Not very satisfied with this newly built home. This is our second home but the first newly built and the first KB home. From the final walk to move in to now, there are still things that are not completed and we moved in March 9th, today is April 25th. I was lucky to at least have the Warranty people come out and give me a date to fix remaining issues. Overall, I would not buy a KB Home if I could go back in time.

Everything was going smoothly and satisfyingly until closing approached. After multiple last-minute delays to closing, we felt rushed into forking our money over, and then we were promised that any remaining issues at the home would be addressed shortly with wording like, 'right now', 'later today', or 'tomorrow'. More often than not, this was not the case, and it felt like we were taken for a ride. Seemed like they got our money, and then forgot about us. Took over 2 months post-closing to get almost all of the issues addressed, in what could've taken a week or two, at most, for nearly every item, with coordinate effort. While we are happily moved into our new home, the process to get that was frustrating and did not represent KB Homes well We rarely were communicated with, or given proper information, even when emailing and calling almost every day at some points. We were told things were being handled and they weren’t, we were given inaccurate timelines, and we were frequently ignored. We are incredibly patient people, so even at the beginning we waited 6 weeks to hear anything from our sales rep. It took us emailing her and calling her multiple times to get a design appointment booked, and it wasn’t until we got a bit more assertive that we got one booked (way later than we were told). Issues weren’t being handled as they popped up. For example, we addressed that the bathroom tile was poorly done (overlapping/wobbly grout lines that made the tile looked warped) days after installation in October and were told vaguely it was being handled, but as we continued to visit we continued to see nothing change. We continued to bring up this issue for weeks after. When we did our pre-close walk through, it still sat exactly the same, and that was in December. That issue delayed our closing, almost causing us to move in 2023 and have to live with relatives until it was done. Another issue was that a lot of our pending items are still not completed and we are pretty much being ignored at this point. I can’t help but thinking that if we had had a better sales rep, construction manager, or anyone who was actually willing to help, we would’ve had a better experience. Poor communication, lack of information, no follow through, and feeling very in the dark during our first home buying/building process, is what is causing our low review. Most of my home buying experience with KB was great. Including the initial walk-through with the sales rep here at Berry Springs, the design team was very thorough and really helped my wife pick out items that she really loved. Our issues are with the quality of the build. The construction team failed on numerous occasions to respond to emails, texts, or calls. Any issues that we asked to get resolved were met with resistance or they would do a bare minimum job to try and skate by. At this point, 45 days into my home, I still have construction issues that seem to take way too long to resolve.

NOT A GOOD EXPERIENCE AT ALL

The finish job for the house was not done well. The door knobs kept felling off. Issues with AC. Closing date got pushed back multiple times and never got a confirmed closing date because of that we lost the good interest rate. The team was unresponsive to emails.

There are some designs that KB homes provided that other builders don't. KB studio people need to be careful on what they suggest on the products, which I did not get the answer I expected to received. Constructions people didn't deliver my expectations so it was tad bit disappointing.

We were promised to have closing done on September 17, 2021. As per that we sold our home in Florida. Then they moved the date to October 21st. We had to rent a home since we sold ours. All the furniture and stuff were put in a rented storage in Pflugerville. They moved the date again to October 27th. Then to November 4th. Then to November 12th. Finally happened on Nov 12th. You don't understand the financial burden we faced over renting a home and the storage. Driveway has a crack . Garage has concrete broken off in many areas. Hole in garage where sheet rock meet. Door bell was placed on the second floor which you don't hear downstairs. Toilets with cheap plastic flush handles which are very loose and you can't tighten them anymore. Also for the water pipe to come through the wall to the toilet tank has a big hole on the wall which cannot be covered with the rounded cover. Sliding door has a sliding screen and that was torn around its handle, they corrected it with silicon !!. Water problem in the back yard. If you walk, your boots (you need boots) will sink in the clay like mud about 4-5 inches. Irrigation / sprinkler guy said its not from the sprinklers and may be coming from underground all the way up from the golf course area. This is our 4th new home we built. My Experience with my builder was bad he did not keep us update on a home never pick up the phone and did not do what he told us he was going to do

