Disappointing Experience

Expecting a wonderful home building experience but had major issues with sales staff and construction. Construction quality was substandard from the framers to the finishers. Walls are not square. Everything was done half way right. Had to stay on top of them everything step of the way and we still had issues. Poor communication from sales staff and construction manager. Great experience with KB Mortgage and Design Center staff. We love the floor plan and the location but so disappointed in construction experience.

Buying this home is absolutely the biggest regret I have because it’s been nothing but constant headaches since the day I did my inspection. I was told when to schedule a third party inspection and both times the construction team was not prepared for it. I was told by the project manager that my expectations were to high and no house would ever be perfect, and I needed to have realistic expectations when trying to get the crooked wall, chunks of missing cabinets, and exposed nails fixed. Before we sign the contracts for the new home we told the KB agent that we will be adding a second name to the tile and was told that we could add that person during the signing at the title company. When the signing day came was told by the title company that KB has to amendment our contract. So we went back to the KB agent told them what happen and was told by the agent that they can not provide amendment or change the contract. Which will create additional cost for us to hire a lawyer to deed our title . Also we were require 50k in earnest money deposit compare to our other home ...

Just a heads up once you pass your 30 days in the home and have to deal with the warranty department you will sit and wait for them to get those items fix. You also do not get any updates so you are kept in the dark on the items that you submitted. So beware.

We are very disappointed. We made a list of items that need to be fixed. We were told contractors were coming but we had mostly no shows. We would text and make calls and no response. Painters came in to do touch ups. No drop cloths and got paint on our rugs. My wife had to get paint out. There are no transition strips down and the rug is fraying. Never have I seen rugs installed and transition strips not put down. We only been in the house 3 months. The ceiling in the lanai is wavy due to the trusses/rafters being bowed. I have lived in my house for 3 months now and I still have items that have not been fixed. Zero communication and the complaints that I have submitted have been tossed aside. They don’t care, they have their money and screw the consumer. Very disappointed in this company.

KB homes is straight-forward to deal with. You know the prices and options you will get. They move fast in construction! But, that may be at the cost of quality. They do not use the highest quality materials and some of the labor is sloppy. It is nice to have a home and they price it so that you can buy it, but they are not necessarily a good value. Quality just isn't there. And then when you want something fixed.... everything should be smooth and quick but you get a million run-arounds which is unfortunate. Probably would be better to just do things correctly the first time.

The build quality is not at all good, the materials used are sub par. The workmanship is not at all good. Seems like some armature who has no experience has built the home. There are scratches on the marbles in washrooms and kitchen sink. Kitchen cabinets have so many damages like literally looks as if it is 10 years old. Dry wall putty is not put properly and chips off and cracks everywhere angles were not put properly for doors and windows. Door frames have damages everywhere even before they were handed over. The build was late. 2 months after living in the house and we have NEVER had a working microwave. Issues have been outstanding since moving in, week after week we’re told ‘it will be done this week’ and nothing ever ends up happening. It makes it worse that these are minor issues that could all be done within an hour or 2. It’s annoying as it is a prime example that KB hire works with poor workmanship that obviously don’t take pride in their work, these items were obviously also overlooked by the management who should have picked it up.

While the home KB delivered is certainly a fine home, I'd wager there are ways to get a fine home with less headache. After being in the home a while, it's clear where some costs were cut. Certain things were unfinished or wrong: a chandelier with no lightbulbs, the door to the garage was installed backward, a nail sticking out of the stairs, a shrub promised in the front that has never been installed, several dozen large nails left on the deck/backyard. There was a long list of issues that were documented prior to closing that I am still struggling to remediate. Some of the issues were dealt. However, big ticket items like kitchen cabinet is still pending with no visibility to resolution. The Sales staff, Construction Staff, and Customer Service staff are NOT the problem. WoW, the home build quality is as low as it can get. Exemplifies that the company is having severe trouble engaging skilled workers compared to its competitors.
