to be an enjoyable experience turned out to be far from it. Due to a changing home sales market in June/July we struggled to get our (previous) home under contract. KB didn't care. Not only did they not want to work with us to still close on our new home, they literally gave us an ultimatum. On July 19th, we received an email which read; "Get your home under contract by Saturday, July 23 or we will consider you in breach of contract and sell them home to another buyer. If we are able to sell the home before August 30, we will return your earnest money. If not, you will forfeit the money." It's important to note that our close date wasn't until August 10. After doing some research we learned that this happened because they wanted to get the home off their books prior to their next quarterly earnings report which was, by no coincidence, one day after their ultimatum deadline. Obviously, this is not what a customer wants to be told, and things got worse before they got better. As for the quality of workmanship, we've had 3 separate leaks in our furnace system over the last 2 months. Each time we had water puddled on the basement floor. We've been told that the leaks are fixed and "shouldn't have any more." We've been here 3 months and our "30-day punch list" has about half the things done. We were told that some won't be done until the 10-month punch list. While not all of these problems are directly KB's fault, it's the fault of their subcontracted trades workers. We've seen with our own eyes that some of them do not care about the end product. They just want to get the job "done" and get paid. In fairness, I will again say that some of these problems are not directly caused by KB. However, they've been in business long enough to know that you get out what you put in. Since they continue to hire people with poor to no work ethic, in the end, it is in fact their fault. ... More

KB homes took 8 months longer to build that we were promised. The house was not ready at closing. We have been in our home two months and they still have not fixed anything. The workmanship is the worst I have ever experienced.

Outlets installed crooked. Garage cement 5 feet long cracks. Doors don’t lock properly. Window shutters weren’t installed until 3 weeks after we moved in. A motion sensor flood light that I paid for was replaced with a wall switch to turn on, not what I paid for. Just less than adequate overall workmanship.
