This has been, and continues to be, the most frustrating encounter I've ever had with a builder. Despite having a year and a half to construct the home, the same issues were repeatedly brought to their attention. The repairs carried out by KB were subpar and haphazard, resulting in the need for multiple returns, and the situation deteriorated with each attempt. We invested significant time to fulfill our obligations and be available when required, only to find them unprepared and tasks incomplete. Despite asking multiple times for confirmation of completion before our arrival, KB consistently deceived us. As two professionals with demanding schedules, we sacrificed valuable time off based on inaccurate closing dates. Additionally, we incurred financial losses due to missed rental opportunities and payments to third-party vendors engaged for necessary inspections. We closed on the house with outstanding items that remain open! What should have been an exciting moment was stolen from us. We closed on 10/6/2023 and still waiting on repairs to be coordinated. Warranty is unresponsive, does not reply in a timely manner, does not follow through with agreements in place, work orders were completed incorrectly, people are showing up without the proper resources to complete tasks, showing up unscheduled, and work completed is mediocre often times leaving more things to fix and clean up. Staff is condescending and tries to manipulate the customers into completing the survey with scores that are not merited, offering upgrades for higher scores. Home buying with KB is the most worst experience ever. Doors coming off the hinges, air vents installed backwards, Defective drywall, wrapped door frame. Home was never Cleaned on mover day, items that needed to be fix was lefted undone. I can go one put it's pointless.

The quality is really really bad!!!!!!!!!

We were very excited when we made an offer for our first home with KB home in Tesoro Viejo, Madera, CA but our excitement got ruined when the bulider doesn’t meet the expectations. First of all, it started with the sales management. Through our whole home buying process, their sales agents were keep on changing so we had to work with 3 different sales agents in 6-7 months and there was lack of communication and transparency. The first sales agent, we started working with, didn’t clarify all the upgrades and standard things when we made offer. It was frustrating when the home was almost ready and we didn’t find the things we were expecting in the home as we even weren’t aware of that ‘those were part of upgrades’. When we brought this issue to the Sales management, they didn’t respond for almost 3 months about the issue because their sales department doesn’t want to accept their fault and tried to blame us (the customer) for all that mess they created. Even though KB home’s design studio wasn’t aware of those upgrades. When we double checked with KB home’s design studio about our concerns they were also not aware of those upgrades. But the worst customer service they provided on that time when KB home’s management respond us with negative response about those concerns after 3 months that if we want those things, we have to pay for those and it was totally irritating that how come a Builder is asking to pay for something which is not customer’s fault and didn’t mentioned to us while we made the offer. Instead of accepting their managements faults, they tried to blame us for each and every mistake they made. Because of KB home’s unresponsiveness and being irresponsible of their mangement’s mistakes we have to pay extra interest rate on our mortgage as we were not able to move forward with our closing until we get any response from them. Finally, when the time comes for closing they messed up with the upgrades for what we paid for and they stepped back and didn’t fix those by saying that “Its right according to us”. I paid alot for my upgrades but the quality of everything is compromised by KB home according to the price they charge us. Our overall experience with KB home was the worst experience we ever had with anything else. KB home was treating us like they are giving free home to us so they don’t care about the customers satisfaction. I will never ever recommend anyone to move forward with KB home if they are willing to buy their dream home. They totally ruined my first home buying process. This as been a terrible purchase. My son use to work for KB home and tons of things are happen that he said are not the same when he was there and he is the reason I purchased this house. The Finance company tried to rip me off with the rate, construction was unresponsive and didn't get work done in time for closing. As a matter of fact there is still work outstanding and my son had to coordinate most of things himself because he was tried of waiting on construction. No one at KB Home order the Certificate of Occupancy, so my son ordered it himself from the city of Cibolo. No one from KB communicates and apologizes for closing a week late and work unfinished. ... bad experience in everything. Took 2 years almost to build, with poor quality and do not add value to house. Its a loosing asset

Total and complete disappointment. I would never recommend KB homes to anyone I know. If I could give a zero as a score, I would.

