First, I was placed on the waiting list to purchase a home in January of 2022. My name finally came up to purchase a home around March 20th 22. I placed the down payment and the salesperson said my pre-qualification letter and and closing disclosure to me. My realtor and myself, went off on those numbers and planned for the home for several months. A month later, my salesperson from KB sent me a message that he had to apologize for sending me the wrong figures and home information for over a month. Wow. KB sales and mortgage are awful to deal with. Very unprofessional, and they did not help get me into this house, I had to resort to another lender. The communication was awful, the loan rep had zero experience and professionalism. Being a first time homebuyer, it truly was an awful experience. Not very good experience from KB homes management

I was told by the team Reg a $3k credit for closing but they finally said it’s not possible. The initial lot I was shown was 40ft wide but it was a mistake and just touching 36 feet wide only. I came to know this after 6 months of initial deposit. I tried to reach out to KBHOME management through sales, financing, construction leads but no response on the status of $3k credit. Poor customer experience.

The finish of the house was not done well. It’s like the project manager didn’t even review the final finish. If I have to go and am able to see easily spotted problems then it shows that the usually expect to have the buyer have to do the checking for them which is not a good practice. I also complained about bugs getting through the side of the walls on the house. A few weeks later and I am seeing ants come from behind the stove and out of one of my electrical outlets in the kitchen. The garage cement finish was also terribly done. Do your homework and be prepared to fight with financing. Do not go off what they tell you and make sure you get a preapproval from an outside lender to compare.

Nobody really knows what’s going on most of the time. They claim to be very good with communication, but the communication is solely through spam and automatic emails. We had countless issues along the way that were pushed off and were told “it’ll be fine don’t worry” to include our house being done 3 months early and them trying to force us to move in or lose the house. All of the issues we had could have been avoided with communication on their end between themselves and their higher ups. Dishwasher, Microwave and Refrigerator had issues. Dishwasher and Refrigerator was serviced once. Microwave has been serviced by the Builder and then the homebuyer 2 times!!! Horrible. Brand new home and all three appliances had to be serviced? Microwave 3 times??? Bad experience. Will not recommend to family or friends.

I have filed 3 better business bureau complaints. so lets start from the beginning. I bought a house on a plot of land i was told I would be able to put a pool in. I paid for the land, I went to the design center and paid 8k for upgrades to my home. From there issue number 1 - I was called and told due to a pipe running under my property I would be loosing 1/4 my yard. My kids would no longer have a pool etc... Recently i bought my first KB home, though i have multiple investment properties, the quality, and workmanship are of a way low standard. The wrong cabinets are installed and post-handover, I have been asked to reinstall the cabinets. There is no space to access master bathroom from one side. Overall a very terrible experience with KB Homes.

We bought our first home with KB Home. There are pending items to complete but they requested us to close the property and mentioned that they would complete the pending items with in 2-3 weeks of home closure. We almost completed 2+ months and still they did not address the pending items and every day follow-up got a big headache. My recommendation to everyone not to go and close the home without trusting them. Just close the property once everything is addresses.

Preapproval process was terrible thru KB. Was approved fully thru my lender and was told that I’m going to loose my house because I wasn’t qualified enough. KB lender could care less had to basically show the money and then there attitude changed. Then when I came to building my house was one of the first houses started and took longer to build than others. I feel KPH Holmes builds a good home, But their responsisiness to the customer is poor, They pulled back a $2000 offer at the sales office, And refused then negotiate anything for a better deck, I ended up with a tiny deck.. Very poor customer satisfaction at the management level.. I would not recommend kbh homes the anyone else.

Poor Customer Relations

KB charged me an $800 capricious fee for delay of escrow. The delay was because KB ignored and then flatly refused to provide information to my outside lender. Beware! If you intend to use an outside lender you will probably run into problems.

KB allows convicted felons access to your house-No follow thru-Steals money

KB allowed a convicted felon (many charges and jail time) to be in a supervisory position in the neighborhood, access to all the homes to be the one doing walk-thrus. He lies, represents himself as being able to do additional things for you (fencing, flooring, etc), takes your money and does not do the work. Dangerous

the only bright spots in the entire affair were the builder and our third loan officer. Everything else was horrible. We received 13 different closing dates and were cancelled 3 times by letter. Our original loan officer was terminated and our second got sick, the third saved the day.
