Love the home, the lawn is a swamp

We have lived in the home over 3 months now. We love the house and neighborhood. We were very satisfied with our sales rep and the gentleman who oversaw all the construction - I rated them both "10"s. However, I've reported in writing numerous times that the back lawn is a swamp that never drains, and KB Homes is doing absolutely nothing about it. We can't walk across the lawn without waterproof boots. We cannot mow the lawn because a mower won't make it through the mud. The dogs cannot go outside without getting their feet wet. the only bright spots in the entire affair were the builder and our third loan officer. Everything else was horrible. We received 13 different closing dates and were cancelled 3 times by letter. Our original loan officer was terminated and our second got sick, the third saved the day.

Nobody really knows what’s going on most of the time. They claim to be very good with communication, but the communication is solely through spam and automatic emails. We had countless issues along the way that were pushed off and were told “it’ll be fine don’t worry” to include our house being done 3 months early and them trying to force us to move in or lose the house. All of the issues we had could have been avoided with communication on their end between themselves and their higher ups. My husband and I recently purchased a move in ready home in Sanctuary Ridge. Prior to closing, we were told that our requests would be completed quickly. After being in our home now for almost two months, we still have incomplete work items and we cannot reliably get in contact with our representative. When we are able to contact the construction superintendent, he frequently dismisses, does not follow through, or won't provide timeframes for work completion. Dishwasher, Microwave and Refrigerator had issues. Dishwasher and Refrigerator was serviced once. Microwave has been serviced by the Builder and then the homebuyer 2 times!!! Horrible. Brand new home and all three appliances had to be serviced? Microwave 3 times??? Bad experience. Will not recommend to family or friends.

Started out good. Appraisal was not what we expected. After living in the house for 1 month. And discovering the construction and item was poorly installed. Promises made for first 30 days to get a good review. Additionally, KB HoA contract stipulations is not in the best interest for homeowners when it comes to lot boundary lines to allow each homeowner to install their own fence. Looking at the overall quality, Very very poor. . You all are not recommended. All the best.

Not very happy with KB Home, and their loan officers and management. Loan officers never properly communicated with us. In the end we had to find a different lender. After the closing when we entered the house, there were things needed to be fixed. Here we are trying to get settled in the new home we were still calling the contractor to get the stuff fixed inside the home.

From the beginning I experienced irresponsibility, racism and disrespect to the costumer. My home has a broken tile,the banister is almost broken too, a skin with horrible quality and stained, the kitchen sink look like rusted. we were also asked to lie in order to give a good review to the company, the Superintendent offered us gifts if I gave her a good review. After that we started having more issues she ignored my messages, her name was Isabeau. So no, I won’t recommend this company AT ALL.

After we picked the house we wanted, nothing was good or great after that. Mortgage company was horrible. We did a walk through previously with blue tape and signed off. When we moved in, nothing was fixed we had marked. Trying to get them to fix anything was like pulling teeth and we had to do some of it ourselves. When someone spends over $400,000 on a brand new house, the buyer shouldn't have to do quality control in the contractors job. Do not recommend.

The issues i am having with the home that i recently purchase at the Shadow Mountain community are the features in the module home and the finish product are way different. The island and food storage pantry are too small in the finished homes and is not similar in size that are shown in the module homes. The solar panels which are main features and selling point of the KB Homes are yet to activated and being used by the owners. Recently i bought my first KB home, though i have multiple investment properties, the quality, and workmanship are of a way low standard. At first things were good until our lot was sold from up under us twice. No notification or idea it had happened until when it was time to get a date for the studio. Then once that was sorted, studio selections were double selected by a neighboring house which caused some reselections without compensation.