With this being our 2nd purchase with KB and communicating the concerns and issues we encountered with our first purchase, we assumed this experience would be different. First, we had issues with the lot on which we put our good-faith deposit. We were told the lot reserved for us could not have the plan we selected built on it due to city regulations. We were then given the option to have a different corner lot, and the build would be faster (February) because the city permits were already complete. This meant we had to accept options we did not want but agreed to because a faster build date is what we needed. Foundation was poured without our knowledge, and regarding the weekly touch bases with our project manager, that never happened. We had to reach out to get updates on the build's status. We had an independent inspector check the house as it was being built to ensure it was done to standard (several items were noted on the report(s) and went not being addressed/fixed). Fast forward, we were set to close and confirmed the appointment the day before. We show up and were told we have not signed off on the "completed home" and that the home closing would not happen. We sat there for over an hour, waiting for someone to tell us what was happening and what would happen. We have been in our home for a little over a month and are still waiting for repairs/corrections to be completed. The lack of communication is still an issue. They changed closing date many times. They have not came back to fix the things under warranty.

Lacking construction experience and knowledge in the home building field to no one can do anything of what they promised at the time of closing they make it sound like your family and everything will be fixed but they can’t get their trades to come back and do any warranty work simple details get missed no one is ever available every one is either not in yet off or has gone home for the day or on vacation and no one is Available on weekends but yet they are sooooo behind very unhappy with the quality of the work for a brand new house Frank the kb construction rep is nooooo help at all kb is just empty promises I should have gone else where to purchase ... Unfortunately my home was sold with many outstanding issues as I was told to stop pointing out issues prior to closing, the biggest of which was the unlevel floor (entire first floor). The fix involved moving my furniture outside and having cement poured and the floor installed again. This now two month process is still not entirely completed as I still have cement on my walls and blinds because of it. Other issues included drywall, plumbing, and windows/sliding glass door. Slowly getting resolved one by one all while I am still expected to pay a mortgage...

I did not have a great experience with KB. I had several problems that barely got resolved. The positive I got a nice house.

KB home is terrible, I regret buying my first home with them, and everything in the house is broken and not properly put together. They’re management team sucks and all they do is bluff and talk and don’t get the work done when things need to get fixed. I am grateful to be a homeowner but I wish it wasn’t KB. I would rather go to dr Horton, yet they wanna complain their customers aren’t satisfied and get upset that we’re upset with them, I feel like I brought a 50 year old house because of they built everything in and out the house but complain when I say things are not done.

Please, save yourself the massive headache and avoid KB Home and KB Mortage at all costs. My first time buying a home and I regret it! From the start there has been nothing but problems, from lost earnest check to failed promises this entire experience was a joke. When dealing with anyone that is “ a supervisor” the buck gets passed off and you end up working with the same person you complained about and didn’t want to work with due to total incompetence (mortage side especially) On top of that the house has so many issues that it’s nearly laughable. First time opening my front door the trim fell off, which isn’t even one of the major issues. No one gets held accountable when nothing gets fixed or done either, so have fun spending a ton of your time and energy to get nowhere! If you get Lisa for your mortage, demand someone different as she can’t communicate for the life of her, even confusing my broker who’s done this for over 10 years. Due to her and her manager Erick’s lack of work ethic, integrity and honesty I had my close date moved back multiple times to the point I got my keys at 5pm on the last day of the month giving me 0 time to leave my rental property costing me hundreds of dollars ... They said was getting the model home only bigger. It was jot the model home it was very different no shutters, no railway, no rock outside the house. So felt very mislead. The dryer wiring was done incorrectly, the house was dirty upon move in, grout still not done in some rooms. Outlets not working. They literally put the cheapest materials possible toilets seats brand new were sliding all over the place had to replace screws. Paint wad only one thin coat you barely bump it or wash it comes off and leaves a bare spot in the wall. Cabinets were unfinished in bathroom and kitchen. They promise they will get to it in a timely manner but never show up. Or text a few minutes before coming with no wchedule and say we are coming. The house was poorly built snd through together as fast as possible with little quality and charged top dollar. Issues still not fixed. Post closing don’t expect much, so make sure everything is checked twice and checked again. No matter how insignificant it may seem make sure it’s done. Addressing issues after close is done at KBs convenience. On 4 separate occasions I stayed how waiting as scheduled and agreed and no one showed up. They did show up at their convenience when I was either working or had something else scheduled, regardless if they are contractors or subs they are agents of KB and should be respectful of your time and privacy. Overall just a bad experience and regret purchasing home, which sucks.

