Once I closed on the property and now moved on to working directly with the worker regarding warranties and all other matters- the entire experience became an absolute nightmare. I was mistreated because I scored the first part of my buying experience at 7 over 10- there’s an avid score system that KB send out to buyers after close of escrow. So from that point in order to get things done, including promises their employees made, I was required to first provide a score of 10 on their avid rating. I declined and expressed my concerns to upper management and was pretty curbed ever since. I sent out emails to their corporate office and that too made no difference at the time of this review. I even went as far to show text message communications between myself and their staff as factual evidence to support my claims - that’s too was swept under the rug. Currently, there 9 issue with my brand new home one of which is a huge concern for me- concrete with large pieces of metal pointing out that was hidden beneath bark by the builders. I have small children and fear possible lacerations to their foot areas if encountered. Currently waiting to see if the division president will follow through with having these issues fixed. ... Kbhomes dont care about clients issues or try to resolves them. All they want is to close the home.

Horrible sales experience with Kelly. Constant miscommunication with superintendent Daniel. Major issues with home finish interior & exterior. Sewer backup with 2 weeks of move in 3 calls to customer service and had to call our own plumber. Island counter top broken at install, major drywall issues, garbage disposal outlet not hooked up, dryer outlet not working, block wall damage. Tub & shower damage. Stucco damage. Sewer clean out in garage above grade and trip hazard. Customer service reps entering backyard without permission or consent with dog on premises. KB customer service rep has been at home every week since we moved in 1 1/2 months ago for repairs, with still ongoing issues not resolved. Have to move out of home for 5 days for repairs on ceiling drywall that delayed us getting our keys 5 days after close of escrow, but was not completed as superintendent stated it would be. I did not have a good 9 months experience with the house. A lot of delays, people not keeping their word and worst off I couldn’t live in my house due to plumbing issue. No one addresses my concern until 3 days after we called the emergency service line 5 times and worse part kb told me they would do my backyard landscape to make up the damages. Also kb does not take ownership of their mistakes and brush it off like they don’t care about the home buyer

Agent disappeared after her name was on the contract that got her the commission. Senior leadership supported her behavior and defended it when questioned .

The builder appears to have hired contractors who offer rock-bottom pricing but deliver subpar workmanship. Since moving into my new home on February 15th, I have uncovered numerous issues and defects in the construction. The most glaring example is that even something as basic as installing a wall oven was done incorrectly. At this point, I've given up trying to get the builder to address and resolve these problems, as repeated attempts have proven futile.

No one show up in the house for the 10 days walk nor the 30 days walk. I had a list of items that need to be completed the house drywall paint doors are damaged. Locks are not working properly bathroom problems and still no one showed up. I reach out to the construction manager. I left them a voicemail. I text them the information they get they send me the people that wrong. I still have problems in the house has not been fixed. I would highly recommend it. Anyone from future resident of KB Homes . Do not sign the closing until you have everything completed in the house to your satisfaction

It has been a horrible experience to enter the house of your dreams and that it has too many inconveniences and that when trying to fix one thing they break down another, we are still waiting for repairs in our house and it's sad that they don't want to help us

Kb is one of the worst company to deal with. If you have any issue with the home no one seem to be able to help. Stay away. Recently purchase less then 2 months ago. Having issue and no one cares. The worst experiences I have seen.