They said they were going to come fix things that weren’t done right and our yard was very bumpy didn’t look like they leveled it at all! We have chunks of our yard that have no grass! They said they had to get a second party company to level the yard and roll the grass and that they would do it the next week! We contacted Kyle the construction manager and he never replied. They also changed our close date the day before we were suppose to close. I would not recommend KB to anyone I know.

It's not good. Everything come very slow. Bad service

It was a hectic process to get your home closed. Few false promises made during the process. Workmanship is not at best and at the same time it is not worth for the money you pay.

Really bad experiences. Once they get their reviews you never gonna see them

Too bad for warranty,I have problems on countertop and then I wait long time ,nobody help

I haven’t been in my house for two months and things are falling apart. Very cheap materials and poor construction. Very unimpressive.

To begin with, the initial experience was all great where we could pick a lot, pick the floor plan, elevation and choose the structural changes and select the interiors of our liking. Good Things: 1. We are happy with the masonry work and how the elevation turned out. 2. Plenty of options for the selection of base floor plan and elevation Bad Things and areas where the quality is poor: 1. The craftsman ship for the interiors is sub par and we are not happy at all with the finish of drywalls, how the corners appear, the materials used for the doors and windows. 2. Drywalls: There are many areas of the house where the coffered ceilings, drywalls, kitchen island walls looks crooked, finish is not good and its not aesthetically pleasing. 3. Painters have not used tapes to avoid paint bleeding on to the edges of cabinets, countertops, other colored walls on the outside and on the garage opener etc 4. Cabinets - Had scratches, paint drops, smudges at many places, we documented everything and shared it with the construction manager before closing but we were promised that this will be taken care after closing by scheduling for a cabinet punch. When the cabinets guy arrived he is blaming it on painters/construction workers and did not fix all the issues. 4. Flooring - We chose Vinyl planking but beware of the floating types, we saw the model homes which was glued however for us they installed a floating type which is shaky at places and makes thumping sound when we walk on some areas, its not a great experience walking on it. We were not explained about this type at the time of selection in design studio and issues we reported were not fixed. 5. Poor quality electric outlets and switches, gaps all around the switch boards/outlets developed within few months. 6. The window sills are not even, the drywall where it meets the sill and windows are crooked, finish of the wood used for the sills looks bad but no quality check is performed and installed without caring for the end product and the for the aesthetic appeal. 7. Garage door is not having a proper seal and lot of mice are entering often which has become a big headache for us. 8. The concrete floor in the garage, patio and driveway has lot of imperfections and holes made due to improper care during construction Also beware of the sales team, some are nice but the one we got was not honest and hid a lot of information and we learnt he lied blatantly and discriminated between different buyers. ... Since I have moved into my home (and even before closing for that matter) I have had a laundry list of things that were incomplete or not working. These issues range in size from small to large (broken cabinet all the way to leaky irrigation). The lack of communication between KB and their partner companies has been atrocious. Not only that, but the lack of communication to me has been horrible. I get that everyone is busy and y'all are trying to get up as many houses as possible but this has been a horrendous experience and I would advise people to stay away. Let me give you a couple of specific examples: 1. When I did my final walkthrough on May 25th (closing date of May 26th) there was a broken cabinet that I pointed out to my construction supervisor. It was finally taken care of today (7/19) after multiple outreaches from myself. 2. I didn't end up moving into the house until June 10th and on June 12th I noticed a leak in the irrigation system. I texted my construction supervisor on June 12th. I heard back from him on June 14th that he was going to swing by. By that point I had already received notice from the City of Austin that I had a leak for 30+ hours at 10 gallons an hour. The proposed solution was to turn off the irrigation system until their people could come out. So that's what we did. Their people didn't come out until July 12th when they told me "no leak" with no further explanation so we turned the water back on to the irrigation system. Low and behold, 3 days later I get ANOTHER email from the City of Austin saying I've had a leak for 48 hours at 11 gallons an hour. Keep in mind, I didn't receive a single notification about a leak while the water to the irrigation was turned off. Fast forward to today and the same guy comes out and tells me again, "no leak". Unbelievable 3. One of my issues since before I moved in was the fact that there was a 3 inch gap between the fence and the ground. The proposed solution was to have them come lay another layer of sod to lessen the gap. Well, 2 months later and the guys came out today to do that. EXCEPT, they didn't bother to knock on my door or confirm what needed to be done. Instead, I walk out of my office to see 2 guys in my back yard ripping up the grass in the middle of the yard! Nowhere near the fence. They clearly thought they were there to replace all the dead grass because my water hasn't been getting watered because, as you will remember, MY IRRIGATION SYSTEM IS STILL BROKEN!!!!! I send a picture of 2 men with shovels digging up my yard to my construction manager, warranty manager, and the sales person with no response. Again, this has been such a nightmare of an experience. I have tried to be cool and understanding but the lack of communication between all parties and lack of timeliness has me ready to jump out of a window! ... More