Very poor quality home and facing lot of issues with new home

Loan process was easy until it came time to close all these excuses if what was needed or missing kept pushing closing back a week then back another week! Upgrades in home have poor craftsmanship dings scrapes & scratches on upgraded cabinets Tub insert not connected to wall attachment this creates repairmen to come make a mess to fix the issues that should have been completed correctly in the first place Holes in ceilings around fire sprinkler and around outlet covers Faulty plumbing causing flooding in the house first day we moved in

Closing was set for March 24th. I did everything on my end to make it happen. The house needed at least another month's worth of work to complete along with a water leak in a bathroom. It was ridiculous to see. No hole for a dryer vent, broken trim, concrete in the garage a total disaster with spills and chipped concrete along with noticeable cracks already. Finally closed on May 15th with issues still existing. As for the inside of the house, I told the Superintendent I would finish the inside of the house myself because it was obvious the subs don't care about quality and don't have pride in their work. Some of the subs were outstanding in their work as far as flooring, kitchen stove, AC, and sprinkler system. The painters and trim sub contractors are terrible. And to have a toilet paper holder over 4 feet from the toilet is so laughable and I shared it with the Superintendent. The cost of this house as to the quality is totally lacking and way over priced. The Superintendent is a good man, but he doesn't have the ability to get quality workers to finish homes correctly and I can tell it bothers him. If I would have known KB Home was this bad with the finished product and what they try to sell you, I would have never done this and I will not recommend KB to anyone I know or care about. I also doubt this review will ever be considered because I have seen how the subs are allowed to turn out a product that does not meet the standards of quality. The worst decision you can make is to buy a Kb home. From the service to the craftsmanship of the home, staying away is the best thing you can do for yourself and your family.

This had to be one of the most stressful purchase and move we had ever experienced. I’ll start at the beginning with the loan officer, our loan officer matt gave us some expectation he was not able to keep. He was very unreliable, he would say I’ll call you and he would never do. During the whole process we were left in the dark, he was more worried about his personal business he had on the side than his actual job. We had no idea where our loan was in the process and on top of that we stressed to him the importance of setting our closing date because we were moving from Delaware to Texas and we had to move our closing date two times because he dropped the ball on turning in our documentation into the processing department even though we kept calling him to see if our paperwork had already been sent to the processing department to get our loan in the process. We were told that to compensate for the loan officers negligence we would be getting a garage door opener and that has yet to be installed in our home. The fun does not end here, my family and I get to Texas and not only was our house not ready the quality of craftsmanship has left me dumbfounded. There are so many discrepancies in the home and even though I have reached out to the project manager at least once a week I feel like we are left on the back burner since already moved in, not to mention we have been living here for over a month and have yet to be able to set up trash service or water under my name because the certificate of occupancy has not been released. This experience has really taken me by surprise because my wife and I had a purchased KB home in the past and the quality of craftsmanship was high and the experience was smooth but now it feels like a lot of corners were cut. ... I’ve had a leaking roof in my starlight kb home in the Central Park area for 5 weeks!! KB has sent the same roofer out three times and they have still not fixed my roof. It actually seems to be getting worse. I’ve also had my dishwasher broken, my AC not working. I have a hole in my siding and holes in the flashing of my outside fireplace that let mice get into my walls, and they scratch behind my daughters headboard in her bedroom. Nobody’s come out to seal the hole or the flashing or make sure that the mice are out of my walls. I’ve had a pond in my front yard from the neighbors sump pump, constantly running and leaking into my yard. I’ve had a leak in my indoor plumbing that went into the basement and I had drywall damage. All of the weatherstripping and window seals on my windows are falling off. The refrigerator molding is torn, and I have no power in my office or guestroom and haven’t for over a month. so, I’m Not exactly satisfied. And these are just the big things. ... More