Please, save yourself the massive headache and avoid KB Home and KB Mortage at all costs. My first time buying a home and I regret it! From the start there has been nothing but problems, from lost earnest check to failed promises this entire experience was a joke. When dealing with anyone that is “ a supervisor” the buck gets passed off and you end up working with the same person you complained about and didn’t want to work with due to total incompetence (mortage side especially) On top of that the house has so many issues that it’s nearly laughable. First time opening my front door the trim fell off, which isn’t even one of the major issues. No one gets held accountable when nothing gets fixed or done either, so have fun spending a ton of your time and energy to get nowhere! If you get Lisa for your mortage, demand someone different as she can’t communicate for the life of her, even confusing my broker who’s done this for over 10 years. Due to her and her manager Erick’s lack of work ethic, integrity and honesty I had my close date moved back multiple times to the point I got my keys at 5pm on the last day of the month giving me 0 time to leave my rental property costing me hundreds of dollars ... Closing was set for March 24th. I did everything on my end to make it happen. The house needed at least another month's worth of work to complete along with a water leak in a bathroom. It was ridiculous to see. No hole for a dryer vent, broken trim, concrete in the garage a total disaster with spills and chipped concrete along with noticeable cracks already. Finally closed on May 15th with issues still existing. As for the inside of the house, I told the Superintendent I would finish the inside of the house myself because it was obvious the subs don't care about quality and don't have pride in their work. Some of the subs were outstanding in their work as far as flooring, kitchen stove, AC, and sprinkler system. The painters and trim sub contractors are terrible. And to have a toilet paper holder over 4 feet from the toilet is so laughable and I shared it with the Superintendent. The cost of this house as to the quality is totally lacking and way over priced. The Superintendent is a good man, but he doesn't have the ability to get quality workers to finish homes correctly and I can tell it bothers him. If I would have known KB Home was this bad with the finished product and what they try to sell you, I would have never done this and I will not recommend KB to anyone I know or care about. I also doubt this review will ever be considered because I have seen how the subs are allowed to turn out a product that does not meet the standards of quality. This had to be one of the most stressful purchase and move we had ever experienced. I’ll start at the beginning with the loan officer, our loan officer matt gave us some expectation he was not able to keep. He was very unreliable, he would say I’ll call you and he would never do. During the whole process we were left in the dark, he was more worried about his personal business he had on the side than his actual job. We had no idea where our loan was in the process and on top of that we stressed to him the importance of setting our closing date because we were moving from Delaware to Texas and we had to move our closing date two times because he dropped the ball on turning in our documentation into the processing department even though we kept calling him to see if our paperwork had already been sent to the processing department to get our loan in the process. We were told that to compensate for the loan officers negligence we would be getting a garage door opener and that has yet to be installed in our home. The fun does not end here, my family and I get to Texas and not only was our house not ready the quality of craftsmanship has left me dumbfounded. There are so many discrepancies in the home and even though I have reached out to the project manager at least once a week I feel like we are left on the back burner since already moved in, not to mention we have been living here for over a month and have yet to be able to set up trash service or water under my name because the certificate of occupancy has not been released. This experience has really taken me by surprise because my wife and I had a purchased KB home in the past and the quality of craftsmanship was high and the experience was smooth but now it feels like a lot of corners were cut. ... Stop and reconsider. The sales manager is the worst person and provides awful customer service. He want me to desist from buying the house, and he was glad that that was the outcome. I persisted because otherwise they would have kept my deposit. The lender that they offer is literally unresponsive. I closed with another lender and never received an answer from KB home lender… why? They offer 10k closing cost assistance, but is just a trick! They did not provide me anything or give me information on why. The sales team was NOT present when I closed on the home… they avoided me! I got the keys in a bag on the garage… the only person greeted us where contractors that were still painting the home and cleaning… obviously they had no clue who we were. The house was delivered dirty, a knife blade on the kitchen countertop, bottles with paint open on the floor, it’s was horrible. We had not heard anything from KB home customer service about this… even as I competed a survey already… so that proves that they really don’t care about you. They only want you to blindly fill these surveys to make them look good on social media, but in reality their customer service is bad. ... More

Expect delays, no accountability, and no communication from KB Homes departments. Initially, everything was great, but as we got closer to the closing date that changed for the worst. First, they told us we did not need flood insurance causing additional expenses to us the consumer. One week before the closing date all KB agents helping us went radio silent.The closing date came and we did not get notified in any way that it had been move due to the builder not having our home complete, it was until next week after the original closing date that we received word that it will take two more months to finish. Now it has been close to three months in the home and the warranty department will not respond to any of the emails I have sent them even after receiving a confirmation email from the stating that one of their representatives will contact me in 48 hours. It has been a whole month and no response to my emails. I will never buy again from KB Homes or recommend them to no one ... More

The house was delivered to us with many details, broken walls, glass with details in doors and windows, they did not clean the house, it was delivered dirty and with paint on the carpets, the gate was hit and they still did not replace the panel. The peivers were not cured, painting details inside the house still not done. The master closet done very badly. The truth is that we are not happy with the house because it was delivered to us with many things to do and it was delivered out of time. We are not happy.

In this current market you’d expect homes to be built better then ever. Interest rates are high and house prices are higher then ever. For those families still wanting to purchase a house. Buying one poorly built and shown lack of professionalism is disappointing. Trying to get someone to come do repairs is a joke. I thought it was just my house but after speaking with my neighbors it’s all our houses. When I met with KB homes the first time I was told how well their homes are built and how attentive they are to details when building homes. This is a like and a total joke. Don’t recommend kb homes