I want to start off by saying Ryan has been trying his best during this time however I’m still extremely dissatisfied with the follow up with issues regarding the home itself. The buying process was not a problem, I am satisfied with that part of this process. Tyler has been absolutely abysmal with responding to issues that have been constantly happening, such as a light in my kitchen that has been left unscrewed since 2 days off buying this home. During the last week of the purchase I asked Ryan if I could get my private inspector to come in and check the home after the closing and he confirmed I could so I went ahead and did that and the inspector found things that need immediate immediate attention. So I message Tyler and Ryan a text message and long story short I haven’t received anything but a phone call from Tyler that I missed. At this point I would like to work with someone else. ... More

Over all its just another track home with low quality material & poor workmanship. There are plenty of hairline cracks acros the drywall joints where the tape didn’t have enough mud behind it . The Construction Superintendent tryed to charge me cash for a stone design that was already included in the blue prints. Matt The warranty fellow is terrible at responding the phone, text & emails so far not a great experience. A few things need to be repaired such as my front door being unsquared, my dryer braker is completely out , and also the GFCI outside patio outlet trips every time i plug something in . This was extremely stressful - starting with the price I was quoted going up $3k bc my salesman went on a vacation. Ktichen Tile was wrong had to be pulled out, wrong sales sheets, had to fight for the deposit I gave to Design Center to show on sales closing sheet, lots of errors financially I had to keep on top of. Contractor refused to fix problems pointed out my home inspector. They insisted I fly in for closing on 11/30 and the home was NOT even CLOSE to being able to close. Finally (still with problems left to fix) we closed 12/16 - Problems and stress every step of the way. Even Closing Papers had cross outs with money changes; a nightmare and very unprofessional Title Company. I would hesitate to recommend anyone to buy from this home manufacture - all they were concerned about was getting their money. We had a cash deal - we held out until the errors were corrected, but I had to return so we finally closed still with things left wrong in the house. I would not buy a KB home again.

Completely DISAPPOINTED with the quality of the work done on my home, and the quality of the appliances provided, quality of the materials(carpet, drywall boards, dry wall cement/paints, ceiling materials) was used for the construction. I also see lot of cracks in many areas of the house. I personally feel that it is not even worth the 3/4th of what I paid for it.

Everything is varying degrees of slapdash. Once they tell you the home is done it's a monumental battle to get them to come fix the things they said they'd fix before closing.

I still waiting for the part replace to be fix also the construction next door just brought lots of dirt and mud in from on my driveway and no one seen to clean that out. According to the city that is an environmental problem having so much dirt with no erosion control.