Since the very beginning at every stage of the process, I’ve communicated any errors or complaints immediately. After any complaints and talking to different associates in different departments, there was always a sense that things would be addressed, however that was never the case. Either things get passed down to different departments or people in charge, but things were never done. The overall construction of the home was very sloppy, tons of mistakes in just about every step. Lots of very obvious mistakes that were just looked past. When finalizing the home purchase, many things were still pending and we had many complaints from the construction of the home itself, delays and even the whole loan process with KB. I spoke with the customer director Don and we advised of all the issues within the home and with the customer experience. We left with a positive hopeful conversation that things would be corrected and rectified, because he was very understanding that our complaints were validated. However, at this point it has been about 5 months since then and only one of the smaller issues has been addressed. Nothing has been rectified. At this point I am very disappointed and would think that a company such as KB would do so much more for their customers and would not want to leave this type of experience for their customers. It seems as though there is no responsibility within the company to make sure things are being done. Someone needs to hold each department accountable to make sure things that are promised to be done actually get done and the customer is not left hanging for over a year. My experience was miserable and they know it. They were not honest about closing dates and they put me through at least 10 closing dates. This caused me undo and uncalled for hardships on me and my dog. Moving from place to place counting on KB to make good on closing only to be denied again and again! I lost trust in them fairly early on. Funny, the only dates they held true to was the date I had to have my earnest money/check sent to them by which in good faith I did! And at that point my closing date was cancelled for one excuse after another. They are quick to blame weather, worker shortage, etc. I saw their issue as a lack of leadership from the front office to those on the ground I saw working. A clear lack of supervision from higher up. The sales guy, the lender and the onsite construction guy were the only ones I trusted. All others truly didn't care promising only in the end, only when they knew how hostile my review was going to be, told me "they'll make up for the inconvenience" I went through. When you cant convince a buyer with quality product and results, you bribe them. I didn't take the bait and have the moral courage to put out there what I'm writing here. Approach KB with extreme caution, I'm not the only one this has happened to. Do your due diligence. I'm day to day with my new place a certain upgrade from the townhome I had in IL, but I just pray that small things I've noticed in workmanship and so forth, while not earth shattering, aren't signs of what might come later. Sales team was great. All other aspects from loan, construction, quality, craftsmanship, closing, to repairs has been a nightmare. Very disappointed in the product. There are major issues in every part of the home. Moved in and the AC, Ovens, electrical and plumbing all had major issues. 2 months in and we still do not have proper working air and still no ovens. Countertops that we paid extra for is cracked. Most of the electrical was wired incorrectly or not at all. Overall, the lack of detail, care and professionalism was missing. Not sure if it is incompetence or laziness or both. Either way we feel as if we were sold a lemon. We will NEVER EVER BUY KB homes again. Do your research!!!! Also, incorrect materials were used. Drywall does not even reach the floors. We have had at least 20 repairs so far and are awaiting many more to correct the issues. The construction manager who was in charge of our home lied to us multiple times causing us extreme stress about closing. We had no where to go, our storage unit was up, had to cancel movers and KB undelivered as promised multiple times. Finally closed with an incomplete home. Will not recommend kb homes

A lot of talk of doing the right thing not not much really being done. Still not finish with stuff promised would be done before closing and more issue keep being found and things falling part.

This is my second home that I have purchased with KB. The first home that I purchased was in Sacramento, CA. We had some build issues but most of them were resolved in a timely matter. We moved into our new home on 10/7. We first started with a close date that was changed at the last minute. Our rate was already locked in for 10/7 so we had no choice but to close. Trusting the superintendent, we thought majority of the issues would be resolved. We got a 3rd party inspection prior to close which uncovered even more issues. The superintendent lead us to believe that the issues would be resolved and there was no need to worry. Two months later we still have a list of major issues that need to be fixed. To avoid unnecessary cost and time spent of their superintendent, KB needs to invest in a QC group. I think it's more important to build a quality product than to allow a family to move in and encounter unresolved issues that could be avoided. ... More

My experience with KB homes has not been the greatest or happiest one. I have been in the house for 6 weeks and living “garage living” due to the massive issues I am experiencing. I believe KB is dealing with quantity and not quality as they used, this is my 4th KB home and I am not satisfied nor happy with the quality of their product. From bow walls, due to framers did not repaired marked spots and rushing to cover with dry walls, delivering a house with a serial issues that are continue to be repaired and I continue to accommodate their 3rd party contractors, losing work and hurting financially cause they want to do repairs to their convenience. their super intendent did not took serious my comments, I feel the joy and excitement of getting a brand new home have been rob from me, A house that was promised to be almost perfect and deep clean, we’re promises not delivered, instead I received a house vacuumed and floor dusty, on which for the last 6 weeks I have been breathing plaster dust which is toxic. I experienced at the time of my second inspection the most humiliating and sickening experienced of founding feces in the second bathroom and the super intendent laughing cause somebody did a number 2. I never received an apology from the manager from this super intendent. My beautiful black hexagon tiles backsplash, which the grout has been damaged by the incompetency of the contractor working in the kitchen cabinets and countertops, now the grout is white, gray,reddish,black. My two tone of whites cabinets that at the studio and sales I was told they would be Maplewood, well not even close to!! And I can continue listing and awful long list of defective and poor workmanship!! I feel at times the house is a lemon, and since KB was super late they just rush to do such a poor job and nobody took pride. Today, the new super-intendent Collin and customer care Jayden are trying so hard to repair and move fast with all the issues I am still experiencing, they have been so apologetic, KB needs to hire more people like them!!
